Negative experience: My sister was a landlord through Leaders. She passed away in August and Leaders sent my family forms to fill in - with her name spelled wrong and "we are sorry your mum passed away" message. They tried again, and included other people's personal information. They tried again, and put the wrong honorific for our mum, and spelled my other sister's name wrong. They have also not paid any rental money into my deceased sister's account as far as we know. They are terrible, at a very emotional time for my family they have messed up very simple things, which honestly is impressive.
Negative experience: Avoid. Waste of time. Had a viewing booked on Saturday 17th of January at 10:30. I make my way all the way for the viewing only to be told there is no viewing booked.

Positive experience: Harvey Spoor has been especially helpful and professional in helping me and my partner with our move between properties.
Negative experience: I rented through Leaders for two years and found the management consistently poor. Maintenance issues were repeatedly ignored — a leaking boiler that caused water damage to the carpet, a broken shower that scalded one of us, door handles that fell off and were never repaired, and a dishwasher that was out of order for months, and several minor faults that were never fixed despite being reported multiple times. The letting agent’s frequently responded that they “couldn’t reach the landlord,” which is unacceptable when tenants are paying full rent. When we moved out, the landlord attempted to make unjustified deductions from our deposit for issues caused by his own neglect. We challenged this through the Tenancy Deposit Scheme, and the independent adjudicator ruled entirely in our favour, awarding the landlord nothing. Overall, our experience was disappointing from start to finish. Leaders’ communication was poor, maintenance was mishandled, and we were left to chase basic responsibilities that should have been managed professionally. I would strongly advise prospective tenants to look elsewhere. Edit: We are still awaiting the deposit to be returned almost two months later…
Fantastic experience: I was impressed with Sam from Leaders he searched properties for me after I gave him my speck as I am in the North of England I chose about 6 apartments from his list and on my visit to Southampton we viewed all even after hours until we had seen them and narrowed the list down to 2 , nothing was too much trouble and Sam had all the information about each apartment I can fully recommend Leaders for your new home in Southampton

Negative experience: After a one-year tenancy with Leaders, my overall experience was disappointing. When we collected the keys to the furnished two-bedroom flat, we discovered that one bed frame was missing. During the viewing, I specifically asked the agent about the furniture, and she confirmed that all items shown in the Rightmove photos would be provided. Based on this, both bedrooms should have included bed frames. I raised the issue with the agent immediately after key collection. However, several weeks later—and only a few days before my move-in date—the agent informed me that the landlord had decided not to provide the missing bed frame. This left me feeling misled and disappointed. Had I known that the landlord would not supply the bed frame, I would not have chosen to rent this apartment in the first place, as the main reason I opted for a furnished property was to avoid buying furniture. In addition, there were several non-urgent repair issues that needed attention. We submitted formal repair requests to the property agent about a week after moving in. Consultants were later sent to inspect the problems and prepare quotations, but month after month the status remained “under landlord’s review.” While I understand that many of these issues may have stemmed from the landlord, the agent also bears responsibility for my poor experience—particularly regarding the misleading information about the bed frame. Based on my experience, I would avoid using Leaders for any property-related matters in the future.

Negative experience: daylight robbery! we moved out recently and they charged a cleaning fee after we left the space spotless, charged us for 'missing stuff' which had just been moved to another place in the house. mind you, they gave a notice after a MONTH of us moving out about them deducting from our deposit. needs a better inspector or inspector needs new glasses. unfairly inscreased the rent by 25% when scaffoldings were removed as if there wasnt still construction work and loud noises going on still. lied to us about it taking only 3 months as well while it took 4 extra months. they make no effort to find common ground with their customers and instead they ignored us and did whatever they wanted. not considerate at all. they were provided with documentation on why the rent shouldn't be increased by such grand amount, LITERAL documentation backing us up, they ignored it and did their own thing. so glad we are no longer associated with this place, stressed my parents out so much that they dont want to be associated with this place as little as writing a review. so sad how customers get treated get a grip please and stop taking advantage of people for some cash in your pockets. thank you.

