Negative experience: Well... where do I start! I moved into a property that had no seen a clean in about 6months. The garage was rammed full of the previous tenants stuff... which I was told i have to give them reasonable time to move it out!! (I already moved in plus first months rent paid) the back garden was like a jungle & a skipyard... (i was told can't i just sort it myself) there was a massive leak that caused the kitchen ceiling to come in & leave all damp in the kitchen... (this was still the same after i left) i asked a staff member to come round to the property prior to me leaving. Was told it looks exactly the same to when we moved in. To then get less than a week after move out the landlord trying to charge me for stuff that was already damaged... if you have the choice to not use this agency please avoid by a long long stretch! You will be disappointed & find that they don't actually sort anything bar side with the landlord that's paying them conveniently.....

Negative experience: My exprience with this organisation has been a nightmare. Having rented one of their accomodation for over 2 years, the boiler broke down. The house had no heating and hot water. As i speak this is the third week and still no action has been taken. I have even lost earnings after catch a cold from living in such an environment.

Negative experience: My experience with hall and benson has been extremely poor! Started of alright from what we thought as I messaged about a property early hours Monday morning, had a phone call by 10:30am and was there viewing it by 2:30 and paid a holding deposit of £200, had the phone call two days later that we had a moving date of the 25th of august( bank holiday Monday) we had a few emails that we had to sign that same day but since that heard nothing else, no deposit date, first months rent, nothing. Then on the 13th of August I gave them a call just asking if it will still be going through on the 25th with it being a bank holiday Monday which they said yes it would be fine( knowing they would be shut I was very confused). Following the week later I gave them another call asking where we are meeting on the Monday and what we are doing about the deposit etc which I got a reply of “it’ll be Tuesday morning first thing not Monday as it’s a bank holiday” so after one person telling us it’ll be fine and now its not we’ve then settled with Tuesday morning, come Tuesday morning I ring AGAIN asking if it’s still okay and to be there first thing which I then get told things need to go through after 11am and they’ll ring me, not one phone call I had back and at 2pm I then rang asking for an update which was absolutely pointless of me because it was no help whatsoever, come 4pm and we’ve had an email about a zero deposit and what we need to pay which we did instantly to then not hear anything for another hour! Come 5pm and we are still waiting for a call( keep in mind the shop shuts at 5:30 and we still haven’t got the keys) comes 5:15 and we had to rush to the shop to get the keys! So after being told first thing Tuesday morning, hiring a van, having everything boxed up ready to go, no bed, no furniture nothing we finally got the keys 9 hours later. Did nothing but lie to us and mess us about, convinced they didn’t even know what was going on thereselfs! After being in the house for a month and them telling us the rent will be coming out every 26th we was expecting the rent to be out which it didn’t then over a week later got an email telling us we hadn’t paid and needed to pay over the phone but we had already set up with them that it will come out a certain account on that date! Would not go with these again if I was to move nothing but a mess about and caused us a lot of stress when moving!

Negative experience: Absolutely appalling experience with Hall and Benson Estate Agents. They allowed me to move into a property that was full of black mould and this was while I was heavily pregnant. No care, no concern for health or safety. It was completely uninhabitable, and they didn’t lift a finger to resolve it properly or even tell me how to retrieve my deposit. I had to chase them constantly even from the hospital just to get basic documentation like my tenancy agreement, which I had to ask for three times before they finally emailed it over. To make matters worse, the landlord agreed to refund my first month’s rent, but Hall and Benson have still not processed it, despite four separate phone calls and promises to sort it. They’ve also been zero help in retrieving my deposit considering I had to call up multiple times from a hospital bed, and their communication throughout has been absolutely disgraceful. Avoid this agency at all costs. Totally unprofessional and dismissive especially shameful considering the serious circumstances. They should not be allowed to manage properties if this is how they treat tenants.

