Negative experience: Worst lettings experience with Belvoir. Would not recommend. Did not deal with my complaint seriously, no one was ever in a rush to help despite them allowing me to live in a property which was leaking and mould infested. Would call the office 20+ times before anyone bothered to answer. Director is unprofessional and comes up with an excuse for everything. Even after submitting a formal complaint not ONE apology was received. Didn’t even bother escalating my complaint after the slack response because this would go to the directors husband… ?conflict of interest? Company is a joke and knows nothing about good customer service. Do not want a response to this review as it will just be excuse after excuse like it was for the 6 months dealing with them.

I am sorry you were unhappy with our service during your tenancy. Whilst I note you have requested us not to reply I feel compelled to set out the facts.
Firstly I want to comment on your assertion that we did not take your reports of the damp/mould seriously.
On receipt of the 1st report by email of water ingress on 9th Nov we visited the house the same day to assess the issue. The landlord instructed us to contact the roofing contractor who had previously completed works on the house but unfortunately they were no longer in business. Despite it being a busy period for roofers by 18th Nov a temporary repair was completed whilst the contractor submitted a full quote. All the agreed works were then completed prior to Christmas.
An electrician visited the property to check on the electrics on the 1st Dec and confirmed that all was in order. I visited a second time on 2nd Dec to check on the issue & to bring a dehumifier and heater.
Unfortunately the roof repairs completed before Christmas did not fully resolve the issue. As you had the contractor’s details you were in direct contact with him about continuing the remedial works. The contractor completed further extensive works including a window replacement whilst also keeping all parties updated. The landlord was keen to get a resolution and there was no hesitation at any stage in agreeing with the contractors recommendations to continue the work at the house.
With regard to your comments of “allowing me to live in a property which was leaking and mould infested” - as you know the property was presented fully redecorated at the start of the tenancy in Oct so the issues with mould only arose after the water ingress in Nov. Any roof works will take a number of weeks to organise & implement and this was carried out as quickly as possible. From your emails and conversations with the office we and the landlord understood it was a stressful and frustrating situation for you but the timing of these works were outside of our control. The landlord also made a gesture of goodwill to you with a rent reduction in Dec.
In our conversations & emails in early Feb you were clearly upset and whilst I knew you had really wanted to live in the house, given that the issues were continuing despite the ongoing works, I suggested that I speak with the landlord about an early release. On 21st Feb you officially requested me to discuss this with the landlord and on 23rd Feb the landlord confirmed she was happy for you to be released from the fixed term at no financial cost to you. You gave notice to end the tenancy on the 9th March and your deposit was returned to you in full despite the fact that there were rent arrears.
Regarding your formal complaint, after receiving my response as per the process laid out in our complaints procedure, if you were unhappy with my reply the complaint could have been raised further to the Managing Director. In a family run business it is common for Directors to be related, I can assure you that there would be no conflict of interest with dealing with complaints. You also have the option to go to the Property Ombudsman who are our independent redress body.
You did, in fact, contact Environmental Health in Feb who then contacted us. We set out the issue, details of works completed & confirmed that the landord had given an early release. They were satisfied as to how we were dealing with the case and recommended no further action.
Through out the entire time of the works we were very sympethic to your situation and we knew how frustrating & stressful the situation was and we pushed to ensure everything was being done as quickly as possible. The landlord made a goodwill guesture of £400 by way of a rent reduction in December and agreed to write off rent arrears of over £700.
I really dont believe we could have done anything different in managing this situation.

