Fantastic experience: Highly professional and consistently supportive. After the initial property viewing, we received a full‑price offer the following day. The listing and sale process was straightforward, with each step clearly explained. Moreover, every agent we worked with provided ongoing assistance throughout the transaction, maintaining clear, prompt, and seamless communication.

Negative experience: We booked to view a house at Munday Street , at 10 am on 22/05/2025. My partner and I and our two year old daughter made the trip from North Wales to Darby, the duration of the trip rounding up to a 2.5 hour journey. Making it to our destination, we approached the house at 10 am with no sign of a representative for Ashley Adams. We then called the office, to be told the booking had been cancelled and we should have received a cancellation email.... Which we hadn't! I rang the office to communicate with Ashley Adams, my call was answered by a lady with a absolutely disgraceful and childish attitude! Id ask over the phone where was the representative, to be told no one was coming to see us and the best they could do that day was 17:30. What sort of unprofessional clown have you got representing this business? And also she then hung the phone up on me. I would avoid this agency at all costs and go with another agent. We have recently put an offer in on another house with another agent in Darby. Well played to the idiot I spoke with on the phone.

Negative experience: My experience with Ashley Adams has been nothing short of infuriating and deeply disappointing. I’ve never encountered such incompetence and lack of communication. From the very start, the process was mishandled. I wasn’t even informed that the property I was offering on was a repossession, which means it was subject to open bidding. That’s a fundamental detail any halfway competent agent should disclose — yet I only found out much later. Even worse, I wasn’t told when my offer was accepted. Imagine going through the emotional rollercoaster of buying a home and not even being informed when you’ve successfully secured it. Absolutely unacceptable. Fast forward to now — we’ve been ready to sign and complete for nearly five weeks, and everything is being held up over something as simple as the garage keys. Five weeks of daily phone calls, endless promises of “we’ll get back to you,” and still no solution. It’s staggering how an agency can operate with such disorganization and disregard for their clients. This property has been on the market for over a year — and after dealing with Ashley Adams, it’s easy to see why. Their lack of communication, basic accountability, and urgency is beyond embarrassing for a company that supposedly deals with property transactions for a living. If you value your time, sanity, or even the smallest bit of professionalism — avoid this agency at all costs. Frankly, I’m amazed the management team still have jobs. The level of chaos and negligence displayed here points to a complete failure of leadership from the top down.

Fantastic experience: Phoebe and Molly went above and beyond in securing a rental property for me as I was in dire situation caught in domestic violence and was desperate to move into a new place. There were a few hiccups but Phoebe was a great communicator and she always kept me up to date and eased me out of worry. Positive experience: Harry Padda my Mortgage Advisor was really excellent. I am a 1st time buyer and not from this country as well so i feel so lost at the start of the process but Harry was very patient and he walked me through everything and would explain things if i doesn’t seem to understand them. He is quick in processing my mortgage too, and even after the getting the mortgage through the whole process he keeps me updated of what’s happening with the house im buying. I was really grateful for his assistance and would highly recommend him.

Emily was the first estate agent I met and set the bar so high, the decision on who to go with was easy. Emily was the only estate agent to measure my house at that initial meeting, tell me what questions people typically ask and generally made everything really easy and comfortable. The process has been the perfect speed so far, no pressure to sign until I was ready etc. Couldn't recommend Ashley Adams enough so far, my house has been up for 1 working day and we already have viewings booked!!

Negative experience: Tried for WEEKS AND MONTHS. With this agency to get a veiwing at a studio apartment. A VEIWING. Never even got to the point of renting or contracts. My calsl would sometimes be ignored. I'd be in contact at least once weekly always ending in them saying "we will call you tomorrow or later with a update" News flash. Never did. Also came with 10 excuses as to why they couldn't do it that day and would need to get back to us. Last call was because they was trying to get keys from landlord. (It's been 5 weeks) had no calls back from there as they promised. So gave up on the place. It was going nowhere. Ended up going with a diffrent agency and finding a apartment , viewed and signed the contract the same day. This agency is so slow..if it was for signing tenancy agreement I'd be more understanding as to the wait. But for a veiwing? Nah. Not even a call to say they are still waiting on things or any updates AT ALL. They not once called us first. Even tho every call ended in "we will call u back" it was always us reaching out. Ridiculous. And their was times I'd call and it wouldn't be answered and then I'd call from my partners phone and get a answer , don't know if that's coincidence or what. Anyways. I'm surprised if anyone gets a place with this agency. I normally try to be understanding with companies but this was just dragged on and it was getting silly.

