Negative experience: The WORST estate agent we've ever dealt with – complete disaster from start to finish I wouldn’t wish this estate agent on my worst enemy. We had to suffer through a full year of renting through them, and it was hands down the most frustrating, infuriating experience we've ever had with any letting agency. From day one, they were completely useless. They don’t listen and when they do get back to you (after endless chasing), it’s usually with some vague excuse or half-hearted response that doesn’t actually solve anything. Then comes the end of tenancy — they carry out their own “inspection” (which felt more like a planned robbery) and make ridiculous deductions from the deposit for things that were either already worn or just completely made up. No transparency, no fairness, just a money grab. This agency is the definition of unprofessional. They’re rude, slow, and clearly have zero respect for tenants. If you’re thinking of renting or buying through them — don’t. Save yourself the stress, the lost money, and the headache. Absolute joke of a company. Wish there was a negative star option - even 1 star feels generous.

Negative experience: This is a fake listing. The agency intentionally reject your application to earn one week's rent. They wasted my time and money and are literal frauds. Don't fall for the trap. They took £400 from me and left me with no house or deposit that I saved.

Fantastic experience: The agents I worked with (Mya and Frank) to view and rent the property I wanted were friendly, prompt, and professional. I have only had one dealing with them on one property, and I could recommend them based off of that. However, I have no CCJs, or any other factor that slows down the process, so I could not say how the service would differ if you had any blockers or red flags.

Negative experience: Stay away from these cowboys house was advertised at 715 per month and complimentary wifi (none optional) made it to 795 per month and just to park bumped it up to 845 per month wanted 12 months rent upfront from a 999 credit score who's never missed a payment in there life. Slow at communicating house on the pics was nice and fresh house that was viewed was an absolute dive. Avoid this estate agents at all costs

Negative experience: Awful customer service from the agency. I was asked to pay full deposit and 1 month rent before even passing the checks or getting a contract. I asked to pay only the holding deposit before the process is finished and I was shown the contract on which they refused to do and said if i don't want to pay full amount now I am more than likely to seek for new agency. 5 seconds after that part of conversation was done they told me someone payed the full amount and studio is no longer available.

Negative experience: BED WITH BED BUGS! I relocated in my new room on Regent Street in July 24, and on the first evening I saw that the bed had Bed Bugs! Removing the matress, there were clear black spots on the wood, which means that bed bugs had been on that bed for a long time and that the agency never did a proper check or cleaning. I went through a very tiring week, having to disinfect all of my belongings and find another place to stay temporarily. Later they told me that they sent cleaners to disinfect the room and that the room was ready, but when I entered again I found more bed bugs alive. From the beginning until the end they denied responsibility, even when I provided evidence in the form of photos and videos... Steve ;) After all this unrest, they agreed on breaking the contract and giving me back the deposit, but no compensation for the trouble they put me through and the cost of the temporary accommodation I had to find. It was a really bad experience! They are unprofessional at least ;)

Negative experience: Don't trust these people. They will not respond to any of your issues inside property and trying to loot money from us with unreasonable answers. Costed us for the damages we didn't do and played tricks to deduct deposit from us. Never ever listen to Julie Neville, the lady reason for everything happens.

Negative experience: Awful. I had the misfortune of renting from this agency for my second year of university during the 2022/2023 academic year. We didn't even live there for the full contract, only seven months. They are Scammers. To make matters worse, they refused to return our deposit amount. This horrible company's lack of integrity and customer care make it a definite no-go for anyone seeking a rental. Please avoid this agency at all costs.

Negative experience: Awful. Was here for my second year of university during the 2019/20 year so didn’t even live there for the full contract but in the 5 months we lived there. My bed broke, we had no hot water, our shower was broken for a month, we had no dining table for about 2 months and that is just the tip of the iceberg. When it came to refunding out deposits they charged us for a burn in the carpet that was there when we moved in luckily we had taken a photo the day we moved in and emailed it, so that was taken off after a lot of back and fourth. They also charged £200 for cleaning fees but we left it spotless, it was cleaner than when we moved in our selves. They are scammers, awful company showed no compassion for our situation when covid hit. Horrible company and doesn’t deserve any custom.

