Positive experience: I spoke to Helen today. She listened and was helpful .Since talking to her about the way the contractors left the building.they have said they will clean railings and windows tomorrow. I will believe this when it happens. We don't get alot of notification ftom Kingston when work is to be done on site as to when firms are coming to carry out the work.No.one was prepared for this company to come when they did.

Negative experience: Utterly useless – shocking neglect for £2,000 a year I pay £2,000 per year in service charges and genuinely cannot see where a single penny of that money is going. I reported an active roof leak over 6 months ago. SIX MONTHS. The leak is still ongoing and continues to cause damage to my flat. Over the past 6–8 weeks, I have sent numerous emails chasing this — all completely ignored. No inspection, no repairs, no temporary fixes. Absolutely nothing. I also reported a damp and mould problem over 4 months ago. For weeks I was told it was “under investigation”, and the only advice I received was to use a fungicide spray, which is frankly insulting and does nothing to fix the actual cause. They only bothered to send someone out after I contacted Environmental Health. The service provided is utterly unacceptable. Active leaks and persistent mould are serious issues, yet this company has shown total disregard for the condition of the building and the damage being caused to residents’ homes. I will not be paying another penny in service charges until these issues are properly fixed, because the service charge I pay is utter rubbish and very clearly not being used for the purposes it is claimed for. Avoid at all costs.

Negative experience: They don’t even deserve one star! Been trying to get our windows upgraded to double glazing for over three and a half years. We were told we are responsible for the cost of the glass, they pay for the frames. We have paid years ago but have been fobbed off this whole time and told we still owe money towards it. They were meant to be done at the beginning of last year after I lodged a complaint. Still nothing has been done, despite telling them that the frames are rotten and there are children living in the house! Just before Christmas the whole building got a letter informing us of proposed works, including all of the windows. I contacted them to say we were still owed windows and have already paid for them. I received no response. We have just received a letter to the whole building to say they are going ahead with the works. They expect us all to put ourselves in debt to pay for it. We already pay £200 a month for the upkeep! We would have moved years ago if we could have, but we’re mortgage prisoners, stuck paying extortionate fees. At the end of each year we all get a letter saying they underestimated the cost for the upkeep and repairs over the year, so we each have to pay more to cover it. I have needed my buzzer repaired for years, they sent someone out who said it’s such an old system that they couldn’t fix it. It would have to be replaced. I heard nothing again. I had to request the gutters be cleaned as the rainwater was pouring over the top onto our windows. This isn’t even done as part of the regular maintenance. Don’t buy leasehold, especially if Kingston are the property management company! Waiting for a response to this telling me to email them. I have done for years and never received a response the majority of the time. UPDATE: THEY NOW WANT £290 A MONTH!!!!!!!! For somebody to cut the tiny patches of grass, trim some trees and vacuum around any litter on the stairs. I am so angry!

Negative experience: 08/01/2026 This is an add on to what I wrote a couple of months ago. I have just called the emergency line to report the treacherous roads on the estate. I have just slipped even with hiking boots on. The roads are like an ice rink. I asked if someone could come and grit the roads to be told that we are not responsible for the roads and paths… hold on what is the money called maintenance being paid for. The advisor said it was Bellway’s responsibility, however Kingston act on behalf of Bellway / St Mary’s management. It states in the TP1 that the maintenance company are responsible for the roads being gritted. I am now waiting for a response from the estate manager to the email I have sent.. no doubt it will be ignored or another excuse will arise. Kingston / open spaces/ St Mary’s management company/ Bellway are once again not providing a service. If I could give minus 10 stars I would. Been on a estate in Northumberland for 6 years and between Kingston, open spaces and so called St Mary’s management company/Bellway, because I can’t decide who is running the horrendous show nothing gets done. Through their lying and taking money from residents when all that is done is the grass cut for over £370 a year , then threatened with court if you refuse to pay these so called charlatans! My advice to anyone who is going to buy a property that these 3 company’s own.. don’t! Please save your money and the stress and heartache these people put you through. Response to Kingston/ Open spaces. You say that you will be happy to outline the services charged. What services apart from cutting the grass. No landscaping , drains blocked , roads not cleared , weeds and moss everywhere, speed bump that has been in the hedge for 6 years, pathways falling apart !! Believe me I have tried for 6 years to have a discussion and all I get is the above company’s blaming one another for responsibility. Fleece hold is exactly what it is and bullying to pay then if you refuse you’re taken to court! You really don’t even deserve a response. The reason why I write this is to warn other people thinking of buying a house that all the management companies have over these estates.

