Fantastic experience: I had a fantastic experience selling my flat with Hive from start to finish! Communication was clear, honest and consistent throughout, and they were excellent at keeping the sale moving, especially during the final stages when timings really mattered. They chased when needed, and always took the time to update me, which made a potentially stressful process much smoother. Their professionalism and persistence genuinely made a difference, and the sale completed successfully right before Christmas as planned. I wouldn’t hesitate to recommend Rachael, Terri-Leigh, and Sarah to anyone selling a property. Five stars!

Negative experience: Really disappointed with our experience renting through Hive Estates. When we viewed the property, we were told it was £139 per week with bills included, and this was later confirmed by the agent when we were told to set up our direct debits. We have written proof of this. However, after moving in, our landlord contacted us saying the rent should actually be £498.33 each per month, far higher than what Hive Estates told us. Whilst this was correct as per the tenancy agreement, this was their error, not ours, and it’s caused a lot of stress and confusion. Communication throughout the process was also very poor — messages often went unanswered for weeks or even months, and every time we finally got a reply, we were told the agent had been on annual leave. We were then asked for large payments with less than 24 hours’ notice, which was unreasonable. Overall, the experience has been unprofessional and stressful. I’d strongly advise future tenants to double check all rent figures and get every detail confirmed in writing before setting up payments.

Negative experience: Our house was mouldy and damp when we complained we were told it was because of “our breathing “ they did nothing to sort it out the whole year and then charged us for it being mouldy out of our deposit even after we disputed it and one of my flatmates even got sick from it ! The people on the phone were rude and condescending overall a horrible experience avoid this company and avoid 15 Tavistock it’s full of MOULD

Fantastic experience: Great communication from all the people involved in our house sale, really efficient process for marketing house and arranging viewings - this is the second time we’ve sold through Hive and would definitely recommend!

We are currently buying our house through them and they have been very helpful and communicative with all of the complicated details that have popped up so far in our sale. As first time buyers, they have helped guide us at every stage and recommended all the best people to get our sale moving. 5 star service!

Negative experience: Honestly, save yourself the time and money and rent/buy through someone who doesn’t prioritise money and stealing from vulnerable groups of people. They think they can get away with stealing nearly a thousand pound’s off of students and young professionals deposits for LIGHTBULBS, painting (marks which were photographed to be there before we moved in) and cleaning after we spent hours cleaning and photographing this. We have waited for nearly HALF A YEAR for the return of our deposit. Nicole who is handling our deposit has conveniently been out of the office or unable to answer phone calls to rectify any of our complaints towards this. Still waiting for our deposit… hoping it’s not much longer otherwise we will be going to a small claims court. Also, if you don’t want to live in damp, mouldy properties I’d also give it a miss.

Negative experience: Steer clear of Hive, especially if you are students. Long delays in getting anything fixed and having to chase them all the time. Communication with them was slow and often ignored whereas we were constantly chasing them for a response. Deductions from our deposit at the end of the tenancy were unfair and unjust, as they charged for painting over marks that were there at the beginning of the tenancy and ignored the proof sent! Awful experience and never use again

Negative experience: Would not recommend using this company for a student property. We had multiple issues with the house throughout our whole tenancy, including one bathroom not being usable for 2 months, constant water leaking through the living room light which took a long time to actually get fixed despite being a hazard for us living there. The living room lights were also broken for 3 months and we encountered other issues such as broken furniture when we moved in (wardrobe and sofa). Also they decided to redo all of the roof tiles whilst we lived there which not only meant that there was a ridiculous amount of noise disturbance, but also that the builders drilled through into the attic bedroom ceiling leaving rubble all over the room. Even after all of these issues we were charged a large amount which was taken from our deposits at the end of our tenancy (including a charge for light bulbs, which never worked in the first place, and a charge for the paintwork in the attic bedroom which was at fault of the builders). Not to mention that none of the broken furniture was ever fixed. Overall I would be reluctant if considering this company for your student house.

