Negative experience: SCAMMERS I disputed a £370 cleaning charge at the end of my tenancy despite raising at check-in that the property was of a disgusting state with photos, that the property was not clean. This was documented in the inventory, and even the cleaning contractor’s job notes referenced issues such as very greasy kitchen cupboard fronts and flaking bathroom paint etc. I requested a further clean at the start of the tenancy but was never contacted by any contractor to arrange this. I was also explicitly told by a member of staff not to clean the property when vacating and to leave it as it was, which I did in good faith. The charge itself was initially £415 (including an incorrect £5 bulb charge which was later admitted to be an error) and then reduced to £370, then reduced to £200, then they increased to £370 again, which raised concerns about the accuracy of the charges. To add to the confusion, the landlord later contacted me directly stating they had arranged the post-tenancy clean themselves and expressing dissatisfaction with the agency’s management. Given the property was not professionally clean when I moved in, I do not believe it is fair to charge me for returning it in the same condition. I have been harassed for over 12 months given I did what I was told by the member of team. So many people online have been reporting this company as a scam and it’s absolutely true!!!! Go to any other agent bar this disgusting diabolical firm!

Negative experience: I had a very disappointing experience with Thornley Groves in Manchester. They told me that a landlord had accepted my application for an apartment, so I believed everything was moving forward. I spent several days planning around this and waiting for the next steps. Later, I found out that the same apartment had already been given to someone else who had already paid the deposit. This should have been confirmed before telling me that my application was accepted. Because of this, several days of my time were wasted and it caused me a lot of unnecessary stress and frustration. Communication was also very slow throughout the process. Replies often took a long time, which made the whole situation more frustrating. Based on my experience, I would not recommend this place

Positive experience: The viewing process was seamless, with viewings helpfully available on Saturdays. Gabriel showed us around a couple of flats and was always very personable and knew information about the flats, or would go and find out for us. Even after my flatmate and I accepted an offer on a flat and we had contact details for someone else in Thornley Groves, he still checked the progress that was being made on our references. However, general inquires, such as who the previous utilities were with and about WiFi installation were not responded to proficiently. We also had an urgent enquiry about move in day, as we were travelling by taxi and couldn't leave our belongs unsupervised. Meaning one of us would have to go to the office to get keys, and the other stay in the flat reception with our belongings. Thornley Groves said we both were required to go to the office. I sent about 3 emails to someone else, asking if one of us could first go to grab keys, then return so that the other person could go. They never confirmed this would be OK, or if both of us had to be present together to get keys. Thornley Groves also send way too many generic emails, and duplicates (EPC ratings etc). We moved in on Friday and were unable to find the inventory that they said they sent (I don't believe it was sent then), but we did receive it on Monday. The inventory in the worst kind of form, in total it will take about 2.5 hours to fill out and when I leave the page it often does not save and I have to fill a whole section again.

Negative experience: We have a mid-size portfolio spread around the UK. We have 8 letting agents with 4 properties being managed by Thornley Groves, who are by far the worst agent we have. Typical complaints for bad agents: 1. High fees for everything but the standard management fees. 2. Slow responses to messages. 3.No attempt to obtain value from trades and their preferred suppliers are poor quality and expensive. 4. No evidence as yet, but suspect they are getting kick-backs from their preferred trades. 5. Repeated mistakes in statements means that we literally have to go through every statement with a fine tooth comb. 6. Feels at times we are spending more time managing the agent than we would if we managed the property ourselves.

Negative experience: Absolutely the worst estate agents in Manchester, avoid at all costs. Never ever respond to any emails or calls and allow you to move into properties that they don't bother cleaning at all, nevermind the mould we reported but have still never had any response on. Never ever have I experienced such a pitiful letting agents in my life.

Negative experience: The worst estate agents I’ve ever had the displeasure of interacting with. If you are considering using Thornley groves or renting a property from them, please try to call their office as a renter to see if you can get through. In my experience, they made themselves impossible to reach when I had issues and they were unable to respond in emergencies. It’s not worth the hassle, and in future I would happily pay extra to rent a property via a different agent such was the poor level of service I received.