Negative experience: The worst of companies. I lived in Throckley at Beech Crescent for 4.5 years, and can not tell you how bad this organisation is. Their only driver is greed, overcharging for reports, providing terrible service and making continual financial and contact mistakes. If you can avoid them do, unfortunately I couldn’t as they had the Development contact. Truly awful. ———- In response to your response, it has taken a full five days for someone there to be bothered to read this and respond. Nothing better reflects how much your organisation does not ‘give a damn’ about providing service for your customers…. People like me who had no choice but to contractually pay you, regardless of how atrocious your service was, and it really was. After I wrote my original review just one member of your team with a brain and a few ounces of common sense called Craig Bannerman, a Customer Advisor, replied to me having cancelled all the incorrect payment requests and he also finally contacted the new owner of my old house, who has been there since the middle of October waiting for you to contact her after multiple attempts at contacting you directly. It would be hard to make a bigger mess of something as simple as adding up the direct debits that ‘you’ have chosen to take from my bank as and when it suited Kingston, and by actually reading the multiple emails you received from me and Katherine (the current owner) and from both of our solicitors! If you want to show any goodwill you can return the £270 you forced me to pay to handover my house to Katherine as some kind of bullshit setup fee, which I was told on a call to your team when I asked ‘took a lot of work to produce’ but after I paid was then sent to my solicitor two hours later as a completely standardised templated pack, with my name and address dropped in a few boxes. Absolutely shocking behaviour but no surprise, so let’s start there. When your firm returns this money in full to me, I promise to update this completely honest review to confirm that you have at least tried to rectify the situation. If not I am going to keep posting on all social media and review platforms, and then I will directly contact every house on the development at Throckley and bring together a combined claim against you for the many cases like mine and Katherine’s that I already know about and others I don’t. Why should anyone pay for what you do so badly, as a resident I had no way of opting out, which I and everyone I know they would have done and found a better, more caring, more honest and more hardworking provider. Over to you. I am also going to see Katherine next week, and will check that you have finally sorted out her new account with you, so you have for days to do that! The attached photo, shows the £270 I was forced to pay to you at the start of July 2025 after my solicitor and Katherine’s solicitor confirmed that she was buying my house in May. In the five and a half months that followed you have failed to switch the account to Katherine and set her up ready for the move in mid October, while still overcharging me and trying to force me to pay more, even after I had actually moved. Truly the worst supplier I have ever seen. You should be ashamed of yourselves. The only person who has shown an ounce of quality is Craig. Thank you Craig for resolving the continual ‘cock up’s’ in one simple message, yes it really was that easy if those involved earlier did their jobs. I will look for my £270 refund in the next few days….. or when you can be bothered to actually read this ‍♂️, so probably much longer.

Negative experience: They're a property management company who do not deal with the management of properties. Everytime there is a problem they either try to add an additional charge or refuse to deal with it. This can extend to suspected water and gas leaks, which affects the entire property but they expect a resident to organise someone to come out and check the problem. What do they actually do? Update: they now run an out of hours emergency service. This service doesn't class having no water as an emergency. Avoid them like the plague. Update 2: Following their absolute joke of a response. The no water was affecting multiple flats? Anymore stupid follow ups? Am I also supposed to fix other people's properties?

In a world where we are often confronted with computers taking over our every day life, Stuart stands out as a beacon of why we need humans. Negative experience: I have lived in a flat managed by Kingston property services for 7 years now, when I first moved in I had no complaints. However, over the last 2-3 years they have got increasingly worse, they take months to handle any requests when you contact them. I asked for a new electric cupboard key to be cut- them for them to take 3 month of back and forth emails to actually receive one. They claim to regularly upkeep the building, however I’ve never once seen the windows be cleaned, and it’s rare the hallways are hoovered/ cleaned (god knows what else they claim to do to charge us for but never actually get done) They commonly spring unexpected expenses on the monthly service fee and give me no notice of this. I’m expected to pay the usual £142 + an extra £72 with 2 days notice because of ‘unexpected costs’ during the year. It would be nice to actually get notice of this to prepare for an unexpected bill with explanation of why I’m being charged rather than having to ring up and chase it myself. It’s completely unrealistic to ask for a decent sum of money with no warning.

Negative experience: Paying the same amount in service charges as I do in council tax, the lift breaks down every month and smells like wee (due to the rat problem outside not dealt with and water leak that happens under the lift ) their fix.. replaced the buttons in the lift. The doors were that dirty a neighbour had to scrape the grime out the door wedges just to they were able to shut! No idea what we are paying money for honestly

Positive experience: Have to keep checking on service requests to see if they are being handled. Up to-date have to follow up on all requests and keep track of dates. Staff on phones are prompt and courteous, try to help but not always knowledgeable. Seems to be normal for long delays before service requests are filled.