Negative experience: It seems good at first but they let us freezing, no hot water, no heater for days. We email them and they only send technician once. Positive experience: The property in itself was nicely decorated and set up in a modern way. However, I must say for what is charged in rent a term and what you are given- does not reflect. It is clear that the landlord of the property at humber avenue in Coventry, wants to make money. But there are far better private properties student aimed or not- that are much better for their price or even less. I moved here last minute before the term began so did not really have the time to do a lot of research On other private properties in Coventry. You are not given your deposit back - which was quite visible that, that would be the case. Greatly disappointed- which lead to my early release from the tenancy. I don’t recommend.

They never reply and take huge amounts of money from your deposit even when all the needful has been done. This all done by the Company director Steve and they never even reply for the maintenance of the property. Fantastic experience: Today I viewed a room for my son with Alkejd Gega. He is very considerate and professional. This room is very close to supermarket and walking distance to Warwick university. And Aldejd agreed I have a 9-month tenancy if I pay the rent in one go which I agreed. Other room maybe cheaper but the minimum tenancy is 12 months but my son only needs 9 months. So that room works out is more expensive. After a quick and happy conversation we achieved agreement. Next Saturday I will go to this company to sign contract and pay the rent. I highly recommended this company and the rooms. Close to the supermarket(my son never cook so this is important) and walking distance to Warwick university(about 10 minutes). And the price is reasonable(£550 per month including bill) and the tenancy is flexible. After this year if my son still in Warwick for another 3 years he will still live there!

Negative experience: The staff are downright rude and inept, often refusing to help any issues we raised as tenants (such as when we informed them literal raw sewage was pumping into our garden, they took weeks to even respond, & when they did it was on me to make arrangements for the plumber to come out!). Envisage took literal months to respond to pretty serious issues with our house- mould and leaks in the bedrooms, faulty door knobs, broken beds and mattresses- did I mention the sewage? More often than not, these issues were either left unresolved or we had to hound them to do their jobs & stick to the terms of our tenancy agreement. STUDENTS BEWARE x

Negative experience: My friends and I signed an 11 month lease for a 4 bedroom student property. We lived for several months with an actual biohazard in the form of sewage that leaked into our garden. Despite being informed, nothing was done about it. The consequences of this could have bee extremely severe, but they didn't care. They were also late resolving other issues such as broken door knobs that locked us in our rooms. Our calls and emails were often ignored. In addition to this, we exceeded our bills cap by at least £1K over the entire tenancy and were only told within the last two and a half months, despite them attempting to claim we'd been told sooner. They don't care about students at all, they'll ignore your cries for help and be rude whenever you need something from them. Avoid at all costs.

Negative experience: Absolutely poor, had terrible internet and all tenants complained and the people in charge, Nisha and Steve dismissed our concerns, took over 3 months for them to finally install a WiFi pod because the whole house complained with multiple emails. Steve, the director, told me he could terminate my contract if I wasn't happy with their handling of it. Very dodgy and negligent from the top, I would highly recommend that you avoid these guys. Thank you to Alkejd, made things straightforward and took care of me and tenants I was living with by at least trying to sort out issues others at the office wouldn't.

Negative experience: [EDIT] I am student and I found a private house with 2 girls from envisage. After 4 months I wanted to leave and according to my contract I found someone to replace me. My landlady didn’t let me leave and pay money for paper works(she has many properties and all she interest was our money), so I just went to agency for suggestion what to do. Ken who is manager he KICKED ME OUT of the agency. They never take care of tenants. They all the time stand with landlords. When I conviced my landlady and we started to do paper works, they never reply my emails and calls. When I call them they are asking questions for like what property I am calling for and when I said that, they started to talk’oh hello? hello? I cant hear you? sorry?’ They did this 3 times. When paper works done, they didn’t give any call for me either. Im not sure about his name but Lion the black guy all the time helped me but Alkejd ignored me even he was responsible of the proporty. If you are student, stay away from here because they won’t care of students//// EDIT: As I mentioned above, they did not answer my emails and calls. but after 1 hour after the comment I wrote here, they sent me an e-mail to remove the comment and did not even apologize. yeah professionalism.

