Fantastic experience: I used Martin & Co to sell my flat in Leamington. They got the listing up and live within a week and were showing potential buyers around within 2 weeks. A buyer was agreed within about 6 weeks and Paul and Angel there were really helpful in dealing with the negotiations. They have both proved to be vital during the Sales process, which dragged on for about 4-5 months, constantly monitoring the progress between various Solicitors and buyers up the chain. I believe that without their attention, negotiations and communications the whole chain may have collapsed. Instead they helped manage a path through to a successful sale. Great service, well worth the fee.
Fantastic experience: I have been using Martin&Co for a number of years to manage my rented property. They make the process of setting up the tenancy and carrying out all the checks very easy. They keep me informed of any issues that occur and when they do work on the house it is carried out quickly and efficiently. They are good at keeping on top of all the annual safety checks that are required. I would recommend them if you need to rent out your property in the Leamington area.

Fantastic experience: I recently needed to find a new tenant for my flat in Leamington Spa. Chloe at Martin & Co was so professional and she found me a lovely tenant quite quickly so the flat was only empty for a couple of weeks Chloe kept me updated during the entire process. I have rented my property out with Martin & Co for many years and they are a very professional friendly team they understand the local market very well . They always keep me posted on any changes in legislation. I would recommend them . Henry heads the team and I thank him and his staff for looking after me.

Negative experience: I could give zero stars if I could Martin & Co Leamington Spa attempted to deduct 90% from my tenancy deposit based on fabricated and dishonest claims — including a "hole in the wall" that didn’t exist, carpet stains that were clearly documented as pre-existing, and a cleaning charge despite the check-out report stating the property was “cleaned well, my favourite was £175 for gardening for 'half of days work' to the 3m2 back garden where grass was cut week before we moved out. What type of gardener do they use which charge 175 for HALF of days work?! They ignored emails for weeks, then suddenly invented these claims after I escalated the dispute to the Deposit Protection Service (DPS which meant I need to get Solicitor involved). Funny thing is that the day after we moved out, their own 3rd party company came and did inspection, produced a report that literally said 'property is cleaned well'. 3 weeks later I found out that there is hole in the wall, stained carpets and other major damages that suddenly appeared and their greedy landlord wants most of my deposit. When asked to provide evidence, they submitted nothing — and the DPS refunded me full amount by default because Martin & Co couldn’t back up a single claim. Their actions caused unnecessary stress, delays, and legal hassle — all in an attempt to exploit the deposit process and intimidate me into accepting false deductions. This was not a mistake — it was a calculated abuse of the system. Tenancy in Warwick ended 28th of April 2025 and only today 15/07/2025 I got my deposit money back I’ve filed formal complaints with The Property Ombudsman, Propertymark, and Trading Standards, and I will encourage other tenants to do the same. If you’re thinking of renting through Martin & Co Leamington Spa — document everything, expect dishonesty, and prepare to fight for your rights. Avoid them at all costs. I will be taking this further to property ombudsman. IF YOU ARE THINKING OF RENTING AND ARE CHECKING THE REVIEWS, GO TO TRUST PILOT TO SEE MORE OF THESE. Here the reviews are UNVERIFIED and they probably keep asking Google to remove bad reviews to keep the average rating high. See other portals for better picture and dont rent through them unless you absolutely have to. EDIT (in response to Martin & Co's reply): Can I ask why you failed to submit any evidence to DPS that backs your claims? Where was the supporting documentation for your claims, which were ultimately dismissed? Additionally, you state that I was in contact with the landlord, but at no point did I have direct communication. From day one, Martin & Co acted on behalf of the landlord, and to this day, I do not even know the landlord’s full name. Publicly on Google, your manager claims to be “eager to resolve my complaint,” while privately, I received legal threats for this very review. I was accused of defamation for sharing my experience — despite everything stated being factually supported by evidence, including the final DPS ruling in my favour. Reviews based on personal experience, backed by documentation, and shared in good faith are protected as fair comment and serve the public interest. You allege that I demanded payment to avoid escalating to the Property Ombudsman. In reality, I also requested a formal acknowledgment of wrongdoing, a written apology, and fair compensation for legal expenses I was forced to incur — including the solicitor-witnessed statutory declaration and professional legal advice. These were reasonable requests given the circumstances. None were addressed, and instead, your response was to deny any responsibility. What should be said about agency that during times of cost of living crisis delays for months refund of not their money causing us to use extra savings to cover next property deposit, monthly rent along with extra expenses due to moving. In the end DPS rules in my favour meaning all this process and delay was unnecessary
Thank you for your review, we have investigated your comments and have responded to your personal complaint which is not too dissimilar to your review. I am saddened to read that the majority of your review contains false information which is damaging to our business. Adding to the complaint we received where you have demanded Martin and CO pay you money or you will escalate this further. See below timeline of events:
• Your tenancy ended April 29th
• check out was carried out on 30th April
• Landlord instructed Martin and CO to obtain quotes inline with the cleaning and dilapidations noted in the check out report between 1st May – 27th May
• A proposal was put over to you which was declined in full with no counter offer on May 28th
• Your statutory declaration was rejected on 6th June and the Dispute commenced
• The DPS reached a decision and awarded money to the Landlord and the rest was paid to the Tenant on July 14th
You were unable to reach an agreement with your landlord, and opted to use the dispute resolution service, this is the main reason why your deposit was not returned by the DPS within your expected time frame. I can also see an email and call log between you and the Property Management team, where we have responded to every query and complaint within reasonable time frames. The claims made against your deposit by the Landlord were agreed to in part by the DPS and money was awarded to the Landlord; you received the rest. I am unsure why you have stated in your review that the Landlord was not awarded any money.
I can see the DPS awarded over 20% of your deposit to the Landlord, who (despite our advice) claimed higher than this. We cannot ignore Landlord instructions with regards to claims, only offer advice.
The cost of contractor quotes, and the time the DPS took to make a ruling along with the decision reached by the DPS is not something Letting Agents can be held responsible for. This has previously been pointed out to you ahead of you agreeing to use the DPS Dispute Resolution service.
Furthermore, the quotes we receive from local contractors are not set or controlled by Martin and Co nor do we profit from Landlords successfully claiming money from tenant’s deposits.
Martin and Co has not played a role in you losing some of your deposit due to dilapidations caused during your tenancy. Martin and CO do not make money from deposit claims, we act on Landlord instructions to get deposit disputes resolved as quickly as possible.
You are already in communication with our Branch Manager Henry, who is very eager to see your complaint resolved fairly, the same way your deposit dispute was concluded.
Martin and Co pride ourselves on following the law and correct procedure with all that we do, we happily work with good Tenants and Landlords, and see that fair rulings are made for both parties. We feel the outcome of your deposit claim was justified and the DPS share this opinion in their final ruling.
Fantastic experience: We have been using Martin & Co to rent our property for many years now and the service we get is second to none. The team that Henry has put together, especially Lieann and Sereena genuinely care about the upkeep of the house and any issues are dealt with extremely quickly. Negative experience: Avoid this estate agent. They have terrible communication and it'll end up costing you. When I moved into a rented apartment, it clearly hadn't been cleaned beforehand (there was stray food left in the cupboards) and there were lots of outstanding maintenance issues. It took repeated calls and emails to get them to do anything about it. The property also required some damp proofing, which was arranged before I moved in, and afterwards I was left with an exposed wall in the bedroom for months before they finally got round to sending someone out. Despite all these issues when it came to my renewal they wanted to increase the rent by £100 (more than 10%). I asked for a smaller increase of £50. Weeks went by without a response and I had to chase them up again. Eventually they said no to a smaller increase, but at this point it was only a month until the lease was due to expire so I was stuck without enough time to find and move into somewhere else. They were nice during the initial viewing and before I moved in, but once I actually became a tenant it was a bad experience.