Negative experience: Terrible experience trying to get our deposit back after the tenancy ended, with extortionate amounts charged for maintenance issues, the majority of which already existed at the time of starting the tenancy. It is clear they try to charge for these same issues every year without fixing them. Emma Watt has been extremely rude throughout the process and has a fantastic talent for writing condescending emails, something she no doubt has lots of practice doing :)

Negative experience: Went to view a property in Doncaster Road, Sandyford. Incredibly weird and dishonest process. Put a formal offer in and was completely disregarded in the process. Called up numerous times to be told I had been sent emails/ called and never received anything. I had to call up a 5th time for an update to be told the property had sold, without informing me of anything. Avoid at all costs if you expect a fair and impartial service when buying. Dodgy dealings.

Negative experience: ⭐️ Stay Clear of Hive Estates! We have had such a bad experience with Hive Estates Ltd that we would NOT want anyone else to go through what we went through. If you’re thinking of renting through Hive Estates… DO NOT. Unless you enjoy broken promises, broken furniture, and a broken spirit. No blinds or curtains in the bedroom for two months, despite being promised before moving in – I work works nights, so thanks for that! Second bedroom bed: cheapest frame possible, broke two days after moving in. The first replacement went was the wrong size and had to replaced with the correct size bed frame. Replacement took two months and we had to assemble it ourselves. Mattresses? Refused to replace for six months, then dumped new ones in the rooms without removing the old. The landlord then showed up at 6 AM on a Saturday to collect them — unannounced, of course. Flat dirty on move-in. “Professionally cleaned” was another broken promise. Broken freezer door? Seven months to fix. Dangerous gas stove? Six months to replace. Washing machine seal? Ten days for a simple repair. When our tenancy was ending, we tried to extend for an extra month —only to find out, after chasing repeatedly for 7 days, that the landlord wouldn’t renew. Communication is a joke: Constantly had to chase them for updates. Emails ignored, calls unanswered, and whenever you try visiting the office — surprise, no one’s there. How convenient. Deposit: tenancy ended 27 August. They said 30 days to return it — and then charged £114 for a cleaning fee (with receipts) and £60 for “maintenance.” The irony? The flat was far from spotless when we moved in. Honestly, one star is too generous. Hive Estates isn’t just a letting agency — it’s a shambolic hive of incompetence. Plenty of better options in Newcastle. Pun intended: Don’t get stung by Hive.

Negative experience: I’m not one to complain, but my experience with this estate agent was very disappointing. I encountered multiple issues during my tenancy, including: - Cold and damp room - Maintenance staff entering without proper notice - Unhelpful staff interactions - Disputes over deposit deductions - Delays in addressing maintenance issues Here’s a more detailed account: __Cold Room__ The second bedroom was extremely cold, and the sheets would often feel damp in the morning. I raised this issue in the first weeks of tenancy and was advised over the phone to simply put a radiator on, which felt unhelpful given the persistent cold. We had to chase the issue for around two months. Maintenance staff came multiple times just to inspect the room, which felt like delays rather than solutions. During inspections, the temperature in the room was measured at an average of 14.6°C and humidity at 85%. GOV.UK guidance states that a cold home is one that cannot be maintained between 18–21°C at a reasonable cost. Eventually, some action was taken in December: a larger radiator was added and plasterboard with insulation was applied to part of the walls. However, the insulation did not cover all exterior walls, and the room remained colder than expected for several months. No action to the damp corner from water leaking in. This bedroom was unusable for several months, meaning we were effectively paying for a two-bedroom flat while only being able to use one room. We requested a rent reduction or some form of compensation until the issue was resolved. The response we received felt dismissive, noting that as a couple we shared one bedroom, but this did not change the fact that we were renting a two-bedroom flat. __Maintenance Staff Entering Without Notice__ Some maintenance visits were carried out without 24-hour notice. For example, we received an email on a Tuesday evening that someone would visit Thursday, but a worker entered the flat unannounced on Wednesday. __Staff Interactions__ Some staff responses in-person, and over email and phone felt dismissive. For instance, during a boiler issue, a worker initially stated there was no issue to our face when we saw it leaking but the problem persisted and was later resolved at a follow-up visit we weren’t made aware of. __Deposit Disputes__ At the end of the tenancy, we were asked to cover charges for cleaning and minor painting despite leaving the flat in good condition. After disputing these charges, they were removed. __Summary__ Overall, my experience involved ongoing maintenance delays, issues with heating and damp, unannounced visits, and disputes over deposit deductions. I recommend documenting all issues and taking photos when moving in to avoid similar problems.

