Negative experience: Accepting an offer and then retracting it a few days later to go with someone else is highly unprofessional and disappointing. Due to this experience, I will no longer be using your services in the future. After seen the state agent reply I would like to clarify my experience so others understand how this estate agent operates. My offer on a property was accepted on the basis that I was a cash buyer. However, when I explained that I was waiting for the completion of my own property sale in order to access the funds, the agent retracted the accepted offer and proceeded with another buyer who was purchasing with a mortgage. I was never informed that a higher offer had been made. I was simply told that the other buyer had provided proof of funds. Based on this experience, I would advise caution if you are in any kind of chain when buying through this estate agent. I personally would not trust them to handle the process transparently.
Hello Yamilet. In this instance, the seller received a higher offer after initially accepting yours. As agents, we are legally and professionally obliged to act in our client’s best interests and follow their instructions. The decision to proceed with another offer was ultimately the seller’s, rather than a retraction on our part, so we do feel that a 1 star review is an unfair assessment of our service.
We appreciate that this will not lessen your disappointment, and for that we sympathise. We wish you every success in finding the right property in the future.

Negative experience: Becky was extremely helpful and prompt to respond during my house purchase from Cope and Co - thank you. However I cannot rate higher than a 2, as I was not provided with all of the keys on completion. I did not get a back door key, despite going through this door on a viewing, and it being opened on the property survey. I have not been given the key - when I queried this I was told it MAY have been left in a drawer or MAY have been on the large set of keys I was given. It was neither. I now have the cost of a locksmith to change the locks on my own back door. Not a good start having just bought the house. Left a sour taste on the whole purchase process.

Fantastic experience: It's six years since I wrote the review below (and the company then had a different name!). . . I am still with 'Cope and Co' and still very happy with the quality of their service and their personal attention to detail! With one minor exception a few years ago, (which we/they sorted out) every tenant they have found me has been excellent and the sort of person you want to have in your house!! And they have handled the change-over from tenant to tenant very well. Fantastic experience: Marketed our home for sale with Cope & Co after being impressed with the marketing of a nearby property and having a first hand glowing report from that seller. Sean was great at the valuation, positive and reassuring. Then he and Peter did an excellent job of marketing and the write up. The photos and video of the property really were superb and I was so pleased with the effort they went to in highlighting what made our home special to potential buyers. Cope & Co took on the majority of viewings for us, and did their best to follow up on feedback from viewings. At point of offer 8 weeks from marketing the property James managed to get above our asking price. Updates were provided whilst we were SSTC when we requested them and Becky was always on the ball if we called up for anything and was great on completion day! I’m so grateful to everyone we’ve encountered at Cope & Co- especially Sean, for making this process easier and for being a pleasure to work with. Negative experience: Avoid. Cope and Co made excuses from day 1. I had continuous issues with my boiler, in which the contractors they hired did bad jobs, didn't fix it multiple times, left the loft a mess and were using my house to charge all their tools they weren't using. I had boiler issues for nearly the whole 2 years. Cope and Co were refusing to send a contractor because it was "the weekend" until I stressed how I needed to be able to wash as I have no family near by. Then came my fence issue... the fences came down due to the weather and due to them being really old and not maintained anyway. One actually fell onto my neighbours car... it took them around 3 months until they sorted the fence and in which my whole house was exposed as the garden was visible from the front. I wanted to do anything to GET OUT, so I payed a massive fee to get out of my contract despite all of the issues. They are not prompt when fixing things, hire bad contractors, charge you for things that weren't there to begin with and most certainly don't get in contact with you (you need to be ready to call them over and over to get a result). They then also proceeded to charge me for "missing items" that weren't even in the house when I moved in and said it needed cleaning even though the house was cleaned top to bottom and deducted money from my deposit. The house was a mess when I first moved in (literally black dirt on the fridge and in the kitchen unit cupboards) and it was spotless when I moved out! Worst letting agency. Even my landlord told me Cope and Co owed them money...
Hi Georgia. Thank you for your review. While we appreciate you sharing your views, it is important to correct a number of inaccuracies.
Firstly, the boiler at the property was newly installed on the 3rd May 2023, mid-tenancy, so it is not correct to suggest you endured two years of issues with the same system as you vacated less than 2 years after the installation. We also have not experienced any issues with the same boiler since you vacated the property over 12 months ago.
To clarify, all repairs are instructed to third-party, qualified contractors, and whilst delays can sometimes occur due to parts availability or scheduling, we do not ignore urgent issues. Emergency call-outs are always available, including at weekends, where the matter meets the legal definition of an emergency.
Regarding the fencing, the repair did take longer than we would have liked, but this was due to the legal owner needing to investigate deeds to establish ownership and responsibility before any works could be instructed. As soon as this was confirmed, the repair was completed.
With regard to your deposit, deductions are not decided by Cope & Co. alone. They are processed strictly in line with the Deposit Protection Scheme regulations, which protect both tenants and landlords. Where there is any disagreement, an independent adjudicator decides the outcome. No charges are made arbitrarily, and tenants always have the right to raise a dispute.
It is also not the case that Cope & Co “owe landlords money”. Landlords are paid promptly in line with their tenancy accounts, and any claim to the contrary is unfounded.
We are sorry you feel dissatisfied, but your description does not accurately reflect how we operate as a regulated letting agent. Cope & Co has many long-standing tenants and landlords who value the professional service we provide, and we remain committed to fair, transparent, and prompt property management.