Negative experience: I was renting with Martin & Co. for several years. Initially, the moving in process was fine, although the property was quite dirty and I spent several days cleaning (especially, the washing machine, it took me 2 years to remove the mould from the previous tenant). It took a while until the promised replacement of the cooker and other items took place (> 6 months). Rent went up several times during the tenancy without reasonable explanations. Moving out was a very unpleasant experience. I asked whether someone from the agency wanted to be present when I was moving out, but they repeated that an independent company would file a report on the status of the flat and would take a look at the it once I moved out. It took months to receive the report and several months to receive some parts of my deposit as I was charged for completely ridiculous items. Rent with open eyes and make sure to have everything documented when moving in/ out!

Negative experience: This is a really bad, ridiculous bad company!!They try to rip off every deposit as they can, charge you every single item, even though you clean the house very well. Don’t choose them!!!! Not only me many of my friends have suffered this. The worst company I have ever seen.

can you please email our manager [email protected] we cannot locate your tenancy and have no record of you renting with us?
For your information, we use a third party company to create a check out report. This report is created by using the original inventory and comparing this to the condition the property is left in. We then obtain quotes from third party contractors to deal with all cleaning and damage above fair wear and tear. We then take Landlord instructions on what to claim for and negotiate this with you. If we are unable to reach an agreement we recommend the case is moved to an independent dispute via the Deposit Protection Resolution Department, and they make a ruling.
If you have had money deducted from your deposit it will be due to the fact that the property has not been left in the right condition.
I am sorry if you feel this is unfair, however we follow legislation and strictly stick to the clauses in the tenancy agreement and the Deposit Protection Scheme guidelines.

