Negative experience: Contractor was extremely unprofessional. Throughout the work he was loudly heavy breathing, whistling, and making inappropriate comments such as “who’s your daddy,” which made the environment uncomfortable. When politely asked to keep the noise down, he refused and became passive aggressive. Overall, the experience felt very unprofessional and I would not recommend.

Fantastic experience: I’d like to leave this review, in particular for Elina and Svitlana. Fantastic experience: I have been dealing with S B Living for approx 5 years. They currently manage 3 houses on behalf of clients of mine which are let to university students. I cannot praise them highly enough. The staff are all incredibly efficient and proactive rather than just reactive. They have excellent contractors on their books and works are carried out to the properties diligently and cost effectively. Hi Paul. Your blocked shower took 4 days to fix as it was a difficult repair the plumber could not fix on his initial attendance and he advised us that a specialist was required. We then had to instruct our builder to attend to access the blockage deep in your pipework. We are very sorry for any inconvenience and we are very pleased the repair is now completed.

Negative experience: They are useless don't do repairs had a light with wires showing they wasn't bothered couldnt open back door took them 6 weeks to sort it no smoke alarms in the property not their problem damp and mould through the house got told it's Been treated.plus the windows didnt open.also the gas hob didnt work they just condemded it and left us to cook with just an oven then tried to charge us for decorating but luckily they was found out and we got our deposit back if you rent through these take pictures when you move in otherwise they will try and take your money

Negative experience: Absolute scam of a company. AVOID AVOID AVOID 26/08/2025. Pressure you into sending money/fees over not confirming if you’ll get them back if your application goes ahead. Very unprofessional making false promises. If they ask you to send a holding fee be aware don’t fall for it you may get a message last second saying they won’t go ahead.

Negative experience: AVOID. I cannot encourage students enough from avoiding sbliving. House was filthy when we moved in (including unflushed toilets with poo in them and piles of previous tenants belongings hidden in cupboards). They will try to scam you with deductions from your deposit over the tiniest things. Had to dispute with DPS after they tried deducting HUNDREDS for supposed end of tenancy ‘cleaning fees’ (we took photo proof of the whole house after it we deep cleaned everything and got money back) and £60 for not trimming a hedge outside. They are scammers. If you do use them, take photo proof of EVERYTHING for the DPS so they can’t steal your money. I used springwell letting agency instead this year and had absolutely no issues with deposit.

Regarding the deposit, the landlord initially requested deductions of £175 for cleaning and £60 for garden maintenance and rubbish removal. You rightly chose to have this reviewed by the Deposit Protection Service (DPS), and after considering the evidence from both sides, they awarded the landlord £140, with £95 returned to you. This process is a good example of how government-backed tenancy deposit schemes help ensure fairness and transparency in resolving disputes.

We understand how important it is for properties to be handed over in good condition, while we did arrange for a professional clean before your move-in, it is possible that you arrived before the cleaning had been completed. We understand how frustrating that must have been and are sorry for any inconvenience caused.

Negative experience: Really terrible experience renting through SB Living. We looked round a house at an open viewing and the agent supervising the day was completely clueless and unable to answer any of our questions. Despite this, we were under pressure to find a place to live and decided to apply to rent the property as we could see no obvious problems. Then the real problems started. We agreed a date to move into the property and then a few days before received an email asking if we could move our move in date back a week or two. This was obviously not possible for us and we were a bit flustered. On moving in it became evident why they had tried to delay our move in. The property was very damp and mouldy, had been hastily redecorated (and unfinished in many places), there were holes in the walls and construction material left in the garden, as well as dust from recent contracting work everywhere. It was very obvious that the house had not been cleaned at all. There was mould on the fridge, the oven was filthy, none of the cupboards had been cleaned, metal fixings were rusty. The first few nights we spent in the property it was freezing cold. All told I really don't think the property was fit to rent. We voiced our concerns to sb living and they were apologetic and sent contractors to fix some of the issues. However their relationship with the contractors seemed fraught with issues related to their reluctance to spend any more than the bare minimum on repairing the property. After attending the property twice we never heard from the contractors again. A second group of contractors were sent round later in our tenancy and we again saw them twice before they disappeared and we could not get hold of them to remove construction material from our garden and attic. We mentioned this to SB Living who said they would pass it on to their maintenance team who never came back to us. Upon ending our tenancy, SB Living then had the gall to try and charge us £300 for cleaning and maintenance, for issues that were already present on our move in date as well as "blue tack stains that were not present at the start of the tenancy". I highly doubt that this money would actually have been spent on maintaining the property given the state of it when we moved in. If you aren't prepared to spend a good deal of time going back and forth to fix basic issues (as I wasn't due to other personal commitments) I highly recommend you look elsewhere.

