Negative experience: AVOID Appalling customer service and false advertising this house was definitely not luxury or stunning it was poorly maintained and dirty with mould on the windows and walls. Lots of issues wet towels left over doors drying broken kitchen units rubbish all over the garden blocked toilets and showers that didn’t drain. 6 of our party had to go home early when the annexe became unusable due to broken toilets and cold shower that wouldn’t drain. We were offered 15% refund not good enough!!

Negative experience: Unreasonable Deposit Policy – Not Recommended I would not recommend this property due to their handling of deposits and charges. The host charged a £200 deposit directly, outside of Booking.com, and refused to refund £80 for a minor issue—moving a mirror to use in better light. The mirror was not damaged, and their own photos confirm this. The host did not offer the opportunity to return the mirror myself, instead unreasonably withholding a large portion of my deposit. It is particularly concerning that they take deposits directly when the booking is made through Booking.com, which is against Booking.com policy and puts guests at risk. This experience left me stressed and disappointed, and I would caution other travelers to avoid this property or ensure all payments and deposits go through official channels.

Fantastic experience: We stayed here from 24th–26th December as a family of 12 for Christmas, and it was exactly what we needed. We were initially a little hesitant after reading some comments about wear and tear, but once we arrived it was clear how much thought and effort has gone into making this a really lovely space for families and groups. It felt relaxing and practical straight away. The bathrooms have clearly been refurbished and were a real highlight - the en-suite bath tub to the main room was great and having three toilets and showers meant there were no issues getting everyone ready, even on Christmas morning with 12 of us up and about. The flow of the ground floor worked really well for a large group, making it easy to spend time together without feeling cramped. The beds were also incredibly comfortable, which made such a difference after the busy days. The kitchen is a great size for cooking for a big family - well equipped with plenty of utensils and cookware, plus a double fridge freezer, which was perfect for a Christmas stay. There was also plenty of parking, which was really important for us. Overall, it’s a spacious, comfortable and well-thought-out place for a large family or group. The host was also incredibly kind and accommodating in offering us a late checkout, which made our departure much more relaxed and was very much appreciated. Thank you for a lovely stay - we wouldn’t hesitate to recommend it.

Fantastic experience: We stayed here from 30th November - 13th December.The apartment was very neat and clean with fully equipped kitchen.We enjoyed our stay here and would highly recommend it for families with kids .It is quite spacious with a separate living room, kitchen.Apart from this they have ample storage spaces in cupboard. The master bedroom has a king-size bed and second room has 2 single beds.The washroom has a shower and is quite spacious.I was surprised with the cleanliness.

Negative experience: Unpleasant experience. Poor communication and possibly fake listings. I found an apartment managed by this company on Airbnb (The Exquisite Gem of NewCastle). Checking different sites for prices I noticed that the same property, listed on Agoda, has a different photo for bedroom. And it is of great importance, because one (claimed to be real) is under the roof (ceiling going down) which may make it uncomfortable to get in and out for tall people, and the other one - a spacious high ceiling bedroom. As there was no answer from submitting an official enquiry on their website, I addressed this to the company via the link to whatsapp chat on their official website. They asked for my details, for the dates I wanted to book the property. I provided those and got the rate. When I addressed the different appearance of bedroom issue and asked to confirm whether the listing on Agoda was incorrect (it could be just a mistake from them sending a wrong photo when listing this property, who knows…) ….. they stopped answering. As lovely as the property looks, I don’t feel safe to rent it with such type of communication from the host….

Negative experience: What an absolute joke this management company is After paying a large deposit and the stay money in full and verifying photo id and signature We arrived at the property and hadn’t received instructions so after several phone calls back and forth we got instructions to head half a mile down the road to a bike rack where there should be a key box , no we could not see any key box and asked inside of another building who said they had had this issue before so we had no choice but to cancel it and book into a hotel When we asked for a refund we was told no as we hadn’t followed the instructions What a load of rubbish Stay well clear of theses scammers

New terms were introduced after we had made the booking and once we had checked out the host stopped responding entirely. Tried to overcharge our party for extra cleaning.

Fantastic experience: Wonderful stay – spacious, well-equipped, great location! We had a fantastic family holiday here – five adults plus our golden retriever – and the house was perfect. Very spacious, clean, and extremely well-equipped. We each had our own room, and the layout worked really well for a group. The outdoor space was lovely, and it’s just a short walk into Moreton-in-Marsh village with great restaurants, cafes and shops. Parking was convenient, and the property managers (Pass the Property) were excellent – responsive and helpful throughout. Highly recommend for families, groups, or anyone looking to explore the Cotswolds!

Fantastic experience: The house was clean and comfortably furnished, comfortable firm beds and a well organised, functioning and well equipped kitchen. There was a pool table, table football and other nice things to pass the time. Located a little bit out of the centre, however in a nice quiet road with a huge Morrisons a few minutes away. I would definitely recommend this house for any large family staying in Cheltenham.

