Negative experience: Was driven around several properties by Harry, he was very informative and easy going making the whole experience an enjoying and useful day out! Edit after living under their rule - These guys are by far the worst real estate agents I've had the displeasure renting with, the property had faulty wiring which was never fixed, a hole in the front plaster wall which was never fixed, the only thing that was fixed was the ceiling - we had reported a leak and only after the entire ceiling fell through did they send contractors to fix it -_- please do not go for sugar house properties they have absolutely no care for their renters and will do everything possible to keep your deposit. Thankyou for reading :D (attached photos of the leak, fallen through ceiling, and bagged up belongings due to the horrendous smell from dead rats in the ceiling)

Negative experience: I rented a property in Meanwood Park through this agency for about 1.5 years, and I can honestly say it was one of the most frustrating experiences I've had as a tenant. The place was in such a poor condition when we moved in, the bedroom wall behind the wardrobe was covered in black mould that had been hidden away with cardboard. The property hadn't been cleaned, and I ended up spending my own money on paint and primer to fix the wall myself because no proper repair was ever arranged except from when a guy showed up with a few spray bottles and told us it was the only way to fix it. I thought he was joking at first but looking at the cluelessness in his face I knew he was serious. There were also other issues we had that were ignored such as wallpaper peeling, parts of the bathroom cabinet door was missing which by the way I had to repair myself, and the washing machine being full of black mould which my girlfriend spent hours cleaning. We also had no working electricity in the garage, which was reported but never resolved. We also had a leak from the bathroom which caused a large stain to appear on the kitchen ceiling. We were told it would be sorted and painted over which never was and I had to try and repaint it myself. During our tenancy, we had a guy from Sugarhouse came to inspect the house. We walked him through every issue, he wrote everything down, and promised it would all be addressed. Nothing ever happened after that visit. When we moved out, they deducted £40 from our deposit for oven racks, even though I had to buy my own because the oven didn’t come with any and when my partner asked they said there was no proof the oven didn't come with racks yet we had proof for all the damages and the mould and nothing was ever done. Throughout the tenancy, communication was poor, and issues were often left unaddressed. They would barely give us enough notice for anything and often would just let us know a day or two before someone was visiting as if we didn't have a full time job? Honestly, do not bother with this agency and just go some where else. Good luck to the couple that's living there now. :)

Fantastic experience: Andy was great, he arrived within 30 minutes of us reporting a maintenance issue and worked quickly and efficiently to get everything fixed. Amazing service and a great chat too!

Positive experience: Pathetic checkout system. It took 6 weeks just to refund the deposit amount. Agency take 1 month advance deposit with rent so quickly. And while returning its takes ages. Such situations are tough for an international student who has tight budget. Initially they took entire deposit amount but after giving a photo evidence of no damage...still some deposit amount was deducted. The maintainence team is excellent and quite fast with their service.

Negative experience: Unfortunately my room was covered in mould when I moved in. Despite being told it had been cleaned which is more concerning that people had seen this and still allowed me to move into the property. I had to pay rent for a room not even safe to live in. With no offer of some rent back which is so disrespectful. Furthermore multiple times now contractors have entered my room without me being informed this was going to happen. Which is a total invasion of privacy for me to be in my room and my door just getting swung open.

Fantastic experience: The timeline, from viewing to processing the tenancy and eventually moving, was quite good - no delays. The staff were helpful and easy to relate with, both on the phone and in person.

I reported a few wear and tear issues from the previous tenants and Andy has come today and done an amazing job fixing everything. He has also gone above and beyond to inspect the property and find issues that I wasn't aware of and fixed those too. Andy also dealt with some spiders for me while he was here which is massively appreciated!

Fantastic experience: I have been with Sugarhouse, in a couple of different properties, for 2 years now (going into the third year) and they have been nothing but amazing to us!! Any issues we’ve had, including mould on our bathroom ceiling which was completely beyond anyone’s control, they have sent people out to fix it immediately. Whenever we’ve been paid a little late from work, they’ve been super lenient with us. If we have viewings at the house, they’re super respectful. No matter the issue, they're responsive! Nobody should expect them to be super quick with minor issues (they have PLENTY of houses to manage don’t forget), however with anything that needs responding to straight away, they respond very quickly, and any minor issues are responded to and set a resolution date within the next few days. After previously renting from other property companies, none of them compare to Sugarhouse. Could not recommend them more. Thank you for these past 3 years and hopefully more Sugarhouse!!