We fully understand that changing your move-in date was not an option for you at the time, and we did our best to support your decision to move in as planned by continuing the required works after you had taken occupancy.

We’re sorry to hear that the cleaning and overall condition of the property did not meet your expectations. Once you raised your concerns with us, we responded by offering compensation for the cleaning, which was not taken up, and we sent contractors to address the outstanding issues. We regret that these contractors did not complete all of the tasks as intended, and we understand how frustrating that must have been. We passed on your reports regarding incomplete work to the relevant teams, and we’re sorry that follow-up communication was lacking in this regard.

With respect to the end of your tenancy, the landlord requested a deduction from your deposit to cover cleaning and maintenance. We reviewed the request thoroughly, took into account the condition of the property at the start of the tenancy, and negotiated the proposed deduction from £300 down to £150. This reduced amount was accepted, and the matter was resolved through the standard deposit process.

While we’re disappointed to hear how the experience felt from your perspective, we genuinely did try to be responsive to the concerns you raised throughout the tenancy. Your feedback has been taken seriously and will help us improve the service we offer in the future.

Negative experience: had worst experience with this agency, of time. I had sent holding fees and sent all the documents they kept asking for refrences from previous landlord nd employers everything was done and on the day when we have to sign contracts nd move they said landlord wants to sell the house. It was so frustrating and wasted our time . They don't have proper policies, how they can say the property is not for rent on the same say when decided to sign contract and move. I will not recommend them as everyone's time is precious they don't have any commitments.

Negative experience: Horrible, unpleasant experience dealing with this company, the whole this felt like a phishing exercise for personal data, no matter what the question you were always redirected to fill out a 7 yes 7 page form of personal information before they would even attempt to ask the landlord a simple question. I feel bad for anyone trying to rent their property through this agency, cut your losses and go with someone more reputable.

Hi Claire, I am sorry you are unhappy after viewing a property with sbliving. Our application form is 7 pages long but only 4.5 pages require filling in and many boxes can be satisfied with short answers or may not be relevant to each person. We agree a lot of information is required to apply to rent a property and wish we could ask for less but unfortunately we cannot shorten our application forms any further. I checked the teams emails and can see that you asked 3 questions, the team answered 2 questions and then stated that in order to negotiate the rent price we would require the application form filling in to put forward a rent offer. I am sorry that you are not happy with this request and how the team dealt with your enquires - on this occasion our client wanted to know more about the person applying for the property before they would consider a reduction of the rent and therefore an application form was required. Negative experience: I rented my house through this company. I had been in regular contact with them for about a month, both by phone and email. They were supposed to complete some tasks, and they assured me everything had been done. Even the day before we moved in, they said they had checked the house and it was completely ready for handover. But when we arrived with my family, we were shocked. Firstly, the entire house was full of dust and cobwebs. Secondly, the carpets were covered in large dirty stains, despite them saying the house and carpets had been professionally cleaned. The fridge had broken shelves and was moldy. They had said the broken parts were replaced and the fridge was thoroughly cleaned, but the mold was still there, and even the broken parts hadn't been fixed. Lastly, the electricity in the entire house is faulty—none of the electrical appliances work, and the fuse keeps tripping. I have now been without working electrical appliances in the house for five days with a small child, and only tomorrow is an electrician supposed to come. They had said the electrician would come on Sunday, so we were up from 9 a.m., waiting all day. But the next day, they told us that the electrician had come at 8 a.m. on Sunday and left because we didn’t open the door. However, they hadn't given the electrician my mobile number, so I’m not even sure if that’s true! I’ve been talking to them all day, but they refuse to take responsibility and keep blaming the landlord, even though the company told me everything was done. Hello Yasam, I am sorry you are not happy. I have read over previous correspondence between yourself and the team when you were deciding whether to rent this property. Prior to renting the house and following your viewing you asked the landlord whether he would consider various additional works including replacing cracked freezer trays, changing curtains and carpets to new etc. The landlord replied the house was being rented as presented and that they would not do any additional works and this was relayed to you by our team (in writing). After considering the landlords response you confirmed you still wished to proceed with renting the property. sbliving agreed with you that the cleaning completed by the landlord was not to an adequate standard and are sending you £50 compensation as soon as we receive your bank details. The electrician provided sbliving photographic evidence of being stood at the door of your property as agreed at 8.30am on Sunday morning to complete agreed works but unfortunately no one answered the door and so we are re-arranging these works. We hope everything quickly settles down and your enjoyment of the property improves going forwards.