And the people in Thornley Groves keeps directing you to different people whilst no active follow up. Put 2 offers in and I have had no reply from the agent if its been accepted. Drove past the other day and it says SOLD - At least have the common courtesy to let someone know that there offer has not been accepted! At least answer your phones I have called a few times Further to that am trying to book viewings for other properties and no luck. Will give up with this company

Negative experience: Extreme Delays, Appalling Communication, and Forced to Initiate TDS Dispute for £928.08 Deposit My experience with Thornley Groves regarding my deposit refund has been profoundly negative and stressful. My tenancy ended on August 3rd, and despite confirming payment details just days later, the deposit of £928.08 was not returned for nearly a month—well beyond the legal 10-day limit. The fundamental issue was the lack of action and accountability across the team. I was forced to chase three different staff members (Kane Saville, Owain Lacey, and Emma Slabbert) over several weeks, repeatedly providing my bank details (as early as August 11th). When the primary agent, Kane, was out of office, the backup contact, Owain Lacey, failed to reply. Later, when I escalated the matter to a Property Relationship Manager, Emma Slabbert, she simply redirected me back to Kane, leading to yet another delay and no refund. This persistent lack of internal coordination and professional follow-through is appalling. The agency further stalled the process by raising questionable issues in the checkout report, including pre-existing 'Rust on blinds' and 'dirty shower doors,' alongside vague claims about smoke alarms and 'weeds' (nearly a month after handover). I had to spend time compiling evidence to dispute these minor points, yet the core task—processing the refund—remained ignored. Ultimately, Thornley Groves' failure to adhere to legal timelines and their dysfunctional internal process left me with no choice but to formally initiate a dispute through the Tenancy Deposit Scheme (TDS).Crucially, the full deposit was only released and returned after I was forced to raise this formal dispute. I strongly caution future tenants. Do not expect prompt, professional, or timely service, especially regarding deposit returns. This created an entirely unnecessary, month-long dispute that only found resolution through regulatory action.

Negative experience: Have used the estate agents for 4 years with multiple renewals within that time. Have always been really happy until this last year where its been almost impossible to get any response to queries or issues. I raised a complaint relating to the last renewal and never revived a final response even after chasing multiple times. I've had a couple of queries/an issue where a bill wasn't paid between tenants and other various reasons to get in touch and it's near impossible to get a resolution, while I've had initial responses I've had to chase after this on several occasions and haven't had an answer as yet to the queries (one dating back to July) Really disappointing service

Negative experience: Worst experience with an estate agents you can have. Stated the place as clean and habitable when we began the tenancy but on the move day it was disgusting and the front door wouldn't even lock. Then had the worst 12 month tenancy possible, with them refusing to answer any emails or pick up the phone when you call, but they're happy to take your money. Wouldn’t even recommend anyone goes near the office, never mind any of the horrid properties they try to hawk off on anyone desperate enough to use them as an estate agents. Honestly surprised they have lasted as long as they have, avoid at all costs.

Gabrielle and her colleague Jody in the Southern Gateway office always do a great job of progressing the tenants (this time found by Gabriel-Cristian) from offer through deposits, referencing, contracts, etc and actually into the flats. Personable yet very professional people to work with! Highly recommend!

Fantastic experience: Peter has been excellent in picking the calls or returning them keeping the landlord in the full picture.

Negative experience: Wouldn’t use them if they were the last estate agent around. My partner and I drove an hour for a viewing with them, waited for 20 minutes after our reserved viewing time to which no one arrived, nor did anyone contact us. We then had to contact them for a response that cancelled our appointment! We didn’t get an apology nor did they offer any help after I then went into the agency to ask why they’d cancelled after our time.

Negative experience: If I could rate 0 stars I would. Terrible, terrible, terrible service, would NOT recommend. I moved out of their property nearly two months ago and STILL have not reviewed any information about the return of my deposit. It is impossible to ever get hold of anyone, it takes forever to get any repairs sorted and the moving in process was FAR from straightforward. On top of all of this we moved into the apartment with so much broken furniture: a three legged chair, broken bed slats, a wobbly tv stand than you couldn’t move because it would collapse, stains on all the carpets, a broken bin drawer.. the list goes on. Would urge anyone to NOT rent through Thornley Groves. Terrible.

Negative experience: Complete con artists! As a landlord letting out to tenants, it’s almost every month I have a request for something to fix, replace or repair with no evidence given of before and after repairs or changes. Despite me making requests time after time. I simply don’t trust them! I’ve never had such bad experience with other agents letting out my properties. Their customer service is pathetic with no follow up and when a case is being handled it is handled by any random customer service rep that is available, meaning you have to explain your case again. They are only interested in finding and creating excuses to get your money. Forget using them at all costs! There are much better genuine agents out there that are hassle free and actually care about providing customer care!

