Negative experience: don’t care about their renters, as a renter myself, don’t go with these people. both bed frames, mattresses and wardrobes are broken, “professional cleaning” was only done to one room and we received no reimbursement that was promised for constant work being done in our flat with no ability to access or use our kitchen during the day for weeks.

Positive experience: 2024- I viewed a few student houses in January 2024 through Ellie and she was very helpful throughout the whole booking process. My emails were responded to straight away with any help Ellie or Chelsea could give. They've been very accommodating with my situation of not being in the country to go into the office in person. Looking forward to moving into one of their properties in July. Amended July 2025- The staff at Danvers are brilliant and reply so fast however I would recommend that when people view student properties, they ask who the energy supplier is. We've had such a stressful year with The Student Energy Group (supplied by Tomato Energy) including them trying to charge more money even though we were under the allowance and average UK household usage. When this was said to maintenance/landlord they seemed to believe Danvers gets a commission from the usage and weren't very helpful when this was brought up by them hence the 4/5 stars now. I would still highly recommend Danvers as an estate agents just check who the bills providers are before signing so you're more prepared. Rookie move on our behalf.

Negative experience: Worst agency in the town to deal with. They don't care about their tenants. While viewing the house they will say we will do professional cleaning and give you requested inventories . However once you do agree to buy that house. you will have to chase for small things. All the rubbish will be under the bed, electric switch won't work, washroom gets choked, broken bed, lock set, door, etc Which they don't care about. Even if you try to post all this on Google reviews they ask you to take your reviews back and ask you to sign legal documents. One of the worst agencies.

Demi was fantastic throughout the process super supportive, always quick to respond, and really made things feel easy and stress free. Chelsea was great when showing me around the property very friendly, professional, and made the whole viewing experience comfortable and informative. She also handled all the paperwork really smoothly, which made a huge difference. It’s not often that things go this smoothly when dealing with property, but thanks to Demi and Chelsea, it genuinely felt straightforward. Negative experience: Our experience with Danvers Estate Agents has been one of the most frustrating and mentally exhausting situations — primarily due to the third-party energy provider they promote and include as part of their tenancy agreements. We moved into a student property at 142 Barclay Street in July 2022, and a serious issue with the energy bill was not resolved until March 2025 — nearly three years later. As part of our tenancy agreement, we paid approximately £6,000 towards energy bills. The bills were managed through a third-party provider called Energy Combined (legally registered as Westway Waters Seventeen Thirty Six Ltd, according to the UK government). However, energy combined failed to transfer the allowance to the actual supplier, Octopus Energy, and as a result, we received a £7,000 bill around October 2024 octopus energy, despite our tenancy ending in July 2023 — even though we had already paid the majority of it and were only liable for the excess usage. We were never warned about exceeding our energy allowance during the tenancy. Danvers and Energy Combined only addressed the issue after it became clear that Energy Combined might be liable for the unpaid bill. From that point, Energy Combined attempted to shift the entire cost onto us, completely ignoring the £6,000 already paid. To make matters worse, Danvers refused to provide any contact details for Energy Combined, and the company has no publicly available address or working contact information. We had no direct way to resolve the issue ourselves. I reached out to multiple organisations — including social support services and ombudsman bodies — but none could help, as third-party utility arrangements like this fall into a grey area. Throughout the ordeal, Danvers staff kept stalling, repeating that they were “waiting to hear back from Energy Combined.” This line was used for months, despite them being our only point of contact. Danvers claimed that they are doing everything they can within their limits. Which could be true because, emails were answered quickly — but they never included any meaningful updates or resolutions. I even visited their office in Leicester from Oxford to escalate the matter, only to be told again to “call next week we will try to get a reply from energy combined.” Eventually, I had to contact the building reception where Energy Combined is registered, as that was the only route left to reach them directly. Only after making it clear we were prepared to pursue legal action, with full proof of payment, did Energy Combined finally agree to pay their part. The issue was finally resolved in March 2025, but only after months of unnecessary stress, debt collection threats, and mental pressure. To be fair, Danvers did reply to emails promptly and remained our only channel of communication throughout. Without their involvement, we would have had no way of reaching Energy Combined at all. Hence the one ⭐️ However, the lack of urgency, ownership, and effective escalation meant the issue dragged on for far too long. Since Danvers actively promoted Energy Combined as part of the tenancy, restricted our ability to contact them directly, and continued to act as the intermediary, they must also be held accountable for the third party’s failure to pay the supplier in a timely manner. The resolution came not because Energy Combined acted responsibly, but because we persisted with documentation and made it clear we were prepared to take legal action. Final advice to future tenants: If you’re offered a contract involving Energy Combined (also known as Westway Waters Seventeen Thirty Six Ltd), avoid it if possible. If not, choose a bills-excluded tenancy where you manage utilities directly with trusted suppliers. Avoid third-party utility schemes with no transparency, no accountability, and no support