Negative experience: Terrible experience with this agency. It took more than two months after we moved out to get our deposit back. Despite repeatedly contacting the manager, all we were told was, "We’ll chase the landlord." No real updates or resolution were ever provided. We had to write a formal letter and even pay a lawyer to witness and send it to the deposit holder before they finally released the funds. While the deposit has now been returned, the process was unnecessarily stressful, time-consuming, and unprofessional. We would not recommend this agency.

Negative experience: Martin and co. seems to do a perfect job uptil viewings and closing the flat, We never received an inventory and had to remind the agency multiple times and still havent received it. Everything in the flat seems either broken, mouldy or dirty. Inventory is extremely basic and the agencies responsibility if they are handling the property. There is just no assurance and all im hearing consistently in a flat tone is that the landlord hasnt responded to any of our queries. They were keen on letting the flat out asap but have done nothing to ensure the flat is maintained and the tenants need everything in order to have a smooth move in. Edit: We haven't been called by a Henry or received inventory or signed receipt of said inventory as it is still with the landlord (who conducted his own independent inventory) as clarified by a member of martin and Co over call. I'm not sure why the odd response to my review. Happy to ammend my review if concerns are resolved. Thanks

As we have previously mentioned we are reliant on your Landlord giving us instructions on how we can rectify the issues. The inventory has been sent to you and you have confirmed receipt, the document is a 23 page schedule including photos and descriptions of the property and items in the flat. We have previously mentioned to you that you have 7 days to cross reference this document, agree to the condition or make changes. Negative experience: As a tenant, I would not trust this company. They gladly took my rent 6 months up front to secure my rental. I never paid a month thereafter late. When is came to moving out, I was accused of damage that was already there and proved when moving in. I was also accused of cleanliness that was was clean and clear. On top of that, they did not follow the process of of the deposit protection process and attempted to bypass the correct process that is there to protect tenants. Martin and Co are there for their profit and as a future renter or buyer, I would never use them as an agent going forward due to their dishonesty, deceitfulness and lack of accountability.
Dear Megan, thank you for your review. I have made contact with you directly outlining our reply to this. ultimately as I have pointed out previously, your contract is between you and the Landlord. You both mutually agreed on a deduction due to the property not being returned in the right condition and the remaining deposit was paid to you. Martin and CO do not profit from deposit disputes or claims and we act on the instructions of the Landlord. We have also followed the Deposit Protection Schemes advise and guidance with regards to deposit returns and claims.
Fantastic experience: Martin & Co (Leamington Spa Lettings) provide perpetual assistance with my Lettings and have done consistently for over 17 years. Lieann Robinson has provided me with a professional service and peace of mind that is in line with the values and customer care provided by Martin & Co. She has always been on hand to provide guidance and assistance whenever requested. This is always done with a pleasant and personable but very professional demeanour. It is clear she is fully aware of all aspects of my rentals and acts often unprompted to ensure I get the best service available. This, as a busy professional provides great comfort and peace of mind. In addition Lieann ensures her utmost to ensure my tenants are well looked after and catered for which in turn makes for a great relationship between us all and of course increased tenancy. With this she demonstrates her commitment and care for all. Lieann is of great benefit and assistance to myself and a credit to Martin & Co. Martin & Co have both myself and my tenants at heart and I would not consider using any other letting agency.

Fantastic experience: Sometimes one might not be sure whether it's right to move, right to stay, and which direction would make sense both financially and personally. That's where Martin & Co help, and specifically Paul Averis from Martin & Co. Fantastic experience: Paul at Martin & Co was very professional and helpful to us in buying our first home. From initial viewing to completion, he was always polite and punctual. Prior to finding our home, we had some viewings with agents from other firms who put the hard sell on us, but we never felt pressured or rushed by Paul. Where he didn’t know off hand the answer to a question we had, we could rely on him to find the answer and get back to us. He also helped us close off our enquiries. Fantastic experience: Lydia was great throughout, everything went as smoothly as possible from our first viewing to getting the keys 100% would recommend.
Negative experience: The initial viewings were fine, however as soon as we moved in we faced many issues. It was meant to be unfurnished but we arrive to furniture, it hadn’t been cleaned and the grey walls were painted over so patchy with white. There was mould in the bathroom, and 3 cans of ‘poisonous’ spider spray in the drawers.. great first impression! It’s now been a month of me chasing them, to little responses and whenever I have heard back, they are dismissive and unprofessional. I hope that we don’t face more issues with them going forward.
