Fantastic experience: Reed Rains have been managing my property for about 4 years now. And recently I'd put it up for sale. I don't live in the area, so it's a huge relief to have the team look after my flat. In selling the flat, they were responsive, gave lots of feedback and helped me position it in the best way possible. Fantastic experience: Reed Rains have been managing my flat for about 3 years now. I've had 2 previous rental agencies in Manchester city centre, and can easily say Ryan, Anelka and the rest of the team have always been the best rental management group I've had looking after the flat. They make sure issues are dealt with quickly for my tenants. That renewals are completed efficiently and that I have good consistent tenants. Something the previous 2 companies didn't do to my detriment (in terms of rental income issues and damage to my flat).

All the people involved from showing me around the property, and then getting me through the next steps to getting my keys were friendly, super helpful and responded to all my questions really quickly and made the process really easy. Negative experience: They were unprofessional from start to finish. From the initial rental process through to move-in, we repeatedly received misinformation and experienced a complete lack of communication between team members. After paying the deposit, we had to chase them for nearly three weeks just to receive the keys. When we finally accessed the property, the condition was unacceptable: visible mold, dirt buildup in the kitchen exhaust, broken kitchen cabinets, marks on the walls, and overall poor cleanliness. Despite these issues, they claimed the property was in “perfect condition.” Unfortunately, trusting their assurances turned out to be a mistake.

Fantastic experience: I am more than happy to leave a review for the team at ReedsRains who have managed the letting of my property over the last six years. All the staff I have ever dealt with have always been highly professional, efficient and helpful. With the fully managed service I have never been less than completely confident in their abilities, and knowing all the day to day administration is being handled as effectively as possible has been a huge weight off my mind throughout this time. The vigorous screening procedures used to vet potential occupants have always insured we have had the most suitable tenants. After six essentially trouble-free years I couldn't imagine letting my property again without their expertise to support me. Unforeseen complications and problems have of course inevitably arisen from time to time, and I have always been kept informed and up to date while we find solutions and the best way forward. In recent times my main points of contact with the ReedsRains offices have been the Property Managers assigned to my flat. Lily Eckersley, Anelka Dodds and then Lucy Jarvis have all proved to be very approachable and extremely helpful whenever I have needed their assistance. Knowing I can rely on a prompt reply to a phone call or an email is always reassuring, and their continued reliability has been invaluable. As the time approaches when my property will once again be up for rental, I can definitely say I wouldn't even consider going ahead without the services of the ReedsRains Manchester Lettings team behind me.

Negative experience: Reeds Rains was good in the process of letting the property to me. But property management is a big failure. I have water leak which damaged the whole wall in the living room. They haven’t taken any action for a month . Sending emails. Asking me to send more photos of the damage. No one has checked or tried to fix it.

Negative experience: Unprofessional and unhelpful staff. We loved the property we inquired about, but the listing was not transparent hence why I think such a beauty property is still not rented yet and has even been reduced. There is no parking and it is unfurnished, though the listing will not state this. When called to ask, two agents could not point out to the written bit where it says it is unfurnished or furnished, with one condescending agent hanging up the phone.

Negative experience: Now had no heating in the living room coming up to 8 months (electric heater started sparking), a boiler that my partner has to reset every day otherwise we have no hot water, a sink trap that is still broken after finding out when we had moved into the property it had been gaffer taped up to stop it leaking. And only just been told our property manager has left after emailing and calling for the past year. We have been in contact many times and get told the property manager is on lunch and this message is being passed on. I am physically disabled and now suffering with how cold it is and not sure what to do next.

Negative experience: My experience of this lettings agent has been awful for the last year. Our entire tenancy they were beyond unhelpful. Every time we tried to get anything in our property maintained or fixed we were met with endless empty promises or just radio silence. We had no hot water for over 3 months! We were also advised by the agents themselves at our viewing of the property to request the walls be painted prior to our moving in. We did so and put in an offer based on the condition, and to the very date we moved out a year later the walls had not been painted. We would call them to try and resolve an issue as they are extremely slow to reply to emails. We were promised things on the phone and then told in emails that those conversations never happened. And finally, we are now trying to get our deposit back and they have made us wait over a month to even have an offer sent to us of proposed deductions. All the deductions they are proposing were issues that were pre-existing, as even admitted by themselves, but they are trying to get us to cover the costs! They also advised us to get a clean done professionally before vacating the property and are now telling us we have to pay them for one anyway! Avoid this lettings agent at all costs. They work with landlords that don’t care whatsoever about their tenants and then echo that disregard themselves in their service.