The agent has always been incredibly helpful, responding promptly to any queries and resolving issues quickly and professionally. It’s rare to find such consistent service over such a long period, and I truly appreciate the responsiveness and care shown throughout my tenancy. Negative experience: It's an act of big corporation's tyranny on helpless tenants. Terrible process through and through. As a tenant, they make you jump through way too many hoops and then give a property not even in liveable condition. I have attached some photos of how I received a 2BHK on the expensive side - broken desk, broken chair, freezer just an abomination with plastic lids somehow taped to the broken shelves?!, exhausts all clogged up, puke on the dustbin, and a broken couch deceivingly concealed using throws and pillows. And the cherry on top, a misleading inspection document with clear photographic evidence of the problems was sent.

Negative experience: Avoid if you can! They took over 2 months to return our deposit after constant emails and calls, with no response for the first two weeks of vacating.

Negative experience: I had an extremely bad experience with Thornley Groves and would strongly advise anyone against renting with them. Whenever there were issues in my flat, they were either unresponsive or incredibly late in resolving them. At one point, I was left living without heating for a long time, far beyond what is legally acceptable. Their lack of urgency or care for tenants’ wellbeing is shocking. On top of that, I still haven’t received my deposit back. I clearly told them I would leave the keys with the concierge, yet despite doing so, the estate agent handling my tenancy has been completely unresponsive for over a month. Their out-of-office has been up for weeks, and even after emailing both them and their colleague, nothing has been resolved. When I tried calling, the team was unhelpful and dismissive. The whole experience has been extremely unprofessional, childish, and frustrating. They clearly lack the basic experience required to manage properties properly. Even if you really like the flat they’re showing you, do not rent with them. It will cost you a lot… not just financially, but also in terms of time, stress, and unresolved issues. Save yourself the trouble: Thornley Groves is not worth it.

Fantastic experience: my uncle has little agency for many years is a very good landlord and he said he had very good service from this Latin Agency very good if you're a new landlord this Agency will help you rent your property

Negative experience: I’ve had a very poor experience with Thornley Groves as a landlord. Their communication and response times are consistently slow, and whenever maintenance issues arise, the quotes they provide are far higher than what I can source independently. More seriously, they mishandled the return of a tenant’s deposit, ignoring clear instructions, which has left me out of pocket and forced me to escalate my complaint to the Property Ombudsman. I would not recommend them based on my experience.

Negative experience: Update, September: A portion of our deposit has been wrongfully withheld for 'rental arrears', however the date they have the arrears listed is the day after we returned our keys! Michelle ignores all emails we send until the 2nd/3rd chasers. I flagged the error again on August 26th (3 months after our move out date!), still being ignored. Original Post, June: My partner and I moved out of a property on the 28th May. Thornley Groves sent us an end of tenancy letter reassuring us that deposits or any undisputed funds will be released within 10 working days. Well 14 days later and we are still waiting with 0 communication from them and no deposit returned! I've called countless times with no answer, left a voicemail that no one has responded to, contacted our property manager, Michelle, who has ignored us since we started emailing on June 2nd. She also has failed to call us despite leaving messages on her mobile. We received a text a week after moving out saying our rent was late... we emailed about it but received no response about whether we should be concerned about this. Last week we had one email from Michelle stating "I've sent your dispute to accounts". But she has failed to acknowledge our deposit which is grossly overdue? After this email we received, I managed to get through to one person in Accounts and said they would try and push for a response from our property manager (Michelle) as they cannot do anything with our deposit without their instruction. It's beyond ridiculous how they are unable to provide any communication at all and not release the funds in the timelines THEY outlined?? Severely disappointing. I've also left my details via the website contact form... still no response.

Fantastic experience: 5-Star Review for Moe, the Best Rental Agent! I can’t recommend Moe highly enough—he’s by far the best property agent I’ve worked with during my house-hunting in the UK. According to my requirements, he showed me many houses, helped me solve various problems, communicated with the landlord very well, gave me a lot of professional advice, and even when there were issues with document uploads, he patiently helped me resolve them all the way. In the end, he helped me rent a house that I was satisfied with. His professionalism, kindness, and attention to detail turned the overwhelming rental process into a smooth, stress-free experience.

