Negative experience: Following a move in that resulted in numerous issues on which only got resolved after 4 months, I paid for a comprehensive clean out, etc. I entered into the Reposit scheme and as no charges had been raised through the scheme and it was subsequently closed after 24 days. However NPP magically conjured charges and though they did not raise them within the 24 day period they have now raised these charges some 30 days later (outside of the agreement, but of course that means absolutely nothing to this company). NPP tried to state that the reason for the late charge was a technical error with a third party (Reposit) but after some investigation it as uncovered that NPP in fact lied to its tenant and the reason for the out of policy charges was NPPs fault, no integrity, do not trust.If you are perspective tenant do not use this company, it has been one of the worse experiences of my life

We are sorry to hear that you are dissatisfied with the service you received, as this is not the experience we aim to provide our clients.
Having reviewed the tenancy you held with us, I can confirm that the charges applied to your Reposit were a combination of costs you had previously agreed to, along with additional charges identified in the check-out report. This report was conducted by an independent third party.
To summarise, your tenancy was due to end on 10th November; however, you informed our Property Management team that you were unable to vacate the property on that date due to unforeseen circumstances. You subsequently agreed to pay rent for the additional days during which you remained in possession of the property, as well as the costs associated with replacement keys and fobs, for which you were responsible.
The deductions applied from the Reposit relate to the replacement of keys and fobs, a letterbox lock change due to the corresponding key not being present at check-out, and rent arrears for the additional days you remained in possession of the property.
Additionally, although you advised that a professional clean had been carried out, the check-out report identified areas that had not been adequately cleaned, specifically the kitchen appliances and bathroom. The report also noted damage to the walls that was not present at the start of your tenancy.
These charges reflect the costs the landlord has requested to cover the work required to return the property to the condition it was in at the commencement of your tenancy.
Reposit is an impartial service, and should you wish to dispute these charges, you are fully entitled to do so through their dispute resolution process.

Negative experience: Where should I begin. If you are using this agency prepare to be neglected throughout your whole tenancy. If you need something and contact them the average waiting time for something to be done is 6 months. However they are very quick to chase up payments and input reckless charges and fines. I have dealt with multiple agencies and landlors during my renting era and these people have by far been the worst

Negative experience: If you want to be treated like garbage at every step of the process, this is the agency for you. The amount of greediness is uncanny. The unprofessionalism especially from agents like Teraj Kaur and Ashna Patel is just downright hurtful. Don’t expect any consideration or customer care from this company.

Negative experience: The worst there is. I genuinely think they hire the worst collective group of individuals. I'm sure the vibe at the office is a bunch of miserable underachievers sitting around seeing how they can further make their tenants lives uncomfortable. Do not be fooled the move in process might seem like a breeze but just wait till you need something, or you're late with rent and dont get me started when you move out, kiss your deposit goodbye. They just make up every excuse to charge you. They long the deposit process as much as they can.

Fantastic experience: I’ve been looking for my first ever rental for the past 3 months and was contacted by Luca Cook from NPP after a Rightmove enquiry. I’m a young professional and was finding it hard to attend viewings with other companies due to work, but Luca called me up and arranged something that worked for both me and the landlord. After my viewing, he rang again just to ensure all was good and got me the application forms and further details I needed to progress. He was absolutely brilliant, explained everything I needed to know and responded to my incessant emailing in a professional and quick manner. I moved in to my new home today with a gift box, and my move took place incredibly quickly because of how efficient he was. As a first time renter I don’t think I could have dealt with anyone better! Keep it up mate you’re an absolute credit to the company :)
Negative experience: Dealing with them to sort out aeak from the flat above - has been slow and ineffective. My bathroom ceiling down and mould on the walls. Repairs still not arranged. The leak was early August

