Positive experience: Very good service in getting the property rented out. There were some maintenance issues that were addressed promptly so that the new tenant could move in. This was especially appreciated as this was around the Christmas period.

Negative experience: I strongly advise against using HOP - this is for both tenants and landlords. Our experience was defined by a profound lack of professional conduct and communication throughout our tenancy. We moved into a property that was unacceptably filthy, requiring a deep clean before it was habitable. This immediately set the tone for HOPs maintenance response. Communication from HOP is effectively non-existent, with unanswered emails sent to their official addresses being common practice. The only time communication was frequent was when rent was due, often accompanied by aggressive and threatening messages, a deeply unprofessional approach to tenant relations. Their internal maintenance reporting system appears fundamentally broken or unreliable. We reported multiple necessary maintenance issues, only to find that the requests would conveniently disappear or be deleted from the system, resulting in problem remaining unresolved. Finally, upon checkout, the agency demonstrated a lack of competence by attempting to pursue obscure and entirely unwarranted claims against our security deposit. We were forced to challenge these claims, which ultimately proved baseless. Tenants should be prepared to stand their ground and contest any deposit deductions from this agency. This is an operation that urgently requires a serious review of its basic standards and professional conduct, my advice is to choose a different agent.

Negative experience: Absolutely useless company. Been left without a toilet for 10 days since we moved in. Broken twice in 2 months. Left without water,shower and toilet facilities. Moved in and the house was a complete mess no cleaning was done at all and was left outside for 3 hours in the rain until the “cleaners” came Avoid like the plague

Negative experience: Tried to cheat me and my housemates out of our deposit, despite leaving the house in better condition that it was when we moved in. The deductions were completely unjustified and made up. Eventually they dropped the deductions and returned our deposit without so much as a message or apology. I would recommend you avoid this estate agent if you don't want to have to battle for over one month to have your deposit returned.

Negative experience: Unfortunately unable to recommend as a landlord. Never visited the property to look at issues. Dealt with serious issues via text and email only. I could do that myself! Escalated every problem to me rather than providing the solution. What am I paying you £400 a month for?!? Tenants unhappy and given up. Had to personally resolve issues. Jobsworth, box ticking staff only interested in doing the bare minimum. Save your money. Avoid and do a better job and service yourself.

Negative experience: Unfortunately, we had a poor experience living in a HOP property, and therefore could not recommend. The ceiling in the bathroom was crumbling (seen previously on another review of the same house where they had been reporting the issue all throughout their tenancy and nothing was done about it). Water leaked through the top bathroom into the lower bathroom through the cracks in the ceiling multiple times. This took months to get sorted. The house was in poor condition and there was obviously no concern about general upkeep of the house - kitchen walls were filthy, peeling, there were cracks up most walls and along the ceilings in almost every room, bottom of shower door was green and black, mould all around the bath (we had to bleach ourselves), black mold all over the upper bathroom (turned my housemates shampoo bottle mouldy), furniture broken, one bedroom did not have a desk chair, the other didn’t have a desk, carpets on the stairs were extremely frayed and old. Our property manager was kind and I understand we had a difficult landlord, but this shouldn’t be our problem and HOP shouldn’t continue to manage properties of awkward and ignorant landlords. It is stressful for everyone involved. The house was absolutely riddled with damp and mould and we were constantly ill - multiple contractors that visited the house commented on how damp the house was as the entire house was full of it. HOP brushed this off as “condensation”. Silverfish were everywhere, in the kitchen, bathrooms, bedrooms. Silverfish got into personal belongings (known to cause damage to), causing us to have to freeze belongings when realistically they should have been dealt with (not once during the tenancy was the silverfish treated - the pest contractor did visit however he said that the damp needs to be sorted first). We were also left without an oven for 2 weeks. Rooms are advertised as having a desk (both in the description and on photographs advertising the property). My housemate did not have a desk in her bedroom. Upon arrival they said they will get it sorted ASAP. Months went by of constantly asking for the advertised desk. About 5 months into the tenancy, HOP said that the landlord has said this room never came with a desk so is reluctant to supply one. There was multiple evidence on their own website of this room containing a desk - so was this falsely advertised..? When she did finally get a desk, it was a poor excuse of a desk (though I recognise that this was the landlord and not HOP), it was not even a fraction of the size of the large desks in all the other rooms. Only good thing I could say is that the mice in our property were dealt with accordingly and promptly. After tenancy, they took a long time to “inspect” the property to then attempt to take £425 off of our deposits (£400 for cleaning, £25 for rubbish removal). After how stressful and unreliable they had been all year I was quite gobsmacked, especially when the house was left absolutely spotless, in better condition than what we arrived to.

