Negative experience: Our experience with Lang Town & Country (Plymouth) has been extremely challenging. After moving out of one of their managed properties, we were presented with an unjustified list of deposit deductions, including a £180 charge for a "finish clean," despite having left the property in good condition after a thorough two-day clean. It became evident that they had no intention of being fair and reasonable in their approach. They even tried to charge us for carpet cleaning that hadn’t been done prior to our tenancy and for curtain stains caused by a leaky radiator—a maintenance issue we had reported and that was never properly addressed during our tenancy. Even after we raised valid concerns, we were met with dismissive responses and veiled threats about renegotiating other costs if we dared to dispute. It was only after taking the case to the Tenancy Deposit Scheme (TDS) that our entire deposit was returned. This outcome clearly shows that their claims were unreasonable from the start. If you're considering renting through Lang Town & Country, be prepared for a stressful end-of-tenancy process, inflated charges, and poor maintenance service. They will happily make you pay for their shortcomings. I cannot recommend this agency and would advise others to be cautious when dealing with them.

Negative experience: My experience with Lang Town & Country has been both stressful & traumatic. Considering I entered into a tenancy contract which had been advertised as a long term let, only to be told 4 months in that the Landlord was selling the property. I was given 8 weeks to move out. Understandably this is out of Langtown & Country's hands. However, they chose to make the end-of-tenancy process extremely difficult. I spent an entire weekend cleaning the property only to be told a few weeks later that they intended on deducting £390 from my deposit for various different things. I contested the charges & they agreed these were unfair (Interesting that they would have happily deducted even more money had I not disputed this). However, they still attempted to deduct £180 on a cleaning fee with the main point of contention being "dust". After many emails back & forth, I concluded that we would not find a solution and I took my dispute to the Tenancy Deposit Scheme and won the case. Below is a direct quote from the impartial TDS officer. "A landlord is not entitled to betterment and must allow for fair wear and tear, although the latter does not apply to cleaning. The check-out report has been completed on the 3 June 2024; The information that I have been provided with states that the tenancy ended on the 9 May 2024. As the check-out report was completed almost a month after the tenancy ended and the invoice forwarded shows a clean done a few weeks after that, I no longer find them to be a reliable report of the standard of cleanliness of the property at the end of the tenancy. Based on the evidence, I am unable to make an award to the landlord." Be cautious if you decide to rent through Lang Town & Country. In a rental market where honest tenants, who pay their rent on time, are already burdened with high costs, it’s expected that letting agents provide fair service and support. Unfortunately, this was not my experience. Lang Town & Country attempted to unfairly charge additional fees, even after asking me to leave just four months into what was marketed as a long-term let. Instead of offering protection and transparency, they seemed more focused on extracting as much money as possible.

So, this year, we decided to sell the house through them and their job was simply outstanding in all aspects. We are particularly impressed by the quality of the support that Gemma McCormick gave us. I trust them completely and I would not change to another company even if the conditions were cheaper. Claire is the most professional property manager you could ever find. She knows the Plymouth market very well, and has an instinct for finding the right responsible tenants, and getting all the paperwork done with the least possible delay. Landlords have access to a very comprehensive database of all tenant and maintenance history, certificates and service updates as they come up. Fantastic experience: A massive thank you to Tracey, Andy and Becky at Lang Town and Country (Mannamead)!! The three of them were very professional, approachable and understanding from the beginning till the completion of our purchase. The process hasn’t been easy but a lot of reassurance and support were provided to us at all time. Communication from Becky (sales progress) has been excellent over the last 4 months. A follow up email to track the sales was sent at least every other day to our solicitor and us to ensure that the sales are on the right track to be completed. We happened to have to leave the country for three weeks over the period of sales and Becky always had that in mind when she had to email us (by saying she understands that we are not in the country etc - small things matter!!) and kept us posted with the sales throughout the time. The same goes to Andy and Tracey who have shown us a lot of kindness and reassurance from the very beginning, which meant the world to us as first time buyers. We had to made several visits (including late evenings) to the property to ensure that the property is what we want and both of them have always accommodated our schedule and gave us enough time and space to view the place. Before the completion, Andy even removed a piece of unwanted furniture from the property personally and took it to the skip for us! Overall, an extremely pleasant experience with Langtown. Highly recommended.
