The whole move-out process was incredibly smooth and efficient! Matt and Alex was very responsive – they replied quickly to all my queries and handled all the administrative matters super fast. After I handed back the keys, the checkout inspection and all procedures were completed the very next day. I didn’t have to wait a full week like with some other agents; within just a few days, I received my full deposit back in its entirety, with no deductions needed. Fantastic experience: We recently bought a house through Zenko and Ian the agent couldn't have been more helpful and patient with our first time buyer questions. He often provided advice way beyond his remit that helped alleviate any anxieties we had with the process. I would highly recommend.

Negative experience: I had a disappointing experience with Zenko Properties after moving out. They tried to charge me for issues that were clearly listed as pre-existing on the inventory, as well as unnecessary cleaning costs even though the flat was professionally cleaned. Only when I challenged the charges did they remove some of them. I also explained my financial struggles and mental health difficulties, but they still insisted on unreasonable deductions. I took the case to the deposit protection scheme and won, with the final amount reduced to £150 from an initial £350. If you find yourself in a similar situation, definitely appeal.

Fantastic experience: I found their lettings team super friendly and proactive. When I called interested in one property they were quick to find FOUR that suited my needs that could all be seen within a one hour visit. The viewings are all within walking distance of the office, I was shown around by Martin who was not only knowledgeable about all the properties but pointed all the cultural sights of Leeds as we passed them and things he knew would be important to me such as distance from my workplace and transport links. Overall I really valued their honesty and straightforwardness, you don't always get that with letting agents. There is metered street parking outside the office but space may be limited during the daytime as the office is in city centre.

Negative experience: A very indifferent and irresponsible intermediary, one of the spotlights in our bathroom didn't light up when we reported it for repair, but no one responded. After reporting it again, Zenko staff said that the broken bulb was our responsibility, and I really don't know how to blame us for damaging a spotlight embedded in the ceiling.

Negative experience: If you’re renting then completely stay away from this company, I moved into a property and was not informed I’d have to be doing viewings almost immediately after moving in, Ian would try and enter without knocking, would always leave lights on in the property if I was out at work and one time turned up to a viewing without prior consent which is illegal. I never caused any issues in the property and I was accommodating to viewings even though I did not have to be, however when it came to me moving out and my new letting agents tried to get a reference, Zenko told them ‘they have no idea who I am and nor do they manage my property’ this meant I had to go down the route of a guarantor which luckily I was in a position to do. Definitely a completely unprofessional agency and would avoid at all costs.

I recently moved houses and while in my search, I came across a property at Leeds Dock that I was very interested in. I got in touch with an agent called Aleksandra who was very professional in her approach to my queries, scheduled a viewing straight away and directed me to her colleague Myah who conducted the viewing and provided all the explanations as well as answered my queries, demonstrating professionalism and knowledge of the area/apartment/my needs. Furthermore, my property manager Emily, has been an absolute pleasure to work with and is a true professional. Apart from being super quick with the key handover to myself, Emily has answered every question that I threw at her as well as went above and beyond fixing an issue with a key that I had. Fantastic experience: Highly recommend Zenko to all looking for a place to call home in Leeds From the start and throughout they have been informative, helpful, and responsive We were able to view our flat at times convenient for us, as they are centrally located in the city. Martin is friendly, and warm, with great knowledge of the area and the properties themselves. He's also an excellent liaison to the landlords, and was happy to assist with any queries we had regarding specific properties. The process was efficient and quick, utilising digital systems, and within a week of viewing we had our keys! Since then, we've been in our flat a few months, and the team at Zenko have been just as attentive. Faye, our property manager, has been very communicative and swiftly responsive to the (little) snags we've had. Any minor repairs or detailing have been promptly sorted, such as a dishwasher wheel that spun loose. In a city where it can feel easy to be lost as a tenant, Zenko have stepped up and made us feel seen, welcomed, and maintained.

Fantastic experience: Ian is the type of guy you want to be working with on a purchase. Seen a few properties with him before. Gives you all the info, good and bad -- then let's you make up your own mind. There will always be complexities in a purchase. One of the main issues we had was slow links between all parties involved, after a quick call to Ian things would get moving - he has good relationships with management companies, solicitors, seller and buyer. For a small independent estate agents they pulled out all the stops when arranging my initial viewings (s - managed to get two in this market!) and helped coordinate initial offers on my beautiful home I am now living in. He was always polite yet professional and nothing was too big or too small when I made general enquiries after my survey were completed. Negative experience: I am one of multiple tenants who have complained at how appalling Zenko Properties are as a lettings agent. I lived in Park Residence for 1 year and not only have they attempted to deduct over a third of my deposit, they were horrendous to deal with during my living term. Not only was the flat given to us in an unclean state, we made certain it was deep cleaned to a high standard before moving out. We were then left with a very large cleaning bill because of the ‘smell’… When challenging this the sheer attitude and inconsistent communication was appalling. Multiple maintenance issues were never followed up across the 12 month period. Broken door handles, incorrectly fitted skirting boards, cupboards falling off, broken toilet seat etc. Their communication feels dishonest, inconsistent and seriously lacking in professionalism. Avoid at all costs, save your money and go through a more reputable and trustworthy agent!

