Negative experience: Rubbish service by Hills. They have sold other houses on the estate within a month but haven’t bothered to expedite my house viewings for the past 2 months that I have been working with them. Probably they used my house as a base to sell those other properties on the estate for higher prices. Highly disappointed.

Fantastic experience: Had a great experience purchasing our first home with Hills. Elliot was very helpful throughout the sale as he was able to answer any questions we had for the seller and he was always quick to respond to queries.

Fantastic experience: The professionalism delivered was exceptional. Not all sales re straight forward but the negotiation, management of all parties and patience to deliver a sale was to a high standard. Negative experience: Made an offer on a house, asked me to wait a few days to let the vendor think about it and continue viewings. Mentioned to them, I’d also continue viewings, after a few days decided to accept my offer, however I asked for 1 day to think about it now I had another option. However was only given 1 hour, in the middle of the work day. Felt very pushy and unfair, especially as I patiently waited for days for the vendor to reply. Viewings were good, polite and friendly young man.

Fantastic experience: My experience with Hill Estate Agency has been great, especially with Elliot. I am looking at a particularly small area and after the initial contact, he got in touch whenever a house came up in that area. After my offer was accepted, Elliot and some of his colleagues kept in touch to ensure that the purchase progresses smoothly.

Michael in particular has been an asset to the business, providing regular and timely updates to help me navigate the house selling and buying process. I can't recommend Hills enough.

Fantastic experience: Had a really great experience with Hills. As a first time buyer it can be overwhelming but I felt really at ease. The online app they use is really easy to navigate and control your viewings etc. Their pictures of the properties are all so nice and true to real life. We dealt with Elliot mostly and he was fab! Always helpful and considerate, especially when working around my schedule as a teacher so would quickly rearrange viewings and calls for us. He also remembered the styles we liked and approached us about ones that suited us promptly so we felt well taken care of. Thanks guys!

Fantastic experience: We originally found a property for rent online, immediately enquired about it and ended up dealing with Olivia Johnstone and Olivia Lee. They both couldn’t have been any more helpful, they arranged a viewing the following day for us, left a holding deposit whilst the application process started. They dealt with everything, any questions or concerns were answered immediately. Couldn’t recommend hills anymore and both girls did a fantastic job making the move seamless. Thanks again

Negative experience: Bought my house through Hills as a first time buyer and had the worst experience. Holly B was not only rude, she would repeatedly call me daily and whatsapp to tell me the vendors are considering pulling out of the sale if there was no response in the same day. I understand that the agents work for the vendor first as they pay the agents fee, but there is no need to intimidate or harass buyers especially when the process takes time with searches, surveys and renegotiation due to problems identified in the surveys. I can't recommend Hills going forward due to this.

Fantastic experience: Hills have truly been outstanding. They took over management of our property at the same time my beloved mum passed away. They have been so supportive and made everything so easy for me with the change over. Olivia took care of all communication in such a way so that I didn't have to worry. She liased with our landlord and was extremely professional as well as caring. Anything I have needed she provided quickly and efficiently. It has been the hardest time of both mine and my sons lives and Hills have truly gone above and beyond with their support in allowing us to stay in our treasured family home. Our inspection was accommodated to our needs and I must say Cheneece is the most professional property inspector I have ever dealt with. Her attention to detail was impressive and her approach to our safety in our home was second to none. Within 24 hours she had a contractor organised and attended our home. Cheneece was such a lovely person and incredibly warm and approachable. Both these fine ladies are a credit to Hills and I feel both protected and safe thanks to everything they have done.

Fantastic experience: Elliot and his team worked hard and were very accommodating. This isnt my first house purchase but it certainly was the one with the best experience. No question was left unanswered and they worked hard to get the sale completed in good timing. Thank you.

Positive experience: There was too much messaging both by email and telephone. Also when messages were left asking me to call the person back, when doing so it was difficult to speak to whoever had requested the call, as they were never in the office or at their desk, I was told will ask them to call you back, this often needed another call as there had been no call back . I know you Work as a Sales Team, but somebody should take Sole Charge with Communicating with the Vendor, as this makes it easier to sort out any problems. I had a problem at times picking up what your Reception Staff had said when answering the phone, and had to ask them to repeat what they had said. I do not have a hearing problem as far as I am aware, so could the volume on your phones be set louder. I hope this Feedback will suffice. Regards Julie Chambers

From the Sales staff (Sarah was REALLY helpful and sold the house quickly) to the after sales team (big shout out to Elanor too, it was a complicated chain!) The communication was spot on, information always relayed and just everything that you could have wanted or asked for. If I sold again, I would use them again without a doubt!

Fantastic experience: I couldn't thank Hills enough for what they did for our property sale and purchase. They communicated daily with me, helped us secure a buyer within days of our property going on the market, when the buyer fell through they found us another buyer within a day. They helped us secure the best home for our family whilst I was heavily pregnant and then eventually having a new born and toddler. Negative experience: I rarely leave negative reviews, but I believe future tenants should be aware of my experience with Hills Agency. I returned my rental property in what I genuinely believed was very good condition. The entire house was freshly repainted, cleaned thoroughly, carpets done, and all appliances were cleaned before handover. At the key handover, no issues were raised, and I was verbally told everything was fine. However, after moving out, I experienced significant delays in getting my tenancy deposit processed. For more than a month, I had to repeatedly chase the agency for updates, which caused avoidable stress and financial disruption. Only after 40+ days of follow-ups, the agency submitted a large number of deposit claims that were never mentioned during checkout, never communicated in the days after my move-out, and were raised only after I chased the deposit multiple times. This left me very disappointed and questioning the fairness and transparency of the process. I am now having to resolve everything through the official deposit dispute service, which is time-consuming and frustrating — especially because none of these issues were raised at the appropriate time. I hope Hills Agency reviews their communication practices and ensures future tenants are treated with clearer, more timely, and more transparent procedures.