Negative experience: We quickly lost faith in Envisage when the viewings dried up extremely quickly while other houses on our estate were being snapped up as soon as they went on the market. One time a viewing turned up without prior warning. Our house under Envisage went unsold and were a waste of time.

Negative experience: In my second year of uni my landlord took my hoover and when I asked for it back and they said I had to have proof of purchase and I didn't because it was an old hoover and my landlord ended up taking it from me even though it was mine. They allow their landlords to take advantage of students and they are really unprofessional. My landlord tried to take all of my deposit and then when I'd ask for receipts of the money they claimed they needed to "clean/repaint ect" the deposit owed immediately decreased so it shows they were trying to get as much money out of us as they thought they could get away with. Envisage could have reviewed the deposit costs before even letting the landlord charge us that much without any real figures backing it up.

Negative experience: I rarely put up online reviews, but I really had to write this one as so many things went wrong with my 2019/2020 student rental experience. I wrote a longer and more detailed review on AllAgents, but I still wanted to write this Google review as it shows up first and gets more attention. When you decide to rent the property, be prepared to pay £180 in non-refundable admin fees. We were pressured into signing the contract as fast as possible, to the point where all tenants got daily reminders about it; this would’ve been bad since we actually spotted some discrepancies in the contract (always, always read the contract carefully!). Apparently, having 1 week to let everyone read and sign the contract was too long, so we even got threatened that our rental applications would be withdrawn, and the property would go back up on the market, even though one of the purposes of admin fees was to reserve the property. Getting anything fixed takes a very long time. Calling the maintenance department leads to pretty much the same response each time – “please send us an email”. When emailing the maintenance department, expect to wait anywhere from a few days to over a week just to get a simple reply from them. It took several weeks to get a broken shower fixed, and we were fortunate to not have any other major maintenance issues. The key return and deposit refund didn’t go smoothly either. After I returned my keys at the end of July, I got an email 3 weeks later asking if I returned my keys, since they went missing. The deposit should’ve taken up to 30 days to be refunded, but this wasn’t the case. Emailing them wasn’t worth the effort, since all I got was automated replies. In the end, it took 45 days, but I imagine this would’ve taken a lot longer if I didn’t try to escalate the issue. You could blame this on understaffing due to the pandemic, but after reading other reviews from several years ago, the long deposit refund times have been going on for quite some time now. There’s several other issues I could go into, but I think the other reviews from tenants speak for themselves.

Negative experience: When you were trying to rent a room from them, they were the best, and ask you politely to write a positive review to them, and even ask you to mention their names in you review. But then.... the living experience and moving out experience would be **** . This might not apply to all their houses and rooms, but at least for myself and my housemates, it was horrible !

He was very supportive and helped me with my choice of room that I wanted. very polite and answered all the queries I had with the renting and the process of application. Negative experience: Utter incompetence from the agency. Still waiting to be refunded the holding fee for an application that I've withdrawn from 2 months ago. This agency shouldn't even be considered an option if you are looking to rent a property. Update: The agency actually emailed me about this review and stated that they will only refund me if I take this review down.

Negative experience: One of the worst estate company to deal with. They attempted to take advantage of my father since he doesn't speak english by trying to make him sign a contract. In addition, we complained about having mould in the house for years and they never did anything about it. After we moved out they didn't give back our deposit because according to them the mould was our fault and the garden was not clean even tho it was cleaner and tidier than it was when we first moved in. WORST AGENTS IN COVENTRY AVOID!