I am sorry you felt you had to leave a one star review for Belvoir. On checking the file I can see that this relates to the retention of the holding deposit when you withdrew from a tenancy on the actual day of check in, with all the work having been completed.
I explained at the time that you were given the incorrect information by a colleague and that as per the holding deposit agreement, which you completed, the funds would be retained to cover our costs as it was yourself who decided not to proceed with the let of the property. This caused further delays in getting the property let for the landlord

Fantastic experience: I rented a one-bedroom flat through Belvoir for almost 4 years and had absolutely no problems during that time. From day one, everyone in the team was very professional and responsive to all my queries. Upon moving in, all important steps such as organising an inventory and using an independent external company to hold my deposit were undertaken. Throughout my time in the flat, a few things stopped working (washing machine, fridge etc.), but I never experienced any difficulties in contacting the agency nor getting those items fixed/replaced. After moving out, I received my entire deposit back without any problems. I highly recommend Belvoir - what a great team!

Fantastic experience: There were three distinct phases when we came to sell our house; putting it on the market, closing the sale and exchanging contracts. Progressively, the value of Belvoir and Loretto and Brian as our estate agents became more and more apparent. Phase one: We had quotes from three estate agents and decided to instruct Belvoir not because their assessment of our house’s value or how they said they would promote our home, but because we knew they would coach us and consult with us every step of the way, including on how to negotiate with the estate agents acting for our forward purchase. The result in phase two is that despite us owning a house by a noisy road, they soon found a buyer prepared to pay the full asking price. But it was in phase three Belvoir really earned their fee. There were significant issues in the chain behind us and without the persistence and tenacity of Loretto to get the sale across the line, there was every chance we would have had to start again. Moving house is infamously stressful. We are so glad we had Belvoir behind us, keeping us informed at every step and rattling cages when they needed to be rattled. As far as price is concerned, our three estate agent quotes came in at roughly the same price; however, on the question of value for money, there is no doubt Belvoir left the alternatives behind.

Fantastic experience: What a fabulous team, met with Brian on the Saturday and instructed him immediately, within a week they had found me a lovely tenant. Negative experience: Belvoir have managed my flat for me for several years. Several serious mistakes have been made due to lack of communication, resulting in loss of income for me and serious inconvenience for my tenant such as waiting months for a new washing machine and failure to renew contracts, not to mention late payments to me. For the last few years the tenant and I have had to communicate directly which rather negates the reason for having an agent to manage the property.

We are disappointed to read your review of our service following the detailed reply we sent to you last week regarding the concerns you raised. I am sorry our service fails to meet your expectation however I feel it is important to put on record our version of events.
1. Late Rent Payments. Firstly can I put on record that this statement is completely false, misleading and untrue. We process c£500k of rental and deposit payments per month and our landlords receive their rent on the day we have cleared funds in our client account. We have explained to you on many occasions both on the phone and in writing that we cannot pay rent over to you until the funds have cleared in our client account. This seemed to cause you a major problem this January. As you know your tenants’ rent due date is the 1st, however the 1st Jan was New Year’s Day with offices and banks closed until Tuesday 4th. Our client account was credited with your tenants’ rent on Tuesday 4th, however under the rules of the banking system they are entitled to claim the rent back from our account up until midnight on the day they make payment. We had cleared funds in our client account on Wednesday 5th and those funds were transferred to your account at lunchtime. There is nothing we can do differently and indeed many agents batch their payments and pay them on a weekly or fortnightly basis but we process our rents every working day, Monday to Friday.
2. Washing Machine – Your assertation that the tenants were waiting months for a new washing machine is again completely untrue. I have already advised you of the timeline but will set it out again here for complete clarity.
On 1st September 2021, your tenant reported the issue with the washing machine and we requested further details. I subsequently discussed the issue with you by email on the 4th September and a contractor was booked and visited your property on the 7th September. With the contractor’s recommendations that the most cost effective resolution was a new washing machine due to the age of the current one and cost of repairs, a suggestion for a like for like replacement was given and approved. Unfortunately, this was out of stock and further alternatives were discussed with you. On 15th September the approved washing machine was ordered and a date agreed with your tenant for the delivery and installation. Therefore you can see that from the date the tenants contacted us to report the issue and the machine being ordered was just over two weeks – not “months” as per your review.
3. Tenancy Renewal – Your tenants fixed term ended on the 31st October 2020. Prior to this I contacted you to discuss the renewal and to advise that, in order to comply with legislation which was now in place to ensure your tenants’ safety at the property, a satisfactory Electrical Installation Condition Report (EICR) was required for the renewal. You decided not incur this cost at that point in time and instructed us to defer the EICR until 2021 keeping the tenancy on a monthly periodic basis. The satisfactory EICR was sent to us on the 2nd March by the electrician.
With our renewals during the pandemic and various lockdowns the overall opinion of our landlords was to keep tenancies on a monthly periodic basis until the economy started to return to normal. Like most businesses, we experienced staff shortages due to Covid and this unfortunately delayed us in processing your renewal as a result.
We have carried out a full review of how we have handled the management of your property and, apart from communications during renewal, it is difficult to see how we could have provided a better service. I do hope your new managing agent can meet your expectations.