Fantastic experience: I recently had the pleasure of being looked after by Zenko properties in Leeds, and to say I was impressed is an understatement. From our first interaction I knew I was in the best hands possible. They listened to my needs and concerns and ensured everything was addressed from the get go, making the entire process smooth and stress-free. I found the staff all honest, reliable, knowledgeable and transparent and could not recommend them enough.

Fantastic experience: Tobias has managed my investment property for many years. He is reliable and fast thinking. Always a step ahead, he ensures everyone is well taken care of and communicates with both parties seamlessly and thoroughly. I trust his implicitly with any decision he makes in my absence. I highly recommend Zenko Properties, They are the best property management company in Leeds.

Fantastic experience: Tobias and his team have been excellent. I currently live in Australia and have left my property under the management of Zenko. They are efficient and on the ball, this makes it a pleasure to work with them, especially with the times differences etc. So much industry knowledge too which helped me a lot. Highly recommend.

Negative experience: Seen other people have had similar experiences to when me and my partner rented with these lot (tenancy ended earlier this year). Always paid rent on time. We were given the flat in a rough state; floor was sticky (me and my Dad spent time cleaning it) , a broken toilet roll holder and broken bed frame. At the end of the tenancy I was even nice enough to agree to the cheek of a cleaning charge (we spent hrs cleaning) but this was a mistake, as once they had this in writing they sent back a revised cleaning charge at triple the cost !! All for some dust that had settled over a week after we had left the flat. Luckily I had taken photos the day of moving and their own inventory was full of mistakes, so once this was pointed out they reverted back to the original cleaning charge anyway! Hence this is a well deserved 1*, I would not ‘recommend’ to a friend. Probably going to reply to this review and say there is no record of me renting here. We know what you’re doing and it’s not slick. If you put as much thought into your customer service as you did your ever so amazing 5* reviews maybe you wouldn’t have so many people leaving negative feedback, ey. Do better.

Negative experience: AVOID. Rented for a year and not a nice letting company to deal with at the end of tenancy. Flat in poor condition when we got it - broken bed frame, ripped lampshade, broken toilet holder (these are only a few examples). Tried to triple our cleaning cost for dust that had settled a week after the end of tenancy and moving out. Received a call 10 minutes before about a viewing for the flat which we consented to, then letting agent never turned up or informed us of cancellation. Tried to ring up and no answer, we nearly missed an appointment because of this. It was very unprofessional. I would advise avoiding renting with Zenko.

Fantastic experience: Martin and the other members of the Zenko team were always very responsive, professional, and efficient - certainly the best letting agency we've dealt with. Whenever maintenance issues popped up or anything like this, they were always promptly sorted out.

Negative experience: AVOID!!! Zenko is an agency that will make false promises, won't do any work and when you move out will attempt to rob you of your deposit! They kept promising to fix a lot of things in the building but have done nothing but talk. For example, the building we live in has been robbed 5 times and every time the promised to look into the security, but they never did. After we have decided to move out they tried to take all of our deposit for a bunch of random work we have nothing to do with (e.g. repainting ceiling in the whole flat, removing towel rail?!). They also charged a ridiculously high cleaning fee for a flat that we spend many hours cleaning every inch of it. After calling this out, they would ignore all of the questions or any of the evidence I sent. Once I sent all the evidence to the deposit protection agency, soon they agreed to settle for 50% of the deposit. They also asked me to remove this review as part of the settlement.

Fantastic experience: My experience with Zenco Properties has been excellent. I've been living in a flat managed by them for four years, and they have always been very friendly and professional since I moved in. Martin and his team are very polite, willing to assist, and attentive to any issues that arise with the flat, always resolving anything quickly. I'm very happy to have been a client of Zenco Properties for those years I was living in Wakefield.

Fantastic experience: Stayed in places under their management for three years and they were very pleasant to work with. Martin was always easy to reach and was accommodating when they needed to do viewings. Would recommend if you’re looking into renting.