Fantastic experience: They have been fantastic! From the first time viewing the house with Francesca to the next few visits to the house or the phone calls. Francesca was always really helpful and approachable Same with Laura Croft. It has been a really lengthy process (due to the solicitors) but Laura was always keeping me informed and adding pressure on the other side to get things done. Negative experience: Currently renting with them. I wish I knew what they are like before. I would never rent with them! Since start it was not a pleasure at all.We had to deal with clueless,lazy and rude staff.,, What’s your problem?Just do it online,,,,,We have no time’’ I had to go and ask for everything into the office in person as they were so rude over the phone. The property was meant to be painted before we moved in and of course it wasn’t!They have rented us the house which was so dirty,unclean and I have spent days to clean professionally carpets and everything else. After few weeks police came to the property and kicked the door of of the property as apparently so the property was rented to the drug dealers before. Now 5 weeks after,after several calls when the door is going to be replaced all we get is,,we will check what is happening and let you know’’ And guess what?Never heard from them since….we are left with the broken,unsafe door from not our fault.And no one wants to take a responsibility to fix the problem.Avoid!

Highly knowledgeable team and superb comms throughout the process. They gave me a full turnkey package recommending the best solicitors who would best handle my high rise leasehold flat sale. I vetted their fees against other Manchester agents before signing and found them at a competitive and going rate for the area. However, If i had known the level of attention to detail, the excellent advice and service i was going to receive throughout the process I would have gladly paid an extra 1% in fees. My BTL portfolio journey ends with the sale of this property. I would say whole hardheartedly after a dozen or so buys & sells you are the best agency i have ever dealt with. Fantastic experience: The initial meeting was organised within a day and the photos and floor plan were organised quickly after. My flat was on Rightmove within the week, very efficient. My flat was not an easy sale, a shared ownership property with a very expensive ground rent and service charge (that went up whilst on sale), despite this Reeds Rains were able to find a buyer. Once the buyer's offer was accepted Reeds Rains went above and beyond as intermediaries, would answer emails the same day, same hour a lot of the time, and were always available on the phone. They would chase up information with me, with the buyer and with our respective solicitors keeping everything on track and keeping the buyer and me in the loop. Their help from beginning to end cannot be overstated, I am very thankful for all the work they did and would highly recommend.

Negative experience: MERCHESTER BRANCH，HERRIBOR ！！ New build apartment in city center. In the first year, the tenant only rented for one year. The next year, another tenant destroyed my SINK and sofa. You guys sent me several emails asking me to pay for the repairs. I was surprised and asked why you didn’t deduct the deposit? you guys just keep asking me to pay for that, you said because i am the owner, i have responsibility to do the repairs, Hello, my apartment is new build !! and all the furniture is new. i am curious that did you guys check the room when the tenant moved out? did you know there are something broken? you guys just charge me the handling charge month by month with handle nothing. Absolutely ridiculous. In the third year, another tenant signed a one-year contract but only rented for 8 months. How did you deal with it? The answer is, you said they had already found a new tenant and asked me to confirm immediately. You guys called me so many times and said to me that you guys already did the background check were OK after checking, but the fact is this new tenant did not pay the rent from the beginning. not only that, he use my house as AIRBNB. By the fourth year, the tenant still hadn’t paid the rent, you asked me to find a lawyer to collect the unpaid rent. and just casually told me that we didn’t buy any insurance so all the expenses i have to pay by myself. You guys also said that you could introduce a lawyer to me. How nice! in this 3 years, renting my apartment out to 4 tenants, the apartment is in a shabby state when you get it back. What are you doing? Do you know how much I have lost so far ? over GBP 30K, and lot of time !! most of your agent is awful, I went to your manager, no reply. I wrote to your company and even the complaints department, also no reply. Completely failed to fulfill the responsibility of being an agent "To help you, here’s our round-up of what to look for in a competent and professional agent: “ Which written in your website, But in fact you are doing the exact opposite, this is the biggest lie. the above is what i learned, it was my nightmare. you are no longer my agent effective immediately !!

Negative experience: I’ve been using their full property management service for over 18 months, but my experience has been disappointing. While they handle rent collection and tenancy renewals adequately, they consistently fail when more effort or follow-up is required. For example, there was a critical safety issue with a fire door that needed urgent attention through the developer. They failed to coordinate with the tenant or ensure the work was completed within the deadline. Despite my repeated requests for quotes to address the issue and discussions to understand the delays, they have ignored my emails and requests for calls for months. Their neglect has left me dealing with serious non-compliance issues, which is unacceptable from a property management company. Additionally, I would caution against trusting their 5-star reviews. The agent who signed me up pressured me to leave a glowing review, which I thankfully didn’t. The same agent failed to collect the emergency key of my property from the developer, causing further complications down the line. If you’re looking for genuine full management services, I wouldn’t recommend this company.