Specifically, from the beginning and right through the process, Harvey Spoor has been amazingly helpful. Positive experience: Editing my review after 10 days of my move-in. The property is giving me back to back maintenance issues. I haven't yet showered once in own bathroom and many more problems. The turnaround time of the repairs and reply time from the Leaders on my mails is very slow. Each morning, there is popping up a new issue with the property. I am really not sure what type of pre-inspection was done prior to our move-in. When it comes to deducting the security money when the tenants are moving out,the agencies are no less than sharks but offering poorly maintained property is absolutely fine. It hurts a lot, specially after paying a hefty rent. Keeping my old review as well, so that there is no harm on any one specific employee, though this one was written before the keys were handed over to me- Harvey's professionalism and dedication made the entire experience smooth and stress-free. He consistently went above and beyond to ensure everything was handled efficiently, and his approachable nature made him a real pleasure to deal with.

Fantastic experience: Last year Sam Michelon showed us our new home which we could not follow through with. When Sam was aware we were looking again he was looking out for the property he knew was right for us. As the property we viewed came back on the market a week after we started looking he called us immediately to advise and if all goes well we could be in the very first property viewed last year and the last we viewed this year knowing we still loved it. Negative experience: Don't know what the landlord is paying them for to be honest. If you're a landlord and actually care about the upkeep of your property and/or the tenants, don't choose leaders. We're constantly having to chase them to get important maintenance done on the flat. Which, if they managed the property correctly, we wouldn't have to do. But thanks to their lack of care or management of the property we are left with several issues from previous tenants. Which they knew about and ignored. The hygiene state they handed over the flat to us has been disgusting. Even the contractors who have been sent out to our property have mentioned they are terrible to work with. Seems they might own Romans as well. This is the issue with monopoly ownership. So the company is difficult to avoid. If you have to rent with them, pray you have a new flat which won't have too many issues. If you can, try to steer clear.

Positive experience: My previous experiences with Leaders (both as a buyer and as a potential landlord) had been satisfactory at best. However, I decided to give them another opportunity to let my property, and my experience was completely different. This time Harvey Spoor was assigned to manage the process and he has excelled. From the first meeting it was clear he’d done his research on my property arriving early to double check everything before prospective tenants arrived. Also going above and beyond to find me a suitable tenant in a specific timeframe (within two weeks of advertising). Harvey easily deserves 5+ stars, however my review is reflective of both my current and previous experience with Leaders Ocean Village.

Negative experience: This is definitely the worst rental company I have ever rented from. Full of excessive demands and rules. But if it were just that, it would be acceptable. From the first day of rental I had problems with them. Unfortunately the list of negative points is huge. Firstly, they didn't inform to me that the apartment would be put up for sale and me ad my family were surprised by recurring and uncomfortable visits. Furthermore, the water heater never worked properly. The apartment had two bathrooms and it was impossible to use both at the same time. The boiler needed to be changed and they just patched what was already bad. When we entered the apartment, the cleanliness was disgusting, with the kitchen cabinets and floor completely dirty and greasy. We need two days to do a proper cleaning. They left a lot of useless objects and things in the apartament, where even a spider (insect) was found. The sinks never drained properly. But the worst of all were the conversations with the location manager called Emily Westmore Marla, an arrogant, unfriendly, bad-tempered and sometimes discriminatory person. In a business that largely depends on immigrants, I believe this lady is working in the wrong place. And finally, when we decided to leave the apartment for all the reasons mentioned above, at check out they still charged us for cleaning, which I did and left in better conditions than I received, they charged me to unclog the bathroom sink that we keep it n the same way we received it and even though I have requested that it be unblocked, the plumber sent by Leaders refused to do it, claiming that the flow was just reduced and it was not a blockage. And they even charged me for burned out light bulbs. I don't recommend this company to anyone. If you have no option, be extremely careful, documenting everything and demanding that everything be done and corrected, as they cannot be trusted. For anyone interested, the apartment in question is located at 85 Canute Road, Charter House.
Fantastic experience: My Review is for Mitchell Wicks the Property Manager of the flat I am currently a tenant. I had a massive issue on the night of the 27th of March when storm Nelson hit. I tried to secure the sliding door that goes to the balcony and the mechanism system just broke whilst the door was half opened. I had hailstones and water coming inside the flat + the awful winds. I couldn't sleep that night but I contacted Mitch earlier in the morning and explained my urgent situation and how I need it urgent help and he was really amazing. He understood the urgency of the issue and made sure to coordinate a maintenance team to help fixing the sliding door (provisionally) so no more water could come in. Thanks Mitch.