Negative experience: Where to start. Awful. Although often cheap to rent from, Thornley Groves are one of the worst-managed and unprofessional lettings agents in Manchester. If avoidable, avoid - if you go with TG, don't expect quick replies or any of your issues to be sorted. We rented with TG for 3 years and they were so inconsistent with their communication with us. We had black mould for far too long, our boiler broke several times, and our fridge broke. It took them well over a week, each time, to send someone to fix the boiler & fridge respectively, and the black mould was still present (although painted over) when we left (3 years), despite our reporting this through their online reporting system. When we complained about the mould and alluded to legal action, they wiped all reporting history from the online portal, so we had no evidence of this. ALWAYS read your contract with TG - they wrote sections in there which are in direct contravention to what is in law, and which do not reflect the legal rights of tenants in the UK - they can't enforce these things, they are just trying to scare people. If you are a student or a young person, please don't rent with TG - and if you do, read the contract Thoroughly. Landlords let their properties with TG because they are cheap, but this doesn't make the rent any cheaper - the landlord's do not care, and the agency is affordable - this means that as a renter, you will get poor customer service, and the landlord won't be splashing out anytime soon to replace broken furniture for example. All the contractors will be hired at the last minute, at the very back end of their Service Level Agreement, and they will always hire the worst, cheapest services available. If your boiler brakes, or there is a persistent issue - don't be surprised if it crops up again and again over the tenancy. If you call TG, you won't get through, and if you do, you will be met with incompetency. Not all bad - we had a roof over our heads, and heating (sometimes), and they will inspect the property VERY frequently. As long as they are meeting the council's standards (barely) and their landlords are happy, that is truly all they care about. TG are the perfect example of crumby lettings agents enabling the existence of lazy landlords in this country. Thornley Groves - answer your phones, your offices are decked out with staff. Negative experience: The balcony door was not closing for more than a month. Till now it was not taken care though multiple followups and duly reported in portal. Property manager was not approachable. I am going to report this to council

Negative experience: Poor experience with Thornley Groves recently. Booked to view a flat that came up over bank holiday weekend (supposed to view it the first day possible after bank holiday), but got a text a couple hours before to say it had been cancelled due to the flat's keys being with a contractor, and the letting agent couldn't get in. Tried to reschedule, but the person I was speaking to seemed reluctant to offer a new date/time. Slow responses from them, and got an email the next day to say the property had been let (don't even know how someone could have viewed it without the keys being available). Heard nothing from the letting agent from my last message to them. Tried to send another to check progress on rescheduling a view date, and they've read it and not responded. Very poor experience. Heard bad things about them in the past, but was willing to give them a chance this time. Never again. Try to avoid them if possible!

Negative experience: As a letting agent, Thornley Groves are borderline incompetent. The list of reasons would be extensive, and too long, but here a few highlights: Inventory services are incompetent. At the start of my tenancy the flat had a range of issues which should have been caught at the inventory. These included a microwave which Thornley Groves recorded as condition "fair", alongside their own comment of "the door will not open" - an absolute farce. Meanwhile the oven tripped the mains fuse, which saw me without any means to prepare food for several days. Which leads to... Contacting Thornley Groves is impossible. They simply don't answer their email or the phone. Having walked past their office it's always busy, so one does wonder what they do all day. For those staff with screens facing the street, the answer is personal surfing of the internet. What's worse is this extends to landlords: my own landlord reached out to me, since she was unable to reach Thornley Groves herself. It's nice to know it isn't personal I suppose. Upon ending my tenancy, the inventory was falsely compared to an incorrect copy, and vague threats of cleaning services were levied upon me. Once these were withdrawn, Thornley Groves nevertheless held onto my deposit for almost 30 days, a gross breach of both their contract and the deposit schemes, which should see it returned within 10 days. The icing on the cake is that Thornley Groves staff regularly parked in my parking space, since we shared a building. They were unapologetic and repeatedly did so. Unprofessional, incompetent, and untrustworthy. EDIT for Thornley Groves boiler-plate response of "sorry" and "please email complaints". The complaints email address *was* contacted, more than 48 hours before they found the time to write this response. What we learn from this is it's more important to Thornley Groves to be seen to listen to their customers, than actually do anything. Unprofessional, incompetent, and untrustworthy.

Negative experience: The whole experience of both selling and having the property managed by TG has been an experience in how much they can charge for the minimum amount of input. I would rate this company as no stars if I could, and apart from one person in the the organisation whose application and dedication to his work made him stand out, I cannot recommend more highly that anyone seek out another company.

Negative experience: STAY AWAY IF YOU CAN. The worst agency I have ever rented from. The staff all have huge workloads so it takes months for them to sort anything out. Not their fault but you will suffer for it. We renewed our tenancy and were left without a property manager or anyway to contact the company. I called the main line 50 times (over a period of time) staying on the phone for 5 mins each time and never got through. We had an awful first year and I don’t know what possessed us to resign. 7 months to fix something. No hot water, broken lights, terrible move in condition. I am leaving this review in hope that someone will leave a complaints email that may put me through to someone.

