Fantastic experience: Renting: I have been using RR for the last 3 years, they always reply to emails within 24hours, phones go straight through to a human and answered in seconds. My last landlady was ending my tenancy to sell and Naoimh at RR was able to get me another place viewed and confirmed within 3 days, great support. Contracts are professionally written, can be signed electronically and deposits are protected. They have always delt within days issues with rental properties, eg last week (thurs) the washing machine broke and today (tues) a brand new machine installed + the old one removed.

Negative experience: Where to start. We used Reeds Rains to rent out our house while we lived abroad for 4 years. We were told the house was kept "immaculate". The tenant left as we were moving back and the house was shocking. There were so many issues I can't even list them all. We left a vintage drinks cabinet that the tenant asked to remove, we said yes as long as its stored safely. 4 years later, my Mum was doing the walk around and asked where it was and the agent told her oh its just outside (obviously she knew where it had been stored). Completely rotten and falling apart. The house was filthy and I had to get it deep cleaned, several companies quoted it at £900+. Carpets needed replaced. Junk needed removed (old bikes, vacuum, bags and bags of rubbish etc). The tenant wouldn't release the deposit and the agent was not on our side. She told us it was unlikely we would get the full deposit back and didnt fight our corner at all, until I told her we would be taking her up for the full cost of all the damages (hundreds over the full deposit). Eventually we got the deposit back but it didnt scratch the surface of our costs. Horrifying. Would not recommend.

Just as I was about to lose faith in my ability to find a private apartment, Reeds Rains came along and totally set me up. Fantastic experience: I was struggling to find a rental 2 years ago having a small dog, Naoimh was great at helping me find a place that was suitable and in the area I was keen on. We had minimal issues with the house but any were dealt with quickly and properly. When we moved out, Naoimh was quick to get our landlord out for an inspection and return our deposit.

Negative experience: Had a rental through this agency before our house purchase and during the tenancy we did not have too much bother besides a few emails asking for confirmation of payments of rent which involved sending screenshots of transactions on my bank statement from a week or so before which became a bit tedious and made you feel like you had done something wrong, but over than that grand. The main issue i had was after the tenancy ended. We had an agreement with the landlord in regards to splitting the deposit from bordering on excess wear and tear after 5 years of habitation which was grand and fair but few weeks later i got a call from the landlord saying the spoke to Naoimh Leonard and she had advised them they were entitled to damages in excess of £2,000. I asked what constituted that and they listed a few things off that were pre existing before us living there. I thought that’s grand we had a document we were asked to complete after moving in and to return it to the letting manager at the time Rachel Newbury. However it transcribed Reeds did not have this document and couldn’t find any trace of it. The document was a post check in document to be returned within 72 hours that detailed anything different from the check in report. Luckily i still had the physical copy and proof of this being received by Reeds so when this was escalated to My Deposits they actually sided with us and we got more money than the previously agreed to split with the landlord which is unfortunate for the landlord. The landlord was a lovely woman and very apologetic and kept blaming reeds for these issues saying they were planning on switching agency after the bother. This is just based on information given to me by the landlord. My only issue is i wish they had stored the documents safely so they didn’t waste our time raising escalations on deposits and the landlord seemed very upset about the whole ordeal. Although the staff were all very friendly and approachable. Unfortunately its a 1* for me but if the landlord was giving me the runaround it would definitely be a 4+. Thanks!
