Fantastic experience: We've recently started working with Hausi Lettings on a portfolio of HMOs, and it has been a pleasure from day one. The communication from the team is excellent. Any issues identified during our cleaning visits are dealt with promptly, and the team are proactive in following up with tenants where needed. They understand the balance between maintaining high standards within a property and ensuring tenants are aware of their own responsibilities under the house rules. What has stood out most is how much the team genuinely cares about both the properties they manage and the people who live in them. Joanna, in particular, has taken the time to get to know the tenants personally, and it is clear that their wellbeing and comfort are a priority. Fantastic experience: Myself and my wife are currently renting a lovely 3 bedroom house off Hausi. The house is reasonably priced. Fantastic experience: They've come through to fix every issue I would come across to acomodate me, from changing the style of the mirror in my room to changing out my lightbulbs for my eye strain. They have cleaners who clean the common areas every month, saving us a hassle in having a chore chart. The staff at the office is really friendly and its been nice having a chat with them any time I'd see them. I'd choose to go here, and enjoy my big room and bath over the tiny showers at pier quays. I'm gonna miss both Craig and Joanna who've been so great at making me feel comfortable.

Fantastic experience: I’ve been living at Hausi for over a year now, and I can confidently say it’s the best and most affordable place for students to live around Chillingham. The staff, especially Jack and Craig, have been incredibly helpful throughout my stay. The location is perfect — universities are within walking distance, which makes life so much easier. The rent is very reasonable and includes all bills, so no hidden costs or extra stress. You get all the essential facilities, including a fridge, washing machine, TV, dryer, toaster, kettle, and more. For students looking for comfort, convenience, and value, Housy is unbeatable. Fantastic experience: I lived in the modern 2 bed flat above the Hausi shop for a year, whilst at uni. I honestly couldn’t fault Craig and the team one bit. Whilst there were a few minor issues during the time I lived there, the team always communicated well, responded quickly and sorted out any issues in a timely manner. The flat was left immaculate and I received my full deposit back without delay. Craig was a great landlord, always friendly and extremely helpful. I would recommend to any students looking for alternative accommodation over the poor, run down uni halls.

Fantastic experience: Hausi is a great place for students and everyone. I was a tenant for more than 1 year, lived in two different properties. The rent were comparatively cheaper with them and close to universities and other amenities. Their maintenance team were great and helped sorting issues then and there. Totally, this is the best place to rent.

Fantastic experience: I really had best experience with Hausi team. They are really helpful, they solved all issues right away when called. The place I lived was great. I lived in a furnished house, and we got everything we need from oven, kettle, tumble dryer to more. I highly recommend hausi living for students and anyone wish to live in a nice place.

Fantastic experience: Having lived in uni halls for two years this was definitely the best move to make! I wish i had found them from the start! Very adorable and very clean and tidy accommodation! I had a two bedroom flat shared between myself and my flatmate! Very spacious! Everything was provided! Very easy move! Very kind and helpful staff! All very approachable! If there was ever a problem they was always very quick to help and sort out any issues! With a 24/7 number to call! They have plenty of properties and a great choice to choose from! Very easy process and very helpful! Highly recommend to new students who are not keen on uni halls!

