Negative experience: We sold our property last year with Sue and Richard. A very disappointing experience. Things started off well — the property was listed quickly and initial communication was good. Unfortunately, as the sale progressed, it became clear that my interests as the seller were not the priority. We were encouraged to accept a lower offer and only through our direct communication with the buyer we managed to get a higher price. We were also asked to assist the buyer financially to cover their costs and were incorrectly advised of the completion dates, which left us short of thousands. Another issue was their inflexible and impractical payment process. They have a clause in their contract that requires their fee to be paid directly by the solicitor on completion, rather than allowing clients to pay them directly. This added unnecessary additional legal fees for us, and even our solicitor remarked how unusual and unhelpful this arrangement was. When I questioned it, I was told I would be in breach of contract if we attempted to settle their fee ourselves. When I raised my concerns and asked for a modest fee reduction in light of everything, my request was declined. And once the sale was completed — no thank you, no congratulations, just blunt, transactional emails. It gave me the clear impression that once their commission was secured, client care and professionalism came to an end. While I do appreciate the initial work they did at the start, the overall experience left me feeling completely undervalued and unsupported as a client. I would strongly recommend others be cautious and read the fine print carefully before signing a contract with them.

Negative experience: The Most Unethical Property Agency I’ve Ever Encountered I had an incredibly disappointing experience with Shortland. Their and the landlord's consistent negligence forced me to escalate the issue to both the Council and the Property Redress Scheme. Though the Council couldn't intervene in time, the Redress Scheme ruled in my favour and ordered Shortland to pay compensation. Throughout the tenancy and the complaint process, Shortland consistently deflected responsibility and never offered an apology. Even during the compensation case, they attempted to shift blame, which was rightly dismissed I contacted Shortland by email on the 25th of July as they request in their reply below, but no one has answered. This was the most unethical and unprofessional service I've encountered.

Fantastic experience: Shortland Horne managed the sale of my Mum's house in Earlsdon, Coventry and I would highly recommend the service. The valuation was consistent with the other valuations we sought, the team had prospective buyers lined up, the viewings were accompanied and the sale negotiation was stress free. Negative experience: We’ve had an awful experience listing our house for sale with Shorthand and Horne and would strongly advise others to think twice before using them. After some initial interest, we’ve had zero viewings for over eight weeks. Communication has been virtually nonexistent, despite repeatedly asking for weekly updates, no one bothered to call us back. They suggested reducing the price of our house via email and claimed they’d monitor the situation when I called for an update, but we’ve were met with complete radio silence. There has been no effort to market our property and no meaningful follow-up from early viewings just a total lack of professionalism. It honestly feels like once they got us to sign their contract and agree to commission they completely lost interest in actually doing their job. They can blame the market if they want but our house was listed in February before the new stamp duty rules kicked in. We now regret ever listing our house with them. We’re stuck in a contract with no end in sight, and their poor service has only added to the stress of trying to move. Be extremely cautious and read the small print because once you're in, you're on your own.

Negative experience: Unreliable and Unprofessional I had an appointment scheduled with shortland Horne to value my property, and they didn’t even bother to show up. I had to cancel a work event to be available for this appointment, only to be left waiting with no communication, no explanation, and no apology. This complete disregard for my time is unacceptable. If they can’t manage something as basic as keeping an appointment, I dread to think how they’d handle selling a property. Extremely disappointing—would not recommend.

Negative experience: I had a viewing appointment scheduled for 5:15 PM today. I arrived at the property exactly on time, but no one was there to meet me. Confused, I called the office, only to be told that the agent had already left because I was "late." This was shocking to hear because I was right on time and hadn't received any communication from the agent before they decided to leave. I reminded the staff member that my appointment was at 5:15 PM and that I had even sent an email reminder earlier in the day to confirm the time. After being put on hold for several minutes, the staff then claimed that the current tenant wasn't allowing access, so we couldn't view the property. This explanation was clearly a cover-up. If the issue was truly with the tenant, the agent should have notified me beforehand. It’s obvious that the agent simply forgot the appointment and then tried to blame the tenant for their mistake. I would strongly advise against using this agency. The service was unprofessional, and they clearly do not respect their clients' time.

Fantastic experience: I can't thank or praise Linda Collins at the Coventry Branch enough for the help with our sale. She was amazing!!! After several hurdles within our chain, we have just completed successfully. Linda kept us constantly updated and chased things up quickly. She was there to talk through all the frustration and explain what was happening at every stage. Nothing was too much trouble, it was like talking to a friend. Absolutely fantastic service.