Negative experience: Simply abysmal. They don’t care about the comfort and wellbeing of their tenants whatsoever. I’ve been staying at St. George’s gardens for 2 years. My experience has been poor from the start. For the first year and a half of living there, they provided us with no blinds. My bedroom is on the 2nd floor facing a main road. For this long I had 0 privacy, waking up everyday to the sun in my face. Only after practically begging countless times did they finally do something about it. My roommate had his office door shattered which was all glass. They did nothing to help whatsoever even though it was an extreme safety risk. All of the furnishings in the apartment are below average quality. Let me not even start with the greed of this company. Upon moving out I made sure to hire a professional team to do end of tenancy cleaning which I paid £350 out of pocket for. They then had the audacity to deduct cleaning and paint contributions amounting to over £450 from my deposit. They even charged me £600 towards the glass door which was a health hazard in the first place. Avoid this company at all cost, money is simply their only priority. Will be going through all the disputes with Dps, not going to let them continue to do this to tenants.

Thank you for your email. We are sorry to hear of your dissatisfaction with the service you have received. We have reviewed your comments carefully and would like to respond to each of the points raised.
While we understand that you may feel the proposed deposit deductions are unjustified, please note that we act as an impartial intermediary between the landlord and tenant. The standard process when a tenancy ends involves a full checkout inspection, which is then compared against the original inventory completed prior to move-in. In this case, the checkout report identified several discrepancies, which the landlord subsequently requested deductions for.
As the deposit is protected with a government-approved scheme, you are fully entitled to raise a dispute should you disagree with any of the proposed deductions. The Deposit Protection Service (DPS) will independently review the evidence provided by both parties and determine how the deposit should be apportioned.
With regard to the blinds, we note that this was raised after your tenancy had commenced. Once reported, we sought and obtained the landlord’s approval to have blinds installed for you.
Concerning the winter garden glass, we arranged for a contractor to attend promptly to make the area safe. Due to the bespoke design of the glass panels, the replacement could only be manufactured and installed after the end of your tenancy.
Finally, we note that some issues were reported by email to a colleague who responded, but no further reply was received.
We appreciate that this situation has been frustrating; however, we believe that NPP has acted fairly and professionally throughout, in accordance with our obligations as the managing agent.

They are slightly on higher side in terms of fees but are very professional . The key thing is that there is always someone available to answer your call. They were able to let my house in a quick and efficient manner and money transfers were quick as well. Would highly recommend them to others. Update Sep-2025: My current client changed the property locks without informing NPP but Yasmin and co from NPP handled the situation very professionally. They were also able to negotiate a decent renewal rate with tenant keeping with market rate and entire process was handled quickly.

Fantastic experience: ---2025 September--- A big thank you to Courtney the property manager at NPP for the prompt and professional way she handled a recent incident. Our tenant had reported an issue that compromised the security of the property. Courtney took immediate steps to secure the property and make the tenant feel safe. She then provided all the information we needed to understand the incident and make an insurance claim. Very high standards of professionalism. Both tenant and landlord get taken care of very well! ---2025 April--- Returning to NPP Residential for Lettings was a great experience. Georgia patiently explained everything I needed to know as a first time landlord and made sure I was happy with all the details. NPP are a legit operator and do things by the book so you don' have to worry about missing anything you are legally responsible for as a landlord. George then took over the marketing of my property and found a tenant in under a week. Referencing was done with licensed providers and he provided me with all the correct paperwork. Couldn't be more pleased! NPP made it easy to find a tenant and get them moved in. From my research, tenants seem to largely have a good experience with them too, which was very important for me as happy tenants mean that my property will be treated with care during their residence. As first time investment property buyers, we were sheep into a wolves den of developers, mortgage lenders, surveyors and solicitors. Lisa, the Sales Progression Manager at NPP saw us safely through the whole mortgage and completion process. She was extremely proactive and gave us accurate information in advance so we knew what we needed to do at each stage of the process. When we had to deal with delays from solicitors, Lisa personally helped to call, email and press for responses - both on our side and on the seller's side. I remember a time when real estate agents' involvement ended at the point you agreed a purchase price - they'd take their commission and disappear. I'm really glad that agents like NPP recognise that most buyers are not experts and need lots of help. If every person in real estate was like Lisa, it would be an efficient and pleasant industry and not suffer the bad rep that it does! Shoutout also to Yasmin, the Lettings Office Manager who helped to proactively sort out our snagging inspection and furnishing.

