Negative experience: We have only been with this agency for 2 months and have experienced so so many issues. The most unprofessional and unorganised people I’ve ever come across. From taking too much rent from direct debit, to not fixing issues, to delaying renovations from 4 weeks to 16, the whole thing is shambles. Wouldn’t recommend to anyone under any circumstance. The staff do not communicate and are constantly doing things which, when brought up to other staff, they are completely oblivious. Constant breach of contract and illegal entering of the house. So much headache.

Positive experience: Overall good tenancy, would probably be 3.5 stars due to maintenance issues. The Arthur app offers a good system of communication however the delays sometimes were longer than expected for fixing things, or sometimes not fixed at all, like a leaking boiler leading to certain cupboards and worktops not being accessible. We were returned our whole deposit with clear instructions on the move out procedure. But due to us being told the wrong units on our gas meter, we were overusing without knowing and had to pay for the error ourselves, this is what brings the rating down for me. I would recommend, lower deposits than other companies, good commutation.
Negative experience: Absolutely disgusted at the state of the property my daughter and her friends rented for University. Dirty , dated and cold. Not a pleasant experience. “Posh Pads” is not a true reflection at all. The agent also did a show around for new tenants without any notice and this is unacceptable. The final straw to withhold deposit for ridiculous reasons. They then said they would give it if they removed their review.. and have not! Would not recommend at all.
Negative experience: Absolutely awful company, breached contract, allowed people into the house, ignorant to the fact our house got broken into and took no further safety action. Alongside this they were awful at communication, messed us around with ‘maintenance meetings’ which never happened in the end and scammed us of bills. Also tried to bribe us by saying they would release the rest of our deposit if we removed our negative reviews and then said that following a conversation with their directors, they could not release the funds. Would not recommend this company to anyone - university is hard enough and living under this agency will make it unbearable.
Negative experience: They broke the law, the contract, and made my home unliveable. My housemates and I have experience numerous, repeated incidents with poshpads throughout the course of our yearlong tenancy. Though I could babble on for hours about the unprofessional, dehumanising, and appalling way this company has treated us, I will just stick with the worst: Over a week before the end of our tenancy without ANY notification, email, phone call, anything, I – a girl living alone – found multiple maintenance workers letting themselves into my home taking the furniture from the communal areas and my housemates’ rooms, which they had not completely moved out of yet (and poshpads knew this!!), and destroying it in the front garden. I can’t tell you how dehumanising and humiliating it felt having to run downstairs in just a towel as I had been mid shower, panicking because I had heard my front door slam knowing it was just me living there, only to find numerous men stood in my house randomly taking all the furniture. If this wasn’t bad enough, they also took and attempted to destroy my housemate’s personal items that she owned and had brought to uni. Throughout the course of that week, poshpads proceeded to enter my home without the decency to send me so much as an email’s notice. Despite being legally required to give at least 24 hours’ notice as it states in my contract. They tore up ALL the carpet, destroyed my furniture, drilled the walls, played loud music, used my bathroom, dumped piles and piles of flooring in my living room, did electricals… The house was unliveable. There was constant drilling from 8am to 5pm every day. I WAS WORKING NIGHTS. They broke multiple sections of the contract and the law including giving 24 hours’ notice, Right to Quiet Enjoyment, Exclusive Possession, Health and Safety breaches, Harassment, Constructive Eviction… I emailed them multiple times, told them how uncomfortable and frightened I felt in my own home. I never got a reply. After days of these works happening, I eventually got an email which basically read: renovations will be taking place. This was after they had already been taking place?! No sign of having read my emails. Not even so much as an apology for what they put me through. This was the single most disgusting, degrading, frightening experience I have ever had with a landlord. I couldn’t sleep, not knowing when they would come back into my house. Oh, and I haven’t even got onto the 2 month long battle we had with them trying to get our £1700 deposit back!!!! I rang and emailed again and again. First, they said there was a backlog, then they claimed to have never received my emails containing my bank details (even though my housemates did). It was excuse after excuse after excuse. I have just received my deposit now, 22.08.2025. My tenancy ended 30.06.2025. My contract states that the deposit must be returned within 10 working days after the end of tenancy. Oh!! Look at that!! Another law broken!! How a business can live with themselves knowing that this is the way they treat hundreds of student tenants I will never know. 0 stars xx