Fantastic experience: My 1st time experience renting an apartment in UK. Contacted a few estate agencies and faced challenges sorting things out from overseas. Clearly, Phoebe stands out from others and able to get things going quick and proper. Even a UK resident got surprised with the process and timeline which I went through. Negative experience: Where do I start with this amateur company. Absolute car crash from start to finish, staff that are clearly fresh out of college and have no professional skills or credentials. My partner and I were relocating from Hampshire to Derby due to work and booked in a viewing at Darwin House, the estate agent informed us that there was one parking space, however we were free to park on the adjacent roads, which had ANPR cameras and double yellows after we moved in, which makes me believe they knew about these changes. Our flat did not have heating for 3 months and the “contractors” that booked to come out to the property, cancelled multiple times on the same day, the extractor fans in the property did not work, the ventilation system did not work at all, and packages were regularly stolen from building. We were also promised 2 keys from Ashley Adam’s, and informed us that these were delivered to the land lord, however these keys never showed up and I had to waste my time chasing up these incompetent staff. FYI we were only there for 6 months. After we left the property we were hit with a £650 bill, for cleaning and decorating, however all of the damage we “made” was on the original inventory they sent us. Absolutely clueless from start to finish, avoid this “company” at all costs. Happy to provide any evidence to anyone who challenges the above. -100000/10. Not worth the hassle at all, not sure how they are still in business. It begs believe - this story will be in the local echo.

Negative experience: Worst letting agency ever! My experience with this company has been awful. I’m a landlord, and there were a lot of hidden charges that the manager never mentioned when he visited the property to convince me to go with them. Despite all the fees, I received no real help from them. Sasha was extremely unhelpful and often unreachable. I ended up resolving my tenants’ issues myself. She was telling one thing to the tenants and something completely different to me. Even now, after the tenants have left, I asked to view my own property and they told me I can’t view the empty property until the 29th. On top of that, they’re asking me to pay for a "vacant report" just so I can potentially claim for any damages. Absolutely ridiculous. Just a heads-up: never choose the Derby branch to manage your property. You'll regret it.

Fantastic experience: The team at Ashley Adams have all been great helping us through a tough situation where a house sale fell through the first time. Fast forward a few months and we are now living in our forever home and very happy! We want to give a special shout out to Nick Didlick, who was/is our mortgage advisor. He's been working closely with us every step of the way, has great levels of communication and really takes his time to explain things and make time for people. If you need to get yourself a solid mortgage advisor to give a smooth process to your sale/purchase, we very strongly recommend going with Nick!

They didnt want to put my offer through as i have no agreement in principle ( i dont need one to make offers on propertys) and when they eventually put my offer through i had a phone call back pretty much straight away saying offer had been rejected because i have no agreement in principle! Will never use ashley adams again, very unprofessional!

Negative experience: Rented a property with Ashley Adams for 2 years. Due to the high demand and my need for moving quickly, I paid a holding deposit to guarantee my application would be accepted before viewing. From the photos I trusted that the property was up to spec and what my family needed. I asked if I could view the property at a later date when all paperwork had been completed. I rung every week for 6 weeks to view the property for measuring purposes. I was told my Travis that if I continued to pester them, they would relist the property and go with someone else! This was the first red flag. I eventually managed to arrange a viewing with another agent 2 weeks before moving in. During my tenancy I had 2 inspections and was told I didn't need them every 3 months due to the high standard I kept the property in. I requested to end my tenancy after 2 years with 2 months notice. This was accepted. However the landlady wanted a £600 deduction from my deposit for carpet cleaning and opening cleaning purposes. I provided receipts of these being done in the days before I vacated, along with paint touch ups and full cleaning of the property. I decided to raise a dispute with the TDS where Travis, submitted false receipts of carpet cleaning, oven cleaning and end of tenancy cleaning that the landlady had apparently paid for when I left. However, stupidity for the better of him where the receipts were dated over 2 months after I had left the property and the TDS found them to be fake. I have since been awarded £790 of an £865 deposit back from the TDS and just wanted to leave a review that this estate agents are only there to support landlords and not their tenants. Really happy I saw the dispute through and wish Travis all the best in the future with his fake receipts.