Fantastic experience: I lived in rental properties for the past 8 years in Leeds, and out of all the landlords I had sbliving were the best by a country mile - I could not recommend Simon and the team enough to students who are looking for a landlord that truly cares for their tenants. I lived in an sbliving flat for 2 years (2022-2024) and I have zero complaints, and genuinely loved my time there. Problems inevitably occur in properties, but when there were things that needed fixing the team were so attentive to make sure they were completed asap. Students of Leeds: take it from my experience, use sbliving, you will have a landlord that actually cares about you as a human being, cannot emphasise enough how good their team are. Thanks for the best 2 years I had in Leeds!

Fantastic experience: Rented our apartment in Leeds through Sbliving and we couldn’t recommend them enough! They made everything so easy from beginning to end. When viewing the property they showed they truly cared for their tenants and know the flat/area inside out they answered all our questions and made sure we were able to move in our flat in just 1 week from signing the contract, as per our request. Fantastic experience: I have open my journey with Sbliving at 2022, when I just moved in UK. I have looked my first property. I have unsuccessfully trying to find the accommodation for me and my little son 10 years ald since couples of monts. It is was hard, because on that moment I didn't have a job and lived on benefits. Fortunately, my friend recommended agency Sbliving, for which I am very grateful. I was greeted by warm and responsive staff at the agency, which help me to find the little and comfortable flat. Since all time our contract I had one problem with heating, what was solved immediately. Fantastic experience: For more than a year, I have been living in an apartment from SBliving. I didn't even expect that taking care of tenants could be done with such care. They helped me find an apartment in a very short time in a good area, near a park and shops and with a lot of schools. Now our school is 10 minutes from home and also a convenient transport interchange. The SBliving company took into account all my wishes and possibilities. When I had a leaky sink and a wobbly toilet, I wrote an email and they fixed everything the next day. My hob cracked and I had a new one installed the next day. All my comments or wishes are always responded to very quickly. The e-mail was lost only once, but after another e-mail they helped me again quickly. In the winter, there was a problem with the windows, condensation and leakage, and as soon as I reported the problem, the master immediately came and found the cause of the leakage. Soon I will have the new windows. During all this time, I had several situations with electricity and every time the electrician came quickly and helped to solve the problems even over the phone. I plan to buy an apartment to rent out and I will give my apartment to a SBliving company to take care of my apartment. I know for sure that this team will take care of all problems quickly and efficiently. I am happy to rent an apartment in this company because I know for sure that they will listen to me and help solve any problems. SBliving the best of the best !!!!