Positive experience: I bought and rented my property through Envisage under full management. If ever there was a problem I would call Ken who always solved any issues that I had and kept me regularly informed.Rita sold my property and she worked efficiently and professionally throughout the sale. She worked hard at selling my property within a few weeks without any hiccups. Overall I was very happy with my time with Envisage.

Negative experience: I am a current tenant of one of the properties listed to envisage. And unfortunately i have had problems with them well before moving in to the property, from paperwork, to documents and simple communication. Their staff are extremely excluding Leon who dealt with me with respect. My buddy from abroad also experienced the same. once they had the money in their pockets, they do not care. we have had issues since moving in in September, and yet they have not been solved. they threaten us with ruining our credit history, and more, but but have not resolved any issues with the property till now. i will definitely not recommend them to anybody. They are extremely unprofessional, and at times turn up unannounced. it took my buddy writing a bad review until they even contacted him, in which they pleaded for him to remove the review, which i will not be doing. Extremely disappointed, and would not recommend to the most desperate of those looking for a property!!!!!!

Negative experience: Never expected such a pathetic service. Very disappointing with the responses. House handed over with pending works and it's been close to 5 months the works are still pending. No proper response to calls or emails. Personally had to visit the office many times, no use. On top of this, they keep sending you emails that your rent is due even after making the payments. Highly disappointed.

Negative experience: Very poor service, 2nd year with this company and every issue i had with the house i had to sort it on my own. Never helped when needed and problems of house took over 3 weeks to be sorted IF they did. Staff being rude and unfriendly.

Negative experience: Envisage Lettings are an unprofessional, incompetent, and often unethical company. It would take a space larger than is fitting for a Google review to comprehensively list all of Envisage's wrongdoings over the course of the past year, but I will describe several that I believe are emblematic of the behaviour this company practices. If you are planning to rent a property let by Envisage, you should expect to be slapped with an exorbitant administration fee supposedly covering the cost of producing the tenancy contract. In return you will be handed a boilerplate document - probably the same as the last year's tenants' - that may contain gems such as "The Tenant must not use the property for any immoral purpose" (it is fun to consider that such a company could imagine themselves as arbiter of moral truth). When collecting keys for your house upon starting the tenancy, you may be greeted by a rude employee who suggests they had no idea you were coming to collect your keys despite sending multiple emails arranging this meeting earlier that week. While you are expecting four sets of keys, you may be instead given two and a half sets labelled with the wrong house address and told that no one knows where the rest are. Such an encounter is unfortunately the norm when dealing with Envisage. During your tenancy you may have to wait long periods to get things fixed. For example, when we moved in to our house last year, the kitchen sink was broken: the cold water tap did not work. From the time Envisage were informed of this, it took a period of about a month for this rather essential issue to be remedied. Later on in the year, we were subject to a rare check-up of our heating system. I was told by the engineer who came that the boiler hadn't been checked in about 5 or 6 years despite being a model that ought to have been serviced yearly (a gas-fired warm air heating boiler) In addition to this, Envisage will often provide short notice and a very vague purpose and time frame for such visits, the worst example of this being informed on a Monday that the landlord would be visiting "to carry out essential maintenance on a number of days between Tuesday and Friday". This maintenance, perhaps unsurprisingly, did not happen. In general, Envisage do not care how absurd these actions are, despite how close they are to being actual breach of contract. There is much else I could say about Envisage and their misconduct but it mostly delivers the same message as the above, in essence. I did not have a single interaction with an Envisage representative which was not needlessly difficult. The fees and rent were extortionate for what was given. The employees are often rude, incompetent, seemingly do not engage in communication with their colleagues, and sometimes just outright lie. It is a shameful fact that such behaviour can go unchecked in our society. If you are a prospective renter, do not be fooled by the dozens of fake five star reviews here on Google and find another lettings agency. If you are a landlord, I urge you to consider the morality of allowing your business to be conducted by such a pitiful excuse for a company. You can do better.

