From the very beginning, the team was professional, friendly, and very helpful throughout the whole process. Negative experience: THE WORST LETTINGS AGENTS IN ENGLAND A bunch of unprofessional, irresponsible, inept, greedy and incompetent amateurs in the property business. This review is based entirely on my direct experience as a tenant dealing with the Frank Innes lettings team. Everything they say changes within minutes. A chameleon is ten times more consistent than these people. My tenancy is supposed to end in April, but I requested to leave in March if new tenants could be found. They agreed and listed the property online. I also advertised it to help. So far, the agency arranged one viewing, while I personally arranged seven. Why? Because Frank Innes lettings rarely answer calls or respond on time. Most of the time I had to call the sales team just to be connected to lettings. One couple who viewed the property through me wanted to move in immediately. I passed their details to the agency and they paid a holding deposit. Only after taking the payment were they asked for a guarantor. The first guarantor was rejected, a second was provided, and then the agency suddenly said the guarantor must be a British citizen. Apparently they “forgot to communicate” this earlier. Forgot to communicate? Seriously? When the tenants questioned this, Chelsea and her colleague Oliver Snookes ended up blaming the tenants and even calling them “liars.” I went to their office to speak with Oliver and the manager Chelsea. Instead of answers, the conversation went in circles. When asked about the guarantor issue, they suddenly said the matter was “confidential” and refused to explain anything. The reality is simple. They care about targets, not tenants. Communication is terrible, calls go unanswered, and once money is taken the responsibility disappears. And this is not even my first problem with this agency. At one point I was locked inside my bathroom because they failed to repair a faulty door handle on time. Then the next one, due to their internal miscommunication, I was locked out of the property for three days despite being a paying tenant. Imagine paying rent and being treated like this. I should have taken legal action much earlier. The situation is now being reviewed with legal advisors.-Anju Appukuttan

Negative experience: Hello good morning and hope you are well. I have been with your agency for over a year now and they hasn't been a month which I have been late on my rent payments and I was trusting in time of my deposit you will do the same. I'm making this complaint because yesterday I felt like I was spoken harshly and with no genuine respect or aim to help by the customer service when i tried to make inquiries about my deposit. My complaint was mainly because I was asked by the customers services to bring in the keys of my flat and when I did she told me I will be contacted this week concerning my deposit but when i called I was told they made a mistake and I can't receive the deposit until 7th of February which I told them it won't be possible because I already moved out of the flat. They lady at the customer services kept insisting that on the contract which I signed it said I have to informed the agency one month before and I did explained to her that I tried calling them and no one was responding and someone finally responded after 2 days and ask me to send the notice by email and I didn't know it had to be sent by email, about the tenacy agreement I didn't receive any email or signed it. Please I will really like to talked to someone about this issue and see it can be resolved because i feel like I'm being cheated.

Negative experience: My experience with the agency has been terrible. Despite complaints and processing issues via the proper route nothing was ever done. They don’t care about the tenants, you complain and they just say we’ve informed the landlord and then just keep asking if anything has been done. They also backtrack on what they say. First told me if the landlord doesn’t fix it they will then said I have to do it myself. Would not recommend!!!

Negative experience: I had my property on the market with this agent for 3 months from June 2025. The experience was absolutely shocking and diabolical. What was promised at the beginning of the valuation was the total opposite of what was experienced. They were very unprofessional, inconsistent and was hard to get any feedback or follow-up from any viewings unless I went out of my way to call them myself repeatedly. The staff were rude and unprofessional especially one in particular. They would also let anyone come to view, even if they couldn't afford the property or even if they didn't have their property on the market themselves without doing any checks and also didn't try at all to sell the property. It always was really hard to get through to the agents. Would have to call upto 6 times before you even got through. Avoid this agent as they don't keep to their promises and won't try their best at all other then wanting to have a board outside your property to advertise their business. You also need a month's notice to come out of contact so be aware and keep away from them!

Negative experience: Their maintenance team entered my flat without notice or consent — locking the door behind them and leaving me locked out for two days. I had no access to my home, personal belongings, or medication, and was forced to find temporary shelter overnight. Repeated calls for help were ignored, and the lack of responsibility or urgency shown afterward was unacceptable. Entering a tenant’s property without permission is a serious breach of trust, privacy, and basic professional standards. If management had handled communication properly, this distressing situation could have been avoided entirely. I hope this review encourages them to take tenant safety, respect, and accountability more seriously in the future.

Negative experience: Recently visited this business to see about letting my home when I emigrate at the end of January. From the moment I walked in I already knew this wasn't the agent for me as everyone looked so scruffy. No one was in a rush to acknowledge me and the person I eventually spoke to didn't seem to know their stuff in any detail, despite being a manager. I need peace of mind when I leave my keys with someone and they need to be an expert otherwise I may as well just use Open Rent. The place seemed to be run by school leavers and I couldn't recommend a business like this sadly.

Negative experience: I rang to be told the email I sent a week ago requesting a viewing of a rental property hasn't been answered because they have been overwhelmed by inquiries and there are now no viewings available. I don't know that! If there is so much demand why is the property still advertised? You must be able to create an autoreply email saying we've put you on a waiting list, so your (potential) customers know what is happening and don't have to take up more of your precious time by making follow-up calls.