Negative experience: The company are an absolute joke. We moved in July 2023 the house was a complete mess, rubbish all outside, the back door was completely wide open as we arrived. We arrived to a cracked sink, broken sofa, light bulbs not working, a leaking shower etc etc and it’s now come to us receiving our deposits (we should have received these almost 2 months ago) but the company are being no help whatsoever, they’ve blamed rent arrears from previous tenants on us, they’ve said we’ve gone over bills when we had an all inclusive bill package as well as only 1 tenant living there full time, we’ve been blamed for the damages in the house that we moved into and complained endlessly about. The staff members at HOP are completely clueless and are no help whatsoever, unless you chase them they don’t give a crap about you or any issue you’ve complained about. I advise students do not go with this company as they are not reliable in the slightest. We never even met our landlord the whole time of living in the house. Worst experience ever. And we are now getting robbed of our deposits.

Negative experience: I am a landlord, which served by the Horsforth team. Hop handover our account to Lingley, they lost two sets of my keys before handover.The agent promised that she will duplicate it, but now I found out that new company Lingley does not have the spare keys. Called up to follow, but always get irresponsible replies. They only know how to charge you fees, but not give you a proper service, very very disappointed.

Negative experience: The management over at Pudsey closed so I had to come here to write a review of our bad experience with HOP for our rental. At the start of the tenancy, we were told a toilet was going to be replaced as it was not working. It was not, and we could not live there for a week and we did not get any rent back for it. Great way to start(!) Some leaks, mould etc occurred during the tenancy that was never fixed. Our contact, Shauna, was never available when we phoned that we probably would have caught Jesus before her. We were not told by HOP that our tenancy was MOVED TO ANOTHER COMPANY and we just happened to find out when we phoned near the end of tenancy. Common courtesy for HOP Pudsey workers to end calls with ‘someone will call you back’ and they never do. When our block management moved companies, it was very noticeable how much more organised and swift they were.

Negative experience: The worst letting agent I’ve ever had to deal with and I’ve had Landlords break tenancy agreements before Didn’t bother to repair anything in the flat, landlord has actually decided to move to another letting agent they have handled our flat so badly. We have mold, broken boiler, cracks in window, broken fixtures and fittings and all just completely ignored and then told the house is too messy and not up to standard an actual joke I’ve accept I won’t get my deposit back either because the accounts team and system they have in place is arguably one of the worst I’ve ever worked with once again Stay away from this letting agent, they’re scum and the reason why this country is in disrepair because they make us live in slums and pay stupid amount of rent ! I’m screaming of joy that my tenancy is ending with these fools, specially Ami, extremely stupid stay away from them!

Negative experience: Forget Deposit money!! Extremely poor experience in getting the deposit. Property agent amd owner have stolen all my deposit of £620 in the name of various unreasonable charges. During leaving the property I had shown the property to Property Agent Ami Boggs and she was pretty happy with the cleaning and everything. But later they've held back all my deposit amount.

Fantastic experience: I had a great experience renting through HOP. I only encountered a few minor issues throughout my 3 year tenancy and they were always fixed promptly. At the end of my tenancy, Asim was super helpful, and I had no issues getting my full deposit back as I have had in the past with other letting agents. Definitely recommend renting through HOP as a young professional.

Negative experience: I first gave them a 5 star rating. After living in the house for a year and seeing how they intervene between the tenant and landlord I’m leaving a one star. You cannot work solely for your landlord without taking the concerns of your tenant as important. If I’m not comfortable with my agent/ landlord why will I want to rent from you? You ask tenants at the beginning of the tenancy to leave a 5 star review.. and then when we go through the year with you, we realize how horrible the agency can be. Now you wouldn’t be refunding any amount from our deposit? I hope intending tenants read the reviews with low rating first and stay away.