Professional throughout the time of me speaking to her and consistently keeping me up to date with properties and updating me on one’s we had been interested. Fantastic experience: We are extremely happy that this is Emily and Holly who helped us with our first experience of rent in the UK. They navigated us through the entire process of rent; were very passionate especially with answering our numerous questions. Their answers were always fast and helpful and the whole service was very professional. I can not but mention their attitude : caring, understanding and friendly. They made the entire process so much less stressful for us.
Negative experience: It was the worse experience I had with this agency When I moved into the property I stayed 1 month without hot water which is not legal by law Their NDO is a scam, they take extra money from you every month and at the end they don’t refund you the money when the tenancy ends, not only they charge you extra for the no deposit option they also ask you to insure stove, over and fridge etc .. so I don’t understand why you’re taking extra money and don’t refund my deposit, this should not be no deposit option, this should be called scam!!!! Their service is just about marking money which is fair but also help your customers - after I insured the Fridge and the oven plus paying deposit every month - at end of my tenancy agreement they said we will check if you need to pay anything extra and they have asked me to pay 769 pounds to fix the stuff in the property that was already damaged… scam !!!!!!!! Will never deal with them again

Fantastic experience: I have received an excellent service from Leaders Ocean Village Sales team - Jules and Kieran and Becky have been exceptional, so supportive, friendly and professional throughout even initially during the difficult period of lockdown with the process of the sale of our property. Fantastic experience: We recently marketed our property with Leaders Ocean Village after becoming very dissatisfied with the service we had been getting from another Southampton agent in London Road. From the initial contact with Jules through to the handling of the sale with Kieran the team have been exceptional. Within days we received multiple viewings, 3 offers, and most importantly, we were kept up to date by Kieran all the way through. Communicating with your client seems the simplest of tasks that somehow evades most estate agencies. Not Leaders, they delivered exceptional service, from committed and dedicated people who genuinely work for their clients. Highly, highly recommended.
Fantastic experience: Emily and Holly have gone out of their way to assist for the Lease of an apartment in Ocean Village They have both responded immediately and politely when we have had a query, My wife and I met them both personally last Friday in their offices and they were both extremely pleasant and helpful with our queries They have been dealing with ourselves and my Daughter and Son in Law in Malta, where we spent 3 months holiday and they have been assisting with sourcing accommodation in the Southampton area for us. Fantastic experience: I had purchased a flat in Southampton through Leaders. I am pleased to state that I had excellent support throughout from Leaders. I would make special mention of Jules Rogers who had initiated the purchase and who was very patient with my incessant queries during the different stages of the purchase. Jules' colleagues ( Mark Kimber & Kieran Aldous) were equally helpful . I would also place on record my appreciation for Rebecca of Leaders.co.uk who mediated between my solicitors and the vendor's. Fantastic experience: After struggling to find a flat for my son to rent either online or by phone, they all go very quickly (we live in Oxfordshire) we drove down to Southampton and started at Leaders Waterside. We met Holly who was so very helpful and told me not to worry as she would help. And she did. She pulled out all the stops to help us find a flat. Always answering emails or ringing me back and being very calm and knowledgeable. I can’t thank her (and Emily) enough for taking the time in what is a very busy market for lettings.

