Negative experience: 0/10 . Constant problems , no communication. Would highly recommend if you love a challenge and suffering . For example fridge didn’t work so had diarrhoea for weeks - in the end told me it’s a “suppliers “ fault - just constantly shifting blame onto others. Negative experience: Rented a place through Bricks and Mortar, the only solid thing is the name. Maintenance is optional, four months waiting for a bed (maybe it’s being custom built) and an oven that feels like a controlled fire experiment. Absolute cowboys.

Negative experience: My daughter lives in one of Bricks and Mortar Letting Agents’ properties and she has had no peace of mind from the very first day she moved in. When she first moved in, there was no WiFi for around a week. When it was finally “fixed”, the signal was so weak. My daughter and her house mates even paid for faster WiFi, and even now the WiFi remains very poor. She also moved in with a dent in the shower tray, which caused the shower to constantly fill up with water. Despite repeatedly chasing this up, it took far too long for them to replace the shower tray. The freezer was broken and not freezing food properly, which resulted in all her food going bad and having to be thrown away. When we asked about compensation for this inconvenience, we were told it was not possible, with a very poor and unreasonable excuse. After that, the washing machine stopped working, leaving clothes dripping wet. Then the living room ceiling started leaking, which was not fixed in a timely manner, leaving the living room with a strong damp smell. To make matters worse, the heating did not work during extreme winter conditions. Even when it was working, they controlled when it could be turned on and off, which is completely unacceptable. Every single issue has been delayed, with constant excuses made before anyone comes out to inspect or fix the problem. The lack of urgency, responsibility, and care for tenants is shocking. I would NOT recommend Bricks and Mortar Letting Agents at all!!!

Fantastic experience: I only went for a viewing so thats all I can comment on but in terms of their professionalism with our realtor Henry, and the friendliness on the phone it was all spot on. Being my first viewing of a rented property it was all discussed properly in terms of the contract and what the landlord has to provide or not. Negative experience: When we first moved in I was so excited to live in my first student property with my friends. But we were immediately disappointed as the property had very clearly not been cleaned in between tenants. Additionally the garden was full of litter and car bonnets ? The cupboard under the stairs was rammed with things that the previous tenants had left which was never removed. Several lights didn’t work and doors and wardrobes were broken also. Decorators were meant to come into our property before we moved in but they never came. The walls were all extremely marked and damaged. The light in the bathroom did not work and was not fixed for over 5 months despite multiple calls and emails. Because the bathroom didn’t have a window, it would be pitch black in there and we would have to use our phone torch to shower/use the toilet, which is a health and safety hazard in itself. Not to mention it was covered top to bottom in green mold which they had attempted to just paint over. There were several other safety issues. For example the main gas switch was behind a built in microwave (which by the way didn’t work and was never fixed) and took the gas man 40 minutes to remove the microwave to access the switch. If there was a gas leak, it would be so dangerous. The gas man was horrified. It’s a legal requirement that the gas switch is accessible and not behind built in appliances. Additionally the only fire extinguisher in the property went out of date in May 1998, before any of the tenants were even born, which is also completely unacceptable. Our house is above a shop and people who worked in the shop were trespassing into our garden and smoking there. We made bricks and mortar aware of this but were completely dismissed and told to sort it out ourselves. As a house full of young women, we did not feel comfortable confronting these men. The trespassing continued until the end of the tenancy. After living here for a few months, we were not told the bank account to pay rent had changed, so despite paying rent to the bank account on our tenancy agreement, all the tenants were emailed saying that our rent was outstanding. Staff were extremely unhelpful and kept directing us to different people from Henson Management who would then direct us back to bricks and mortar. It was very stressful not knowing where over £2000 had gone. One of the worst things for me was the constant flow of people from bricks and mortar who would let themselves into the house without any notice and walk into our rooms unannounced. Once again as a group of 5 girls, having a complete stranger let themselves into your house and just walk into your room unannounced and without any notice is scary. We raised these concerns with bricks and mortar, however it continued to happen all the time until the end of the tenancy. Another problem was that the back of the cupboards in the kitchen had huge holes in them which allowed rats to enter the property. It took about 10 days for an exterminator to come in, which was too long as we would open our kitchen cupboards and there would be rats in there eating our food. The exterminator put poison down but did not block the holes so it’s only a matter of time before there will be another infestation for the next tenants. The exterminator was very familiar with the property indicating that this was a recurring problem. When we moved out, we completely scrubbed the house from top to bottom and took all the items from previous tenants to the tip, but were still charged over £200 for cleaning and a tub of butter I accidentally left in the fridge. We were also charged nearly £200 for a Henry hoover which we never had. When we disputed this, they said that they had sent it in the post during the middle of the tenancy. We were not notified of this, and no hoover was ever delivered to us. All in all, I am absolutely appalled with how we were treated and beg students to read reviews before signing anything to avoid moving into a disgusting, broken, rat infested house with absolutely no support from Bricks and Mortar.