Negative experience: I live in a block of 16 flats, HOP are the management agents. Over the last year the service has gone from just about acceptable to none existent. Communication is poor with emails going unanswered and calls are not returned. There are over 20 maintenance issues outstanding, some go back over a year. A wobbly fence was reported in the summer and not fixed, it then fell down 6 weeks ago and despite numerous chases, it had still not been repaired. The general services provided are poor and the contractors are not held accountable if they do a poor job. The recent Gardener’s have destroyed the grass by cutting it too low and in the rain and also blocked the drains by not clearing any debris. They don’t even respond to formal complaints. I would avoid HOP at all costs if you value your sanity.

Negative experience: Awful letting agents! Poor communication throughout the whole tenancy. An employee even admitted to ignoring phone calls because it was ‘too early’. It took over 6 months to sort getting our deposit back, where HOP ignored emails constantly. Issues within the house weren’t sorted unless we pestered them. Would avoid at all costs…

Negative experience: In an attempt to view properties for next year with HOP, they arranged a time to meet with us and then when we turned up on the day we were told the properties had not been put in the diary so we could not view them however we were never made aware of this. Then we were able to go and view one of the properties at last minute as they were still holding viewings at that time, however the viewing was extremely rushed, We were then told we didn’t give off the ‘vibe’ that we were interested in the property - I don’t think this is how you speak to potential customers. Really unprofessional & made us feel very awkward. Disappointing as a first experience and has put us off using HOP.

Negative experience: Very upset by this company, as a student I’ve felt taken advantage of and disregarded. Very poor communication from them, constantly ignore emails and some of us were left without bathrooms for almost an entire year. It’s been almost 4 months now since moving out and they still haven’t returned our deposits, with 0 updates from them unless we attempt persistently to get in contact.

Negative experience: Simply awful. Since HOP took over management of apartment service has been appalling. EG I paid for form to be completed 2 months ago that I need to sell the property and its still not done, holding up the sale. Terry never returns calls or emails. Totally unprofessional.

Negative experience: Initial 5 star review from when I moved in last year has been removed. Very unethical letting agent, unlikely you will get your deposit back without going through a massive process with the deposit protection scheme. £230 for alleged cleaning when the property was left cleaner than it was found. Still in the process of getting this back almost 3 months after moving out.

Negative experience: Asim in the office is the rudest, arrogant person I have come across. Dodging the question an not supplying evidence of why we have a £250 cleaning charge, when the flat was left cleaner than we got it. We supplied picture evidence of the flat when we left it. We have asked for picture evidence of what needed cleaning but it wouldn’t be supplied. Hop is a scam! The worst letting agency i have ever been with, I have been with other terrible agencies but Hop top it. I have had no heating or oven all winter, and when I try to speak to the property manager, he anyways seems to be on the phone and never calls me back to sort out the problems. !

Negative experience: I’ve had very little communication with hop since moving into my property, I’m 3 months into a tenancy and all the issues I raised upon move in date have just not been addressed, once I see improvement I will change my review but so far I feel like I’m just being robbed every month paying so much for a one bedroom property that has never been upto standard even though I made them aware of the issues 6 months prior to moving in, I have damaged property that they haven’t replaced; I;e my blinds are broken so I’m having to cover my window like a hermit to stop people seeing straight into my living room..a broken shelf at the top of my cellar steps that if I ever fell down them I would probably be impaled on the list goes on

Negative experience: House, although expensive, was in great condition. We had very few issues with the actual house during the year. However, maintenance requests did not receive due attention. At times, until we highlighted their legal obligations to them, no action was taken. Our deposit was not returned to us for over 9 weeks after our tenancy ended. When HOP were contacted about the delay they passed our request between their employees and further delayed any action by failing to contact us when they said they would.

Negative experience: If you have mental health issues, stay away from this company. I am no longer with this letting agency and I’m still getting emails asking for money (I don’t owe them). I have asked them to take me off their email contacts but every time I block it, they email from another one. While I was with them, I had so many problems in my property and NONE of them got resolved; all I got back was a ‘resolved’ notification after months of hearing nothing. The emails I did receive back from (some) of the staff were disgusting and in some cases, threatening. The ineptitude from most of the people I personally conversed with was shocking. The worse letting agents I’ve ever come across. Stay well away, if you value customer service.

