Negative experience: Initially started off positive when trying to sell my house. Soon learnt they are full of false promises, promising to sell your house in 30 days, stating they will only arrange viewings with vendors in a position to move but this became apparent it wasn't true, try to get u to reduce ur price frequently. When I rang to say I wanted to take my house off the market I was told it had already been removed but at no time had James contacted me neither has he returned my call on the 2 times I have rung wanting to know who and why they decided to remove from the market before I had rung to remove it. Also only estate agent I know that adks for some money up front to start the ball rolling. Any other estate agent it's no sale no fee and payment on sale. Seriously would not recommend this estate agents and James has been shocking at keeping in contact, returning calls etc. Boycott in my opinion

Negative experience: This company are not to be trusted, they will target sellers who have been on the market already with other agents, they will go to great lengths to get the property on the market, making over exaggerated claims about their unique buyer pool, distancing other agents by false claims about the agents poor performance. Once listed they put forward low offers from cash buyers, hoping that people are desperate enough to accept. Beware!

Fantastic experience: Following the meeting with Rhianna I was assigned Robert. I am extremely grateful to Robert. He helped find a conveyancer and then made sure the sale stayed on track. When the process stalled he rang the buyers solicitor and put it back in to gear. Process was quick and efficient, and I appreciated the face to face zoom meeting with Rhianna. Fantastic experience: The understanding, friendliness and help from both Rihanna and Lola from Express has been so beneficial (helping to calm little niggles and doubts, to explaining afew times what to do/what will happen, just basically understanding our situation and giving us the support we need has been phenomenal). Just wish they both could have seen us through from start to end instead of to different departments, but our current agent Rob is becoming just as friendly and helpful as the two ladies (hopefully it'll end on a positive note for us ). UPDATE Robert peake turned out to be just as nice as the two ladies. Negative experience: Got a call throughout the whole sale probably 3 times with information that I already knew from the solicitors and sellers. Never got a response back via email or the text service regarding sales progression when I needed access to the property … booking the viewing initially was easy as all online and direct with the seller.

Negative experience: Absolutely unproffesional and dishonest agency.Kept making up lies to extend my contract when they failed to sell the property.Then when the contract finally ended they kept the property against my will as advertised for 6 more weeks. Nearly 3 months later when I was browsing on Rightmove my property was still there and when I emailed the sale person he had the audacity to tell me that I rung him to ask him to put it back which was an absolute lie.They will come up with big promises and make it sound that sale for the asking price is achievable and then will keep asking you to reduce it.Absolute disgrace is what my personal experience was.Hopefully others received better service.
Negative experience: Appalling service. Conned me into thinking the previous agency were doing it wrong and made promises to sell within so long. Put pictures on and was told I'd be updated and contacted every 2 weeks no matter what. From November to January heard nothing. Not one call was made to me. Yet pestered me and pestered until I went with them and they also wanted 150 upfront for conveyancing team with them. I decided to use my own solicitor and they didn't seem bothered about my sale after I told them no to the 150. Very pressured in the beginning and ott and then nothing. Avoid

Negative experience: !!Extremely disappointing and unprofessional experience!! After this agency explicitly accepted our offer to purchase a house, we proceeded in good faith with the entire process, investing time, effort, and money. Only later were we informed that they had supposedly accepted another offer instead. No proof or transparent explanation was ever provided. This situation shows a serious lack of honesty, communication, and professionalism. Buyers should be able to trust an agency once an offer is accepted, and unfortunately, that trust was completely broken in our case. I would strongly advise others to be very cautious when dealing with this agency, as our experience was misleading and unfair.
Negative experience: After celebrating for 3 weeks, after our offer has been accepted and solicitors have been pad they called me this morning saying that the property has been sold to someone else. Right before Christmas. Unacceptable, unprofessional.

Once an offer has been accepted, the property remains legally available until contracts are formally exchanged. As a regulated estate agency, we are required by law to pass on all offers received to the seller right up until exchange of contracts. The final decision on whether to proceed with any offer rests solely with the seller, not the agent.
We appreciate how disappointing and frustrating this can feel, and we regret the distress this has caused. Unfortunately, until contracts are exchanged, there is always a risk that a seller may choose to accept an alternative offer. Thank you for taking the time to share your feedback, Olivia

Negative experience: I am a property investor and I recommend not to use this agency. They had booked a viewing with the owner of one of the flats in Saint Pauls Square in Liverpool on a Sunday morning. The owner’s intercom system was attached to his mobile phone and said he will be there in 10/15 minutes. After half an hour, he did not even turn up and there was no way to contact the estate agency using all their contact details I had. Such a waste of my time, and I would not recommend this agency as I deem them now as unprofessional and uncontactable. Could be spending my time relaxing on a Sunday morning as a busy person, so this is a complete waste of my time.

