Fantastic experience: After two decades of working with Pat Robson I can confidently say that their service is the best.
Fantastic experience: Pat Robson have been my Management company for some 15 years, consistently providing a polished service, from finding tenants, attending to all the usual red tape that this industry is frought with and the usual maintenance and all in such a professional manner , regardless to whom you speak to it’s always business with a smile. More recently they have sold two of my properties achieving the asking price and attending to all the follow ups between solicitors, buyers and myself. I would have no hesitation in recommending this company, whether your selling, buying or wanting a full management company to attend to your Landlord requirements. Fantastic experience: We chose Pat Robson after considering a number of local estate agents. They were very helpful not only in marketing and arranging viewings, with great attention to detail, but also in their proactive support and advice.
Negative experience: ⸻ If you are renting with Pat Robson, forget about your deposit. They never raised a single concern during any of our inspections, yet suddenly at checkout we were painted as the “worst tenants ever” with exaggerated, baseless claims clearly aimed at withholding the deposit. Their behaviour throughout the move-out process was aggressive, intimidating, and completely unprofessional. Issues that were never mentioned before were magically “discovered” at the end, including things that were already present when we moved in — things they had conveniently left out of the check-in report. Ya It felt like a deliberate strategy to exploit tenants who might not challenge them. Please, document everything if you have no choice but to rent through them: photos, videos, timestamps, every message. They rely on people being too stressed or tired to fight back. Newcastle has far more honest and fair letting agents. If you value your peace of mind and fairness, avoid Pat Robson.

Negative experience: Don’t use these if you want any honesty. This estate agent did not address the needs for the housing I was in. And unfortunately lots of neighbours who also were from this estate agents experienced the same issues they don’t give to the full deposit back and they lie constantly saying they will sort things and the do not. They pretended to fix the fire alarm and that was also not fixed they are just out to get as much money as they can. And you will not get your full deposit back even if you have house cleaned.

Fantastic experience: I have used Pat Robson to manage a rental property for almost 30 years. Throughout this time the service has been really excellent. The landlord team has always been responsive, and actioned issues immediately. I have been able to rely on the team to completely manage things, from maintenance issues, refurbishment, tenant finding and vetting, and finally a smooth transition when I eventually sold the property. I have been impressed at the process to obtain quotes for required works, which have always been sensible and the suggested works entirely appropriate. Record keeping is excellent. I would have no hesitation whatsoever in recommending Pat Robson as a letting agent, and really appreciate their comprehensive service, and support they offer.

Negative experience: Pat Robson are notorious in Newcastle for exploiting tenants and clawing back deposits with inflated, often baseless charges. Their behaviour is aggressive & unprofessional. They thrive on making the moving-out process stressful and intimidating, hoping people won’t fight back. It’s a deeply shady way to operate and shows zero respect for tenants who have paid rent and looked after their homes. If you value fairness and peace of mind, avoid Pat Robson at all costs. if you have to go with them, document EVERYTHING. They will miss photos of damage / dirt on their check in report only to add them in on checkout so make sure you have photos saved of it all. Newcastle has far better agents who don’t rely on predatory practices.

Negative experience: I have rented through seven agencies in the last ten years, and Pat Robson has been my most distressing experience. After the suicide of a previous housemate, while managing my ADHD and severe illness during the move, I was pressured to vacate and immediately pre‑consent to deposit deductions using the agent’s internal form, under threat of small claims court. I had also offered to send in professional cleaners and repairers at my own expense to mitigate costs, which they refused. This caused extreme stress while I was grieving and physically unwell. The rent arrears they pursued were largely the result of my co‑tenant abandoning the tenancy without notice. I continued to pay my share (£420 per month), yet the agent chose to hold me solely responsible for the full rent, double‑charging me for a month and ignoring my written communications challenging their incorrect calculation. Rather than pursuing the other tenant or acknowledging partial payments, they applied aggressive pressure and threats instead of seeking a fair solution. The agent also misrepresented the Tenancy Deposit Scheme (TDS) process, claiming that only rent arrears could be handled through TDS and that deductions must be pre‑agreed via their private form. This is misleading: arrears are a separate contractual matter, but deposit handling and tenant treatment must comply with the Property Ombudsman (TPO) Code of Practice, regardless of arrears. Breaches of the TPO Code include: • 1d & 7a/b: Misrepresentation and misleading communication about my rights under the TDS ADR process. • 1f & 23b/m: Failing to treat a bereaved and disabled tenant with care, and applying aggressive pressure. • 17d & 17f/g: Mishandling of deposit discussions, ignoring written communication, and failing to engage fairly with the official dispute resolution process. While Pat Robson publicly claims to encourage TDS disputes, my experience has been the opposite. I have escalated this to the Property Ombudsman for investigation due to the severe distress, procedural breaches, and mishandling of my tenancy. This review is a warning to both landlords and tenants alike: tenants may face pressure, misrepresentation, and unfair double‑charging, and landlords risk reputational and financial damage from the mishandling of tenancies.