Negative experience: We used Craig to let a house for us in Gillingham and it was our biggest mistake. They were hugely disorganised, only cared about taking students money and charging stupid prices for things they had not done. Even our tenants said they would have been happy to stay for another year but not through Craig and his team. In the end we gave the students our direct numbers and we dealt with absolutely everything ourselves. When Craig got wind that we were going to potentially keep two of the tenants and find two more ourselves, and manage the property ourselves for the following year, he sent us a threatening email saying he would sue us. We had to get our own solicitor involved in the end. To give you some insight about what type of person Craig is, we recently sold our house and he made a viewing and an offer, which we rejected. Another investor bought our house and happened to go to Craig for advice about renting the property(not knowing the history). Whilst the sale was nearing the end of the process Craig decided to try and sabotage our sale by telling our buyer the loft room didn’t have any insulation- it did- and that he wouldn’t go near the house if it were him as the loft room was always cold and he had many complaints about it when he managed the house. This was a total lie, no tenant had ever complained about this, in fact many had said it was the warmest room in the house. Total rip off company, and I would absolutely avoid him and his company at any cost. I wish we had!
Well, it’s absolutely hilarious that anyone would take a review like this at face value, isn’t it? I’ve been in the property game long enough to know that when landlords start feeling the pinch, they’re quick to throw a bit of mud, especially when they tried taking Hausi’s tenants which they rightfully sourced. But here’s the real story – Craig and his team at Hausi have consistently held up standards that far surpass the kind of penny-pinching antics these so-called “landlords” were hoping to pull.
We stood up to The Dean’s slumlord ways and their property which was nothing short of a glorified icebox, with complaints rolling in from tenants about lack of insulation and all sorts of neglected maintenance, especially in the loft which it turns out never had building sign off for. When we pointed it out, suddenly Craig is “sabotaging”? Ha! No, Craig was just letting the buyer know exactly what they’d be getting into. And as for your nonsense about cutting Hausi out – well, let’s just say that if you’re truly running a tight ship, you don’t need to sneak around trying to cut your managing agent out of the deal and stealing tenants they rightfully sourced for you.
In the end, the property world has its own way of filtering out the true professionals from the penny-pinchers, and Craig’s clients know exactly where to turn for integrity, quality, and clear communication. So, crack on with your reviews, but know this – the property world doesn’t take kindly to landlords trying to cut corners at every turn. Good riddance.

Negative experience: Spent the past year living in one of Hausi’s properties and I was not satisfied with the service throughout the entire year. All tenants were meant to pay first months rent in advance which we did and I payed a bit extra to move in a week earlier. The night before I travelled back to England (the same day I was meant to move in) I get an email from Craig telling me that I am unable to move in because I am an international student and I have to pay the full years rent in advance. I tried telling him if it’s possible to do it in the upcoming week as I had a flight to catch to go back to England and he wouldn’t allow it. I told him how I would practically be homeless and I did’nt have another place to stay at and he would leave me on read and did not respond until I managed to get the money and pay for the full year. It was very rude that he did not care and would have practically let me be stranded outside even though I have payed for the first months rent and the extra week I came earlier. The company is not willing to help any students unless they gain something from us first. Very disrespectful and disgusting behaviour. Would not recommend.

Our priority is to ensure a smooth and legal process for all tenants, which includes completing all required documents and payments before handing over the keys. This is to protect both our tenants and ourselves from potential issues. We strive to apply the same standards to all tenants to maintain fairness and compliance with legal protocols. It can’t be one rule for you and a different rule for everyone else, unfortunately.

Fantastic experience: I had the opportunity to experience living in student housing along with other students. It was one of Hausi properties, a 5 bedrooms house; the bedrooms were spacious furnished with comfortable conditions. The house was maintained and the maintaince service was great, and the team was available to fix any issues. This specific house is in a great area near Rochester High Street. Fantastic experience: I stayed for a year in a shared house that I got through hausi. The property was really good. If there was any maintenance issue they used to solve it within 2-3 days. They also helped me get a room which was very convenient to my university and the railway station. Overall I really loved staying over there.

Negative experience: Contacted Craig several times, read my messages late at night, and replies not very often. Been trying to view a property with this company for 5 days now. Just ignores messages, even cashed the office, was told they would speak to Craig and get him to call me. Negative experience: Worst experience. I lived in 48 selbourne road last year ..They took my and other tenants deposit and even took more money.They charged us for stuff that we never damaged and as an international student we won’t be able to pay but we have to because they keep sending us emails for the court case. Also, they didn’t change anything after taking the money from us afterwards that my friend told me who are living there right now . They didn’t let me study peacefully there and keep sending me emails. I sent emails to Craig who was actually dealing with all that he didn’t reply or receive call and keep sending me emails that I have to go to court he even call me to tell other tenants because they were not responding him and he said if they don’t respond I have to go to court alone if i don’t pay them extra money . I made the wrong decision in my live to move at such place where they told you that you’ll save £2000 but at the end they’ll take more than £2000 from students who are working really hard .