Negative experience: Moved in with a filthy fridge not even plugged in and another freezer completely frozen over. So between 5 of us in the middle of summer we have one fridge.

Fantastic experience: Had some maintence on our bathroom today ( the toilet specifically) and Andy came to fix it. Was done ASAP and he even fixed another issue we hadn’t reported yet on the day! Super quick, helpful and explained what had broke/how it was fixed and just overall very polite

Positive experience: Trustworthy agency. I was a guarantor and had positive experiences. They were helpful when the student renting thing was a mystery to me - and Natasha was especially patient and supportive when there was a problem.

Negative experience: Absolute horror show of an estate agency, DO NOT SIGN ANYTHING. At the beginning of tenancy the S*** pipes were leaking all over the back garden (Which was a state) We informed them of this issue and that it would potentially cause rats in the future….. Shock. We noticed rat droppings within the property later on, and informed the landlords, who didn’t seem bothered. Almost a month later the rats are still a problem, with deceased rats stinking the house out. Due to sugar houses lack of care and awful attitude it’s cost me almost a thousand pounds in alternative accommodation. Sugar house show a poor attitude to towards uni students. DO NOT SIGN.

Negative experience: Sugarhouse Properties are absolutely deserving of this one star review. I wasted a good chunk of my final year of university emailing, calling, and talking to Sugarhouse Properties as they refused to see to our dwelling's needs (14 Langdale Terrace). Here is an excerpt from an email I sent after living in the property for 6 months (Jan 2024). Very few of the following problems ever got fixed by the time we moved out in June 2024. The main problem they "fixed" was the basement bathroom which they renovated, leaving us with a working basement bathroom for the final 6 weeks of our tenancy after having to deal with the noise of the contractors throughout our entire exam/deadline season. "Unfortunately, despite multiple reports and requests for repairs since July, the following issues remain unresolved: - Two sinks, a toilet, and a shower that don’t work. - A leak in the adjoining basement bedrooms related to this has and is still causing the entire basement to smell of sewage. Reported in November. - Persistent damp in the bedrooms, posing health risks. Reported in October. - Other disrepairs, including the kitchen blinds, absence of living room curtains, and walls in disrepair. Reported in August. - A rat in the kitchen (due multiple holes going into the brickwork). Reported in August. I have personally spoken to about ten different people in-person about repairs needed. These people include maintenance men, contractors, decorators, and directors. Very few things have been repaired in our time here. A new boiler cover was put in after 3 months. Severe mould and damp was wiped off by another contractor but this is coming back. Everyone from Sugarhouse that has come round to look at repairs agrees the house is in a poor state which is a bit of a kick in the teeth when they never come back to fix the problems and we’re still paying £579.5/month each." It is also worth noting they lied to our faces when we signed our contract at £133pppw between four people. Sugarhouse said if we found another person to fill the spare bedroom our rent would go down to £106pppw (mathematically correct). When we did find another person, they quoted us £120pppw. An extra £280 a month between us vs what they originally promised us. The reason for this was "additional utilities will be used, and additional wear and tear on the property". The cheek of saying "additional wear and tear on the property" when the whole house was in disrepair! Sugarhouse Properties are absolutely deserving of this one star review.

After reviewing online feedback and speaking with Agents we decided to advertise with Sugarhouse. After a few weeks on the market they had Let out our property. So far we have been very impressed with Freya and the team. Freya gave valuable feedback after viewings keeping us informed during the process, making it a positive experience thus far in working together. We look forward to working with the team at Sugarhouse. Update (a year later 13/11/2024) Two of this year’s new group didn’t move in in July. Laura Wilson from their accounts team has worked endlessly to resolve the arrears with the tenants and in coordinating the two vacant rooms with her Lettings team. Due to Laura’s perseverance I’m happy to say she has successfully received the rent arrears from the two rooms and managed to fill the two empty rooms. Thank you very much Laura!

Negative experience: Wouldn’t recommend at all… had a hole in the roof of our property for over a month now- my bed and carpet are constantly damp, they don’t care about the living conditions as long as they get their rent every month. Haven’t offered anything to help with the damp, just expect students to get on and live in awful conditions. Don’t sign any properties with them!!

Negative experience: Rats In property , dodgey heating never works, Wi-Fi took a few weeks to be installed after several promises. That’s just a few problems. Not had a good experience with this letting agency so far but might just be my own personal experience.