Negative experience: My experience with this company has been awful. They are completely useless. Our property was up for sale with them for over 8 months and they couldn't even get 1 viewing. We moved to a different real estate company who have got us so many viewings, we've had 3 offers and now it's sold STC, all within in 6 months! These guys put up a sold board right in front of our for sale board so that ours is not visible. Having spoken to the branch multiple times over the last 3 months for them to please move their board slightly, they have made false promises to get it moved and fobbed me off on most occasions. The branch manager Adam said he'd have it moved and it's not been done. A very rude receptionist called Lianne told me there board has been there before any of the others which is an outright lie. After arguing with me about her lies, In frustration I said I'd cut it down myself if they won't help any further and her response was "Yes why don't you do that then?". They've put the board on a telephone pole which they're not supposed to do but instead erect their own, smaller beam. These guys are cowboys who take shortcuts at best. This branch is run with total incompetency, zero accountability towards their customers and a seriously poor outlook on customer services. Being rude to your customers is not the way to do well in business. I'd stay well away from them and use one of the other more reputable companies in Derby. I've now contacted the company we're currently using instead and they will have it moved happily. It just took 1 phonecall, nice and easy the way it should be.

Fantastic experience: It was great experience with Ashley Adams. I would like to say special thank you to Alex, who was so supportive from the start of the application. She was part of our journey and whenever we were seeking feedback on the progress, she was always there to give us updates along with positive support. We must say that her smile, her excitement for our home and her positivity helped us a lot during this journey. We will move soon to the new property and we would highly recommend Ashley Adams, especially Alex for her amazing support for smooth transition of our Home !!!

Negative experience: Potential tenants and landlords read this review and others on Trust Pilot before using them. I am not in the habit of leaving bad reviews but want to warn other potential tenants and being a landlord myself, I would not use them to market my properties. They say anything to rent the properties and when you come to sign the tenancy agreement on the day you move in, you find that what you agreed verbally isn't what is on the tenancy agreement. By this time you have no choice, either move in or be home less. When the agent marketed the property apparently there was a special offer of 2 options on how to pay the rent. When coming to sign the tenancy agreement on the day of moving in, the option chosen was completly denied by the agent and a more expensive option was written into the tenancy agreement that would cost an extra £1250 a year. 3 months into renting suddenly parking is an issue and has to be paid for. On marketing the property, Ashley Adams said that there was parking but no mention was made that it needed to be paid for. The T.A. does not say anywhere about fees for parking or fines that may occur if parking is not paid for. This agent need to stop spouting líes and give written evidence of "special offers" for example. Also let tenants view a draught tenancy agreement in advance, before they come into sign. Landlords I would not use them, I dont trust them and do not like how they operate and how it would reflect on me as a landlord. I have written this as a third party, who has viewed first hand how this estate agent operates.

Fantastic experience: Have recently taken up a tenancy with Ashley Adams. Was very happy with the level of service given by Phoebe. Always quick to reply to emails and was very thorough when showing us around the apartments that we wanted to view, going above and beyond showing us other places that were currently on the market!

Fantastic experience: We had a very bad experience with a different estate agents so when we moved to Ashley Adam's it was amazing. We met with Emily and she was very helpful with everything and actually got us excited to move house and the whole experience has been great. Would definitely recommend Ashley Adams. Emily and Katie are who we've worked with the most and they are great!

Negative experience: I had a highly disappointing and frustrating experience with [Ashley Adams]. I was shown an apartment, agreed to it, and made all the required payments, including the zero deposit, holding deposit, and rent. However, when I received the keys, I was shocked to find that the apartment given to me was completely different from the one I paid for.This is outright deception and feels like a scam. Such unethical practices should not be tolerated. I am now involving my lawyer to take legal action against this fraudulent behavior.I strongly advise potential renters to be extremely cautious when dealing with this agency. Always get everything in writing, inspect the property thoroughly before making any payments, and ensure you are not being misled. I hope they take responsibility and correct this immediately.