Negative experience: stay away from these landlord unless you want a lack of communication, lies and random men walking into your house without notice!!! if i could give lower than a 1 star i would. when me and my housemates were looking for our second year house we were warned by several other students to stay away from posh pads and we did exactly that until unfortunately our house was sold to posh pads a few months into our tenancy so we couldn’t do anything about it and i can not say one good thing about posh pads. Ever since they took over our house we’ve had so many communication issues. starting with issues about our deposit being transferred from our previous landlords to posh pads. there was several times where we were not let know that there would be people entering our house to do work or look around which i find disturbing and extremely wrong considering we were a house of mainly girls. after christmas posh pads had contacted us to arrange a meeting to discuss work being done in our house so it was up to their standards for the new tenants to move in after us, in this meeting we were very clear that because of our exams/coursework going on until the end of our tenancy we couldn’t have any loud disruption going on in the house like the housework they were suggesting and asked them to hold off until we had all moved out. this was completely ignored and while one of the housemates were still there they started doing this construction with no warning which again is so disgraceful, if you’re going to disregard our wishes at least give us a heads up that there’s going to be random men in our house! when we moved out the question of when our deposit would be returned was still unanswered because we had heard nothing from them. because we had started with another landlord our contracted stated we would have our deposit back 10 days after we moved out and because posh pads never bothered to even give us one of their contracts we had to go off the one we already had. 10 days go by and we still had heard nothing and we try to make contact with posh pads and it’s useless. we’ve only just had our deposit back 2 MONTHS after us moving out and we had to battle with them to get it now. it’s disgusting how they hold onto your money just so it can earn interest in their bank account instead of yours. they take advantage of the fact that you’re young and don’t have much experience in dealing with landlords so they think they can get away with things and i find it utterly disgusting and ridiculous. i would never recommend posh pads as a student landlord to anyone who wants a smooth year in their student house.
Negative experience: Avoid posh pads. During our 1 year tenancy, we moved into a dirty house, with food on the floor, sofa and in the sink. We had rats, which ruined the only bathroom we could use at that time, which we then had to clean ourself. We had constant power cuts for months, leaving us with no wifi, no lights and our food going off in the fridge/freezer. As part of our rent included a garage, which we did not get access to for 2 months, resulting in parking fines. We were promised compensation for this by Colleen, but received nothing even after appealing deposit deductions. We had a risk of an electrical fire, which we had no fire blanket or extinguisher and were told to turn all power off and wait until somebody could reply the next day because it was the weekend. The emergency number is useless. Throughout the year we could track our gas and electricity usage, but suddenly at the end of tenancy we were charged £145 for water usage which we had no warning about, seems unfair and could not provide any water readings. Overall, a poor experience, the living conditions are no where near comparable to the amount of rent being paid and I would avoid at all costs!
Fantastic experience: Very grateful to Lewis, the engineer who put in our TV, as well as Marcin who sanded and painted the wall afterwards! The TV looks and works great! Jade and the rest of the posh pads team have also been lovely and very active on the fiixit app getting everything sorted for us.
Negative experience: If I could put 0 stars I would, our experience with Posh Pads has been horrific. To begin with ,we experienced power cuts daily for several months that meant we had no wifi or electricity. We were assured that we would have a garage with parking, however we had no access to it for two months resulting in parking tickets after moving in. Despite Colleen promising we would be compensated, we never were. We were forced to live with rats inside the house; Posh Pads told us there was nothing that could be done even though it was the only bathroom we could use at that time. This left us with our belongings damaged and having to clean the bathroom ourselves. The rats chewed through the wifi wires and other wires putting us at risk of an electrical fire. Posh Pads response to this was to turn off all electricity, leaving us with no light or internet, causing our food to defrost and the house to be freezing throughout the night. This experience with Posh Pads was horrendous so the least we expected was for our full deposit to be returned to us when we left the property but they have refused to give it back to us!!!!
Negative experience: I do not even want to give them one star, our experience with posh pads has been horrendous. It took them months to sort out any issue raised on the app, if they didn’t cancel the issue first. We had a break in and all they did was nail the door shut and never spoke of it again. They entered our property for a viewing with absolutely no prior notice and offered no resolution when we pulled them up on it. These are just a few issues we faced because of Posh pads.
Negative experience: Avoid Posh Pads. They take weeks to reply to a single email and make the deposit return process as difficult as possible. They tried to charge £45 for a single lightbulb that no longer works — something clearly down to general wear and tear. Total scammers. If you want a stress-free end to your tenancy and your deposit back without a fight, don’t use them.
Negative experience: At the beginning of our tenancy, Posh Pads seemed professional and responsive. However, as time went on, their communication and overall management rapidly declined. Since our tenancy ended at the end of June, we've heard back one thing regarding the return of our deposit. Despite repeated attempts to get in touch emails, phone calls, everything we've heard absolutely nothing. Even calling up mydeposits themselves to see what's happening. As the lead tenant, I've made it a point to follow up persistently, but it’s clear we are being ignored. Legally, landlords/agencies must return the deposit within 10 days of agreeing on any deductions. But Posh Pads has not provided any receipt, breakdown, or even attempted to initiate a conversation about deductions. Until they present such documentation, that 10-day period hasn't even started and they know that. It's incredibly shady behaviour that shows they’re trying to delay or avoid returning money. They may be trying to boost their image with new reviews, but don’t be fooled our experience has been genuinely horrible. I would not recommend Posh Pads to anyone who values honest communication, accountability, or simply wants their deposit back without a battle.