Fantastic experience: Had to report my CO alarm as it was beeping as if it needed replacing. Scott was instantly on the phone offering advice I.e opening windows etc just in case. Within minutes of the first phone call, he had called back to confirm he’d arranged for someone to urgently come check it all over for me. Scott then called back first thing, before the office had even opened, to check me and my daughter were ok and that it all got sorted. Really appreciated Scott’s urgency with the situation and the open communication. Made me feel incredibly at ease and showed a lot of compassion. Thank you again Scott for all that you did.

Negative experience: I have never rented from them, but I had a viewing with them the other day for three student studio flats in the same block. The flats themselves weren't too great, hadn't been cleaned and and it smelled of damp. However the biggest red flag was that since the key for one of the flats didn't work, they showed me into another one that had the same layout despite the flat being currently rented out. They did not get permission from the current tenant since she was "away for the summer anyway". I decided to not rent from them after that. Edit to respond to their comment: this is not true at all, they didn't obtain permission from the tenant and they were quite open about it as well. I also received a rather threatening voicemail from them after I originally left this review telling me to take it down.
Hi Fiona. You didn't end up renting through us so your 2 star review is based purely on your assumption that our representative entered a tenanted property without permission. Our representative contacted our office from site and they contacted the tenant to obtain permission to enter before doing so. The tenancy had been renewed from the previous academic year and the tenant was away for the summer which is why belongings were in the flat. Your comments are not a review of our services and is based only on your incorrect assumption. I therefore kindly request that your review is removed as it is totally inaccurate. Thank you.

Negative experience: I've never rented through them and luckily I won't have to. I was shown 3 rentals by this company. 1st: There was a family living in there when I was shown the rental. There was a smell of rotten fish everywhere, 1 lady was lying in bed, another breastfeeding when we intruded in the house. I felt so embarassed and ashamed but the agent acted like this is completely normal. I wanted to just get away as quickly as possible. 2nd: The agent failed to answer many of my questions. He stated upon showing that a wall will be removed and an open-plan kitchen would be made - did not know details. When I asked him to please enquire at the landlord about these plans, he promised to do so but never heard back from him. 3rd: There was no specialty here apart from the flat being of poor quality. Actually, all 3 was pretty poor qality, that tells me something after seeing 20 rentals from various agencies. I felt like among unprofessional con-artists. Never again, thank you! Response to 2nd: We were told the wall was GOING TO BE gone, so were you lying, too? I don't think we should continue further...

1st: It is very common for tenants to be in situ when properties are put on the market; unless they are new to the market or have had an extended void periods. All of our tenants are notified of views so the arranged appointment was not an intrusion - we cannot control people lying in bed or breastfeeding in their own home.
2nd: The Landlord had suggested he may remove a wall however upon further inspection as this was a supporting wall, the works could not be done. We could not provide any more details as at the point of you viewing it was merely an idea, there were no further details.
3. The properties you viewed are good quality flats that we have dealt with for over 10 years - I suppose everyone idea of 'quality' is subjective.

Negative experience: travelled 40 miles for a viewing to find they couldnt get in the property these people are proper time wasters getting someone disabled to do an 80 mile round trip for nothing. As we guessed by your other replies to poor feedback you have to exaggerate a bit nobody was rude to your staff it was them who was rude and put the phone down on us after trying to lodge our grievance. reading these other one star rated reviews and your practices it seems we had a lucky escape. keep up the bad work.
Hello Archibald. As you are aware, we could not gain access to the property due to the existing tenant leaving the key in the door - a genuine mistake that we tried to apologise to you for. We are not in the habit of wasting anyones time, including our own. However, you obviously believe that this was somehow a deliberate act - especially by the appalling manner in which you spoke to a member of our team.