From the very beginning, the team was professional, responsive, and helpful. They made the entire letting process smooth and stress-free, providing clear communication every step of the way. Whether it was arranging viewings at short notice, answering questions promptly, or ensuring all documentation was handled efficiently and quickly. They are really trying to build trust with you. Our new flat didn't have a bed in one of the bedrooms (even though it was advertised as furnished), yet they were able to communicate that with the landlord and provide us with one. Negative experience: Unprofessional approach - Be vigilant when renting from Pat Robson. We initially rented thru another agency and later Pat Robson took over from our previous agency. When we moved out, we left the property in the same condition as we received it. However, Pat Robson wanted us to repair everything that had already been there before.

Fantastic experience: I can’t praise Pat Robson & Co enough. They sold my property in no time at all but what is even more impressive is the way in which they’ve kept me informed throughout the whole process, from taking my initial instructions to finding my buyer. Fantastic experience: I dealt with Tania who assisted in setting up my tenancy and have been so impressed with the efficiency and professionalism. Tania was on hand to answer all my questions and everything was completed so quickly. Highly recommend Pat Robson and Tania in particular!
Negative experience: One to avoid. upon moving into the property, which was "cleaned to a professional standard," the garden was overgrown, dirt and debrey on the carpets, clogged extractor fans, food marks on walls, and drying board. This paired with a long list of maintenance issues. One issue was that the bathroom light was not working. Their response was ‘See attached light on’ … which somehow was the solution we were looking for. The maintenance team tried to avoid and minimise their contact both with required works and any attempts at communications. Most issues were fixed when our contract was due to expire, as our response was that it would not be extended unless all the outstanding maintenance was rectified. Attempts at retrieving our deposit were slow and used delay tactics to make the process as slow as possible. Several phone calls were made to the office team, but every time a call was made the response was ‘the maintenance team is out of office right now’ when messages were passed on, no response was given, even using e-mail, they were ether ignored, or a short response was given at 16:59. When Pat Robson finally issued a response regarding our deposit, they wanted to take over £200 from the deposit. Within the email, it stated that there would be a follow-up email containing the evidence for their claims (this never arrived). When pressed for a response, the maintenance team said if we were unhappy with the charges, we would have to take the process via TDS, and no further communication would be taken to discuss the matter. The proposed deductions included a £10 charge for a replacement light bulb, which was working when we left the property. A £65 mattress clean, which was shown to already be dirty in the check-in photos. A further £150 for a ‘deep clean of the property’ while providing very blurry photos that did not show the property matching the claim they were trying to make. We are now awaiting the response of TDS after leaving the property almost 6 months ago.