I lived in a flat in Leeds which is managed by Sugarhouse for a year then moved back to my home town which is more than two hours away. I accidentally forgot to cancel a parcel to the flat but Sugarhouse kindly offered to pick my parcel up from the property and keep it safe in their office until I was next in the area. Negative experience: The reason this company has so many good reviews is because they incentivise student with vouchers.It is diabolical.We reported multiple maintenance issues (broken blinds,washing machine , severe mould) which were ignored or not fixed on multiple occasions and are now being fined £400 for this.We also had a visit from a painter which we were told about the night before who literally tore my room apart.I came home to all my belongings from my shelves & wardrobe in a pile on the floor.I was with sjm properties for two years and had a great experience,they also offer free end of tenancy cleans would recommend them.

Positive experience: When we moved into our flat there were quite a few issues with cleanliness, items from previous tenants and general maintenance needed (lights broken, extractor fan not working, damage & mould to walls, etc). Although not all of this can be fixed in the time between the previous tenants moving out and us moving in, it was clear that the flat had not been inspected or cleaned in the interim. We spent a couple of days cleaning and reporting all the issues through the repairs portal (over 120 photos!). I was happy to promptly receive feedback from Adam at Sugarhouse over the phone and email. Adam visited our property in person which was reassuring to talk someone through the issues in person and not just over email. We showed him the problems around the flat and voiced our concern with the state we found it in. Adam gave us advice on who to message and what to expect, apologising for the issues. Within a couple of weeks of us moving in we had the majority of our issues resolved, we are just waiting on the last few to be completed now! Through the responsiveness and support of our Sugarhouse contact I felt like our requests/reports were listened to and actioned on quickly and I feel hopeful that they will be able to help us with anything we need going forward.

On the day we were booked for a viewing Harry drove us around to see the properties. He was polite, conversant and made us feel comfortable with each viewing. Natasha answered all our questions about guarantors and helped with the signing of the contracts on the same day. Thank you for all your support during this house hunting process.

Fantastic experience: Had a great experience finding a new place with sugarhouse! Harry was a really lovely guy and was so helpful with any questions we had, also very responsive and accommodating when we asked for an extra viewing! :)

Negative experience: I wouldn't recommend renting a property through this letting agency. My daughter picked up her keys to her student house 10 days ago we were told the cleaners hadnt had time to clean the property but it would be done than day she is still waiting despite chasing this up several times. The property has several major issue such as fire doors not installed properly, emergency lighting not working, stairs carpet not attached to the stairs causing an accident and injury the list ran to 3 pages. I would advice anyone to use a different agent and save them selves alot of stress. Update. The property was suppose to inspected today 11/07/2023 but my daughter has now been informed that this will not take place due to my review. And that they now view the property to at standard which is acceptable. Unfortunately there is still loose carpet (which has been reported) and the cleanliness and the standard of the house we have had to agree to disagree on what are professional standards. My daughter had to clean the shower before she could use yeateday including removing hair and debris from the plug. There is paint peeling off in several places which we have been told will not be done now. I left the review based on our experience and feel strongly that the house should not have been handed over in the condition it was in. I understand from speaking to my daughter as I was travelling from the North East to Leeds in time for your inspection that it wouldn't be taking place. As stated yesterday I don't expect a student house to be 5 star but I so expect it to be off a standard that warrants the amount being charged.

Fantastic experience: Great viewing with Arron yesterday! Really friendly, professional and polite and the property was tricky to find so it was brilliant to have Connor who was so calm and stayed on the line until I arrived which I really appreciated. Flat hunting can be such a stress but you guys were great. Thank you so much!

Fantastic experience: Andy was a pleasure! he fixed everything that we asked he too and was also polite as well as lovely through the whole process, it was the day before our move out day - so we were already quite stressed with cleaning! he is ace and super helpful! thank you Andy :)

Fantastic experience: Rented a property through them recently, fantastic company all round! Communication was always prompt, any issues were always dealt with, and didn't try and swindle me out of my deposit return like most previous companies I've dealt with. Would highly recommend.

Fantastic experience: Dan from Sugarhouse was great when we had problems with our boiler pressure. He came out to look at the issue on the same day the incident was raised which was highly appreciated as we were without heating. When the pressure had raised too high in the evening he came back to the house straight away to fix it and make sure it was safe. Would highly recommend.
