Negative experience: They sent a letter saying I'd listed my property with a company I'd never heard of at an amount I'd never seen mentioned anywhere before. The name on the letter was correct but I noticed the printed address was wrong. When I phoned and spoke to Lewis, he said the message regarding the property listing was automated. This is a ridiculous practice that can only cause confusion; I imagine it might seriously concern an older/more vulnerable person if they saw that come through the post, telling them they've listed their property when they've done no such thing. I've asked not to be contacted by them again.

Negative experience: I was locked out of the building at night with no where to sleep, only for me to get to the office in the morning and the staffs were all laughing and giggling about my situation. Not even a single apology for the rubbish they did.

Fantastic experience: I have been renting from First 4 Lettings for about 5 years now and I have all good things to say about them. The rent is very reasonable. Their maintenance and other services are very swift and reliable. They take Health and Safety concerns very seriously. There is regular checks on the property and all grievances/concerns are prioritised. The treatment provided makes a tenant feels satisfied and it’s worth every penny spent. If anyone is moving into Leicester, give them a call. You will not be disappointed.

Fantastic experience: Me with my 2 friends moved into a nice flat in Leicester through First 4 lettings. Mr. Yash was the one who showed the house for us. Even though we were late for the viewing, he patiently waited for us to arrive and we took our time to view the house fully. And after seeing many places this was very suitable for us with 3 ensuites. We are so happy to be tenants of First 4 lettings and all queries were cleared with clarity by Mr. Yash in a very polite way.

Fantastic experience: My friend and I viewed a flat, applied for tenancy and managed to sign our tenancy agreement all within 1 week, which included a bank holiday weekend! The efficiency! With the assistance of Yash, the whole process was quick and smooth sailing. Whilst we found the background checks with a third party were quite intrusive, this did not reflect poorly on the agents as they were very helpful. Simran who showed us around the flat was also very cooperative in answering all my questions. Thank you all. :)

Negative experience: The agency charged us when we moved out for professional cleaning £160, even though when we moved in, the apartment was not professionally cleaned. They argued that we left it in a dirtier condition, than the way we found it. I would not recommend this agency to nobody, they would try to keep most of the deposit and have unrealistic Check-out list, they wanted to charge us additional £300 for changing moulded sealant in the bathroom (which was moulded from before), and a broken vacuum (which was also broken from the very beginning)

Fantastic experience: My 5-star rating is dedicated entirely to the property manager, Henco Lotz. Without a doubt, if it weren't for him managing F4L Maintenance branch, I believe the agency would struggle to stay afloat. Despite F4L's ongoing issues with communication delays and inconsistent responses, Henco is a beacon of professionalism and dedication. Working remotely all the way from South Africa, he consistently delivers swift problem-solving, empathetic communication, and a calm, professional demeanor - even when facing the brunt of criticism aimed at the branch. He is the definition of "actions speak louder then words." When there's an issue, Henco doesn't just acknowledge it - he resolves it. With the utmost respect, I genuinely believe Henco Lotz not only deserves recognition but also a well-earned promotion. His commitment and work ethic are invaluable assets to the company. If not rewarded appropriately, I wouldn't be surprised is another company recognizes his potential and recruits him. P.S to the company: DO NOT delete my review as I am a real tenant who had to endure this agency for 2 whole years. I do, though, expect improvements for the future. Thank you

Positive experience: recently lost full functionality of my washing machine [Henco] was thoroughly immersed with the need to help and replace. I was impressed by the exquisite impeccable service he provided . The speed in which Henco showcased a variety of innovative yet simple ways to get things achieved and the major of these was listening tentatively. Fantastic experience: Would recommend first 4 lettings. Moved into our newly rented house a few weeks ago unfortunately the house when we moved in did have some problems however they were very quick to sort out all issues and were very contactable.

Fantastic experience: Always great communication and easy to follow steps to secure the tenancy. We were asked a lot of money just as we secured the house which would’ve been better if it was spread out or given more warning for it as were students. However they have all been great and no issues.

Positive experience: First 4 lettings are good letting agency but there are a few odd bits. Firstly, they showed us some good properties when we were searching for properties but seemed to act like some did not reek of mould. When we did pick a house there was a strange point where they wanted bank details over the phone which is a bit of a red flag for me, so I insisted on in-person which they did accommodate. They also were speedy in adjusting the contract where it needed adjusting. Their web portal for reporting repairs is easy to navigate and they respond pretty quickly. When we had a leak in the middle of the night, it took two hours to get a call from the emergency plumber once we reported it, by then we had found the stopcock and stopped the leak. But I appreciate that on the form we did state that we were catching it in a bucket and it wasn't free-flowing, so maybe they were prioritising more urgent cases. Overall, they have not been disappointing but they do need some more honesty and dragging their deposit system into the 21st century. Would recommend

Negative experience: Extremely unprofessional and disappointing Letting Agency, we recently moved into our second year house to find it unclean, unsafe and without the basics we were told we would have. We had trusted this agency to provide us with a service we have paid for since May this year and have been completely let down and disappointed, if you are considering using this agency next year for housing please reconsider your options before signing anything. Within the last 2 weeks we have been left with an unclean house, covered in dust, cobwebs and grease with multiple leaks and no wifi for our first week living here, costing us even more with data bills. Our utility room has been flooded with water making it completely unusable leaving 4 of us without a washing machine and fridge due to the flood on the floor, and since the agency does not operate on weekends we have no option but to live like this until it is fixed probably not anytime soon considering how long everything has taken. I wish I could have left a more positive review but due to how we have been treated by this agency and our landlord and the state out house has been left in I do not have anything positive to say about them.