All Inspections are booked in through our automated system, all tenants will be notified in advance of visits throughout the tenancy. Inspections are mandatory for the up keep and maintenance of the properties. We are sorry to hear you were not notified.
All Damage Deposit are help with an independent government backed deposit scheme. Both parties will have the opportunity to present inventory and photographic evidence as part of the deposit return process.

Negative experience: Worst agency you could ever risk getting into contract with. Extremely shady and the managers are awful. Dont trust a single word they say and for your own sanity, safety and peace, stay away. Had to wait until I got my deposit credited to come out and say this. Never again- would give 0 stars if that was an option

Negative experience: My son and his flatmates have used this letting agent this year. They have been absolutely awful. Stay away from them. Place not cleaned. Broken furniture. Cold showers. And worst of all is the lack of security. I am reporting them to the relevant bodies ( GDPR data breach too ) but would advise not to use them !

Negative experience: They all look and act professional but they breach their own contracts. After 6 months they will call and try to aggressively force another contract of you for 1 year and if you are undecided or refuse to renew they will stop listing to any maintenance issues, bring people for viewing UNANNOUNCED and they will unlock your bedroom room at any hours. Even had them knock on my door one day told them to wait 2 minutes as I was indecent THEY STILL PROCEEDED TO UNLOCK MY BEDROOM DOOR. Had shower room broken from beginning of the contract till end nobody came to fix it. Water leaked on the floor mold started to gather around the corners of the vynil flooring and in future will be health hazard with mold building up underneath. We had rat issues in the area, we reported that they were coming to shelter in our backyard they did nothing, set no traps. We were scared to even touch the bins outside because they were jumping out. Do not take contracts with them! Especially if you have any health conditions like anxiety and depression they will make it worse!

Regarding the viewings, please note that the landlord of your property works with multiple letting agents. The viewings you’ve referred to were arranged by another agency. That said, we have since spoken to them and re-emphasised the importance of giving tenants appropriate notice before attending the property, in line with legal requirements and professional standards.

With respect to the reported rat issue, our records show that the problem originated from waste being left in the garden area by occupants of the property. This was communicated to the tenants at the time. Pest problems are taken seriously, but proper waste management is also key to prevention.

In terms of the broken shower, after reviewing our maintenance records, we have not found any reports relating to this issue during your tenancy. The only maintenance matter recorded was a broken vanity unit, which was replaced by Bricks & Mortar within a week of being reported.

Negative experience: We have just finished a year tenancy at a property overlooked by bricks and mortar. Disappointed, shocked, unheard, and frustrated are only some words to describe our experience. As a group of 9 students renting a house, we experienced MANY problems. From the date we moved in bricks and mortar promised us that the maintenance issues recorded prior to moving in would be dealt with, this was a lie. Throughout the year tenancy this issue continued and as we were moving out, maintenance issues that were reported back in July 2024, were still left untouched. Ben, our property manager, was very dismissive any time we tried to report a problem, he would not respond, call back, or even attend to the property to assess the situation. It was a constant battle with the company to be heard, or to be treated as we should when renting a property through them. They do not care about student’s wellbeing whatsoever!! We have actively avoided renting with bricks and mortar for this coming academic year because we are disgraced by their behaviour and service towards us. AVOID AT ALL COSTS!