Negative experience: Not my first 1 star review of this company. So we've just been told that we need to pay an extra £580 because of a rise in water rate costs. Now the property consists of x12, two and one bed flats. This rise means the total cost per flat, is now £95 pcm in water rates! And no there is no swimming pool! This coupled that we all pay £70 a month for x4 indoor lights on a 2 min timer when someone has pressed the switch in the communal area has got my mind blown. I'll probably get told again that these are the costs but it doesn't make any sense. I own a 4 bedroom house 1 mile away on a water meter with my wife and x2 kids and have heavy water usage with baths, gardening, washing cars etc...but I pay £60 for this. Doesn't make any sense.

Negative experience: Building maintenance is never done. Gutters leak bin doors broke and the whole building is a fire risk we have to have people walk-in going around scanning things making sure there’s no fires because if there was we’d all be up in flames. Not to mention the PISS poor communication. I want these issues resolved asap. And still nothing has been done! WEEKS ON. And to find out I’m receiving letters from companies that you owe money too… it’s just laughable it really is. Building manager needs sacked and replaced. You owe money to SSE. 2 months on gutters still leak… codes for doors haven’t been changed despite it being a safeguarding issue… disappointed with customer service… unfortunately… as usual.

Negative experience: Who knew that Kingston Property Services is a subsidiary of Bernicia? A company representative, in a meeting last year, assured me that the profits from Kingston go towards running Bernicia. I doubt anyone buying a flat here is told that - I wasn't. I am not rich enough to be a philanthropist, to "donate" to a not-for-profit community-centred company. Is that one of the reasons for the high, ever-increasing fees which are fast making my particular home almost unsaleable? Any purchaser would baulk at learning how much a year they would have to pay post purchase forever, and with no chance to seek out a provider offering a more realistic price. That possibility no longer applies, as my block of flats has been made into a freehold company with Kingston itself named as one of the directors and also secretary, and an assistant director of Kingston is another of the five directors of the "company". We residents should be able to choose a different provider if we are not happy with the fees, just as we can do with energy or broadband but it appears we are tied in to, belong to, Kingston.

Fantastic experience: A big thank you to Helen Trotter who over the last 3 weeks has been the most helpful person that I have dealt with at Kingston. Inspite of my frustrations with a very challenging situation Helen has always been understanding, supportive and has done everything within her power to help. I am grateful for her calm, polite and professional manner even when under pressure. She has kept us informed through a very stressful time and she is without doubt is a very good example of excellent customer service.

Negative experience: I have an absolutely horrendous experience with Kingston! They have been facilitating for another company Persimmons over the last 16 months and the way we have been dealt with by them is appalling! As it stands we are still waiting for them to arrange for a sum of over £600 to be paid to my son, which he has been waiting for since JULY! They ( Julie Howe), refuse to speak to me on the phone and hasn't responded to any emails since June, not even an acknowledgement of the emails I have sent. I have even raised the matter with the property regulator who have accepted our case and are currently investigating. Any contact we did have with them at the beginning of the year was unsympathetic, and unprofessional - the theme of which appeared to be " it's not our problem". I would avoid this company at all costs!

Negative experience: I can't wait till kingston replies to this. We have had a issue with mold and speculate it is due to the gutters. They have said they are unaware. Now we have spoke to neighbours and they had the same issue, they said kingston know about the gutters and have still yet to repair it. The fact they are playing dumb with me saying it may br "user error" on my part is unbelievable, they know about it so they should of fixed it. I'm going to my local MP to report the company I want all of my neighbours compensated and some real and honest replies. To Lauren Ingram, as a reply to your "user error" comment I will put your lack of care and clear lies down to user error. And no kingston I will not remove her name as you are the biggest scam company going with a bunch of liar employees. So please know I will be pushing against you and I will not step down. Thank you for all the lack of help and I really hope your company gets what you deserve. Negative experience: The do not reply we have mold in our flat which is clearly their place to fix and it's impossible to get a reply, I rang and said I want constant updates yet I still have yet to have any communication never known a company to be so bad, they take £130 a month on service charge and act like this, I will be fighting to get money off them for 1, the ruined decor we now have to repaint again because they never took the issue serious in the first place and 2, for the shocking services we receive, window cleaners are shocking, hallway cleaners don't even clean and the gardeners are there once a year, clearly admin is shocking so I shouldn't have to pay a penny for this shocking care from Kingston. I have contacted my local council regarding them as I am sick of how shocking this company can be, I really hope they get done for how poor they look after their properties.