Negative experience: Terrible. Moved in with shower completely unusable, took half a year to get fixed. Also the place had rubbish everywhere and clearly had never been cleaned. Now that we’ve moved out they’re charging over £500 for blutack marks (had been there before) and “missing” keys which we were never given. They have completely aired us now and are refusing to respond
Positive experience: Unfortunately, at the beginning of our tenancy, we encountered some quite significant cleaning/maintenance issues with our property. Posh Pads asked us to raise these concerns via Fiixit, an online booking system they use for cleaning/maintenance jobs; after we did so, they responded to all our requests within a matter of hours of raising them and scheduled all necessary work to be completed within a week or two (this was in July). Crucially, they did exactly what they promised and to a good standard - turning our original disappointment with the state of our property into delight that it was all brought back into reasonable order. This was really impressive, and gives us confidence that we can work with Posh Pads throughout our tenancy to keep things that way. Office staff are very friendly, and methodically guide you through all required steps to sign the contract and move into the property. Overall, I have to give Posh Pads praise for their brilliant service so far.

Positive experience: Just started my tenancy with Posh Pads and the experience has already been great. I had a bit of trouble with the key safe on arrival, but the team responded immediately. Aaron came over shortly after I called, was incredibly helpful, and made sure everything—from opening the key safe to checking all the keys—was working smoothly. Fantastic experience: Whilst doing garden maintenance today, my housemate and I raised two queries regarding taking some of the tree down so we can have sunlight, and replacing an old mattress. Our agent Jade was very helpful, and helped direct the staff to carry out both within a couple hours of us raising it, which was much appreciated.
Negative experience: One of their vehicles is parked down our road where parking is hard enough as it is. The owner of the vehicle and/or employee has also taken the number plates off so hard to track down or do anything about. Need to check where there vehicles are being kept and where their employees actually live instead of causing issues where they don’t even live
Fantastic experience: We recently had our garden done by Radek and Michal and it looks great. Definitely reccomend as it was quick and easy.
Fantastic experience: Our agent Jade was really helpful with finding a house that suited all of our needs (we were very picky, wanting something close to campus with at least 2 bathrooms for only 4 girls, we ended up with 4 toilets each and 3 bathrooms!). Our house that we are moving into is getting completely renovated with 2 en-suites being put in the upstairs bedrooms along with one bed room being converted into a living room, new flooring and an overall refurbishment of the house. To help us get a picture of what our house would look like after the refurbishments, Jade took us to another property so we could get an idea of what the new bathrooms would look like. There is a lot of work to be done and posh pads allowed us to revisit the house a few days ago to see the progress and help us work out which bedrooms we wanted, etc. So far, everything looks amazing and they are true to their word in terms of the work they have done to the house (the bathrooms had been finished and were exactly how Jade described them to us). We are really looking forward to moving in and seeing the house when everything is finished. thank you :)