Negative experience: To any student or aspiring renter, AVOID THIS ESTATE AGENTS. We have had the worst experience with them, with constant maintenance issues in our house that were completely ignored by the property manager Reece. We sent multiple emails and called multiple times regarding the issues throughout the house and the only ‘repairs’ that were carried out were due to leaks that had to be repaired that weren’t even properly done and resulted in the same leak happening again. Furthermore, our boiler never worked properly during the time of our tenancy, an issue that was raised multiple times. The only complaint that was fixed by the end of our tenancy was the cleaning of the front garden, something that should’ve been done before we moved in and not in the final months of our tenancy when the university year has ended. Just when we thought the nightmare was over, they decide that we cannot receive any of our damage deposit, and attempted to pin much of the damage and general dirtiness that had been present from the start on us. They have attempted to charge on perfectly clean mattresses and dust and dirt from natural wear and tear that do not fall under our responsibility. We are STILL arguing this issue with them and thoroughly recommend any tenants that have been trapped in their scheme take photos and ensure you have evidence of previous conversations to prove innocence. Do not trust these second rate ‘estate agents’ with your money!

Fantastic experience: Didn’t proceed with a property in the end as found somewhere cheaper. However, I’d just like to praise the service provided by Ethan. We viewed a couple of properties together and he was on hand to answer every question we had. When we found a property we liked, Ethan went above and beyond to get our paperwork sorted. Very responsive, and we didn’t feel any pressure to proceed with any property - just respected that we wanted to find the right one. Ultimately went for something cheaper elsewhere, but would highly recommend Bricks & Mortar for a property search.

Negative experience: The worst agency we’ve dealt with. Our flat was falling apart, including our boiler in the winter, and it took them ages to fix things (some things were never even fixed) But the main issue we encountered was the reduced deposit repayment. Even though we weren’t responsible for all the damaged/stained walls and furniture in the flat, they charged us for extra ‘cleaning charges’ It’s ridiculous as we handed over the flat in a better condition than it initially was when we moved in! They’re clearly scamming people every year using the same grounds instead of actually fixing the flat. If you happen to be renting a flat with them take pictures of everything, you’ll need them to argue with those people later on.

Negative experience: We have had an extremely bad experience with this estate agency, we were met with unprofessionalism, despite giving them the benefit of the doubt after our first bad experience, where we were told that once the offer was placed that it would be reserved for us, and that our deposit would be due the week after, to then later on that day be asked “what’s the highest you’re going to go” and met with a lot of unprofessionalism, where when questions were asked we were given many misleading answers, which led to so much confusion.After this we decided to book another viewing despite this experience, we were stood outside the property waiting at the time our viewing was booked, which had been confirmed the day before, was then cancelled a few minutes before we were scheduled to look around, which is completely in acceptable. Do not recommend this agency! Have not had this experience with any other estate agency that we have used.

Negative experience: I’m very unhappy with the treatment we’ve received from this agency. Me and my friends booked a viewing which was cancelled 4 minutes before, through a text message, when we were waiting for the man to show up to show us the property. In addition to this, we’d already been messed around with a previous property when we’d been guaranteed a flat and we put down an offer which we’d been told we’d be able to pay the deposit for the following week. After we put down an offer, we received a phone call to say someone had offered a higher price and we were asked what’s the “highest we would go”. This was completely unprofessional and this issue was repeated as we put down another offer, which they changed their mind about later on. It’s clear they’re willing to take advantage of students to get as much money out of them as possible. After looking at other reviews I’m not surprised we were treated this way and I’m glad we experienced these issues now rather than later. Don’t choose this agency.

Negative experience: Why bother with student properties, Brick and Mortar have poor to non-existent communication. Over the course of tenancy they changed the locks with no notice locking the flat out, multiple viewings with no notice, and several times ignored maintenance issues both via their portal and by email. The mis management indicates student lettings is a side hustle to them.

Negative experience: Do not go with this company. Me and my friend went for a couple viewings the other day with this company and were left feeling displeased and unhappy. The man showing us around the properties was not professional in the slightest, he even showed up without multiple sets of keys meaning that we were unable to view some of the properties we had booked in to see. In terms of showing us around the interior of the properties he was unable to answer simple questions despite having claimed he has worked for this company for a while now. This was a total waste of time and our money!!

Negative experience: Would not recommend to anyone. Extremely shameful company to take advantage of students, especially during the cost of living crisis. Going to list off things that we experienced when renting with bricks and mortar: - Would often show up without notice. - Would say they're coming for maintenance/ inspections and then not show up. - Refused to replace outside bins which got burnt down (not by us) after saying they'd pay for them. - Take ages to fix maintenance issues which were reported. - Charged us £300 for carpet cleaning when the house had carpets in 1 room and 1 hallway and £250 for cleaning (the house was cleaner than when we moved in). - Didn't respond to our request for our deposit back so we were forced to accept their huge cleaning charge (or take them to court). - Took them almost 6 months to fix a leaking pipe which was causing a wall to get wet and mouldy. - Left us with a broken gate for the remaining few months of our tenancy so that anyone had access to our back garden. Renting with bricks and mortar is not something I would recommend to anyone. Keep away.