Negative experience: Not happy with how the people at this company work at all. They seem to care solely about money and lining their own pockets over doing the right thing and actually giving a damn about people. They fought to take all my deposit unjustly and didn’t succeed thanks to DPS. I stupidly gave them more than I should and of course they’re not going to do the right thing and give me the extra I gave them to replace a hob which cost significantly less than what I gave them. Which is essentially robbing someone. Update to reply: No it wasn't fair, even the adjucator agreed you'd tried to take way more than necessary, which was not justified at all, hence why you didn't win the case. I agreed to pay for the hob (even though it was an accidental damage caused by a plate falling out of the cupboard due to them being too shallow) you took an extra £50 on top of £312 toward this cost I'd already paid, are you paying me this back which is rightfully mine? No you've just taken it. Then try and charge me to replace a sink for simple wear and tear and random other costs that you lost at getting. You want to take money from others to put yourselves in a better position financially, even if it means taking from others unjustly to do so. Disgraceful.
Hi Morgan, Thank you for your review. The hob was cracked during your tenancy as admitted by yourself and should have replaced straight away. However, it was agreed that this would be done when you vacated – you requested a copy of the invoice for the replacement hob and this was supplied to you and the exact amount was deducted from your deposit. I do not see how this is unfair. I will not list the monies relating to the deposit in a public domain but they were all completely justified. I would also confirm that no deposit monies go to us as an agent – any deductions are sent over to the Landlord to undertake any works required to rectify the issues so we do not benefit from deducting any more than is necessary, in fact, it makes further work for ourselves which makes no sense. The property was not left in the condition it was in when you moved into it, if it had been, then no deposit deductions would have been made.
Fantastic experience: Five star advice from Josh on a bleak Saturday morning - he gave lots of advice about emerging technology which may help us as landlords who have been finding it difficult in the current climate. After lots of exchanges over the months on email, it was great to be able to chat face to face - thank you!

Fantastic experience: Originally with Professional Properties, nothing has changed as Cope and Co. I’m equally pleased. Nothing to say but positive things in both the sales and letting sides. Most recently, you can be assured of a great letting service. Fair rates, never had the property empty in 7 years, excellent tenants. In depth appraisals gives you confidence and great contractors gives peace of mind to a remote landlord such as myself. Staff always lovely too! Thoroughly recommended.

Negative experience: My daughter and son in law have just had the worst experience from this company. Moved in to one of their rentals six months ago, house was filthy, they had to engage cleaners to clean the nicotine stained windows and frames , light fittings and paintwork to try to make it habitable for them and their two children. The shower did not work and when they asked if this could be fixed they were told no, as it was too expensive so they would have to live with it for the duration of their tenancy! The house had obviously not been checked and cleaned before they moved in , some doors would not open, some would not close. The stair carpet was totally unsuitable for children to walk up and down as it was so thin it made the staircase hard and dangerous. The list goes on. Now, at the end of their tenancy period they have been told they will not be returned their full deposit , as they are being charged £175 cleaning, £190 decoration, and even a charge for a light bulb! Absolutely unbelievably unprofessional. If you rent a property through this agency, make sure you take your own photos and videos of the state of the premises when you move in.
Hi Joanna, Seeing as you have not had a direct rental experience with us, we will take the time to send correspondence over to the Tenants of the property to discuss further. We have actually come to an alternative agreement between both parties for any deposit deductions and our dealing with the Tenants at the end of tenancy were quite pleasant so it is a shame for this to have been recieved. For completeness, all deposits are claimed through a Government Assured Scheme and if evidence is required because parties disagree then this is completed, the final decision is conducted by a third party adjudicator.

Negative experience: Dreadful. Broken oven for over a year. Gaslighting me over a leaking chimney. Claimed it had been fixed. I proved it hadn’t on several occasions. Still didn’t get it fixed. Water coming down the chimney into the bedroom. Lead flashing dislodged from the roof. Did nothing about it. Gutting full of debris. Nothing done about it. New agent has had the oven looked at within 2 weeks. Work on the chimney under way. Would not ever rent a property through these again. Reply to comment below. I reported the oven months ago. At the same time as the chimney for the 4th time. The oven was not fixed as it still did not work. I reported it again. It has been condemned and replaced within a month of new agents taking over. Why has a new agent taken over I wonder? The man who came to look at the chimney claimed it was blocked hence the dampness. Nothing more was done so I called to find out what was going on. I was told the cap had been fixed. Yet I videoed the open chimney and sent it to the office showing there was no cap on the chimney. Work was not checked or followed up. Zero communication. At the end of the day, nothing was fixed under your instruction yet things have with a new agent.
Hello Nita. There are a lot of inaccuracies in your review. The oven was fixed prior to the landlord moving to another agent and was only reported to us in April 24 which is not 'over a year' ago. With your property, the landlord undertook many of the repair and maintenance issues himself which unfortunately meant the usual timescales in which we attend to reported issues were often not adhered to. We are sorry that your experience with us was not good, however, the chimney issue to which you refer was out taken out of our hands.

Fantastic experience: I have dealt with Cope &Co in managing my properties for many years now. I have always found them to be professional and quick to solve any problems and relet the property. Just recently, the tenants have left the property needing some work. I would like to say a big Thankyou to Josh, Scott and Nina in helping to sort the issues quickly and to relet the property quickly. They have taken all of the pressure and worry off me and have kept me up to date with all the developments. I also want to add that Scott helped about 12 months ago when there was a massive problem with an issue caused by a water leak. He dealt with it quickly, professionally, keeping me up to date with what was happening and took all of the worry out of my hands as it had caused me undue stress. I would not deal with another letting agents.
