Negative experience: Put simply, this letting agent is ignorant of, or is in blatant disregard to, the law. For rental agreements, they purport to charge a £75.00 fee for a missed appointment to sign the tenancy agreement alongside many other 'administrative' fees listed in the formal letting agreements. These fees have been illegal (as statutory 'prohibited payments') since 2019 (under the Tenants Fees Act) and they're still trying to charge them 7 years later! Also beware, their letting agreements also impose numerous onerous and extremely vague clauses which you should be very cautious of before signing.

Negative experience: I would advise extreme caution to anyone buying a property through Roger Dean Estate Agents. My experience revealed a deeply concerning lack of professional integrity and fair dealing. During my attempted purchase, the agency instituted a strict "Best and Final Offer" process. However, immediately after I submitted my final bid, the agent (Grace Lees) contacted me to solicit an additional £10,000. When I refused, the agent admitted in the same phone call that she had already been instructed by the vendor to accept my original offer if I declined the increase. I escalated this conduct to The Property Ombudsman (TPO). Following a formal investigation, the Ombudsman’s written findings confirmed that these specific events and manipulative negotiation tactics occurred exactly as I described them. If you are a buyer dealing with this agency, be fully aware that their "deadlines" and "best and final" processes may be entirely manipulative tactics designed to extract more money from you under false pretenses. Proceed with caution.

Negative experience: Roger Dean is unprofessional..Meetings are scarce,then daytime without notification if available and at their premises which makes it difficult for the elderley.Some not even notified!Management sends letters of terms of lease but does not follow up e.g. health and safety which are important issues.Not happy with their service.Will be taking legal action.

Negative experience: We recently just moved out of a property rented through roger dean. We cant fault the apartment that we rented but the service from the business is SHOCKING! I have never known such unprofessional and rude staff! ( I must add its not all staff - some are lovely). However one in particular continued to hound me unnecessarily, causing us a lot of stress! I am genuinely shocked at the poor service we received.

Negative experience: I`am writing to formally express my dissatisfaction with the service I received during my recent application process for a property through your Roger and Dean Estate. On 20/01/2025 i viewed a property and submitted an application for a property and was informed that it was necessary for my wife to be present in person for the application to be processed. Unfortunately, my wife is currently in another town, and I communicated this to your team, requesting additional time to bring her to Manchester.In as much as they wanted me to be in my current role for minimum 3 months, i told them that i still had another job which could easily satsify their condition but the lady could not entertain me, ladies in the offices were very mean such that they could not even accept any reasoning coming from me. Despite my explanation, my application was not processed, which I find both disappointing and unprofessional. It is my understanding that many estate agents accommodate such situations, especially when clients are facing logistical challenges. On top of that i was made to go to their offices to pay £ 250 in cash and i had to book a taxi only to be treated as though am not a human being. I believe that a more flexible approach could have been taken in this instance, and I would appreciate your feedback on this matter. I hope to resolve this issue amicably and look forward to your prompt response. Thank you for your attention to this matter.

Negative experience: I experienced discrimination whilst trying to rent a property. I have been told that they cannot take me or my family on their books as my son doesn’t earn enough! My disabled daughter is in receipt of PiP and I am a full time carer. Our benefits were not even taken into consideration. We were just told no and in no uncertain terms to not apply again. I am sure that between the three of us we would meet the requirements needed. I am also sure that it is against the law to refuse someone a tenancy because they are on benefits. I was almost accepted by the landlord when I first viewed a property.. it sounded promising, I was told when I rang the agents after the viewing, to take a deposit to the estate agent the following morning and they would hold the property for us.. only to get a message saying someone else had paid a deposit between the phone call late afternoon and 9am as the estate agents doors opened. I went there (on the train) to pay my deposit to be told the lady on the phone shouldn’t have told me to bring a deposit. They needed paperwork first. I sent over all the documents they needed. But I feel they had already made their decision. It wasn’t us! I will not waste my time with this estate agent again. To save yourself disappointment and unnecessary upset I advise you do the same

Negative experience: Worst estate agent ever. AVOID They accepted my offer for a home, I set up an mortgage and solicitor etc, upon sending the money, they stated they didn't accept the offer, I asked for a phone recording and they didn't give it to me to prove they were wrong, after I paid for a surveyance that was non refundable. AVOID AT ALL COST, THEY WILL NOT ACT RESPONSIBLY. AND yes, before you say it, my offer was ACCEPTED!

Positive experience: Me and my partner chose this estate agents to rent our new apartment. They have been extremely flexible and patient. They have made the move very easy.

Negative experience: Tenants beware - the agreement they ask you to sign is unreasonable and exploitative. You need the landlord's permission for guests to stay overnight, and receipts for all bill payments to get your deposit back (subject to various deductions, such as replacement of tap washers). There is no inventory or other guarantee of property condition at the start of the tenancy, and no advance notice given for viewings or entry by workmen. Various charges apply - such as £150 for breaching any terms of the agreement, regardless of how minor or subjective (there is a requirement "not to do anything to annoy the landlord"), and a £75 charge for not serving notices (despite no notice details being given). There is also a £75 charge for missing appointments, and a £25 charge just to refund rent. They withdraw your tenancy offer if you ask for anything to be changed.

Negative experience: Don't bother booking a viewing with them as all they do is take the money from person who first visits them in office and still book viewings on the property wasting other's precious time.

Fantastic experience: Local agent where the staff know the area well and offer good advice and service to both buyer and vendor.

Negative experience: Urgency does not matter even with faulty heaters and doors with kids in house even. Repairs take multiple chasers.