Negative experience: I moved into the property I’m renting a little under a month ago and my experience with Bricks and Mortar has been pretty terrible. I was booked to collect the keys for the property at 3 so naturally had to wait half an hour when I arrived at 3, and was given 4 sets of keys and told only some of them work. Only 2 worked. One for the external flat door and one for the internal door, thus we ended up having to share a set of keys between 4 people on different schedules for a day which is far from ideal. Furthermore, one of the bathroom windows was locked open and my flatmates window is broken in an open position, which is far from ideal as we live in a ground floor flat. The washing machine also doesn’t work as the handle decided to break upon first use, and we let Bricks and Mortar know this all immediately as it happened within the first 2 days of moving in and as of today still no action has been taken. We also haven’t been given a postbox key which is great. This is not an incident that is isolated to just our flat however, as my girlfriend was renting off of Bricks and Mortar last year and coincidentally was above the letting agents themselves. She, along with 6 other people lived in one of their advertised properties from September 2023 to July 2024 and the amount of issues which arose were unacceptable. From thick black mould growing in their rooms to broken ovens the property in which Bricks and Mortar advertised was false and placed students in danger. Not to mention the multiple fire risks which the Newcastle Fire Department noticed and actually complained about to the landlord. The duty of providing a safe house for students was not fulfilled to any extent.

Negative experience: Bricks and Mortar have been the WORST agency I have dealt with. They have been MORE than unprofessional throughout our tenancy. They are supposed to give 24 hours notice before entering a property, however on multiple occasions they came unannounced, with no warning. On one of these occasions, they left our front door unlocked (with no one in the property at the time) despite the fact it was locked when they arrived, and on another occasion they left the door ajar and did not shut it behind them as they left. They were extremely unhelpful when this was reported to management within the agency and the issue continued to occur despite my complaints. When I phoned to complain about this issue and to inform staff that it is unacceptable to leave front doors open, the only response I got was “well it wasn’t me” with no apology given. I then had to escalate the matter further by sending multiple emails out until I eventually got a response. When I eventually did get a response, I received the standard “we are very sorry, it won’t happen again and I’ll train my staff better” email, but yet they still came without warning. Staff have been rude on the phone on multiple occasions and lack professionalism. The landlord was emailed regarding all of these issues and still to this day, this has not been acknowledged. The only positive to this company is their handyman who is extremely polite, quick to assist and professional at all times. The house was overall grubby, in bad condition and not worth the money whatsoever. They also did not give us our full deposit back yet the house was left in the exact same condition it was given to us in. I will never deal with bricks and mortar again.

Negative experience: We rented a house through this company, and I do not recommend this company at all. On the move-in day one tenant received keys that did not work, so she had to wait outside for an hour. When we got to the house there were multiple issues that we raised right after we moved in. The light did not work, most of the furniture was broken, the shower was leaking, and one bed was completely moldy. These things should be checked in advance ! When we contacted the company regarding replacements they said they will contact a landlord, however four days later they still did not. A surveyor came to the house to look round, and no notice was given. This all caused all tenants trouble, and time that we had to invest to this all. Choose different company.

Negative experience: This estate agency has shown an alarming level of unprofessionalism. Every time I call, I’m told that my property manager has changed, with the same empty promise that they will look into the issue and resolve it, only for another week to pass with no action. If I upload concerns to the property files, they are ignored until I repeatedly call and plead for assistance. Despite promising to replace our broken furniture, it has now been nine months, and nothing has been done. For the past 1.5 months, my husband and I have been struggling because eight of our LED lights are not working. Despite our constant calls, we are repeatedly told that they are contacting the landlord, but it's clear we are being dodged. We are paying full rent for a property with broken furniture and a poorly lit house. Out of 14 lights, only seven are working, leaving half of our home in complete darkness. This situation is deeply disappointing and unacceptable. I wish i can give ratings in Negative not even 1 star.