Negative experience: Have just had an extremely disappointing experience with the agency. Was called and booked for a viewing appointment followed by a text confirmation. Left all my commitments amd went to the address of which l arrived 10 minutes earlier. When my time clocked l knocked to no response. Negative experience: If there's an option of negative rating, I'll definitely choose that. Worst agency I've experienced ever. Once you move in, then they'll treat you like nobody. I moved out from their house 2 months ago but am still waiting for my deposit back. They put on the landlord and landlord put on the agency. They're playing in a circle.

Negative experience: I had a viewing scheduled for Saturday at 12:15, which I confirmed the day before. The letting team failed to inform me that I needed to make a phone call before the viewing. Instead, I received a voicemail stating they wouldn’t be attending unless I called to confirm. I attempted to reach them multiple times, only to have my calls disconnected or go unanswered. This is unacceptable. I will escalate this complaint to the head office and demand accountability for the lack of professionalism shown by this staff. I expect to see prompt action taken on this matter. Zack and Chelsea from Frankinnes Leicester Branch will have to answer to all of this nonsense.

Negative experience: Frank inn representative was very helpful and Kind most of the time especially I always used to go to office and make my payments ..also, maintenance team was helpful. But biggest challenge when we ask for return of our Deposits. Especially when I left apartment in much much better condition than I received. It is absolutely unfair of deduction of 100 pound for cleaning apartment. It was such a small studio than can be clean every single day of use. I sent them pics/video of cleaning studio before I left also their representative was happy and agreed that I have left studio very well. I am still waiting on my deposits and team seems not willing to pay my full Deposits by claiming of cleaning charge. I am very disappointed with over all experience as getting my full deposit is needed. I was hoping team should work well with eachother and Co ordinate. Because i paid my deposit to frank inns i was hoping to get help for refund as well. I will not recommend frank inn if they are not taken full in charge of moving in to move out. Very very disappointed.

Negative experience: Gave my keys back on the 1st, terminated the tenancy on the 4th and no update on the deposit and my emails have been ignored since last week. When called and said that my tenancy states I will get my money back within 10 days after termination the guy said “yeah I know”. Absolutely ridiculous. Never had such problems with any other agencies or landlords in the past.

Negative experience: Poor communication! Myself and my partner had a letting viewing arranged. I requested the information of date/time be in writing via my email, this was ignored. The viewing was cancelled without us being advised (they said they'd rang me the morning of, but I had no missed call/voicemail)- I was at the property and waiting for 15 minutes before ringing up and told so. I even rang beforehand advising them we'll be a little late because of traffic- wasn't even told of the cancellation at this point. Completely dissatisfied with their service and lack of effective communication.

Negative experience: We are current tenants of Frank Innes, Leicester office and have reported an issue which has caused us to have 96 hours now without electricity, hot water, heat, and damage to kitchen ceiling, and no one has set foot in the property to even assess it. Thus far the only contractor to attend the property was initiated by us in order to prevent severe damage to the house and our property, and danger to ourselves. We are informed that this amount will not be reimbursed despite the fact that the incident occurred around midnight, with no out of hours emergency contact, and we still await assistance as this is written.

Negative experience: We feel we had a below par service throughout. Requests were not responded to, we felt like a burden every time we rang up, agent was not at all knowledgeable or helpful with regards to the property- the house we were buying was not cheap! (Not that this should matter) but we were made to feel like we were buying a 2nd hand armchair they were that lack luster. I wouldn’t touch frank Innes again.

Negative experience: Not replying and not picking up the phone, I’ve been trying to get wifi installed in my flat for a month and I don’t have access to the wifi cupboard and don’t know who actually holds the key. I call the office and they don’t pick up the phone. I email and they don’t respond. Maintenance have been good at fixing issues but they are separate to frank innes who don’t seem to do very much once you’ve signed the contract.

Negative experience: Olly emails me a very silly question, on 15th August, asking if I'm still in the property... obviously, i am bc I haven't handed the keys back. I responded back almost immediately asking how I go about starting the process to claim my deposit back but 11 days later no response, even after sending follow up emails. Useless

Negative experience: Shocking service. My property has been on sale with Frank Innes Leicester branch for 3 months. During that time I've had 4 viewings, 1 where the customer's available funds were well short of the asking price, 1 where I've had no feedback whatsoever and 2 no shows. On both the no shows I was not advised in advance by branch that the viewings were cancelled. On one occasion they didn't know why they didn't inform me, on the other because the manager was on leave and didn't pass on any instructions to the office staff, even though the office was open. Other excuses for calls not being returned and poor service vary from managers being on leave and staff being new in the role. The latest branch manager seems to have been only in post for 2 or 3 weeks before leaving and at least on one occasion I've certainly being told untruths . One of the staff at the branch even told me "its a mess." Shambles.

Negative experience: I was rejected by Frank Innes for renting due to the fact I'm on a combination of part time work and disability benefits which I have no choice to claim due to my health. The combination easily met the affordability. I was left a voicemail basically saying they couldn’t cover people on any sort of benefits and was subsequently promised a callback but did not get one. Tough times for anyone with a disability these days to get taken seriously unfortunately. Discrimination is a huge problem and Shelter are currently pushing the Renters Reform bill to prevent this from happening.