Fantastic experience: Speaking with Grant P regarding the sale of a property currently let through HOP has been an absolute pleasure. I unfortunately had to pull out of the prep for sale due to unforeseen circumstances but that did not sway Grant from remaining professional, helpful and very pleasant. Negative experience: For the 4th consecutive month, they have sent me invoices with the incorrect amount on it. Despite complaints and manual fixes every month. Absolutely uncontactable, until you withhold rent, then the contact comes thick and fast. Staff have no clue about anything that is going on at any time and seem to be on continuous rotation as staff leave. I have recommended to my Landlord that they drop HOP as the lettings provider as, from what i've seen, they have added 0 value ands nothing but hassle to the entire rental experience, while continuing to take their share without fail every month.

Negative experience: HOP are an awful estate agents they treat tenants like they are irrelevant and customer service does not exist. If you are a student expect to move into a dirty mouldy property and have your deposit stolen regardless of how clean you leave the property. Negative experience: Worst place to go through for a property. Charlotte Sinclair (manager) an absolute lying degenerate! I was left without heating and hot water for about 7 days DURING the winter, I had to shower in the gym due to this which is highly inconvenient. They didn't even prioritise this, they said they fixed it, and the heating engineer (probably their admin staff) said they had spent half an hour in the property at the time. Actually I had live camera's inside the property and that same person was there for literally 40 seconds, as it recorded, they opened the boiler cupboard, looked inside with a torch then literally left. And that Charlotte basically told me they fixed it. I didn't know that a boiling system could be fixed just by looking at it. Great paying job just for looking at a boiler with a torch. I think I'll go ahead and do that as well.

Fantastic experience: I loved the entire experience from booking a viewing to actually attending it. The apartment was exactly like the pictures and even nicer in person. Negative experience: Landlords and tenants, avoid this letting agency. Pros: They found tenants for my property. Cons: Bad communication, incompetent staff and a general sense of disorganised chaos. The turnover of staff is constant, so you’re passed between one untrained employee to the next, each clueless to the particulars of your property. Earlier this year it took 20 emails and a dozen phone calls over the course of 5 months in order to be paid money which was overdue. It was very stressful and completely avoidable. Throughout this ordeal there was a general lack respect, and a complete disregard for my time. My tenants were never happy with the service HOP provided. When paying for a ‘fully managed service’ tenants would complain to me about HOP’s inability to solve issues in a timely manner. Therefore, I had to step in and just solve the problems myself. During turnover, the cleaners HOP employed did such an awful job of cleaning, I had to console upset tenants and their parents. On HOP’s instruction, the cleaners threw away £600 worth of my possessions (floor lamps, hoover, microwave, toaster, kettle, tools etc.) Neither HOP nor the cleaning company took responsibility for this, and I had to foot the bill. In total, three hoovers have ‘gone missing’ amidst turnover cleans. Perhaps an excess of properties and a focus on turnover renders HOP incapable of providing any sort of service for the landlords & tenants who employ them, as I'm yet to meet anyone who has had a remotely satisfactory experience.

Negative experience: Poor experience from start to finish. Moved into our property with multiple maintenance issues that were raised straight away. Property was poorly cleaned which I have now found out they charge tenants a large fee from their deposits for (£312 for us). We had a leak from the upstairs shower into the lower bathroom that was reported 3 times over the year, and not fixed once. The ceiling began to disintegrate, and we were told not to use the upstairs shower until the plasterboard had been replaced. A couple of months passed waiting for the contractor to come and fix the ceiling, but no one showed up. The issue was reported on 3 separate occasions. The basement was full of rubbish from previous tenants which we have now been charged for. The property was a nightmare from start to finish.

Fantastic experience: I am very satisfied with Union Student Living. The living experience here is truly comfortable, and the staff provides excellent service. They are attentive to our messages in the apartment community and actively work to resolve any issues we encounter. Additionally, the apartment facilities are well-equipped, and the heating during winter is sufficient, making it very cozy and comfortable. BTW,Especially Asim Din, he was extremely helpful in resolving the deposit refund issue after I had checked out. He responded promptly and had a friendly attitude, making him an excellent person to interact with. This experience also gave me a positive impression of HOP's after-sales service, and I had a very good overall experience.

