Fantastic experience: Me and my husband are first time buyers and we have just bought our first house through Springbok which took just over 3 months from the first viewing to getting the keys ️ and we couldn't recommend them enough! Positive experience: Sale is still in progress as of this review as they ask you to fill it in after an acceptance of an offer which may have an impact on their rating, but here's my summary. Based on all the information we were given by Springbok in the valuation stage, we were very hopeful for a nice quick sale at the fixed price they offered. During this time they used a number of sales tactics to get you to sign up as soon as possible, and at times this felt pressured and pushy. The result in the end was that whilst they did manage to get an offer in the end this was at 80% of the previous valuation of the property 2 years prior. And 15k below their initial fixed price offer which, at the start of the process, they were very confident they could achieve. As others have said we were promised weekly updates but this ended up with myself chasing for updates each week. But when speaking with our sales negotiator, Haden Donovan, he was very professional and prompt at responding to our comments and queries and aided us in getting the result we ended up with. I probably wouldn't use Springbok again myself, but I can see why they have a share in the market.

Fantastic experience: Haden who oversaw the negotiations of selling my home was really helpful and good at his job! Kept me updated at least once a day with feedback from viewings, any offers and how the sale was progressing. Fantastic experience: Springbok in general is a very professional company, I had my doubts wondering how an agent could operate remotely but they actually do it very well and in my experience it was nice to meet the vendor during the sale. Negative experience: I would strongly advise anyone considering using Springbok Properties to proceed with extreme caution. Before signing the exclusivity agreement, I was clearly promised in writing that my £2,500 reservation fee would be fully refundable if any survey or legal discrepancies arose. This was confirmed by their representatives via email. Based on those assurances, I proceeded in good faith. However, once serious issues were uncovered, they refused to honour that promise. The independent RICS Level 2 Survey revealed multiple significant concerns, including: • An outdated warm-air heating system (Condition Rating 3) near the end of its life • Potential asbestos within the ducting • A gas boiler with no Building Regulations Compliance Certificate and no record on the Gas Safe Register • Legal title issues, including historic covenants with no evidence of required consent • Mineral rights reservations • The property being located in a radon-affected area with inadequate financial retention for remedial works On top of that, I was explicitly told by a senior sales progressor that there had been no recent planning applications near the property and that an old proposal had been rejected 20–25 years ago. This turned out to be incorrect. A current and active planning application (Ref 21/02863/FUL) for 169 homes had been submitted in October 2024 immediately adjacent to the property. This was only discovered after I had paid the reservation fee. Had accurate information been provided upfront, I would have reconsidered much earlier. Despite the volume of survey findings, environmental risks, unresolved legal matters, and misleading reassurances, they have refused to refund the £2,500, even though no contract was exchanged. I am now formally pursuing this matter through The Property Ombudsman, and I will also be escalating it to Trading Standards with full documented evidence, including the survey report and written assurances provided before payment. The most concerning part is this: They market the reservation deposit as low risk and refundable if issues arise. That is simply not what happened in reality. This process caused unnecessary financial stress and wasted time. If you are considering paying a reservation fee, be very careful. Do not rely solely on written assurances from sales representatives. Once they have your money, the tone changes completely. I would not recommend going through this process.

We are sorry to read that you remain dissatisfied with the outcome of your purchase attempt.
Your complaint was formally reviewed in full, including the RICS Level 2 Survey findings, your conveyancer’s enquiries and the pre-deposit correspondence you have referenced. As confirmed in our written final response, the matters identified - including the heating system, certification queries, title restrictions, mineral rights and environmental considerations - did not render the property structurally defective, legally unmortgageable or uninhabitable. Your lender was satisfied to issue a mortgage offer, and the issues raised were either typical conveyancing enquiries or matters capable of resolution through the normal legal process.
In relation to planning matters, our sales progressor relayed information provided directly by the seller to the best of their knowledge at the time. As with any property transaction, definitive confirmation of planning history and future development potential is obtained via local authority searches conducted by a buyer’s solicitor during the conveyancing stage. We do not provide independent planning or legal advice.
You have referred to email correspondence prior to payment suggesting the reservation deposit would be refundable. Any explanatory guidance provided before payment must be read alongside the formal Exclusivity Agreement signed prior to funds being taken. That agreement sets out the specific contractual circumstances in which a refund may apply. General guidance does not override the signed agreement, and the agreement does not provide for an automatic refund where survey findings or standard legal enquiries arise unless they meet the defined contractual criteria.
The reservation deposit is designed to create commitment from both parties once a property is removed from the market. It is clearly documented that the deposit may be retained if a buyer withdraws outside of the agreed contractual grounds. Following review, it was determined that the withdrawal did not meet those grounds, and the retention decision was made in accordance with the signed terms.
We have not found any change in conduct changed after payment was made. The transaction was progressed in the usual way, with survey, mortgage and conveyancing steps proceeding as expected. Where clarification was requested, responses were provided based on the information available.

Positive experience: Selling process is still on going at the time of this review so unable to give a total accurate account but here are the bones - Did the sale go through quickly as I was assured it would? No it did not. Did a cash buyer end up buying the property, as SP assured me it would - No it was a guy who needed a mortgage. Was the initial advertisment on line (Zoopla) accurate? - no it was not, it had several mistakes, which were quickly ammended after I highlighted them. Did I get the agreed sum I signed up for? No I did not, I ended up with 8K less than the agreed 65k. Property was valued by local estate agent at 75k, so it has cost me a lot of money. On the plus side, the agent I delt with, Dan Arden, was a pleasure to deal with and did his best, would give him 5 stars.

Positive experience: Dan has been exemplary in both his professionalism and customer service. After a very disappointing experience and a sale fall through due to a number of things. Dan took the sale of my house back on he outlined what he was going to do and then did it. He’s kept in constant contact throughout the process updating and discussing different options incase one didn’t come to fruition. I just hope that all other areas of the business hold up at their end to get the sale complete. This could’ve been a 1* review but it’s now a 4*.

Fantastic experience: Recently sold my property via Springbok after having the property with a traditional agent with no real success. Found Springbok via the internet, i dealt with Mason from start to finish who was completely up front with the process , costings , procedures. Mason phoned me at least once a week for progress report and came back to me after every viewing - great service. I found the process fast , smooth , seamless, professional due to Masons service

Positive experience: me4 Tom I understood that the fixed price and promise of me being hands off meant that I would have nothing to do until Springbok told me they had achieved the fixed price or perhaps run out of time on the agreement. What I experienced was Springbok seming to act as the negotiator for buyers offering a string of lower offers which I then had to respond to. That is not hands off and not fixed price.