Fantastic experience: I would just like to say how amazing Alacey has been since taking over as our property manager. We had nothing but issues previously with leaders including a spell where we had no hot water for 3 weeks due to negligence of our previous property manager. Fantastic experience: Kieran from Leaders has been great! I'm a first time buyer and he has been very informative with the processes so far and has great availability for viewings too. Put us at ease when we were looking around the properties and also was very quick to get back to me regarding anything to do with offers or any general questions about the properties. Has been a very easy process so far thanks to the guidance from Kieran. Update: We have now completed our purchase and the service received from Kieran and Jules has been incredible. Fantastic experience: Holly, Holly and Holly! We contacted Leaders to rent a flat in April. It was there that we first met Holly Rollings, she showed me around the flat and told me the negative and positive aspects of flat very clearly. We agreed to rent the flat and I made my deposit. However, we had a minor problem with my wife's job change and we were seriously worried that the contract in our current flat was going to expire and risky to not complete referencing process for a new flat. Here, one of the best Negotiators in this country, with both her professionalism and his skill in crisis management, stepped in, that person is Holly Rollings. Holly understood us and approached patiently. She said it was a while, she said there was nothing to panic about. She kept us constantly updated and stated that she was monitoring our situation. She responded quickly to our emails. We felt that she was with us and we completed the reference process successfully!. If it was someone else, they wouldn't have shown this patience, wouldn't have approached so quickly, understandingly and respectfully. (this is fixed in my previous experience) But Holly Rollings is, was made for this job. Leaders’s greatest chance is to have such a staff. From now on, just for Holly, we will recommend everyone to work with Leaders (the Ocean Village branch where Holly works, of course ). It was very difficult securing a property overseas but she helped me make all things easier. She also gave me fantastic advice and everything went smoothly.
Fantastic experience: Miss E.Trip has been amazing although she is over her head sometimes god bless her managing lots of properties. But she has always came through for me and my wife and does put the tenant interest as a priority. Positive experience: Thank you Leaders for helping us rent a beautiful flat on Ocean Way! The flat was clean and newly painted, and any maintenance issues flagged were quickly taken care of. Amelia, Holly and Emily were always helpful and lovely to speak to. We were given several similar alternatives when the flat we initially wanted was taken, and viewings were arranged efficiently. We were also given video tours where possible. One minor criticism was that communication via email for the no-deposit option and document checks process were a little unclear. We had to phone to get clarification, but for which we were given really helpful advice. Despite this, we were very happy with the service and would definitely recommend Leaders to anyone looking to rent a property in Ocean Village. UPDATE: Changed my review to 4* because of poor communication from the building manager during the tenancy. We had to call the admin team for further clarification (who were brilliant, but we should have been able to get this information from the building manager).

Fantastic experience: Holly, and all the Leaders team, listened to my concerns, were flexible when the situation changed and, most importantly, found a nice family to live in my property. They were also good at notifying the previous tenants for viewings but made sure we got lots of people round to look just the same. Highly rated professionals.
Fantastic experience: I found the service provided by Holly Rollings & Emily Westmore very professional, helpful and prompt. The two ladies have handled my new tenancy agreement plus all related logistical matters in a timely and professional manner. They kept my informed every step of the way despite me being thousands of miles away in Jordan. I recommend Holly & Emily highly and pleased to say that it has been a great pleasure working with them.
Negative experience: Landlord review. You should bear in mind that when you deal with Leaders Ocean Village, you are essentially dealing with 3 separate entities, the local branch, the property management department somewhere else in Southampton, and the Leaders organisation. This is a review of all 3 as that's what you're stuck with. Good stuff: - Online portal. - Inventories/inspections are detailed and useful. - Mostly kept the apartment occupied. - Emails that inform about the latest/coming residency laws are great. Bad stuff: - Subscription traps i.e. signing me up to things without my consent despite me repeatedly asking them not to do it. - Those subscription traps were often claimed to be "free trials" that I got immediately charged for. - Failing to refund those "free" trials despite saying they would. - These subscription traps were sneaked into the middle of emails and claimed they are signing me up to products that *I* requested in previous communications (which I obviously didn't) and then when asked about this admitting "they are just automated email templates that get sent to everyone". - Forgetting to put my property on the market until after tenant had moved out. - Increasing monthly fees without notice/justification. - Demanding rent from a tenant that had already moved out. - Demanding cleaning money from tenants that had moved out and had left the apartment clean. - Forgetting to notify me that tenants had moved out. - Sending me unsolicited contracts with 3rd party companies for me to sign and those contracts were automatically signed just by viewing them (which most probably shared my data with them i.e. breached GDPR). - So many ignored emails. - Some scammy "zero deposit" scheme where the tenant pays leaders a "fee" to not have to put a deposit upfront. I asked not to be included in this scheme and was ignored. Asked to get some money from the deposit to cover cleaning costs and they said they would but then silence and no money, wonder if the tenant got the deposit back on this scheme either, doubt it. - Unclear invoicing at times - Communicating with them is a pain as they are spread over various branches and their internal communication is a joke - They recommended I substantially raise the rent when a quick search revealed identical apartments in the same building available for much cheaper - Varied from person to person, but I got the impression they generally didn't care about my business, maybe as I was letting just 1 property - Losing electrical safety certificates and then charging me to get them done again - Charging for a plumber to go turn the water on instead of just telling the tenant to do it - I forget why but I recall the out of hours number was largely useless TLDR; useless at best, scammers at worst.