Fantastic experience: I had a great experience with posh pads yesterday. I’ve been a tenant for nearly 8 months now and David has been great help throughout. I got locked out and he was very quick and efficient to ensure me and my house mate got back in asap. The issue was resolved with in 10 minutes. Also throughout my tenancy he has been easy to get in contact with if needed and when me and my housemates were in the process of getting everything sorted before our move in date he was very helpful and made it a very easy process for us. Overall, he has been a great help and I would recommend posh pads to any future tenants!

Negative experience: Posh Pads are only interested in one thing - £. They do the bare minimum to ensure they make the maximum amount of £. Gardens are never maintained, end of let cleans are a joke if indeed they are even done and when people are shown around bedroom doors are unlocked and privacy is invaded. I’d advise anyone looking for a place to live to avoid them at all costs. Dreadful.
Fantastic experience: Ever since we got a new property manager, Jade, all of the issues around the house were resolved within a couple of days. Last week I asked for a new matress as it was so thin to the point where i could feel the wooden planks beneath me. Jade was kind enough to help me get one today. Thank you once again :)

Negative experience: Really bad experience. I signed on to a room with them. They said the room was mine. They didn't respond to me for a week until eventually they said not to worry and I'd receive the contract etc in a day or so which made me not worry. After another few days I'd heard nothing still and when I asked what was happening they said that the room was not in fact available and they'd known for about a week. They said "sorry we should have told you sooner". So I was left without a room at short notice which is infuriating. They have not offered any solution or compensation. I would not recommend them at all

Positive experience: Myself and my friends went to several viewings of Posh Pads houses and they all were much more vibrant and spacious than any others we’ve visited! We eventually reserved one of their houses and then began to second guess our decision due to hearing stories about many tenants’ bad experiences with the agency. We expressed these concerns to them, and they were very keen to meet with us and dispel them- most of which were about the possibility of unfairly not receiving our deposit back or not receiving reasonable maintenance services throughout our tenancy. Jade explained to us that previously Posh pads left cleaning between tenancies up to the previous tenants, which in some cases lead to charges due to complaints from the next tenants. Since then, they have changed their policy so that a professional cleaning service is included in their inclusive bills package, preventing these issues. Every circumstance we brought up, they reasonably explained to us, including the new policies that have been put in place to prevent such issues from occurring again. We ultimately decided to look elsewhere (some in our group couldn’t be persuaded), but after talking with Jade, I felt fully comfortable to proceed with the tenancy.

Fantastic experience: My friends and I were looking for a 7-bedroom house in Portswood, which was set to undergo full renovations to include two en-suites and an additional communal bathroom. The house itself was lovely, but some of the girls in my group were hesitant about choosing Posh Pads due to their online reviews. However, after learning about our concerns, Jade went above and beyond to address them. She arranged a meeting where we could voice all our queries and worries, even offering to call our parents individually. Her patience and professionalism were remarkable, even when answering some of our more trivial questions. Jade provided a level of care and attention that I hadn't experienced with any other estate agent, making us feel genuinely supported throughout the process. Fantastic experience: Signing on with posh pads could not be easier. I planned to move in with friends that were current posh pads tenants and joining the tenancy for their house for the next year was hassle free. Deposit was reasonable and signing the contract was quick and simple. No complaints with the people at posh pads, who were really friendly.
Fantastic experience: Since moving into my posh pad there have been a few issues left from the previous tenants. However, at no point have we been left to sort them on our own. Management in the maintenance team, particularly Colleen, have been really helpful in both responding to requests and sending out contractors to fix them. At first the response times were slow but over time this has improved drastically since university has begun. They are constantly improving the way of reporting issues to make it quicker and easier for tenants. It’s been lovely living in the house so far and has made uni that bit more enjoyable.
Fantastic experience: Excellent housing at a competitive price. My house is recently renovated, with large and well furnished rooms, with everything you could need. The optional bills inclusive package is simple and reasonably priced with plenty of allowance, making student living easy. The Posh Pads team are always responsive and quick to sort out issues. There are of course flaws to the system, but nothing different from every agency. They are visibly improving their systems to be more efficient, and work for everyone. Overall, it is a great all-in-one package that is headache free, allowing more time to enjoy uni life.