Fantastic experience: For the last 4 years my house in Southampton has been rented out through Belvoir Letting Agency headed up by the extremely professional and personable Brian Linehan. When I decided to rent the house out through an agency the main reason was to pay somebody else not only to manage the rent and to find tenants but also to sort out all of the wear and tear problems that inevitably occur in any property.I had taken up a busy job as a doctor at the other end of the country and knew I needed to leave the house in capable hands, I can honestly say that during these 4 years Brian and Loretto and their friendly team have taken all of the stress out of renting a property. I found the periodic reports on the house very thorough and useful. Aside from the normative functions of the letting agency, that are run to a very high standard, Brian clearly has extensive and in-depth knowledge of the national property market. I sought his advice on Brexit and its potential effects on the the property market on a number of occasions. It was clear that his knowledge was expansive on this topic and I took his considered opinions seriously. His opinions carried more gravitas than most of the politicians we have all been subjected to. This year I asked Belvoir to sell the house as my circumstances have changed. The entire process was managed very well by Belvoir who were in regular contact with me throughout the process. I would like to thank in particular Nick Wilmot who leads the sales team at Belvoir. Fantastic experience: Very good communication, fast to reply and answered all questions clearly. Any issues we had were technical, such as docusign needing us to resign signatures, but we have been assured the company is working on fixing this with them. However, these technical difficulties did not prolong the process due to the excellent communication and prompt responses from the staff at Belvoir. Fantastic experience: We have rented with Belvoir for 2 years and we have had an overall great experience! Professional and responsive if any repairs needed doing. What I truly enjoyed is that they always offer you an option to either be there for the repair or give the handymen the key so no need to take a day off work just to let the repair team in. At the end of tenancy they were helpful with notes on what would need fixing. Also, I liked the fact that they did not require the professional clean to be done as long as we were able to achieve the same result cleaning the property ourselves. We spent hours making sure the flat is in a great condition and we actually received the full deposit back within just days of the end of tenancy! I can honestly say the BELVOIR IS THE BEST ESTATE AGENT IN SOUTHAMPTON! I always recommend the company to my friends.

Fantastic experience: Although we were buyers and not vendors, we found the service provided by Belvoir was superb. Their video tour of the property was excellent and really enabled us to gain an understanding of the property both before buying it and subsequently prior to moving in. This is so far superior to other video tours which in some cases are purely a video consisting of still photographs. This facility really has to be a benefit to vendors. Nick Wilmott, the agent we dealt with, was extremely professional, but informal, and could not have done more to answer our questions either directly or asking the vendor for information. He put no pressure on us and let the property sell itself. From our experience we would high recommend Belvoir to anyone selling a property in this area.

Fantastic experience: I have been with Belvoir for just about a year now. I was previously with Leaders. So far the difference in quality of service is remarkable. You only learn about how good a service is when things go wrong. Unfortunately I have had a few maintenance issues lately. Belvoir have gone out of their way to resolve these issues. They get involved with the investigation themselves whereas Leaders seem to just send a contractor in whose interest is to find something wrong and charge the highest price for putting it right. When I queried something with Belvoir it was properly investigated and my reading of the situation was found to be correct. Leaders always appeared to be defensive. Two years on I would say that, although everything hasn’t been perfect I generally consider that Belvoir try to look after my interests as a landlord but also want a fair deal for the tenant.