Fantastic experience: Pat Robson have managed a couple of properties for me for 15 years. The experience has been excellent.This is exemplified by the exceptional help given by Emma Flecknell, Assistant Head of Property Management. I recently had a major issue with Newcastle Council with which I needed help. Emma listened to my needs, made sure she understood the issue and took control of the situation. She used her considerable management, interpersonal and communication skills to work with the Council to successfully resolve the issue. Negative experience: I almost never leave reviews but i feel obligated to leave this as a warning for future tenants. DO NOT LET THIS AGENCY SCAM YOU OUT OF YOUR DEPOSIT. Although living under this agency was pretty terrible (my loft room had a broken drafty window my entire tenancy which they only bothered to fix on my last week) this review exists because this agency tried to scam me and my friends out of our deposit. When we came to the house it was in a terrible state. Dirty, overgrown, broken items, etc. We instantly told our them this and sent them an itemised list of everything that was wrong with our property (aside from the extortionate rent). This was supposedly instantly logged on their system. This included a broken radiator, broken lights, shower head, fridge, and a horrifically overgrown garden. All of which they tried to charge us for at the end of our tenancy! Upon move out they tried to scam me and my friends out of £300 for damages to all the items which we told them were broken from the start. Which they also never bothered to fix in the whole year we lived there. Although I would usually give the benefit of doubt that that was just pure incompetence, I sadly have to go with the likely explanation that they are instead thieving ghouls. At every. Possible. Step. of the deposit dispute Pat (or Robson I haven't yet identified which Greedmonger is in charge) made every action in fighting their ridiculous claim AGONY. They refused to speak with us, instead instantly going to DPS which they know takes months and meant that me and my friends who desperately needed this money would not get it for ages. Then when submitting counter evidence (wait for this) took OVER THE MAXIMUM allowed time to respond. Only after an agonising 4 months did we finally got a response... THEY DID NOT SUBMIT ANY VALID EVIDENCE FOR ANY OF THEIR CLAIMS. WE GOT ALL OF OUR MONEY BACK. So after spending the MAXIMUM amount of time to cause the GREATEST amount of agony to their previous tenants they had nothing to submit. One of two things happened here. Either every single corporate suite who's job it was to submit their (non-existant) evidence drooled so heavily on their keyboard that they simply no longer had any dry I.T. systems left to scam people with. Or they KNEW they didn't have a leg to stand on but tried to rob their tenants blind anyway. You decide which is more likely. P.S. if you want a giggle here are some photos of the place they had 5 people pay £400 a month to live in (on move in by the way)
Negative experience: Very poor performance. I found this rental agency very difficult to deal with. They don't answer their emails or phone promptly. I had to fly from a different city to view a few properties. However , they didn't seem to care or appreciate their customers' needs, and there was a delay in the decision to accept or refuse offers. Avoid if you can !!

Negative experience: Will try and bleed you for everything they can when checking out, including pre-existing issues, please take clear pictures of everything if you do rent as they will try on everything they can. Do not accept their ‘negotiations’ on checkout. Go through the DPS process, it’s the fairest way. Good luck
Negative experience: I would give 0 if I could. This company takes advantage of students paying premium rents. As a parent paying this rent I’m appalled at what has been allowed to happen. Upstairs bathroom flooded the first day my daughter took a shower due to faulty pipe work.The water was pouring through the ceiling which set off the fire alarms - installed within the electrics. My daughter was there on her own and very frightened. She contacted Pat Robson and was advised to phone the fire brigade .How is this morally right? Private landlords passing off their property defects to our already overwhelmed emergency services! Instead of getting it sorted themselves, the fire brigade had to come out and sort it. What if there was a road traffic accident or an actual fire with lives at risk? The damage caused by the flooding has still not been repaired- hole in the ceiling and soaking wet carpets and the tenants have been living with this for two months despite repeated pleas for help. If you can get any other accommodation not managed by this company- I would urge you to do it. We are now faced with having to take legal action which is a route we really didn’t want to go down. I urge Pat Robson to reply if he can deny these claims. From a very angry and concerned parent of a final year student with a chest condition.
Negative experience: AVOID AT ALL COST if you are a student unless your happy to be sharing your house for 3 month with a dead pigeon who doesn’t pay rent. Pat Robson smartly bordered up a vent with a dead pigeon inside.Leading to a decaying pigeon and maggots falling from the vent for 3 month which they refused to do anything about (see picture below)Their solution, put a sandwich bag underneath it. As I’m sure u can imagine the smell of a rotting pigeon and maggots was lovely and was absolutely not a health risk. To add to that they did nothing when repeatedly being told about a damp wall which they claimed was not damp(as you can see in picture anyone could see the wall was indeed damp). Surprisingly this damp wall eventually turn into mould. Who could possibly have seen that coming definitely not the professional estate agents. This mould left me with chronic illness which Pat Robson did nothing to act on despite letters from the doctor. They operate a mafia style business model where they will not do anything unless threatened with withholding rent and legal issues. So overall, I would recommend Pat Robson drop the word professional from their website as they are far from it.