Fantastic experience: Alistair helped me and my group look for houses for just over a week. He listened and catered to all our needs, and found us the perfect house. He kept us up to date constantly and was very quick with responses. He is a lovely, organised and charismatic agent and a credit to Posh Pads. Fantastic experience: Posh pads were fantastic in responding to all maintenance and repairment queries. They replaced a whole range of facilities from a hob to a fridge shelf. All in a very short space of time. I was able to regain my full deposit but I would advise taking pictures in a deposit scheme for protection. The condition in which the house was handed over to us was not great but the move-in pictures, really protected us from losing our deposit. That being said, they have a cleaning service you could call upon for free after you move in. Overall great experience! Definitely the more comfortable option of student living - you will have to pay the big bucks though.
Fantastic experience: I would like to personally commend Jade for her proactivity in the deposit return process. She was very communicative and we got our deposit back very speedily. We were very satisfied with our end of tenancy clean which has taken a lot of stress off of us tenants. Furthermore, I am really appreciative of all the help I received from Alistair and several other contractors in assisting with my move to a different property at the end of my tenancy. In conclusion, I’d like to give a special thank you to Leslie Yonta for helping us stay within our allowance in our bills inclusive package and addressing any issues with kindness and respect. Fantastic experience: I am student just a few months into tenancy Posh Pads have been quite helpful so far, during our tenancy they have been doing re construction on a large majority of the house and in that whole potentially turbulent time there has not been any major problems. We had a few minor problems which were resolved within 48 hours. I truly think that Posh Pads has quite a high standard of housing and they are upholding that. Overall pleasant experience, will probably update towards end of tenancy Update: Deposits were returned today and they have said our property is in perfect condition and we shall receive the entirety of our deposit back after two years of tenancy, happy with that. Again will update if there are updates

Fantastic experience: Been with posh pads for over a year now, very good service provided, in particular my lettings coordinator David Wardrop. He is always on the other side of the phone willing to help no matter the subject and my experience wouldn’t have been as good if it wasn’t for his hard work and dedication.
Fantastic experience: I found my accommodation from Posh Pads, the room and the house is quite nice and comfortable, big kitchen, big bedrooms and enough bathrooms. The price is also reasonable, especially compared with some other places with similar prices but much worse facilities. Specifically, the agent David was really kind and warmhearted when helping me sort things out. I was new in Southampton at that time and needed to find a good place to live in a short time. David helped arrange all contracts, keys within only one day after I decided to take a room in the house. The whole process was professional, all procedures were carried out by the rules on renting. I appreciated the work of Posh Pads and especially the help from David. I feel really lucky to have such a nice agent to work things out for me.
Fantastic experience: Amazing agents! The bills package was a bit daunting at first because of the fear of overusing (like we did last year) but the utilities manager helped us so much this year! We didn't overuse and we're getting our full deposit back! Shame we are no longer students as I would happily rent from them again!!!
Fantastic experience: I spent a year with Poshpads as my leggings agents and they were extremely responsive and diligent. The house was given to us in great condition and any issues were taken care of in good time. Very friendly staff and great houses. 10/10
Negative experience: Stayed in 2 different posh pads properties whilst at uni and my advice would be stay away at all costs. The house will likely be a tip when you get there and then despite them claiming to clean and get rid of anything left in properties they just charge the previous tenants out of their deposits and then let it be your problem. The only decent thing about them is their maintenance men but they are nothing but scummy landlords who will rip you off in any way they can because you’re students and they know you likely won’t retaliate legally. There is a reason they’ve had at least one lawsuit against them which was helped by the student union at Southampton uni. Please for your stake stay away from these vultures.
Fantastic experience: I have been with posh pads for so many months and i must say the team is very efficient especially David Wardrop, he’s doing a fantastic job and needs to be commended for that. Their property is very clean and in great condition. Posh pads are always willing to sort out every problem that might have occurred. I highly recommend posh pads to everyone.
