Fantastic experience: We used Seth's for the sale of a property in the LE4 area. Prior to going to Seth's, we had initially used the Leicester office of a big national-brand estate agents for the sale. This agent locked us into a 5 month exclusivity period and, as soon as we had signed with them, the main contact stopped being responsive. The agent was also not proactive in helping us sell the property and did not manage to arrange many viewings. By contrast, Seth's were brilliant. They knew the local area well - within a month of listing with them, we had several viewings and a good offer. Throughout the sales process, Seth's were responsive and helped to progress the sale up until completion day. A special thanks goes to Amit for his support, guidance and patience. I would definitely recommend Seth's over any large brand estate agents as you'll get a more personal and attentive service.

Negative experience: Terrible service! Left me not knowing for days, all to tell me 2 days before my contract is meant to end. Lack of communication, promote terrible landlords also! Very unprofessional how it was dealt with as a whole, I hate leaving reviews but when you don’t get back to your email it’s the only other thing unfortunately. The lady that showed me the flat to begin with was lovely though and a real gem to the team it seems like after speaking with the rest.

Negative experience: Was looking to rent a property with my partner and found one we wanted through Rightmove. Had a viewing and everything went well. Tried to submit a reservation form and heard nothing back for a while. We rang up and got told we would hear something back later as the person handling it was on annual leave. Waited a few days, then had a missed call 3 minutes before they closed. Tried to ring back minutes later, but the lines went dead. We rang up again the following days and were told the person was back on annual leave again, and they would call us when they were back. We heard nothing, so again had to call them up. Here we were told that someone else would send the form off now, as it hadn't been sent off this whole time (2 weeks). 2 weeks later, we ring up again as we were waiting to hear back and the limit of the reservation form was 2 weeks for them to tell us if we were suitable candidates, so we were curious what was happening. This was the point we were told that the property had been sold to someone else, despite us putting in a reservation form, which in the contract states the property has to be taken off the market whilst they vetted us out. Whilst the viewing experience was great, the following steps on trying to secure that property were a nightmare and because of the lack of communication, ultimately led to us feeling rug pulled on a property we very much wanted to pursue.

Negative experience: Review of 9 Woodby Street Property Managed by Seths I recently moved out of a property managed by Seths at 9 Woodby Street, and I feel it’s important to share my experience for the benefit of prospective tenants. The overall service provided by the management team was deeply disappointing. Maintenance issues were consistently ignored despite multiple complaints. The team showed little to no interest in inspecting the property or recommending essential repairs to the landlord. This house, dating back to the 1940s, is in serious need of refurbishment. During my two-year tenancy, no significant repairs were undertaken, and it often felt as though Seths and the landlord were deliberately avoiding responsibility for the property’s condition. The damp, mould-infected walls made the home unsuitable—especially for families with young children. I cannot recommend this property to anyone unless a full renovation is carried out. Basic standards of maintenance and tenant care were not met.