Negative experience: Just moved into my second year house and it’s been the most stressful awful and disgusting experience. The house was filthy and clearly has not been cleaned in a long time, we have no wifi and we are getting letters to say that we are being fined for not having a TV licence and not paying our gas bills, when we are paying a ridiculous amount of money to have all bills included. The amount of broken furniture, broken electrics, a whole in the floor, a leak in the ceiling, broken locks, inadequate lighting…. the list goes on. We have been proactive, clear and polite when asking the landlord and agency to solve these problems but it has been several weeks and we are getting few responses. I am so disappointed, angry and frustrated. DO NOT USE THE AGENCY

Negative experience: First 4 lettings has been awful. They will cancel an appointment and not let you know and they will show up and let themselves in without asking. Had a cancelled appointment, I woke up to two men standing in my bedroom, as a 19 year old female that was scary, the letting agent decided to do a viewing after being told no. I have complained SO many times and all they say is “all I can do is apologise”. Funny that’s a letting agency have no idea about law regarding renting tenants. NO THIS HAS NOT BEEN RESOLVED !!

Negative experience: I needed a place and contacted First 4 Lettings for a shared apartment I had seen online. At first they were all nice and helpful up until I paid the holding deposit. I provided all they requested showing I could afford the rent. Got the type of guarantor they requested. I went through the weblinks they sent, and no where was it clearly written that verification of my guarantor's proof of employment is only done by contacting their HR (from my experience, offer letters, payslips, bank statements are proofs). My guarantor wasn't happy with anyone contacting their HR after providing the other documents they requested. I then offered to pay some months rent upfront just so I don't lose my deposit but the agent refused. I explained my guarantor's reservation and was assured by the same agent on the phone that it won't be an issue, only for the narrative to change the very next morning when the agent told me they've sent an email to my guarantor's HR without either of our consent, the agent was also pretty rude to both me and my guarantor on the phone insinuating I was blind and couldn't understand that proof of employment meant contacting HR despite providing payslips and bank statements (nevermind my employer and landlord had already been contacted for a reference which they happily obliged). The agent was also happy to tell me people who earn 3 times my salary also go through the same process. I appreciate companies have their policies. What I do not appreciate is when you get the definition of the policy after parting away with money you would never get back. If there was any option less than a 1 star, that's what I would have gone for. Edit: Update to the First 4 lettings response below: I guess expecting your staff to be rude and unprofessional is something I also need to read up in a FAQ somewhere. It's easy to just say read the FAQ now when your staff hurried me to make payments and sign urgently, so I don't lose the apartment to other people who are about to take up the place. One thing I've surely learnt from this is never let anyone pressure you under the guise of helping you. Your reservation email on guarantor requirements is ambiguous and open to interpretation by anyone who has never had this type of experience with other letting agents. A simple line that says guarantors will be subjected to an employment reference check is better and clearer in my opinion. Your website also says anyone who cannot provide a guarantor can make upfront payment for rent which I offered to do and your agent refused all because you already have my money.

Negative experience: Originally first 4 Lettings is like any other student real estate company, however NONE of my friends house companies have asked for so much excessive payments at all. Please DON'T go through first 4 letting go to a different company so you won't have to pay multiple up front payments that are ridiculous for a 19 year old uni student (they've asked me to pay almost £1300). PLEASE go to a different Lettings company so save yourself money. Very disappointed at them trying to understand financial situations

Negative experience: In general, I do not recommend the First4lettings rental agency. I have experienced problems with their practices, especially when it comes to repairing defects - they are often only done momentarily. Lack of honesty in the approach to customers, which is a significant drawback. Additionally, they often do renovations without notice. Additionally, it is worth mentioning that the First4lettings agency issued me an unfounded Section 21, which seems to have been intended only to carry out renovations and increase profits, which is unethical behavior towards tenants. This is an important element that may be important for people considering using their services. the real estate agency seems nice, but in reality they are dishonest, no repairs - problems appear after time, such as annoying mold, chipping paint from the walls, peeling plaster, falling tiles in the bathroom and water from under the bathtub, they are rude when you ask them to replace the damp carpet in the bathroom. bathroom and never sign emails with their name and surname,so you don't even know who is replying.

Negative experience: Such a poor company. No care for the tenants what so ever. Rude on the phone and also in the office when personally returning the keys to them face to face. After living in a property through this company for over 3 years. We left the property in the best state we could after being neglected for the full tenancy. No repairs where ever actioned. Even though 6 monthly checks where completed all the time and we raised mould/damp issues. And also repairs that needed to be completed after the house has been left to just stand as it is with ‘quick fixes’. They then disputed charges through DPS and took money from us, and now have the cheek to send an ‘invoice’ for damages to repair the property. The company need to take some ownership in the fact they never address tenants issues raised and now think they can harass and be passive aggressive in emails and communications to us to try threaten us. I would highly recommend anyone to AVOID using this company.

Fantastic experience: Zoe Reay has been excellent. I’ve had my property managed by F4L for a few years now and they have been very good. Recently the property neighbouring our property were getting their roof done and this caused a leak inside our property. Zoe has managed the situation excellently and arranged repairs and inspections and retrieved costs from the neighbour. I would highly recommend F4L and Zoe.

Fantastic experience: We had no issues with the property throughout the year. Zoe was friendly and helpful and organised a call to help explain how to get our deposit back.The house was inspected and our deposit was returned soon after we moved out. The inspection was fair and we received all of the deposit back.