Negative experience: My journey with SB Living began with a glimmer of hope, as I was sent an online viewing while residing six hours away. However, upon my arrival, the reality was starkly different. Soiled carpets greeted me, a testament to neglect and disregard for basic hygiene (fleas and animal feaces). The promised replacement took ages to materialize, and when it finally did, it was anything but satisfactory - cheap and lacking the softness expected in a home environment. The troubles didn't end there. For the first six months, I endured the agony of no hot water or heating, courtesy of a faulty boiler that caused alarming spikes in my electric bill, leaving me reeling with a £2,400 burden. The source of my distress didn't stop at the boiler; both it and the oil tank were leaking, casting doubts on the safety and integrity of the property. To compound matters, the landlord intends to charge me for the unused and disposed oil, a ludicrous proposition given the circumstances. In a misguided attempt at resolution, the faulty boiler was replaced with an expensive-to-run LPG system, a decision I would have vehemently opposed had I been given the choice. As a parent to young children, the ensuing six months were an ordeal, exacerbated by a frozen pipe bursting just one week before Christmas, leaving us in alternative accommodation devoid of basic amenities like WiFi that had a knock on effect to my education and work. There are countless other issues that I just can't muster the energy to delve into. Among the most peculiar was the discovery of compost pots brimming with cat feces, which the landlord adamantly refused to address. Despite my efforts to seek help from various companies, none were willing to come near it. To top it off, there was even a large plant pot INSIDE the house filled with feces. It's baffling how such glaring oversights occurred during the supposed 'deep clean.' Regrettably, the nightmare didn't end there. My husband was supposed to join us two months after our move-in, but due to the property's condition, we requested his immediate addition to the tenancy, which was initially approved. However, when applying for another rental, Simon refused to list him as a tenant. This comes after Elina provided a reference (for both my husband and I) for a property we didn't secure due to unforeseen arrears on our accounts. SB Living increased our rent and ignored our objections. They also failed to contact us or my guarantor during five months of accumulating arrears from the rent increase. Their inconsistency and lack of transparency have severely impacted our housing situation. Simon and Elina's refusal to add my husband to the tenancy agreement has plunged us into uncertainty, while their indifference to our plight reeks of unethical behavior. In conclusion, my experience with SB Living has been marred by incompetence, negligence, and a blatant disregard for tenant welfare. I implore anyone considering renting from this company to think twice and spare themselves the agony of navigating through a living nightmare.

Thank you for the feedback. sbliving have been successful in arranging significant improvement works for you ever since you moved in. The council have fully inspected the property on your request and signed off it as being in safe and legal condition throughout. The LPG boiler running costs fluctuates with energy prices which have been higher than usual across the UK. It was the landlord who declined to add your husband to the tenancy agreement, sbliving put forward your request and it was refused, there is nothing we can do about it. Each time you have fallen into rent arrears during your tenancy sbliving have regularly chased you and your guarantor for payment and it is the tenants responsibility to ensure that rent is paid as agreed and on time.

Negative experience: This entire renting process was horrible, from moving in, when literally everything was broken (the key fob was broken, I had no working refrigerator, microwave, window, and washing machine for weeks, I had to buy my own portable washing machine), to getting things repaired (the landlord/repairers he hired broke into my house and broke a ceramic piece I hung on the wall). The property's smoke detector was broken and I almost died from a fire hazard if not for the smoke detector of the building outside in the corridor. When I moved out, one staff in particular called Billy Hodgson was extremely rude throughout the process. Avoid sbliving wherever possible.

Fantastic experience: Matthew was great at showing us a property. Allowed us to do so at our own pace. The application I thought was quite long winded in comparison to others though, i.e passport details, NI etc, i understand if we get the property but giving confidential details seemend un nessacery at this stage. (No other letting companies have asked for this.) The form isn't easy to fill out (in my opinion)... might just he me but thought was quite a lot detail adding that should be known e.g the address the cost of the rent etc! Also not keen on the gurentor. Surely this isn't mandatory if you can comfortably afford the rent. Communication and Matthew who have showed us round was great though

Fantastic experience: The house I rented in sbliving is the second house I rented in the UK. The house is large and the location is very convenient. The entire house has been decorated and the carpets are new. Rental prices are reasonable. Positive experience: Good experience with Sbliving. The property I have rented is well kept. It was the best among the properties that I had visited. Staff responded fast to my enquiries and requests. For example, the small fridge was replaced with a tall freezer fridge as promised within 2 weeks, which I appreciated very much. The guarantor requirement was removed given my situation and I saw it as very sensible.

Only problem is the person we are dealing with called Lunar , she doesn't respond to messages at all . We rang her and her response was l'm very very busy and l have lords of emails to respond to. Hi Stechido, you applied for a property with sbliving as a joint application. You then varied your application and requested that only one adult is named on the tenancy agreement. Lunar did her best and has to refer to landlord and await a response with regard to property applications. I am aware she was able to get you a decision from landlord on your application in under one week. I am also aware she worked and got your application assessed in detail without taking a holding fee from you to reduce your inconvenience. I am sorry that you application was not accepted by landlord and that you are unhappy with the service.