Negative experience: Poorly managed areas. Repeatedly increasing prices to unreasonable levels, be cautious of buying a property managed by these people because they constantly increase prices that you have no option but to pay and give nothing in return. No security, communal areas look tired and filthy, basic and infrequent maintenance. Outrageous prices.

Negative experience: Paying over 2k a year and they do nothing for it unless you pester them endlessly. They don't even wash your windows for the 200 a month they take (for what I'm still struggling to work it out). Hardly ever respond to emails and if their is a need to do anything you can bet your life they will need you to pay 80 for a form that nobody else I've ever encountered would). Absolutely the worst of the worst I've encountered.

Fantastic experience: Kingston have a gem on their staff. Phoning Helen in their repairs department about a long running issue with a window leak, she investigated the problem and organised a firm to come out that afternoon and fix it, which they have now done. Helen is a price beyond rubies.

Negative experience: This cowboy outfit supposedly sent me two letters about ground rent which never arrived and are refusing to speak to me to solve the issue. They have refused to send proof of post and dates along with refusing to tell me who governs them. Advise to stay away very dodgy firm.

Fantastic experience: Elevator lights were not working, but were promptly fixed after I emailed the team about it. Repairs were done with consideration to the tenants as well - did not realize repairs had been made at all until actually using the elevator afterwards.

Negative experience: Companies like this fulfil a role that does not exist. They force you to agree to work with them when you buy a new build house, to the point that you are tied into paying them extortionate amounts of money each year to mow a bit of shared grass. The agreement is forcibly tied into your mortgage, and never comes up for tender, so you cant shop around for a better price. There is no control on the amount they can increase your 'maintenance charge' by. All of this just to mow a piece of land on our estate of about 8 square metres. If residents were given the choice, they would introduce a community project and manage it ourselves. Avoid buying a property tied into this if you can.

Negative experience: Absolute shister of a firm total cowboys taking a lend of elderly vulnerable residents upping service charges Willy nilly repairs being left I.e outside lights being left unfixed for days in a complex where the youngest resident is 70,copies of invoices for works done not being available for residents to see,one off payments being requested from residents with no prior consultation, work men that they do provide swearing at residents,a vey dodgy company how they are sanctioned to look after properties of elderly vulnerable people is beyond me,zero care or professionalism with really bad attitudes

Negative experience: Property is the appartments At Twizel burn walk Pelton Fell. A total shambles, they don’t want to know about any issues that you have fault , Leaks from above ( flat above) Leaks from ours to flat below. Plumbing not tight , extraction fan not suitable for purpose. (Readings took by their own surveys) Cleaning is abysmal. Yet they are quick to complain if there’s a bit of dirt taken in with the snow! There’s no outside security lighting even though it’s pitch black and dangerous! I would never buy off Bellway, or use Kingston again. And wouldn’t advise anyone to do so.

Negative experience: Whatever you do, do not buy a flat that is under the leasehold of Kingston Property services. Whilst you are paying for upkeep of the surrounding areas, you’re also paying for people’s wages. Which to me, is an absolute joke. Their contact centre is run by droids of the lowest calibre. They’re rude, ignorant and they have put me off ever buying a flat again. The leasehold system needs to change. No way of challenging the increasing service charges or ground rent. £204 per month in Middlesbrough? What a scandal. Worthy of comparison to a pyramid scheme.

Negative experience: Be very aware that the 5 star reviews on here have been prompted by Kingston themselves badgering people to leave a review after ringing up with a simple enquiry. It's fraudulent and this company needs exposing. The 1 star reviews tell the real story. The way they treat leaseholders, many of them elderly,disabled and vulnerable is a disgrace and needs investigating. They invent a service charge which is not itemised and provides no service whatsoever, increasing rapidly year on year. Enquiries are unresolved and emails unanswered. If you withhold payment whilst waiting for an answer to your legitimate question you are threatened with a £50+vat 'administration' fee on top of the already inflated bill. This company are merely lining their pockets at your expense. Corporate vampires. I recommend you submit a formal complaint to which they must legally reply. They have two chances to put it right then you can go to the independent Property Ombudsman. The complaints policy is buried at the bottom of their webpage. Alternatively, you can apply to the First Tier Tribunal and take over the right to manage the property yourselves. A relatively inexpensive and straightforward process as long as 50% of the tenants agree. Look on the Governments website under 'Right to Manage'.