Negative experience: If I could give minus stars I would. Laid back service. They never cooperated when I complained about my mold and damp and then told me I needed to remove this review or they would call the police. Silly student me at the time thought they had authority to do so.

Negative experience: Took all my deposit money for things we hadnt even done like blue tac on walls when not a single person in the house ever owned any blue tac and then cant even give me a reference 4 years after moving out because they have archived my file. 4 years is nowhere near enough time i now have now references of living in any places because of here so thank you very much. Negative experience: If I could give zero stars, I would. This letting agency is the absolute worst I’ve ever dealt with. Their customer service is abysmal, with staff who are not only unhelpful but downright rude. They consistently failed to respond to emails and phone calls, leaving us in the dark about crucial details of our tenancy. Maintenance issues were a nightmare. It took them weeks, sometimes months, to address serious problems like leaks and broken appliances, causing us significant inconvenience and stress. When they finally did send someone, the repairs were often subpar, requiring multiple follow-ups. Their approach to managing deposits was also incredibly unprofessional. At the end of our tenancy, they made unjustified deductions without proper explanation or documentation. The whole process felt like a scam designed to squeeze more money out of tenants. Overall, this agency’s incompetence and lack of basic decency made our renting experience a living hell. Avoid them at all costs.

So many admin issues (bills not sorted), so many things with the house went wrong that were a struggle to get them to fix. Then took most of our deposit even though we were good tenants and left the already poor state house in the best possible state.

Negative experience: After renting with Danvers for 2 years I wouldn’t recommend anyone else doing the same. The first property was in okay condition, although any issues were slow to be dealt with which is not ideal. When signing the tenancy for the 2nd property, we did so on the promise that our deposit would be transferred. Unfortunately what they didn’t mention until a couple of days before the payment deadline was that this didn’t apply to us as only 2 out of the 3 tenants were moving into the new property. It got worse from there - we had problems with mould that never got sorted despite numerous emails, random people turned up to check gas meters before prior warning and general maintenance problems throughout the property. Once we moved out, we waited over a month to hear the outcome of the end of tenancy inspection despite knowing the new tenants had moved in (thanks to them stealing my parcel). Then they tried to take almost all of it for silly reasons such as charging us over £130 for cleaning when we left it in better condition than before we moved in. It’s been another month since we disputed this and still have heard nothing. Wouldn’t recommend unless you want a stressful year.

Negative experience: Started renting with Danvers at the beginning of this academic year. Never again. This is honestly the worst renting experience I have ever had! At one point, we believed our ceiling was about to cave in, and Danvers literally didn’t want to know about it. We were either forced to stay in an unsafe property, or move out and continue to pay for it. Loads of hidden costs, and bills which were not written into the contract, but we were threatened with being taken to court if we didn’t pay. Now we have moved out of our bin they called house, they are trying to keep our security deposit, trying to charge us for years worth of junk from prior tenants. Nothing ever is done well, from withholding keys when we tried to move in, to ignoring fixes that needed to be completed. Do not rent with them. They are utterly useless and very corrupt.

Negative experience: Absolutley manipulate and take advantage of young students, who are for the majority renting for the first time. Terrible communicators and try every tactic to squeeze money out of you. Dont trust 5 star reviews because they sit across and coerce you into leaving a good review!