Negative experience: I am writing to express my deep frustration and disappointment with the service provided by your agency. For the past nine months, I have been a tenant in one of your properties, and during this time, I was assured that broken furniture—a sofa and chest of drawers—would be replaced. Despite numerous follow-up calls, no action has been taken. More recently, eight LED lights in the property have stopped working, leaving us in the dark for over 1.5 months. When your electrician visited, he confirmed that the light holders need replacing and that landlord approval is required. However, despite my repeated attempts to get a response, I have been consistently ignored. Every time I call, I am given excuses that the property manager is busy, out of the office, or in a meeting. This situation has become unbearable and is causing significant distress. It is incredibly embarrassing to have guests over, only to have them sit on broken furniture in a poorly lit home.

Negative experience: Avoid at all costs. They moved me into a flat with no working plumbing which they knew prior to the start date but neglected to tell me, they ignore emails and texts, their staff gaslight you, they turn up at your home unannounced sometimes letting themselves in and I don't think I've been treated this badly by a company ever. Do yourself a favour and deal with landlords directly. This company is not worth the premium you and the landlord have to pay and they cause more issues than they solve.

Negative experience: Very poor experience from start to finish. I really don't recommend renting from Bricks and Mortar. They didn't carry out the necessary repairs to our boiler for the duration of my tenancy which resulted in constant leaks and malfunctioning heating for 12 months. Every time I called I was told to send an email and someone would call back which they never did (they did send someone around initially however the person carrying out repairs said its a bigger job to fix and they will have to come back which didn't happen). The flat never got painted and certain things never got fixed as promised before our move in date (or during our tenancy) so we had to do stuff ourselves. I was also asked to do things such as send videos of a leak (which I'd already been reporting for months) via WhatsApp for proof so they can get someone out and then just not replying? I have also been trying to come to an agreement for 3 months over a charge but have not heard a single word from the landlord and again someone keeps telling me they'll call me back but they never do. There's been more issues but I feel like it's enough for a review.

Negative experience: Absolute shambles of a company. During tenancy we had work men coming in and out property with notice or permission - no apology given. Took over 30 days to receive deposit back. Asked one of our tenants to vacate the property whilst they did maintenance work without giving another option on where to stay. It takes 2 or 3 months for them to respond to maintenance issues even when this is breaking the contract. Would never go with again.

Negative experience: Very mediocre. Delays with everything and communication from the company was poor at every step of the way. Completely disregarded tenancy agreement on multiple occasions entering the property without giving the correct notice. Upon leaving the property, it took bricks and mortar 60 days to refund our deposit, which is an unacceptable delay. We have been more than understanding with the company provided the situations throughout the tenancy with them, however have found their response to be inadequate on every occasion.

Negative experience: We have sadly had a really bad experience living in a bricks and mortar property over the past year. We viewed the property in December 2021 and signed to move into it in August 2022. The move was all handled efficiently and all seemed fine, however once we had moved in this is when the problems began. Much of the furniture was broken and unusable. One of the sofas had a completely broken seat, two of the mattresses were unusable and one of the beds was broken. The side panel of the bath was completely broken, the shower was broken and other issues. One of the rooms was a loft conversion that we quickly found out had zero insulation (the room was 2° overnight in the winter, and reached 38° in the summer). On multiple occasions my flatmate had to sleep in the living room because the room was unliveable in. The problem with the above was the abysmal communication and care and attention from the bricks and mortar team. We sent numerous emails, had long phone calls and quite a few complaints before anything began to be fixed in the property. This cycle continued for the rest of the year. Anytime we reported an issue we waited weeks if not months for it to be fixed after multiple communications from us and empty promises from the team. In January we ended up reaching out to the council, the property was graded an E but the council inspection made it clear that this wasn't the case and that changes needed to be made, this led to a mad flurry of activity from bricks and mortar, with the promise of double glazed windows being installed with haste. Lo and behold we moved out 7 months later still with rotten wooden frames on single glazed windows. There was black mould continuously growing in the front bedroom of the property. I lost many items of clothing and personal possessions as a result, despite having a dehumidifier and the window open at all times even in the dead of winter. We left the property in August having had no working washing machine for 1 month and no hot water in the kitchen for 1 month. Both of these were reported on numerous occasions, we were told they would be fixed the next day and they never were. I feel very sorry for whoever is moving into the property and sincerely hope this review makes the team recognise the incredibly poor service they are providing to their tenants.