Negative experience: Please have a word with the driver of your car (white BMW)that dangously followed close behind an ambulance that was driving under emergancy conditions, over taking other cars that had pulled to the left to let the ambulance pass. This happened on the A646 Burnley Rd just before Mytholmroyd at approx. 20:30 15/7/23.

Negative experience: I would not recommend HOP to any students looking to let. After moving in in July 2022, several maintenance issues were raised, many of which have not been resolved and the tenancy ends next month (June 2023). I was left without a bed for a month which meant sleeping on the floor, the toilet was leaking waste water onto the floor and was not fixed for almost two months. There are pests that enter the property which still have not been resolved. There is also water leaking into the bedroom which has caused damp and black mould throughout the whole tenancy, which again, is unresolved. Communication was extremely poor from HOP - I spent over a month repeatedly chasing a response to maintenance issues that had been raised at the start of the tenancy, with no response. The standards are completely unacceptable.

Negative experience: The worst estate agent I've ever used. Tenants left without basics such as hot water, beds, safe living conditions for extended periods of time. Admin is an absolute joke. Giving wrong banking details and telling tenants the wrong amount of rent then chasing guarantors over 50p not paid due to the Hops error.

Fantastic experience: I'm a previous tenant of HOP's and I had a Mother's Day present sent to the old property by accident. It was a long shot, but I rang in the hope that I could retrieve it from the current tenant and thanks to Jordan, I've got the parcel back! Couldn't fault his service, he's communicated 3 times to give me an update and I couldn't be more appreciative. Fantastic experience: As a long-standing and very experienced landlord I have dealt with many rental management agencies over the years. I have used HOP, formerly Let Leeds for over 10 years now for several of my properties and it never ceases to amaze me just how professional, knowledgeable and helpful they are . HOP provide an excellent service for both Landlords and Tenants alike making property rental a pleasure even when dealing with the inevitable maintenance and tenant related issues! Negative experience: We moved into a property let by this agency on the 1st of July only to find the property had not be cleaned with past tenants rubbish still in the flat, hairs in all the cupboards, dust everywhere and grease all over the oven. A day prior to the start of this tenancy we were told about a leak within the flat which has lead to damp. regarding this phone call we were told damp was only present within the living however to our surprise the bathroom ceiling was also covered. We were promised that contractors would be out as soon as possible yet 3 months later we still have not heard anything. We have sent our property manager multiple emails to which she has ignored. I am now taking legal advice on the matter as we are paying full rent for a property not up to living standards. In addition to this they have tried to overcharge us multiple times with the bills package we had to consultant an account in order to fix this issue. Upon moving in the blind was broken within the kitchen and half of lights do not work; these have been issues which have been raised yet ignored once again. Do not let from this company. Complete joke!!!

Negative experience: Not recommended as a professional letting agents. Two months after moving out I have only just been told my deposit return is being processed. Spent several evenings cleaning my flat, defrosting and cleaning the freezer, dusting etc. after all my belongings had been moved out for the landlord to apparently charge me 6 hours cleaning fee at £120. After I objected and shared photos & videos of how I left the flat he reduced the fee to £60. Disappointed to see HOP facilitate money-grabbing landlords to take advantage of young professionals. Won't be renting with them again. If you do, take LOTS of photos when you move out to prove it is clean. I hope the cleaners had a nice day off when they were 'cleaning my flat' for 6 hours :)

Negative experience: WARNING! The WORST letting agency ever. From start to finish absolutely appalling. They left us with no hot water for a month during WINTER. Took them so long every time for them to repair anything that had a problem. They tried to take away more than HALF our deposit with no evidence for their claims. This is only the half of it. I’m so angry I can’t even finish this review. If you love yourself, don’t give these guys business. GIVE IT TO SPRINGWELL! Negative experience: When we moved in the garden was full of the previous tenants rubbish and 1 bathroom didn't have a lock and 1 lock was old and ineffective. The blinds in my room were broken and shortly the other broke because the material was cheap. Maintenance is done as cheap as possible because they care more about the landlords money than yours. Just had the shelf under the sink collapse because the upkeep on the property is non existent. Honestly sick to god of this and the unhelpful estate agents. Update: things have only gotten worse, sending stressful emails out demanding rent that they'd know I've paid if they did their job and checked their records. Avoid this agency like the plague, useless and unhelpful. Also, to whichever bright individual who replied to this review, this is a professional let not a "student pad". Cringe.