They have the audacity to charge on top of our service charge for basic maintenance (the garage door has stopped working multiple times, stopping everyone in the building from getting to work). I feel like all we pay for in the service charge is for someone to vacuum the carpets in the corridor once a week. We also recieve numerous letters threatening to charge the whole building for furniture left outside when it could be from any passerby fly tipping. The lock on the building was broken for weeks, allowing anyone to enter freely. This led to vandalism and bike theft in the car park and multiple occasions of getting home to find strangers sitting on the stairs inside the building. The safety of the building is totally secondary to Kingston's need to squeeze money from their tenants by any means necessary. If anyone from Kingston reads this review I hope you're ashamed.

Negative experience: I received a letter from Kingston property services saying that I owed them money for maintenance on one of my rental properties. I tried setting up an account, they said you'll receive a confirmation email. I never got any email. Then a few weeks later, I get a letter from a solicitor telling me I owe triple what Kingston said I owed them. Absolute criminals. Kingston won't even speak with me now. They replied to my trust pilot review saying "get in contact with us and we'll sort this out for you" I emailed them and then received a passive email back from Karen Cribbs, Assistant Estate Manager saying you'll need to go through the solicitors. Shocking people. She should be sacked.

Negative experience: Very very poor service. I pay a premium price for my property maintenance in Gateshead but receive sub standard service. I am waiting almost 3 weeks now for a reply to my last email in relation to some issues I reported almost 2 months ago that have still had no action taken. Landscaping is subcontracted and almost non existing apart from cutting a small patch of grass. Shrubs overgrowing pathways, trees self seeded near the property which will cause damage if not removed and weeds are out of control. Window cleaning, just doesn't seem to happen. I had to clean my windows as they were filthy, I had to vacuum communal entrance and I even repainted the hallway wall due to how dirty it was. Communal door is losing paint and bottom of door is showing signs of water damage because of this. What is classed as quite a prestige estate looks run down. I even have an issue with people parking right next to the communal entrance and requested railing be erected to prevent this. I highlighted this as a health and safety risk in the event of a fire due to restricted access, but still no action has been taken. I have received my invoice for the next 3 months maintenance payment but I am reluctant to pay it. I even asked for a breakdown of costs, but had nothing. How can they justify the costs. Does anyone have similar issues and solutions on how to move forward.

Negative experience: The Rialto building they own was deemed uninhabitable by Tyne and Wear Fire and Rescue while we were there, so we were evacuated and had to move out. Everything is old and needs a full refurbish. The building smells and is dirty, there was a pile of sick left in the lift for days, the flat itself wasn’t much better, it was dirty when we moved in and had damp and black mould, despite the fact it was supposed to be in very good condition and professionally cleaned. The showers don’t work at the same time as the taps, even the kitchen tap, which was constantly leaking.

However, we do not own the building but are the managing agent responsible for communal areas, and any issues with your individual apartment are the responsibility of your landlord. Fantastic experience: The security light on the back of a nearby apartment block maintained by Kingston Property Services was causing a nuisance by shining directly into my lounge and bedroom. I requested that KPS arranged for the light to be directed at a lower angle so that it shone over the block car park but not at my house. The day after my request, a maintenance van appeared outside the apartments. That evening I was delighted to find that the light had been redirected and was no longer causing a nuisance. We’ll done to KPS for a prompt and efficient service!

Negative experience: Slow with response, avoiding their responsibilities. They blame the customer for sth that doesn't make sense. The only way to make them listen is shouting at phone and being rude. Btw they work only 9am-1pm during weekdays, so it is really hard to call them if you're working. Email response is very slow so try to practice some mindfulness kind of thing, so you can control the anger before talking to them

Fantastic experience: Stuart was amazing during my call today. Very bubbly, friendly and professional! I’ve just recently bought a property as a first time buyer and had a couple of questions around how to pay leasehold fees. Negative experience: I have too many examples of dire customer experience to write in a review. In the past 2 years they have become one of the worst companies I have dealt with. The people who answer the phone are great, it's the management which is dreadful. If you can find an alternative company do yourself a favour.

Negative experience: Live on new estate built by Miller Homes eight years ago. Kingston responsible for landscaping, grass cutting and maintenance. They have subcontracted this work out to a series of local firms who rarely turn up and do a fraction of what they are supposed to do. Grass overgrown, weeds everywhere and block paved areas not maintained. I complain every year and still experiencing the same issues. Kingston getting a lot of money for doing very little. Residents have no power to do anything. Anyone experiencing similar problems? Solutions?

Fantastic experience: Our external door to the block of apartments was banging loudly when residents were entering/exiting the building. I contacted Kingston and within 24 hours, the problem was solved! A soft close hinge was repaired/fitted and signage place to ask people to close the door quietly.