Negative experience: Hall and Benson Letting Agency in Allestree Derby is an absolute disgrace. Their staff are not only incompetent but also blatantly deceitful and shockingly rude. They lure tenants in with false promises just to take their holding deposit, only to drag them through an absurd and unnecessarily frustrating referencing process. Their guarantor system is by far the worst in the industry—treating guarantors like full tenants, demanding excessive personal information, and deliberately prolonging the process. Even after completing their ridiculous requirements, they continue bombarding both tenants and guarantors with unnecessary emails, adding to the confusion. To make matters worse, they enforce bizarre and intrusive policies, such as requiring guarantors to physically come to their office with ID—something unheard of in professional letting agencies. It raises serious questions about their ethics, potential profiling, and discriminatory practices. If you value your time, money, and sanity, avoid Hall and Benson at all costs. They are the epitome of unprofessionalism and a nightmare to deal with. If there was anything less than 1 star I would give them.

Negative experience: Probably one of the most incompetent letting agents i have ever rented through. Through my 4 years of being a student and moving through 4 separate letting deciding to rent through hall and benson was comparably the worst I have ever rented through. The management clearly doesn't hold their team accountable and I negligent and it clearly shows as there is a clear disregard for basic admin responsibilities. There needs to be some sort of refresher training for the staff here at least for the basic fundamentals of communication with clients and admin responsibilities as clearly my experience with this branch showed a lack of both. I can't speak behalf on other branches but this one clearly needs some work done as the staff are incompetent.

Negative experience: Don't expect any maintenance to be done at the property if you are a tenant. Property inspection reports are just a check box. Hall and Benson do not care about their tenant's well being. Constantly have to follow up regarding queries and often have to guide property managers on how to do their jobs. Lived at a property for over a year with smoke damage they never repainted, ended up moving out for our own well being. Still fighting to get our deposit back. Stay well away...

Negative experience: Infact this agency is the worst I have seen so far...I put up to rent a property they asked for deposit I paid immediately they never called I kept calling to follow up ...they asked for all details and I supplied everything..only to call them today and they are telling me stories that does not add up.. DONT USE THIS AGENCY

Fantastic experience: We had to move out of our old property quite quickly and Katie has been a godsend. She found the perfect home for us and organized everything incredible quickly. We were in our new rental property in no time and Katie was there to guide us and make the whole process as easy as possible.

Negative experience: Several words of advice, do not use this agent, my reasonings are as stated: 17.08.2024 Abbie attended my property to complete a valuation. 20.08.2024 Focal Agent sent a photographer to take some pictures for the brochure. 22.08.2024 I telephoned Spondon branch for an update, I was informed by Matt that I would receive the brochure and a telephone call on 27.08.2024 – no brochure and no telephone call. 27.08.2024, I telephoned Abbie twice that day, each time I was informed that Abbie would return my call, no call, I emailed in the afternoon, no response to my email. 28.08.2024, I contacted Karen (area manager) for assistance, she responded that she would look into my concerns. 29.08.2024 the brochure was received, I reworded the description and emailed Abbie, also the pictures in the brochure were bad, the photographer had only taken “sections” of the rooms and not a full photos of the rooms, the pictures did not flow and were extremely poor, they did not show the property at its best. I confirmed at this point that the photographer did not do any video for the property when they attended, I did ask when they attended on the 20.08.2024, I was informed that the agent had not booked this. 30.08.2024 I messaged Karen for an update as I hadn’t heard anything all day, no response. 31.08.2024 I telephoned Abbie, I was informed that she had spoken to the Focal Agent to revisit the property to take the new photos, I said I thought this had been arranged on Thursday, I told it had, something did not make sense. 02.09.2024 I telephoned Focal Agent direct, they confirmed that the agent had put the order for the revisit on hold – the agent did not have the decency to inform of this, I had been waiting since 29.08.2024 for communication from Focal. The situation was annoying and frustrating, the agent basically misinformed me on numerous occasions, which is not acceptable, it was obvious that Hall & Benson did not want my business and basically ignored me and misinformed me. Recommendation, use another agent, I have also emailed two Directors, both ignored the email and one passed it over to colleague to deal with, I received an “sorry” email, sorry is not acceptable especially with regard to the time that they have messed the client / customer around – a total waste of time.

Negative experience: I've sent the enquiry for one of the properties. They've called me back the next day, but I've missed their call. Katie left me a voicemail to call her back, so I called within 20 minutes and in the middle of explaining which property I'm interested in, she just hung up on me. I found that disrespectful and unprofessional.