Fantastic experience: One of the best agencies we have ever dealt with. As tenants, we felt very lucky to have them managing our property. They are flexible, friendly, and genuinely helpful, while still being professional and organized. They don’t just take care of tenants, they also provide great service to landlords, which creates a smooth experience for everyone. Negative experience: Ok, initial experience not very good. I went on a bus, almost whole town over to see a property, I went to the house and didn't see the agent so I called and found out the property was let the same morning, no phone call, no email. Nothing.

Fantastic experience: Everyone at Hive was super helpful, communicative and understanding, going out of their way to make sure the process of finding a new home is as smooth as possible! Coming from student housing and moving to my first professional house share it can be a confusing and tricky process but as soon I found a place with Hive it all got easier. They listened to any issues or queries I had and were so understanding, making sure everything was clear and I was happy! I’d highly recommend!

Negative experience: This was a nightmare. The estate agency was helpful only during the initial renting process. Once I moved into the property, they became a completely different company. They needed to carry out some repairs and told me it was just an electrical issue. In reality, they removed the entire living room floor and left us like that for weeks. The repair took an incredibly long time to be completed, and we received no support from the agency throughout the process. In the end, I had to do all the cleaning myself and even dispose of the old wooden flooring. It was a nightmare. My pets were exposed to bugs, spiders, and dust coming from the basement. The moving-out process was also difficult. It took a long time to get my security deposit back and, unsurprisingly, they kept half of it. If you have other options, choose a different company.

Fantastic experience: So happy I chose hive for the sale of my house which was sold quickly and for the best price negotiated by the team. Everyone was so professional, approachable, easy to contact and communication was excellent throughout. Would highly recommend.

Positive experience: A big thank you to Hive Estates for finally completing on the sale of my property just before Christmas. This has been a long and, at times, arduous journey. Almost four months were lost due to the procrastination and lack of communication shown by the original buyers, who eventually pulled out of the sale after wasting everyone's time. Fortunately another buyer was found fairly quickly, albeit I had to take a big loss on the first offer, but these people at least had the integrity to proceed swiftly and on to completion. I wish them happiness with their new home. My thanks go to Michael and his team for the superb marketing they did bringing it to market and also, of course, to Rachael for all her help and support throughout the whole process. Hive were recommended to me by a friend and I would have no hesitation, from my own experience, in recommending them to others looking to sell in the area.

Negative experience: Do NOT use this letting agency . They have been useless from the start. My two sons are currently renting a property in Jesmond. The house is full of mould, the boiler is temperamental, the toilet doesn’t flush correctly. Broken beds, sofa. They were notified 3 days ago of the ceiling been full of water and have not yet replied. This has now lead to the ceiling leaking and all the electrics tripping. My sons bed at to be replaced as it totally collapsed on him 6 weeks ago. The mattress and bed frame still dumped in there back yard. Which now has attracted rats. I have never came across such rude staff. Keep away from this company !!!!

Negative experience: Struggled to get anywhere with maintenance issues. Moved in July 2024 (around 5 months ago) and we still have outstanding maintenance issues to be fixed despite raising these issues through Hive’s maintenance system the first week we moved in. We have contacted multiple members of staff regarding these issues and half of them have been resolved after chasing them but the rest seems to be forgotten about. I have now gave up chasing for them to be fixed.