Positive experience: Property itself was spacious, light and well located. Good facilities. But it was clear that guest comments over 3 or 4 years had not been addressed. TVs in bedrooms did not work, shower leaked into the living room below, slats on the bed were loose. As soon as we entered, we were met with an awful smell from fishing kit left in the entrance lobby. In the living room, the floor under the sofas had not been cleaned and there was food there. A pill was left on the bedroom floor. The cleaners addressed these issues on the afternoon of day 2. Our messages were promptly answered.

Negative experience: Absolutely terrible. I wanted a flat from this company and it was a huge mistake. The property was not as advertised. It was filthy And unsafe. The balcony door looked like it had been broken into and did not fully lock. The walls were crumbling in the hallways. The flat was on the top floor in the unit had one poorly working fan and no air conditioning. The Wi-Fi did not work. It is very rundown. The Company was terrible and did not answer my calls for quite some time and when they did, they refuse to do anything and said that it was due to “routine Wear and tear.” The flat was so bad we couldn’t stay And they refuse to give a refund.

Negative experience: Pass the Property handled my Air BnB, booked back in April of 2025. Then 6 weeks before we’re due to arrive they pull the rug out from under us, apparently because the owners were violating some local authority rule. Isn’t Pass the Property looking over their shoulder? We asked them to cancel the reservation, they said they would, nothing happened, then they said they wouldn’t. Pretty poor attention to detail up front and even poorer customer service when needed.

Negative experience: We booked this property for a group of over 15 guests, and it was frankly embarrassing to host family and friends in such poor and misrepresented accommodation. The issues we encountered were severe and numerous: - On arrival, there were several large bags of rubbish and waste in the front garden, which was very off-putting. - The property was dirty, with filthy carpets. - There was no vacuum cleaner in the property, and only one additional black bin bag. We had to buy our own for the stay. - Mattresses in several rooms were worn flat, resulting in back pain for guests. - Peeling paint in the bedrooms; dining chairs unstable and broken. - No hand wash in any bathroom. We had to buy our own for the stay. - The upstairs washing machine was completely non-functional. - The front door was misaligned, requiring significant force and making loud noises when opening or closing. - The bedding cupboard was filled with junk, including a broken chair, and spare bedding was dirty and disorganised. - On one of the days, builders were working in the back garden, meaning the patio was off-limits. Due to their presence, we couldn’t even open the blinds or patio doors, which severely impacted privacy and comfort. - The listing said that Wifi was available, but it did not work at all. To make matters worse, I had agreed with the host to discuss these issues in person at checkout, and waited an additional 15 minutes beyond our check-out time to do so. The host did not show up, and no communication was received. This failure to follow through further reflects the host’s lack of care and poor management of the property.

Fantastic experience: Stayed in the Leek Wooton property recently. Flat was spacious and clean, it has everything you would need being away from home. Bed was comfortable and having 2 bathrooms was very good - would recommend staying here.

Negative experience: We stayed at Underhill cottages in Mells, Frome. It looked lovely on the photos - lots of cushions and nice wallpaper and the location was good. In reality, there were several issues. A very badly equipped kitchen, a leaky tap, no outside furniture, a broken bathroom door, a broken clothes dryer. Worse, there were sharp screws on the bed where both my daughter and I cut ourselves and the hot water ran out on two days. It said it slept 14 and we were a party of 10. I asked for a partial refund and it was refused. Also, BEWARE of 5 star reviews. When I requested an early check-in they said it would cost £25 unless I wrote them two five star reviews in advance BEFORE my stay. I refused and said this was dishonest. The house itself was nice but these were more than snagging issues. A shame it isn’t better managed.

Positive experience: The property was cozy and close enough to the city centre making is convenient for our stay in Cambridge. There is some wear and tear, but we expected this before arriving.

Negative experience: AVOID!!! Unfortunately this property was classed as a retreat. I thought it would be a calming relaxing environment for myself and my babies for 3 weeks but I was very wrong. The flat is filthy. You can’t open the balcony doors as the communal bins are directly underneath. Pass the property (block of flats) took so long to get back to me that me and my two babies we’re standing outside waiting to enter the property for over an hour until the cleaner called me and gave me a code to get in. The property itself is filthy, the linen provided is very old and worn and the same with the towels. Truthfully the pictures make the property look beautiful, but it definitely is not. Even the home owners in the block are unsure how the property is allowed to be managed by Airbnb because it’s a leasehold building, I would definitely avoid this property and this management company at all costs. They are now saying I can’t have my deposit back because I didn’t give their key back and want video evidence of me putting it in their lock box. Absolute shambles from the beginning.