He was consistently professional, attentive, and went above and beyond to ensure that everything was handled smoothly. Negative experience: Dealing with Thornley Groves has been nothing short of exhausting. My property manager, Katie Garner, has been consistently unhelpful, defensive, and either completely unaware of tenancy law or simply choosing to ignore it. It appears her conduct reflects a wider culture within the agency. I was pressured to sign a new fixed-term contract I didn’t want or need, with no regard for my legal right to stay on a rolling tenancy. When I raised valid concerns, they threatened to unlawfully evict me and re-let the property. I was met with dismissive emails and a tone that suggested I was being unreasonable for expecting basic competence. They also tried to offload landlord responsibilities onto me, including arranging access for essential fire alarm maintenance whilst I was abroad, as if I work for them. This is particularly egregious considering our building has flammable external cladding and a fire broke out in a neighbouring building shortly afterward. It’s comical that they denied it was their responsibility, yet nine months later, two days before the end of the tenancy, they began to pester me for access to the property to service the fire alarm they had previously claimed they weren’t responsible for. At one point, they even tried to increase the rent twice within six months, despite the tenancy agreement clearly stating they would only increase the rent once per 12-month period. When I first moved in, they let the flat to me without any flooring in the hallway. No prior warning or explanation, just bare concrete. This required months of chasing to get them to bother to install any flooring. When the tenancy ended, I received contradictory instructions: one stated to post keys through the letterbox out of hours, while another explicitly said not to. Consequently, I returned the keys via courier in an envelope with my name rather than the property’s address, as advised in Thornley Groves’ checkout guide. Upon arrival, the agent at the office refused to accept the keys without the property address, which was unknown to the courier. In response to a complaint regarding Thornley Groves’ conduct, Jordan Simms, who says he is the Head of City Property Management, appeared unable to comprehend the contents of the complaint, and sent a factually incorrect and seemingly AI generated response which was frankly embarrassing. The whole experience has been patronising and unnecessarily stressful. I’ve now raised their conduct with The Property Ombudsman because they don’t take accountability unless forced to. If you’re looking for an agency that respects tenants and operates within the law, I’d suggest Julie Twist Properties on Deansgate.

Fantastic experience: I lived in a Thornley Groves flat on Blanchard Street for one year. Overall, it was a good experience. My flat manager, Akeem, handled all queries professionally and was always responsive and respectful. I did have an issue with getting my deposit back, which I believe is quite common with all agencies. Initially, I was disturb because they are not giving my deposit back. Since my deposit was protected with the Tenancy Deposit Scheme (TDS), I was able to recover the full amount through their dispute resolution process. Overall, I would say Thornley Groves is a reliable agency.

We'd had not much luck after a month of searching but he sent us a property tailored to our preferences which we were able to complete a successful application within the same day. He'd even gone out of his way to take a video viewing of the property to send to us! Thornley Groves has been an efficient service and many thanks again for all your help Gabriel! ✨

Negative experience: If I could give Thornley Groves -1 star I would. Thornley Groves have been without a doubt the worst the estate agents I have ever dealt with - unbelievably unprofessional with such poor communication from Pete. If you can avoid this estate agent, please do. In addition to that, the online portal they use to upload your documents for referencing checks etc does not work.

Fantastic experience: Finding a city centre apartment felt stressful until we met Gabriel. He patiently explained everything, from locations to the whole renting process, and really made sure we found the right fit for our needs. He’s professional, but also friendly and down to earth. Not the intimidating suit and tie type of guys you normally get that just wants to rent you a flat and never answer calls after. .. Negative experience: I am writing to formally lodge a complaint regarding the unprofessional and unacceptable conduct of your agent, Moe. We booked a property viewing weeks in advance but received no communication until the morning of July 12th. On that day, Moe demanded a pre-check of my personal information and threatened not to show up if I didn’t comply — accusing us of “wasting his time.” During the viewing, we asked about negotiating the price. Moe claimed he would share the landlord’s contact details but never followed up. He repeatedly stated that unless we agreed to his terms — including a fixed 12-month contract starting from the end of July — he would not proceed, despite the Rightmove listing clearly stating a minimum tenancy of 6 months. When we visited the office, Moe remained dismissive and uncooperative, even falsely claiming he had been professional throughout. I am willing to provide examples of his disrespectful email responses as evidence. This experience was deeply frustrating and reflects poorly on your agency’s professionalism. I expect this matter to be investigated seriously and a formal response from your team.

Negative experience: I had an extremely disappointing experience with Thornley Groves. I travelled all the way from another city to view a flat, which was arranged in advance. The agent never showed up — no call, no email, no explanation. This shows a complete lack of professionalism and respect for people’s time and effort. I would strongly advise others to think twice before dealing with this agency.