Negative experience: My whole experience with HOP has been completely unprofessional. Upon moving in I was disgusted to discover that my room hadn't been cleaned since the previous tenant moved out (which was several months prior) and was not fit to be lived in. On top of this there were several health and safety/fire hazards that needed to be resolved, some of which were only seen to by HOP once I had informed them that I would be contacting the council if they didn't see to the issues. The property has had multiple issues in the past few months, many of which have not been resolved despite being reported via HOPs repair request form and the ones that have often required several phone calls to HOP to ensure that our repair requests had even been seen. The incompetence of this company has lead to issues such as recieving emails informing me that I have to move out on certain dates, which after a brief read of my contract I was able to inform them that this was incorrect. HOP don't seem to understand the responsibility they have as property managers and the effect that their poor standards have on their tennants wellbeing and quality of living.

Fantastic experience: Jon at Hop, was incredibly helpful throughout the purchase of our first property, acting as an intermediary between ourselves and our solicitors and the Vendors and their solicitors. He was very efficient and kept us informed throughout, which increased as we approached completion. The whole process went very smoothly and Jon played apart in this. Fantastic experience: The staff are responsive and efficient. The engineer Pat who repair the blocked drainage in garden within 2 minutes which demonstrate his professionism. While Shauna ,one of the property manager is responsive and her action is prompt when it comes to solving the problems. While I appreciate the new system of report a repair which can show the contractor details (if any)directly and the interface is user friendly. Keep it up.

Fantastic experience: This review is a reflection of Tom Wild. After a nightmare 18 months in an address that was handed over to HOP, Tom has been a true professional. He is punctual, does what he says he will and is most importantly honest. Without Tom this past year, life would have been alot harder for me & he has helped to ease alot of rental related issues that would not be expected of a letting agent. The term "went above & beyond" is thrown around too much these days, but Tom did. He is a credit to this company & others in the HOP office need to look to Tom & take a few notes of how he operates. Top bloke, cheers Tom! Would also like to mention Cris (GM) who is also a top bloke & helped me when I needed clarification on a few things. Get these 2 lads running training days for the rest of HOP and you'll be the best agents in Yorkshire. Cheers lads, Tom M.

Negative experience: This agency is horrendous! Our fridge has not been working for the last 4 weeks and it has been reported MULTIPLE times they have made promises to fix it but have not. This is on a backdrop of constant delays to having issues fixed! No hot water for weeks on end. Absolutely disgraceful!! Avoid as a tenant. Awful Awful Awful!

Fantastic experience: I have had the pleasure of dealing with Michaela regarding tenancy documents, she has been extremely responsive in correspondence with emails and and has ensured that all of my requests have been dealt with in both efficient and effective time. She went above and beyond in ensuring that if I have any further issues moving forwards to contact her. I have dealt with previous letting agencies before but she provided the best service and has left me and my co tenants extremely happy and relieved of a lot of stress! Thank you

Negative experience: DO NOT recommend this agency. We have been waiting for a response on a broken shower for 2-3 months now and every time we call them, they say that they'll contact contractors which they never do. We have a very small shower for a 5 bed house. Are we supposed to not shower or what?? When we first moved, there were bins full of garbage and the house was not fully cleaned and this was in the middle of a pandemic. We were told to clean it ourselves! Our washing machine is under the staircase which has electric cables in front of it. The washing machine door is only a few centimetres away from them when opened. When complained about this, the maintenance person laughed saying that there has been people living here before us and nothing has happened. So does that mean nothing will happen in the future?? No one should use this company! It doesn't care for students. Funnily they keep sending emails about renewing the contract lol!

Negative experience: HOP are the letting agents for the house next door to me. The tenants are absolute nightmares with serious noise until 06.30 in the morning from constant parties, clouds of cannabis smoke drifting over and they have completely covered the side of the garage in graffiti. Despite several calls to HOP absolutely nothing has changed despite always being reassured they will take action. I think it's now time to take the problem to the council and have HOPs license to Let reviewed.