Negative experience: The house in Cambridge was definitely not home from home, there was a hair in the bath upon arrival, no plugs in the sinks, the lock on the bathroom door was stiff, the front bedrooms were extremely hot and the windows only opened a little. The walls and woodwork had chips and scuffs. The sofa could only seat 3 people and as there were 6 of us 3 of us had to sit at the dining table in the evening. Again there was not enough seating in the garden. The photos show 2 towels per person but there was only 1 each which were not of the best quality. Being a holiday let owner I know that attention to detail is key to give the guests the best experience.

Fantastic experience: Just had a lovely couple of days in a great flat on Blake Street in York. Spacious, airy and well-decorated. It’s right in the city centre, within earshot of the Minster bells and very close to the beautiful Stonegate shops, Betty’s tearooms and some lovely little bakeries, brunch spots and pubs. The flat is fully furnished, comfortably fits 5 and has a great novelty multi-function dining table that pretty much blew my 13-year-old’s mind! Would definitely stay here again.

Fantastic experience: Our experience of the coastal villa we stayed at in Filey—it truly was an unforgettable trip, and I think you’d absolutely love it if you’re ever looking for a getaway on the coast. First off, the pool was a major highlight for all of us. It’s heated, which made such a difference, especially with the unpredictable Yorkshire weather. The depth is just right—not too shallow that adults feel like they’re just dipping their toes in, but safe and manageable enough for the kids to splash around confidently. We spent hours in there as a family, and it was easily one of the best features of the house. Adding to the relaxation factor, the sauna was a total luxury. After a day out exploring or just some time in the pool, stepping into the warmth of the sauna was such a treat. It’s a lovely touch that elevates the whole experience, and it’s something you don’t often find in a holiday rental. The bedrooms were all beautifully presented—really clean, airy, and thoughtfully decorated. Every bed was super comfortable and well-sized, even for the taller members of our group! You could tell a lot of care had gone into making the rooms feel cosy yet modern. The kitchen was another big plus. It’s so well equipped—everything from a proper set of sharp knives to loads of crockery, utensils and baking trays. It made self-catering really easy, and we never felt like we were missing anything when it came to cooking for the family. Outside, the garden was a dream. It’s large and enclosed, so the kids and our dog could run around freely while we relaxed. There was enough space for everyone to play, chill out, or sit and chat together—it really helped bring us all together without feeling cramped. It’s not often you find a garden that feels like an extension of the home, but this one really did. Inside, the house itself is modern, stylishly designed, and wonderfully spacious. The layout is great—it doesn’t feel like you’re on top of each other even with a full house. The games area was another fantastic touch, with a games machine, pool table, and table tennis—plenty to keep everyone entertained, especially on rainy days. Honestly, this villa had everything and more. It struck the perfect balance between fun and relaxation, and it’s rare to find somewhere that works so well for both adults and kids (and pets!). If you’re ever thinking about a trip to Filey, I’d highly recommend this place without hesitation.

Fantastic experience: I had such a lovely stay at this apartment in Newcastle! From the moment I arrived, everything felt easy and welcoming. The space was super clean, tastefully decorated, and had a really calm, cozy vibe – exactly what I needed. The location was perfect too – close enough to walk to cafés, shops, and public transport, but still quiet enough at night for a proper rest. You can tell the hosts really care about the experience, because all the little details were spot on (even things like great towels and a comfy mattress – which matter more than you think!). Honestly, it felt like a home away from home, and I’d absolutely stay here again next time I’m in town. Highly recommend!

Fantastic experience: I had an issue with the Airbnb search date perameters resetting whilst I was booking accommodation, meaning that I booked for entirely the wrong month and the start of the stay was the next day from booking meaning I was unable to cancel and refund - after reaching out and explaining the issue, Pass The Property were understanding and accepted changes and provided a full refund despite the Airbnb terms - an absolutely HUGE relief! Should their properties be available in the right timeframe again I will certainly book with them as I was looking forward to staying in their property.

Fantastic experience: The apartment is very nice. The kitchen is well equipped, and the rooms are good. We were 9 people here, and there was enough space for everyone with a homey feeling. There is a supermarket and some shops nearby, and it's easy to get to the city center.

Fantastic experience: Excellent stay in the heart of Manchester! The apartment was perfectly located, with the added bonus of private free parking, which was a huge convenience. The en-suite bathroom was modern and clean, and the balcony provided a great space to relax. Highly recommended!

Negative experience: Harminder has been very helpful over the years I’ve known him, it wasn’t until I was introduced to Raj, it was my first ever SA, house worth over 500.00, everything booked in for a meet at the property 10.30 am Monday, there photographer on his way up from Wales, I got concerned over the weekend when they were wanting me to sign a contract without even meeting them, on Fathers day another email and message from Raj to sign the contract, then first thing Monday morning asking again to sign a contract without even meeting them, wouldn’t take any calls, just messages and emails off Raj, then Harminder got involved with messages on WhatsApp saying his signal was poor and couldn’t call, they refused to come to the property until I signed the bloody contract BIG RED FLAGS, I refused and have gone with another company. DONT TRUST THIS COMPANY!