Negative experience: Very disappointed at the service offered, as a first time buyer I would have expected more support than offered by Hive. Following assurances by Hive that building work agreed before completion had been completed, on receiving the key I was horrified to find that this hadn’t in fact been done and though they agreed a nominal payment this has been a fraction of the overall cost, not to mention the upheaval and emotional toll this has taken on what should have been the most exciting time of my life. Credit where credits due the manager did try to smooth it out with me which I did appreciate also got a goody box at the end of process a nice gesture. Due to these 2 things and the fact they managed to get a little bit of money back for me I wouldn't feel comfortable giving one star. But overall not happy.

Fantastic experience: I used Hive Estates to find me a tenant for a rental property. Hive were just excellent. The photos were fabulous, communication was great and everything was set up ready to go with the tenancy agreement etc. The property rented within days of it going on the market after the necessary checks were completed. I will be using Hive again for future projects!

Positive experience: Great in helping with the moving process for my dad's house. Enquiry made in September and the house sale has completed this week so a very quick service. Communication was great and consistent and there was very little fuss with the house sale. The photos and marketing also looked great. Only comment would be that it was slightly overvalued in the beginning which may have slightly delayed the process, but this was soon amended and the house sale went through quickly thereafter.

Fantastic experience: I used Hive to sell my property recently. Can't fault them. Had an offer from the first person to view the property, and from start to finish was less than 4 months. They kept me upto speed with progress, any questions the buyer had and also put me in touch with a (shock) decent solicitor to facilitate the sale. Negative experience: Edit: it's been 21 days, I called to ask what's going on and he asked when I need the money back for? 21 days ago ideally? Not sure what the £50 I paid for 'the work' to get my tenancy taken over was for if they're not going to do the admin? -- Moved out 17 days ago, sent two emails asking how to get my deposit back and heard nothing in response When I emailed to say the date I’d be moving out I was asked who I’d spoken to on the phone but nobody in the office says their name when they answer the phone… Hopefully someone can advise me on how to get my deposit back soon :)

Negative experience: Me and two friends lived in picton manor last year, the flat was lovely and a great location for students. However there was an instance when the front door of the building was locked in the middle of the day and we were unable to leave the building for three hours, being on the third floor this was concerning as this was the only way to enter or exit the building .Furthermore, we are now on our third month of waiting for our deposit back which is a significant amount of money. We have contacted hive multiple times via email and phone call and they don’t seem to care/ be making any effort to repay our deposit.

Negative experience: Hive estates has been a nightmare experience as a tenant. We moved out at the beginning of July and it is now end of September and have still not received our deposit back. When querying this we have been messed around and constantly told we would hear back within 30 days. There has been no email correspondence from hive estates and no communication at all on their behalf unless prompted by multiple phone calls by us. We will not be renting with these again.

Fantastic experience: Hive have been excellent to deal with throughout the sales process. Of the agents who came to see the house, they stood out from the rest. The photography and videography was superb and they were right on top of the viewings. I later found out a friend had used them too for their own sale and their experience mirrored my own. Their responsiveness via Whatsapp has made the process so easy.

Negative experience: Moved out of my flat 8 weeks ago and still haven’t received our deposits back which is £600! We have contacted them many times and their responses are that the person isn’t in to do it which is very unprofessional. Whilst living in the flat, there were many maintenance issues which they refused to fix themselves and were texting us through WhatsApp with instructions to do it ourselves (this being a leaking washing machine pipe)! The first month of living there the wifi wasn’t working for anyone in the building resulting in me having to travel home for the summer just so I can access wifi due to my data running out. Hive assured us we would receive some sort of reimbursement from this which we have still yet to have received. Overall, I would never book through them again and glad my tenancy has finished.

Negative experience: We were buying a house and Hive Estates was the agency of the other side. I have never had such a bad experience with any agency that deemed itself “professional”. I would be very careful to engage their services when selling a house. Their communication was extremely poor, providing us with misleading information throughout, we caught them not telling us the truth several times, and they tried to intimidate us, too. I am writing to be careful with selling with them, since we were really really close to backing out of our contract due to their unprofessional behavior. Would definitely not recommend.