Fantastic experience: I have been with Student House Gillingham for almost 3.5 years and they are SUPERB. All their properties are well maintained, strategically located near schools, train station and shops & most of all very reasonable, affordable - ALL INCLUSIVE HOUSING. All the staff are great especially the director Craig Sullivan, he will personally help you in your queries, problems that you will encounter (if there is). Most importantly, they value the tenant’s safety and their team always performs checks and maintenance on there housing, which is one of reasons why SHG is fantastic and superb.

Fantastic experience: Just had to come down here and leave a perfect review for Student House Gillingham. I’ve been with this agency since my 2nd year of University and I was well looked after throughout my time at Uni. I’ve stayed with them for the past 3 years and wish I had stayed with them for my first year instead of paying huge rent fees at Uni provided accommodation. I highly recommend looking on their website as they normally have really good private houses available to rent, the earlier you start looking the better chance of getting a really good house. I was lucky to stay in a house with a 55” TV and free Netflix :).

Fantastic experience: I rented a house with 3 of my mates for the final year at university. The condition of the house was very good given the previous tenants had left a week before we moved in. The houses are an affordable price compared to living on campus, the process of getting the house was pretty stress free as well, didn’t have an issue. Craig and the whole SHG team was incredibly helpful sorting out all our needs and any issues such as the roof coming off due to a storm and Craig and the team sorted it out asap. Would recommend to anyone who is looking to move out from living on campus for a better price and nicer place.

Fantastic experience: Of all of the places I used for student housing over the course of my 4 year university stay, Student House Gillingham provided me and my friends by far the best standard of living and value for money. All you have to do is take a look at their catalog! I also could not forget to mention how thankful I am to Craig and the team for helping us find a place in less than one month, when we were struggling to find accomodation for the year. As soon as we told the team, they were on the ball and worked around the clock to secure us a place and ensure we weren't falling in to the trap of the insane money grab that is student halls. I really cannot recommend them enough, they are a great bunch and you'll be so glad with the consistently great service the team at SHG provide.

Fantastic experience: I came across student house Gillingham when I was in my first year of uni, September 2019 - August 2020, when I was looking for a house to live in with my 2 course mates. Craig was very professional he answered any questions me and the girls had, he found us a lovely new 3 bed property in the heart of Rochester. We had regular viewings and updates of the property as when we signed the contact it wasn’t yet on the market, the flat was under refurbishment, so we had no clue at what the flat was going to look like. We could only tell at what standard the property was going to be at by looking at the other landlords houses she had done up in the area. We liked what we saw so we took a chance! (And it was the best decision) We stayed in the property for 2 years, it was walking distance to the university and to the town. Which was everything we wanted and more! Craig was always a phone call away if we ever needed him, he always sorted problems or any issues we had straight away for us! Him and the team were always on top of any maintenance issues (and we had a few). I couldn’t recommend student house Gillingham enough! Craig and the team were lovely and always kept us updated, so thank you to all of you at student house Gillingham! Would highly recommend to any student!

Fantastic experience: I rented flats with student accomodation Gillingham for 2 years whilst at kent university. Both tenancies were hassle free and if there was a maintenance issue it was dealt with as quickly and efficiently as possible. The team are friendly and helpful and I would recommend to any students.

Fantastic experience: After renting a room in a property managed by Student House Gillingham I have nothing but praise for all staff at the company! Any queries or problems raised to the company were promptly addressed and managed. There are no extortionate fees like some other companies and the rent for the properties are highly affordable when considering it is 'all inclusive' of bills and utilities. Craig is amazing and easily contacted when needed. Great company to rent with

Fantastic experience: It was fast and easy to find a place with student house Gillingham, I needed one last minute and Craig was happy to help, the process was relaxed and fast. Happy with my time in the house and it had all the furniture I needed ready to go!