Negative experience: Understandably estate agents have to do various checks to make sure a potential tenant is suitable, however the very first question we were asked is do we have a guarantor without knowing anything about our circumstances. I personally make £80k per year and my previous tax return is 100k. Not only this my partners income is about 40k. Our affordability is probably over £3500 per month, if not more. Even if we had a guarantor, the guarantor would make less than us as we are the highest earners in our respectice families. Ive also noticed they've had to reduce a number of their properties. This ridiculous policy is probably to blame, due to insulting you 20 seconds into the conversation. Guarantors are there if you fail affordability. What you do by stating you need a guarantor straight away is turn people like me and my partner off wanting to deal with your business. If your a landlord go with an estate agency that wont put up a brick wall to most people, forcing a reduction to try and get a bite, costing you the rent your property deserves. Other than that the receptionist was very polite.

Negative experience: Since I’ve moved in there have several issues which I was promised they would be sorted within a few weeks I moved in … it’s been a 3 months nothing been sorted house had no insulation on draft exclusion no loft hatch, all Which is making us ill. The staff are totally clueless to arrange any maintenance. It takes 5-6 calls a day to actually get them to do something or if you speak to manager.

Positive experience: 5, Mertensia House is a converted warehouse property in Leeds. We were associated with this property through SBliving until Apr 2022 while we rented a property in Mabgate called 5, Mertensia House through the contract duration. This property is in a very shabby and sorry state with over 26 issues raised in a span of 12 months ranging from issues pertaining to leakages, blockages, boiler breakdowns, ceiling leakage, damaged and soaky hall floors, creaking bedroom floors, broken window tiles, etc. The EPC rating is D and windows do not provide sufficient insulation during winter resulting in exorbitant energy bills. We were stuck in this property owing to contract, however would sincerely advise anyone to refrain from using this property. It’s the shabbiest property in City centre area. On top, the landlord charges a large deduction from your deposit to refurbish it at expense of the tenants. Imagine you being asked for 90% of your deposit being deducted for such shanty properties. Finally the case was referred to DPS Dispute Resolution Team vide case number 29224977 and the adjudication decision was given in favour of us (tenants) on 18/07/2022. Finally we were able to get almost our entire deposit back from this greedy landlord. I would however like to thank SB living who supported immensely in putting toward my case and representing it with appropriate supporting artefacts to Dispute Resolution Team and help us win this battle. SB living service is good, however please refrain from this property and landlord !!

Hi Rajesh, thank you for the feedback. I am aware that our team booked in a maintenance visit, inspection or repair for each and every issue you reported over the tenancy. Your deposit is £725 and you have accepted that you caused damages totalling £255. The landlord is trying to claim your full deposit and our office is working to help you to try to get the landlord to accept a lower figure. Hopefully they will be successful but if not you have the full protection of the DPS service to make a fair and independent decision over your deposit return.

Fantastic experience: It`s one of the most amaizing places where I have ever been worked. The managers and staff are fabulous, beyond description! Thats how nice they are. And everyone. Fantastic experience: My flat was let by SBLIVING i head very best experience to deal and work with sbliving. end of terms finding new tenants to making sure landlord and tenants all queries was dealt professionally and promptly. Negative experience: Incredibly odd experience, offering 6 months rent in advance above the asking price, first was ignored and then messed around about the viewing, all for a house in a terrible state in a bad area that they reduced the asking price for! This is more a warning to landlords than anyone else, the owner of 48 oliver street, good luck! Edit: you'll notice I posted this review before any communication of references was mentioned, no one pays 6 months in advance for a dump unless it's the offset risk. Nice try at reframing though, estate agents b really are the lowest form of life, next to lawyers and politicians maybe.

