Negative experience: THIS IS IN THEIR ORIGINAL EMAIL TO ME ‘In my professional opinion I would suggest a marketing price of £650,000 to start, but with a strategic approach to the sale and regular reviews.’ THIS IS IN THEIR RESPONSE WHEN I SAID THEY HAD VALUED TOO HIGH ‘Originally, my recommendation was to market your home at £625,000’ Not only did they blame me regarding the valuation but at no point did they review the asking price and there was no strategic approach. The price was only reduced at my request. Oh and let’s not forget the ‘cash’ buyer with nothing to sell. I was guided to accept their low offer which I did for a quick cash sale. Then I was told the ‘cash’ buyer needed a mortgage. After 3 weeks wasted waiting for this buyer to provide their paper work Fox and Sons advised me they had offered on another property. Fox and Sons knew I had offered on another property. I do wonder if they were aware this buyer were still actively looking at other properties and just didn’t tell me.

Negative experience: *Videos of actual flat when handed over to me as a new tenant* At the time of writing, it is less than a week from Christmas and I have not received my money back from Fox & Sons. Alice, Lauren and Binal. I am leaving this review to document my experience factually and accurately. I entered into a six-month tenancy arranged through Fox & Sons Southampton and paid over £7,500 upfront, which included six months’ rent plus the required deposit. All funds were paid in full before move-in, in good faith. When I attended the property to take possession, the flat was not in a habitable condition. The property was extremely dirty throughout and had clearly not been cleaned following the previous tenant’s departure. Belongings from the former tenant were still present in multiple areas of the flat, including drawers and storage spaces in the living room. The kitchen was in particularly poor condition. The refrigerator and freezer were heavily soiled, visibly mouldy and emitted a strong, unpleasant odour that spread throughout the flat when opened. Cupboards were left open on arrival and the overall condition indicated no professional cleaning had taken place. The bathroom issues had been raised at the viewing, specifically the need for the shower area to be resealed due to visible mould. I was explicitly assured at the viewing that this along with a full clean would be completed before move-in. Neither was done. The balcony was also in an unacceptable state. The glass was covered in heavy limescale or green growth and the balcony furniture was dirty and deteriorated with mould visible on the wood. I had requested that this furniture be removed prior to move-in; it was not. It is important to note that I did not move in immediately after viewing. Nearly two weeks passed between the viewing and the scheduled move-in date which was ample time for cleaning and basic preparation. Despite this, no meaningful action was taken to bring the property to a reasonable standard. The condition of the flat on arrival was shocking and completely inconsistent with the assurances given during the viewing and the level of financial commitment required upfront. Moving to a new city, this ended up being a terrible beginning experience. I absolutely regret choosing them to work with. There's a lot more to be said. I will continue to update this review as this is still not resolved.

Negative experience: Awful service, never give calls back when promised. Took over 6 months to get to the bottom of an issue which has been resolved with “we can’t do anything”. Would not recommend

Fantastic experience: Arranged a meet with fox and sons to get my rental back on the market after the previous tennant left the place in a right state. Met Josh on a few seperate occasions. To view, discuss figures etc and can say he presents himself in a professional manner, dealt with the situation in due time and worked with me and the new tennants to work around the building works to the property, the new tennants spoke highly of him and I couldn’t fault the process. Would highly reccomend.

Staff have been happy to help with queries and attentive when issues are raised through online correspondence or in person. Maria Xavier has been an invaluable point of contact for queries on tenancy agreements and repairs. She has been professional and personable, and is always happy to explain the specifics of contracts and processes. Have been happy to through Fox & Sons during my time with them.

Negative experience: If you have to use Fox and Sons, tenant or landlord, I'd advise asking for an agent that isn't Joshua Carey. Rented the property to someone while our holding fee was in place. We found out by it being readvertised and let agreed online, after several messages, Joshua only replied when we stated we would visit the office if he didn't reply. Still waiting on a refund of the holding fee. On the day of the viewing, the property had recently sprung a leak. After the viewing, I offered to dry the excess water and turn the supply off at the stop valve to prevent further damage to the new kitchen and diner, plus prevent any danger to the joining neighbours with families. Luckily for the new tenants/landlord i live locally and turned the water off from the outside as it was left for over a week .I understand this isn't an agent's job but when presented with a easy solution to a problem that could cost the landlord severely and risk to neighbours I think a landlord would hope a agent to have the common sense and care to accept and not have the attitude of "its not my job, mate". Overall, a lack of care, communication and several breaches of the holding fee laws would not recommend Joshua Carey for tenants or landlords.

Negative experience: A member of this company continues to fail to return my deposit. We are now 34 days past my vacation date. I have emails from the landlord who approved the return of the deposit and I am being lied to as to the status of it. Dispute raised through TDS has still yet to be answered after 11 days. Avoid at all costs. Makes sense as to why the landlord refused to use them after completion of contract. Giving them 1 star feels wrong. It should be 0.

Positive experience: I can't say this is my best experience with agent. Our property was managed by our landlord so we have no problem before moving out. However, we have moved out almost three months and still didn't have our deposit back till today. Our landlord has notified us it will be paid back in full the day when he received the keys, but SEQUENCE (their main company) couldn't release the money because the branch couldn't be reached and didn't let them know that we are moving out. We don't know whether could we receive our deposit before Christmas and we moved out on September.