Negative experience: I stayed with this company previously known as student accommodation Gillingham this year 2017/2018. I don’t not recommend them at all. I know like you I saw the positive reviews and thought this would be a great option after living in liberty for two year DO NOT take a house with them. We had many problems which if we didn’t nag or get local authorities involved it would have not been resolved for example a mould in the bathroom due to a faulty extractor fan when we moved in which took two months to be fixed. We had mice in a bedroom and I had to report the hole in the wall to local authorities who said it was the agents duty to fix industry tire problems. He then asked us to move out early and then changed his mind two weeks to us suppose to be moving out. Save yourself the stress and go with cobblestone or liberty which is expensive but the best option. And trust me I have plenty of friends who hve used Craig’s agency and had similar issues it’s not a fluke experience DO NOT do it

We're sorry you feel the need to leave a negative review based on your experience with us however for the benefit of anyone reading this, let's tell them what actually happened, shall we...
1) You mentioned mice in the property...this is a property which we've managed since 2013 and subsequently we have never had any reporting of mice during this time from any previous tenants. On inspection their were piles of household waste found at the property - this is a text-book example of why mice would be attracted into a property. Also to note, the mice was reported 6 Months into the tenancy...which shows they came after the tenants moved moved in and were not already there. However out of good will, we arranged for our Maintenance Team to set traps and eradicate the issue at no cost to the tenants.
2) You mentioned local authorities being involved...Yes only to the point of you calling them as you were ignoring our instructions and advice on how to deal with the issue. Just to confirm, we were never contacted by or told anything by local authorities and we're quite sure if they did, once they were shown the evidence of the situation they would soon change their tune.
3) You mentioned 'He (Craig) asked us to move out early and changed his mind', again not true...Craig had been asked by the new tenants for the coming year, if they could move in early so he contacted you and the others to suggest this as an option to which you agreed. Unfortunatley the new tenants changed their mind (not Craig!) so the terms of the contract remain unchanged and the original end date reverted back... We can't do anything about that but yet you feel the need to try and tarnish our company's name and leave an exaggerated review which is really unfair.
We pride ourselves on our customer service and stella reputation and will bend over-backwards to try and resolve any issue for our tenants. If you take a couple of minutes to read the previous reviews on here or on our Facebook page, then you'll see exactly that. However anyone reading this review will hopefully see straight through it and come to the conclusion that this is clearly a cowardly attempt of taking a malicious stab because you didn't get your own way.
Nichola, we sincerely wish you all the best and hope you're next accommodation is better suited and far exceeds your expectations.
P.S. The property can't be that bad surely, as one of the four tenants (you currently live with) is renewing their tenancy for next year...
Fantastic experience: I've rented through Student House Gillingham twice throughout my time at uni. Both houses have been of an excellent quality and Craig and his team are always available and happy to help. The support and service you get with SHG is easily better than any of the alternatives in the area, would highly recommend to any searching students

Fantastic experience: I rented through Student House Gillingham during my final year at university. Its safe to say that this was the best experience i had in regards to student accommodation, the fees were fair in comparison to other letting agents and the process from start to finish was easy and stress free. The only issue I had with the house was when the oven broke down, however after a phone call to Student House Gillingham this was replaced with a brand new one less than 24 hours later! Would highly recommend this company!

Fantastic experience: Although small, these guys pack an almighty punch in the Gillingham Letting game – Very professional and good knowledge of the Gillingham Student market, also over delivering on rental income. I found them friendly, approachable and gave a fantastic service across both maintenance and relationships with landlords (at least with me). They kept me up to date on tenants moving in, feedback on viewings and the checkouts. Rates are also very reasonable. I’ll continue to use these with current and any future properties. Highly recommend 5 star service!!

Fantastic experience: The house I stayed at was 35 Charter street. The house was very modern so me and my flatmates felt very lucky to moving in. The living room is great with a big sofa along with a big TV. The kitchen also contains a dishwasher something my other student flats did not have. Craig was a great landlord if we had any problems they got sorted even the slow internet was fixed by buying a more expensive home hub! Overall this was the best student accommodation service I had whilst I was at uni by far and we even got our full deposits back at the end. Definitely recommend to other students.