Negative experience: Unfortunately, we are not in a position to recommend Sbliving. Cons: 1. Already from the viewing I could see that they were not the most professional agency. Viewing was conducted aprox. 15 mins after scheduled time, by the cleaner (apparently the member of staff was off sick). Although the cleaner was nice, understanbly they were not in a position to answer any questions. Anyway, I decided to go with the property. 2. Signing up was alright, although there was extra paperwork involved since they required a guarantor despite me being in full-time employment. Also beware, our contract had a requirement for a 2-months notice 3. Also, I did not get a move-in date until the last minute and they didn't seem to care much about it. 4. The biggest issue arose when our property had to be completely rewired. Communication was awful from their side with their description of what had to be done changing almost daily. After long negotiations, the works went ahead and lasted for more than a week interrupting our working lives during COVID and leaving our place in a complete mess (see photos). We were also left with no carpets/laminate in one of the rooms and the landing for two-three months following the completion of the rewiring. On top of that, we received at least 4-5 emails/calls, and 3 visits by different workmen before the floor was finally reinstalled with carpet although the rest of the property had laminate. Similar issues with rewiring were faced by all of our neighbours (some elderly) at Pelham Place. 5. They requested a monthly increase of £55 after a year, at which point we (and some of our neighbours) decided to vacate 6. It took them more than a month to return our deposit. The landlord tried to claim £130 but their claims were so ridiculous that they had to drop them all after one rebuttal email. It is clear that the agency supports an opportunistic approach when it comes to deposits. Also, beware, their inventories are so very basic that they might leave you exposed at the end when they try and make claims. 6. Also, another word of caution, the agency will often claim that actions are ultimately up to the landlords, but in our case, at Pelham Place, the properties are actually owned by the immediate family 7. Staff turnover is bad and this only makes communication worse. Looking at Glassdoor comments you don't get the impression that staff are treated well. 8. If anything goes wrong, their reflexes are to blame the tenants. E.g. there was a leak at the shop below and we got a patronising call informing us that we should be more careful cleaning the balcony drains. It then turned out that the leak had nothing to do with us. 9. After we decided to vacate, they sent an email sort of asking how we wanted to go about with viewings but in a matter of a few hours, we had received notices of scheduled viewings showing how much they valued our opinion. In one case, we were also not given the legal 24-hour notice. Pros: 1. You do get some contacts for emergency repairs. Their contractors are very friendly but not always the most professional. 2. Their properties tend to be on the cheaper end, but once you deal with them, you understand why. Overall, we would not engage with them again if we had a choice.

Hi Emily. thank you for your feedback. As you will be aware we have no control over staff sickness and absence, therefore it reflects well on our team that they they ensured your viewing was not cancelled and they found a way for your viewing to place place by finding someone to step in and help rather than incur you the inconvenience of a viewing cancellation. In 2021 the UK government introduced laws where every property must have a EICR certificate with electrics brought up to current standards. The re-wire on your property took place due to this change in legislation. sbliving fully supports and adheres to this legislation as the completion of these works made the property safer for you and so usually such works, although inconvenient are a positive outcome on completion. All our properties were brought into compliance in line with the legislation. It was the landlords choice to have laminate on the ground floor and carpets in the upper floors. We accept that all maintenance works completed through or in-between Covid lockdowns have been completed slower than usual. Contractors have had problems with isolation periods, materials have been harder to obtain and often demand for contractor services has been hire. This has lead to longer completion times on complex refurbishment works. Another side effect of Covid has been increasing rents post lockdown. You moved into your property in January 2020 paying £695pcm. The landlord increased your rent on completion of improvement works to £750pcm. The rent valuation at the time was up to £795pcm which is the current rent all Pelham properties are currently let for. The landlord is related to us but the landlord makes their own decisions on their property. We manage over 600 properties and around 15 of these are family owned, this does not change anything with regard to the service you would receive as confirmed by the small deposit claim they made and the fact you were successful in your defence to their claim which we advised they accept. Many employers have had high staff turnover through covid, the letting industry attracts young staff and it is normal for young staff to change jobs often while they find their path in life. This has not affected the service we provide as reflected in our growth through demand for our service. We are proud of some of the great feedback we receive online. We were managing your property in difficult circumstances at a difficult time. I know our team care and try to look after every one of our tenants. Property management is a challenging and complex job in a fast changing environment, I feel we did the best we could for you, but of course there is always some room for improvement and so we will take on board all your comments and try to learn from them.