Fantastic experience: I recently purchased my first property through Hills Estate Agents and had a great experience with them. After days of research, I realised that Hills were the agency most likely to have a property I was interested in. They have a thorough social media presence across Instagram, Facebook and YouTube, which made it easy to monitor new properties coming to the market. I want to give a special mention to the team members who helped me throughout the process. Elliot was incredibly helpful during the early stages. He was present for my first ever house viewing, guiding me through the property (and many questions!). The first property didn’t tick all the boxes for me, but through continuous communication he began to understand the type of properties I’d be interested in - it was all a learning experience! He made sure to keep me up to date with upcoming listings and understood the difficulties of my shifts and travel when arranging multiple viewings. He was also patient with my preference for email communication, as I struggle with being on the phone. Christopher was the agent who showed me around my favourite property. He was very patient while my partner and I checked (and re-checked!) everything. It ended up being the property I purchased, so it was really helpful to have him answer all our questions and give us the time we needed during the viewing. Both estate agents struck a perfect balance between professionalism and being relaxed in person, which made it much easier to feel comfortable, especially when viewing someone else’s home can already feel quite awkward. Lastly, I want to thank Rebecca, who assisted me during the actual buying journey once my offer was in. She liaised with the sellers for answers to questions that came up along the way, helping to avoid delays and making sure I was fully happy with every response. Overall, I’d absolutely recommend Hills if you’re looking for a property in Eccles! They have regular listings that are reasonably priced and within market value, ensuring a smooth sale for both buyer and seller. They’re quick to respond, and their strong social media presence really sets them apart, with consistent, easy-to-access listings across multiple platforms and put both buyers/sellers at the heart of what they do.

Negative experience: Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Useless!!

Negative experience: ⚠️ Avoid Hills Estate Agents (Eccles branch) I had a very disappointing experience with this agency. They have never returned my deposit, even though it’s already been over a month since I moved out. Throughout the whole process, they kept giving me excuses and making me go in circles. Instead of handling the refund properly, they kept telling me to deal with my ex-flatmate, who is still living in the property and has already found someone else to share the rent with. The agency clearly should have been responsible for returning my deposit directly, but they refused to take any responsibility. Most of my communication was with Tony, one of the staff members, who constantly acted as if the issue had nothing to do with him or the agency. It’s frustrating because I trusted Hills Estate Agents with my money, and they completely failed to act professionally or fairly. Unfortunately, it seems they take advantage of people who are new to this country or not fully aware of how the rental system works. I am now in the process of taking legal action against them for this unfair treatment. I strongly advise anyone considering renting through this agency to be extremely careful and make sure you fully understand your rights before trusting them with your deposit.

Negative experience: 1 star because 0 stars isn’t an option. As a Landlord I wouldn’t recommend at all. Our house was badly treated by the tenants and due to how Hills handled the deposit scheme and failure to provide satisfactory (and required) documents (as confirmed by the deposit scheme this is the reason) we have been left unable to claim our deposit and completely out of pocket. Tried to handle appropriately with Hills who for the second time now complaining don’t want to resolve amicably and privately with us so we now have no option but to pursue them via The Property Ombudsman. I have waited to leave this review until they have had a chance to respond appropriately, that has not happened and therefore I now want to warn anyone else off using them in future. Please any other landlord thinking of using Hills to rent their house out go elsewhere and save yourself the hassle and thousands of ££.

Fantastic experience: Hills have been great from start to finish while selling my house. Every member of staff I have dealt with has been extremely helpful, friendly and professional. Being part of a chain, the conveyancing process has been slow and frustrating at times, however Rebecca has been incredible at chasing solicitors and providing regular updates. She has been such a great support, particularly over the last few weeks on the run up to completion. So grateful for all her help!

I’m finally hitting the milestone and getting my first property after a year of overthinking and overplanning. I wasn't sure if I had “all you need” since the UK property market is definitely one of its kind! Thankfully Hills runs very informative advice sessions and so I went to one of those without knowing what to expect. There I met Hollie who after a lovely chat helped me find some options, she helped me realise that I was actually in position to start doing viewings and making offers so after a browse around of their properties on sale we booked viewings for that same weekend!! On the following Monday I made my first offer and some months later here I am today covered in paint looking for kitchen ideas and a girlfriend VERY excited about new curtains and so much space for houseplants! The whole process went very easy from start to finish and honestly a big part of that was the Hills teams always making me feel secure and confident at every step. I will be forever thankful with them for how much they have done!

Negative experience: Rented at 33 Brindle Heath through Hills Estate Agent (landlord Heather). Constantly tried to pin fair wear and tear on me, with no proper inventory at move-in. When problems arose, instead of resolving them, blame was shifted and costs pushed onto me. I also dealt with Olivia at Hills regarding sensitive contractual issues and was met with rude, unprofessional behaviour both verbally and by email. When I raised this, Heather’s response was simply “she’s new so it’s okay.” The agency offers no tenant support, only protects the landlord’s pocket. Rents are sky-high and you’ll be rinsed for anything they can pin on you. Avoid at all costs.

Negative experience: Terrible estate agency! AVOID! They are liars! They told me that my offer was the highest and the seller is very likely to accept it. I sent them everything they asked for promptly.Then get a phone call saying that they went with a different offer? No explanation as to why. AVOID! Had nothing but a bad service!