Negative experience: Channelle Collier kept me waiting 10 mins for a zoom today. My link was very clear. I was awaiting her to start. No one answers the phone. Not a good first impression. I won't be using thus company. Time wasters

Negative experience: I made an appointment to view a property in Cornwall, then struggled to find the exact location on a map. I emailed the agency directly to ask for a precise location pin / what three words - their reponse: look on a map. They proceeded to send me a link to a property with a similar name in Cornwall, over 1 hour's drive away. I had some questions about the property in general & a small concern over a new development abuttung the property boundary (this went unanswered) & was conveniently not included in the particulars. Everyone I spoke to in this short process was very helpful & quick to reply, however the automated text & email system is HORRIFIC - as a viewer / buyer expect mulitiple reminder texts & emails throughout the day. I think I've had 5 today already.

Positive experience: A video call means both parties should be able to see each other. In this case I could not see the other person. This is very disconcerting. She said some problems with her camera. It’s not easy to believe. I lost trust.

Negative experience: To remove my property from listing i have followed up so many times no proper response. They have reduced my property value. Cheep marketing strategies, don't belive them.
Negative experience: Logging into Zoom was a disaster. I sat and waited for 5/10 minutes until I got a call and new link from Stacey. The picture was awful with dozens of versions of both of us.
Positive experience: On the whole Frances was lovely, few issues with viewings being booked when prospective buyers didn't have funds and their properties weren't even on on the market, but obviously that the booking system not Frances. Also, needed to chase feedback after some viewings. The foot work to secure the sale including negotiations was done by myself as our buyer preferred dealing with me direct for whatever reason.

Negative experience: I’ve waited to leave this review in the hope that with time I might feel more charitable and positive towards Beth Ramsden and the whole experience of being forced to deal with her company. I shall at least be polite but I found her to be very difficult to communicate with, both in terms of not answering her phone and not returning calls, as well as seemingly using smoke and mirrors to evade the truth. She came across as quite rude and defensive on many occasions; maybe she is out of her depth in this job? I started this house purchase with Jessica and only wish she had not left the company shortly afterwards.

Fantastic experience: My property was on the market for 10 months with another Estate Agents, with 3 viewing. A flyer came through the door for Express Estate Agents, I rang them thinking ‘what have I got to lose’?. I had 3 viewings within a week, communication was exceptional. I had a full asking price offer, and am preparing to move., all within 2 weeks. I cannot recommend this company and its staff high enough, customer care is here. Quite unbelievable, and professional. Fantastic experience: I was a little dubious about an online estate agency, but I needn't have worried. Lol was so efficient and pleasant to deal with. She kept me informed at all times, and it was just like dealing with any estate agency.

Negative experience: I had what started off as a very positive experience with this agency — the viewing went smoothly, the staff were polite, and communication was good at first. I made an offer on a property which was accepted, received a “congratulations” email, and was told the place was mine. Naturally, I was thrilled and started making arrangements around the move. However, things quickly took a turn. Without any warning or communication, the property suddenly disappeared from the market. When I reached out to the agency to ask what was happening, I was casually told that the property had been sold to someone else. No phone call, no email — nothing. I only found out because I chased them up myself. What’s most disappointing isn’t just losing the property, but the complete lack of professionalism and transparency. Being left in the dark after being told the property was yours is unacceptable. If this is how they handle accepted offers, I’d strongly advise anyone thinking of using this agency to proceed with caution.

If selling a property as an on line agency within 30 days, where is the guarantee for that, or is it just a hoping claim. How does the arrangement work ?. for example when buyers want to view the property who will arrange the appointments and guide and company the buyers during visit ?. Negative experience: Very keen at the initial contact. Talked about pricing brackets but did not explain that they would advertise the property at the lowest point and then only when you click in to the property does it say a guide bracket point. They say that they talk the buyers up, maybe it works in a sellers market but no chance of that at the moment. Communication is by text or email, with copied and pasted sales blurb. Impossible to speak to anyone. Oh and they don’t do accompanied viewings. When we decided not to sell it took over a week for them to remove our listing. They even sent us a link for someone to view our house after several times telling them that we weren’t going to sell and this person hadn’t sold their property which is something they said that they always checked to ensure that a viewer could proceed should they make an offer. We found it very stressful to deal with this company and would definitely not recommend.
Negative experience: Tried calling three times, disconnected each time without speaking to anyone. Can't find an email address on their website, only a long winded form demanding too many personal details. No wonder the house I'm interested in is still up for sale after such a long time.