Fantastic experience: Chose this Estate Agent to rent my first private home and it is the best choice i made. Since i moved in Sept ‘20 they have made it easy and a pleasure to deal with, any issues they or I have had have been worked out quickly, efficiently and everyone I have dealt with has been attentive to my needs. Responses are always made within the hour by e-mail and calls answered first time when calling the office. If it’s your first time or any time renting or buying a new home choose these guys, this is who will be handling my first property purchase next year when I get on the ladder and i’m looking forward to it.

Negative experience: Rented my property using them as for management. No inspections were done for over 18 months. Tenant left the house in a state and no support given to sort out informed it was up to me to address. Terrible service and attitude. You have been warned - look elsewhere.

Fantastic experience: I am the co owner of a buy to let property which was purchased 14 years ago. This is my first and only property and I had no idea what being a landlord involved . We used Deans as they have a good reputation in the area where the property is and from the outset they were excellent. My first contact was with Carole the manager and she was so professional and organised with a fantastic team of staff who are experienced and fully trained in all the requirements involved in renting out a property. Carole and her team guide me and ensure that the property is of a good standard,safe and within legal requirements. They carry out regular checks feed back to me if any repairs are required in order for the tenants to be safe and comfortable. I cannot stress just how important it is to have this wonderful team at Deans behind me and ensuring I am supported as a landlord but equally important making sure the tenants are comfortable and safe . For any landlord looking for support I would highly recommend Deans to manage your property and for anyone renting I would also look to Deans as they will do their very best to ensure your needs are met.

Negative experience: Useless staff Rented for over 9 months in a flat which was vandalised when a yob threw a rock through our window Nothing was done about it despite me asking when it will be fixed , please bear in mind my girlfriend was 6 months pregnant also Was just constantly told they can’t help Complained about the landlord for his lack of... everything And was told they can’t do anything about it I gave notice to move out and they showed people viewings in my flat without proper notice - please bare in mind my flat had a hole through the bedroom at the time... someone moved in... must of been desperate Just really unhelpful took them over a week after we handed over the keys for them to confirm they were sending back the deposit

Negative experience: Updated in response: we used your services back in 2017 when you did indeed have a male estate agent. Unprofessional (the male estate agent even looked at my hand as if it were encrusted with dirt when I offered it on the first time he conducted a viewing at our house) while the other staff had bad communication skills (rather patronising), took bad photos of our property, kept calling us every week without fail to unnecessarily inform us that "no progress has been made in the house sale" (no, really, we hadn't noticed!) and were pushing us to put the price lower and lower. Their low rate of commission reflected their service. Glad we went elsewhere.

Negative experience: Cant give zero stars so out one.Shocking service had kids hanging around in the bin yard wrecking it they broke the inner gate Waited weeks ended up fixing the gate myself at a cost of time and money to myself Nearly 6 weeks have passed and still no padlock Was told a manager would call me still no call. Helped me with all aspects of moving, gas and electric readings etc. Any appointments to view properties or any apppintments to sign for my properties were all done and on time with proffesional staff memebers who knew what they were taking about. Carole, Yvonne, Alison, Alexis, Joanne And June all knew what was going on so I could always speak to whoever was available if I needed assistance - whenever I did they each went out of their way to help me with their knowledge that they knew. Negative experience: I had a terrible experience moving out of my property ith Roger Dean. I got screamed at by an employee called Martin for asking a question about a clause in the contract which I didn't understand.I had to disconnect the call as he got more and more aggressive towards me over the phone. When I went to see Roger at his office as he wanted to personally apologise, he joked that he thinks the individual who was verbally aggressive towards me needs anger management. The entire thing made me feel uncomfortable and despite the apartment being reasonably priced I would never return to or recommend anyone uses this company. I also had significant damp issues and had to tip several items of my furniture when I left the property.

Negative experience: Most of the reviews can only be a joke. The house that we rented was disgusting, and we, 3 tenants, spent over 4 days cleaning. I even had skin rash because of the dirt, blood on mattresses, unbelievable. Requested the agency to send someone to clean what was promptly refused, so has a foreigners and new in the country and without knowledge of the laws we felt that we couldn't do anything, and they knew that, that's why they behaved like that. CAROLE from the agency is the responsable for the agency or so it seems. They look nice but careful with those people the are work on the limit of the law, or what they understand it is the limit. I had to beg to change the mattresses and everything that they say, it must be written because they will lie on your face. They are charging cleaning when we checkout but the house is much cleaner, amazingly cleaner that when we move in. We also had people inside our house without being announced, they just took the keys and let them selfs in, without knocking the door. Be careful with theme I would avoid any type of business with these people.

Negative experience: Only interested in the seller's interest! Thank god I only lost out on a few hundred quid solicitor fees. A small price to pay instead of regretting paying 250k to a greedy £&*#"#£.......who wouldn't negotiate on nothing but fresh air!

Negative experience: Timperley Branch, as a first time buyer I was astounded at the level of service I received, the branch actively encouraged the vendor to raise the asking price when contracts were on the table, passive aggressive snobbery to degree you could not believe , Sending rude insulting emails to my solicitors directly, encouraging the vendor to short cut enquires to gain a quick sale, only to defend the same when this did not work and blame my solicitors as incompetent when the enquirers kept coming back This has put me behind a year, having to find rented accommodation and out of pocket, facing more costs to move in to rented at my age and the way the market is going I may never have another chance to buy . If your a Seller they may look after you but buyers beware ! I am keeping all the Emails and correspondence, I have not the time to do anything at present , but I am keeping my powder dry for this Lot !