Fantastic experience: After being badly let down by my previous property management company, NPP have now taken over managing my property and I could not be happier with the service and support they have provided. Georgia Hamill and Luca Cook have dealt with everything on my behalf and I commend them for their professionalism, efficiency and communication throughout the process of changing management companies and finding tenants for my property.
Negative experience: When we moved in, the apartment was filthy. Rubbish was left by previous tenants, clumps of hair in sinks and toilet and multiple wee stains on the carpet. The fire door was broken from the start, only “fixed” 3 months later and badly. Then they tried to charge us for the damage he had left when we moved out. The drawers in the bedroom had no legs, just nails sticking out, which actually cut my foot when we tried to move them. Bedside drawers were also broken. Despite all this, they attempted to charge us for all the pre-existing damage and even demanded £130 for “professional cleaning” on move-out when there was clearly no professional clean when we moved in. 1/10 Wouldn’t recommend

Having reviewed the points you raised:
The independent inventory carried out by a third-party clerk confirmed that the property was handed over in a good, clean state of repair.
With regard to the bedroom furniture, the drawers provided are plinth base chests, which are designed without legs. There should not be any nails exposed outside the drawers, and we are sorry to hear you injured yourself. If you have images of the issue, please do send them to our [email protected] email so we can investigate further.
On the matter of the door, building management conducted inspections of all fire doors in the block as part of compliance requirements. The remedial works completed on your door six weeks into the tenancy were part of this programme. Between the inspection and completion of works, the doors remained safe and secure.
In relation to the cleaning charge at the end of your tenancy, the check-out report was compared against the original inventory. A noticeable difference in cleanliness was identified, requiring additional cleaning. As you disputed this, the matter was reviewed by the deposit adjudicator, who determined that the cleaning fell under tenant responsibility on this occasion.
We are sorry you feel unhappy with the service, but please be assured that as an intermediary agent our role is to protect the property, ensure compliance, and address any damages appropriately.

Negative experience: False advertising and poor management of property ( see photos attached ) I drove 2 hours to Manchester in hopes of viewing a nice property listed at £850pcm, however, I arrived to a completely different flat that was not shown in the photos, and informed it was £900pcm. It stated that there was ‘marketing images’ used but there’s a difference between marketing images and false advertising. Not only was it the wrong flat and an incorrect price but the flat was still filthy from the previous tenants. It’s not the tenants fault it’s like that, it’s NPP’s for not making the property suitable for viewing. There was still crap in the toilet and food left all around the kitchen that the agent was more than happy to show us. Quite frankly I’m disgusted at the way NPP handled the situation as they offered no apology via email, they simply contacted me saying that the landlord had chosen another tenant as they were willing to pay the price that they had lied about. I wouldn’t waste my time with NPP.

We are sorry to hear of your disappointment and have reviewed the matter in detail.
Our records show that the property you requested to view via Rightmove on 3rd August was indeed this apartment, listed at £900 pcm. The property you appear to be referring to, listed at £850 pcm , had already been let agreed prior to your request, and therefore would not have been available to book a viewing for.
When you attended the viewing on 7th August, our representative advised that a clean was scheduled prior to your arrival. Unfortunately, the cleaners were running late, and the work had not been completed when you arrived. From the representative’s feedback, we understand the cleaners arrived during your viewing. While we appreciate this was not ideal, it was unfortunately outside of our control, and we apologise for any inconvenience caused.
There was significant interest in the apartment, and once all offers were presented, the landlord decided to proceed with one of them. The market is currently extremely busy, and the development you viewed is particularly popular.
We also note that we received an email from you at 15:24 on 8th August, which is currently with our Lettings Manager for review and response. We would kindly request that future correspondence avoids the use of foul language so we can maintain a constructive and respectful dialogue.