Negative experience: Rented my flat out to me in a filthy state, and then at the end of my tenancy, took money from my deposit for cleanliness and supplying a mattress protector which I didn’t even get when I moved in. After disputing it, they refused to change the cost to me. So disappointing, I wouldn’t choose them as agents again as a student because they’ll take your deposit off you even if you scrub the place clean at the end!
Negative experience: Avoid using Pat Robson!! When it came to us moving out the house, we left it in a clean condition with very minimal damage. However they charged us over £500 for a deep clean, as well as an additional £500 nearly for other expenses such as mattress cleanings and repainting of walls. It’s become clear that this company takes advantage of students and uses their deposits as a way of refurbing the house to save costs.
Negative experience: Absolutely disgusting customer service with tenants, they absolutely RIP YOU OFF when leaving the house by charging awful prices for furniture. Horrible company from the start. We lived in abhorrent conditions at the start of our tenancy with EH & Council having to be involved. AVOID AT ALL COSTS

Negative experience: Rented with these lot last year as a student. They were useless. The house came with the kitchen unusable due to work being carried out in the utility room. We were told it would be done before move in day however was not finished until a month into our tenancy. The shower was absolutely covered in black mould that we ourselves had to fix. One of the windows on the first was leaking heavily and they refused to reply to any emails even blocking the email address of one of the other tenants after they had asked for helped with the matter. The garden was a tip when first moving in and so was the whole house. When it came to moving out there was minimal damage to the house and we had cleaned it impeccably over a week period only to be given an £1100 bill. In this bill, they had charged us £300 for cleaning expenses after we had spent a week cleaning the house to a better state than we had received it. They have also charged us £300 for walls being painted that did not need to be. Basically they have refurbished the house and are now trying to put the cost onto us. It’s ridiculous to be honest. So for any student looking to rent I strongly advise to steer clear of these crooks unless you want your pockets emptied to increase their margins. Ridiculous company.
Negative experience: House was not ready for move in date and kitchen was completely unusable. Took pretty much all of our deposit for “cleaning” after we moved out, despite being left in significantly better condition than when we moved in. £320 for painting of two full rooms which was entirely unnecessary, and took another £600 from our deposits for small miscellaneous jobs they overpriced. Would not recommend any students get lettings here. Scammers

Negative experience: If I could leave 0 stars I would. To anyone looking to use Pat Robson as an estate agent, don’t. During our tenancy they entered our property without warning which when I got home from work, between the mess they’d left and our neighbours saying someone had been in our flat, I called the police thinking it had been broken into. Now we’ve moved out of the property, they’re charging us £300 in damages which when I’ve came back with photographic evidence that the damage was there when we first moved in, they’ve told me they will not be discussing it anymore and that I will be getting charged regardless. Awful customer service and they really know how to make you feel powerless in your own home.

Negative experience: I’m sharing this review to highlight a very frustrating experience with this property management company and landlord, concerning a student property my son had the misfortune to rent. From the beginning of the tenancy, the property was already unclean and in poor condition. However, the situation worsened significantly when a pigeon got into a roof void and died, it then rotten and became maggot infested. The vent it was in led to the bathroom and the smell made the tenants physically sick. The pest control contractor assured the tenants that this would be a temporary issue that would resolve as the maggots died off, but this did little to address the significant discomfort my son faced during this period. Communication from the landlord and property management was lacking. They suggested covering the fan as a temporary fix but failed to follow up effectively or provide clear guidance, leaving my son to deal with the ongoing problem without adequate support. It felt as though their approach was to dismiss the issue, knowing that student tenants might be less inclined to challenge them. The claim that the property was "habitable" because there was an additional bathroom available was a poor excuse for the ongoing distress and inconvenience. Their dismissive attitude and refusal to acknowledge the impact of these issues when it came to the deposit return were both frustrating and unjust. Overall, this experience has been deeply disappointing. The property management’s failure to properly maintain the property and their inadequate handling of tenant concerns reflect a lack of respect and consideration. I would strongly advise prospective tenants to be cautious before renting from this company, as my experience reveals a troubling disregard for tenant welfare and proper property management.
Fantastic experience: Just moving into a flat we secured with Pat Robson. Carla was really lovely and helpful during our viewing and helped us complete the application to rent super quickly, and Abbie was also fab in assisting us to get the tenancy agreement and all the other admin sorted in preparation for the move in date. Really appreciate how friendly and approachable they both were! Overall a really good, friendly and straightforward process - definitely not as stressful as we have found other letting agencies in the area. Thanks again!