Negative experience: I rented a house from them, found them a complete rip off company, top to bottom unprofessional and rude staff after selling you the contract. They retined my deposit even I checked out better than I found. They ll try to offer short term tenancy contract and then ll never renew the contract for two reasons: 1 To rip off existing tenant by retaining deposit money. 2 to re rent the house and charge them with tenancy silly admin and processing fee. They also give details to companies for their own unpaid bill. a real headach. Don't trust positive reviews must be requested to post by friends.

Positive experience: The house I rent from enviage is good except there is no extractor hood for Chinese style cooking, and the sound-proof of the rooms is not good. Besides, the landlord is nice and friendly, she is always helpful when there are emergency conditions.

Fantastic experience: Signature Student Living is definitely your best choice if you want to live around the University of Warwick. It is just within walking distance to the campus. And there are three bus stops around, from where you can take the bus to the city centre of Coventry or places nearby. There are also Tesco, Aldi and a gym next to it. It is extremely convenient for both study and life. It is an excellent accommodation of which I've rent from Envisage. It has 24 hours CCTV in the main entrance, and it makes me feel safe. Moreover, there is also a reception where the managers will work there and respond to any enquiries. They are very nice. I really enjoy the service and the environment that Envisage provide.

Positive experience: Julie was incredibly polite and helpful. She always responded promptly and nothing was ever too much trouble, we could contact her with any problems and they was always resolved. She explained everything clearly and answered any questions we didn’t understand. Manny was nice when he showed us round a couple of properties. Helping answering questions on individual properties and contacted the landlords with our requests. He has a unique sense of humour at times, some not to everyone’s taste but other than that he’s lovely :)

Fantastic experience: Excellent service from Manny, he arranged multiple viewings for us and was very co-operative in doing so. Manny was very patient as it took a long time for us to find a house and was always quick to responded to any questions or queries we had. Fantastic experience: I’m currently a student on placemnt and Envisage have been super friendly and helpful throughout the proses of signing up with then ans eventually finding a suitable house, even though I am not in cov. We’ve been dealing with Manpreet, who’s always replies to any questions or needs that we may have had in a timely and professional manner. Fantastic experience: While I did not eventually place the marketing of my property with Envisage, the valuation conducted by Peter, was very professional. He listened to my background of the property, and following a comprehensive inspection, provided me with his valuation. This was then followed up with a confirmation email. Fantastic experience: PhD Student. Property in Coventry I have been with Envisage for close to two years now and have nothing but good things to say about them. As a house we have always had clear and prompt communication from them as part of any ongoing maintenance work or contractual updates required. The maintenance team at Envisage are one of the best I have had the pleasure of calling out. The "fixme" email system allows you to rattle off a quick email when you have time and know that it will be followed up promptly. Though I don't know many of the members of the team I would like to thank Ken for always putting up with my phone calls at all hours. We have had water leaks at 2 am and boiler issues that kept the whole house at a toasty 30 °C, yet within a few hours of a call or email being placed we have always had a reply (for less serious issues) or an engineer on site (for the more important fixes). Having transitioned between both a professional and student tax code over the past two years my council tax returns have gotten a bit jumbled and I would like to thank Julie for handling my almost bi-annual phone calls about the issue. Last, but by no means least, I would also like to personally thank Louise for being not only a fantastically professional and swift administrator but a fantastic person to talk to. Having signed contracts with envisage twice I can honestly say that without Louise's tireless efforts to both chase down our lazy student backsides and make the process incredibly simple and fast, we would have probably missed some vital step somewhere and been in a whole world of issues. Always willing to have a pleasant chat around the nitty gritty work bits, she is a genuine delight to call and is sincere in her desire to see everyone under her auspices is happy and comfortable in their properties. Overall a great letting agent, with good systems in place and friendly, honest staff that aren't pushy, allowing you to live your life yet always being there should you need them.