Fantastic experience: Belvoir Southampton were recommended to us by good friends in the Southampton area who have had bad experiences with two other agents. We were looking for proactive letting agents who had speedy solutions to challenges other than just throwing their clients money at the problem. Belvoir Southampton found us a tenant for our flat within 5-days of confirming we wanted to go ahead. Wonderful! The fact that we were then departing on a holiday abroad 8 days later looked like an insurmountable challenge, but we need not have worried as the effort Belvoir put into sorting out the documentation (financial and other references, tenancy agreement, deposit agreement) and other arrangements (deep clean, PAT, legionella test) was exceptional. We are now into the next phase and have instructed Belvoir to provide a full management service. I have every confidence that they will continue with the very high standard of service they have provided so far.

It's easy to forget that sometimes when work takes time on a property, it can be because the landlord puts restrictions in place which Belvoir have to work to. That said, we always found Belvoir to be fair, honest and good to work with.

Positive experience: I just rented a flat through Belvoir. Everything was very nicely done by this agency. The fees are within the normal range and the employees were very nice and helpful. The only not so good thing is that they didn't have the appartement measurements at their office.

Fantastic experience: The service we received was excellent from start to finish and I'm so glad we chose Belvoir to sell our property. I appreciate all the work both Brian, Lorretto and the team put in along the way and the extra mile they all went to. If your looking for a service which is focused on whats best for you as opposed to margins and sales targets, and a more honest approach then Belvoir is the team to use. The high streets now are full of generic Tesco style estate agents where as Belvoir are what I would consider to be the John Lewis / Waitrose end of the market with an appropriate level of service. I am more than happy to recommend Belvoir.

Fantastic experience: Have been managing my property for just over 7 years. Through out this period they have been professional and beyond efficient with regards to the every day management. Fantastic experience: After coming home from work to find a concern with the boiler and hot water tank, I was able to speak to a very helpful Property manager after hours. Gwen was able to provide support and guidance on how to proceed. A support call was logged on Friday evening and an engineer was onsite a few hours after the branch opened on Saturday. Amazing support from a team that really care about their tenants. Always welcoming and lovely to deal with. By far the friendliest letting agent experience I have had. Fantastic experience: I moved with Belvoir, Southampton as a result of an unpleasant and protracted experience with another agent. Belvoir invariably were accommodating and professional to the last detail. Most of my dealings are now with Loretta but all the team were as exemplary when I was dealing with them in the initial phase. This proved even more important as I am out of the Hampshire area and have to delegate every thing to them in the assurance that things are running smoothly.

Fantastic experience: I rented a property through Belvoir for a number of years, and had nothing but positive experiences in my interactions with them (which were few and far between - they just let you get on with living in the place you're renting)! Never any fees when renewing tenancy agreement (unlike a LOT of other letting agents), and rent barely increased over the four years I was there. Belvoir (and in particular Gwen and Loretto) were easy to contact whenever anything needed to be maintained in the property, and upon leaving the deposit return was processed very quickly.

Fantastic experience: Estate agents often get a bad name but we had no complaints with Belvoir. We were running against a fairly limited time frame and Belvoir helped us to sell and let out out our respective properties promptly. Communication along the whole process was very good and the team were very personable. On the basis of their performance we have asked them to manage the letting of our flat and would have no hesitation in using them again should we wish to sell our new home in the future.

Fantastic experience: We've been using Belvoir to rent out our flat for about a year now. If you are a landlord and looking for an agent to manage I can recommend them. They are fully managing our flat at the moment and it takes a lot of stress out day to day managing. They are quick to sort out problems for both tenant and land lord and very much approachable.