Negative experience: The difficulties began on the first day itself. They are not prepared to fix the heater, which has been broken for a month. We exerted too much effort. After a week of use, the washing machine stopped operating, and it took almost a month to receive a new one. They made no effort to start the repair. The biggest letdown was that they withdrew 60% of the money by presenting cleaning and mold-related expenses. In actuality, the house was cleaned before we left.

Negative experience: The first day itself, problems started. Heater was not working for one month; they are not ready to sort it out. We struggled too much. From the first week of contact with Demi and Sawdas, the property was marketed and swiftly block viewings were booked - suitable tenants were identified and checks were completed with immediacy that helped to reduce the void time. Negative experience: Possibly some of the worst service i've ever had the pleasure of dealing with. Broken shower was dealt with after 8 months, we spent a good portion of winter without heating, there was rats when we moved in, it hadn't been cleaned, my bed was missing half of the spines, the couches were ripped and the back yard was filled with cigarette butts, all of which they ensured would be fixed. I have photo graphic proof of each and every one of these allegations.

Negative experience: Be very careful signing up with this agency. They have said that after they sign a tenancy contract they will not share this information with the landlords unless the landlords buy an ICO licence. Unbelievable interpretation of the GDPR rules. They don't have a clue.

Negative experience: Avoid avoid avoid. Never had so many issues with a letting agency in my life. If anything breaks in your house and it's slightly major they still make you fill a maintenance request form out. Moved into our property and it was covered in plaster dust, entire kitchen and living room needed deep cleaning (by us of course), couches were stained with plaster dust and we cleaned it after asking Danvers to help. Fridges were left out of where they were meant to be, carpet in the basement wasn't even down, was still rolled up... its as if they didn't check the house before we moved in. Inspected the house and told us the bathrooms had mould and was our fault. The bathroom windows were painted shut and couldn't be opened to vent the room... Had an agreement to lower our rent if danvers or us as tenants got a fourth. Quickly tried wriggling out of that one, until we pulled up texts from them agreeing to this. Trying to get your deposit back, they'll take the 28 days and run with it and try to take your money for no reason. FILM YOUR ROOMS BEFORE YOU LEAVE!!!! Got told one room was dirty and not clean, luckily had filmed it and showed them it to get the £60 charge cancelled. Oh but it didn't stop there, see the table in that photo, apparently that cost them £25 to get a contractor to move it up a set of stairs... It took one person to carry it down there and no where in the contract did it say to return it but still got charged the £25. TLDR: Avoid them, if you don't then make sure you film everywhere before you leave to prove you've cleaned or they'll lie and say it wasn't even cleaned.

Fantastic experience: I am so impressed with the service from Verene, I felt compelled to give a review. I was put in contact with Verene at Denver’s, when I expressed an interest to sell my property almost a year ago. From the start within a week Verene was able to get over 15 viewings. Of which a selection of offers were received . Unfortunately the offer initially accepted pulled their offer with no viable reason. Needlessly to say I was distraught, all through that period Verne was calmly reassuring and resolute that the other buyers would make an offer. She was right Verene found me a buyer that determined come what may they would not pull out of the sale. And as of Monday the 9th August despite COVID and all the challenges that brought not to mention the difficulty I had with getting the tennant to leave, We completed on the sale with the tenant in situ after all. Verne is best estate agent I have ever dealt with especially considering the challenges this unprecedented period posed to the success of the sale. She regular gave me updates on the sale process and her advice on how to proceed, and the care and diligence on how she managed the process was like nothing I have experienced. She is a consummate professional and it has been a pleasure to work with her. Danvers are very fortunate to have her, I wish her all the success and continued blessings in the future.

Negative experience: Quickly sorted us out with a house we liked, staff were friendly and helpful with explaining terms in the contract.... initially. My original review of danvers was coerced when I'd just moved into a student house, the house was good, and received a food gift. Over the next two years me and my housemates were scammed out of thousands of pounds each from bills - if you find a property through Danvers, check the contract thoroughly to see the maximum they can charge you, and if at all possible do not get a bills inclusive contract.

Fantastic experience: I found the act of buying a new house and selling my existing house to be a very stressful experience, with the stamp duty holiday end looming, Covid and solicitors giving the impression of dragging their feet.
