Fantastic experience: Had a really good experience with Muhammed at Kingswood. He was easy to deal with, kept me in the loop, and made moving into my new place way less stressful than I expected. I’d recommend him to anyone looking for a new home.

Negative experience: I am writing this as the wife of Rifaquat Khwaja. You cannot say this time that i was “ NOT A LISTED TENANT “ as you do in all the negative reviews in here. During our tenancy, Kingswood repeatedly called my personal number for unnecessary reasons. Everytime it was different agent and they didn’t communicate with each other and would always confuse us. Even when rent had already been paid on time, I would receive calls the same day demanding payment. Each time, we had to send proof by email before they finally accepted that the money had already been sent. This constant chasing was stressful, intrusive, and mentally exhausting. After my husband posted an honest review, they called him directly to threaten legal action and pressure him into removing the review. Instead of addressing the serious issues we experienced, they chose intimidation. The long, legal-sounding reply posted here “ from CHAT GPT” does not reflect intelligence or honesty. It is simply an attempt to cover up poor behaviour and silence genuine feedback. What is most unacceptable is that during these interactions, stereotypical remarks were made ( which i dont want to say it here but we have proof) That alone tells anyone reading this exactly what kind of people they are dealing with. For clarity, we are no longer associated with Kingswood in any way. Yet even after the tenancy ended, they used our contact details to threaten us purely to force the removal of an honest review. They also kept £150 from our deposit. We stand by our experience and everything written in both reviews. This is not a company we would ever recommend or trust.

Negative experience: Very disappointing experience with Kingswood. They made a lot of promises at the start of the tenancy but didn’t follow through on them. We had constant issues during the tenancy, including long delays in fixing basic amenities like the boiler and kitchen hob. The property was not clean when we moved in and we were told to get it professionally cleaned, with the promise the cost would be adjusted in the next month’s rent — which never happened. Instead, they kept chasing and causing stress, and in the end they deducted money from our deposit for the same cleaning, which is completely unacceptable. Rude behaviour from Habib & Jason. Adam was alright who was there at start of tenancy but left the company later on. Overall, lots of false promises and unnecessary trouble. Would not recommend.

Negative experience: I rarely leave negative reviews but my experience with Kingswood (Lune Street branch) was deeply upsetting. I fully accept the £1,500 rent arrears and understand they need to collect, but the treatment I received from staff Ashfak, Nathan, and branch manager and listed landlord Habibwas unacceptable. Despite providing proof of serious medical issues and hospital admission, I was met with disrespect, suspicion, and unprofessional pressure. I was questioned about seeking care abroad, even though my family wanted me home and I received better treatment. They asked for personal financial details that were irrelevant and suggested I “just call my insurance and ask for a payout,” as if it worked that way. Worse still, at one point, my sister answered my phone while she was in hospital with me and crying, terrified I might not survive, but all Kingswood cared about was rent. No empathy. No professionalism. Just pressure and threats. At that point I had only missed £500. I attempted to cooperate and even proposed a payment plan in good faith, but I was met with aggressive and patronising responses. When I raised a formal complaint, it was not properly acknowledged or investigated per their own written complaints procedure. Instead, it was dismissed with further threats of legal action and misleading claims, such as saying a County Court Judgment (CCJ) would make it impossible to rent or obtain credit (and get a job as they claim more and more employers check credits), which is not entirely accurate. They threatened us with eviction under Section 8, which felt excessive. Still, my flatmate and I gave notice in good faith so they could re-let the flat, as I was awaiting medical clearance and facing financial uncertainty. Kingswood then falsely claimed we couldn’t give notice with rent arrears, something not stated in our tenancy agreement. I clearly stated in emails that I intend to pay the full amount and stay in regular contact until it’s settled. They still seem to think that this is all a lie, despite all the evidence and doctors notes. And they seem to think that I have the money but refuse to pay just because of the sake of it, which I understand that a lot of people probably do, but as stated, I have clearly proved my case. The emotional toll this experience has taken on me, especially while dealing with serious health problems, is significant. If you’re a tenant or landlord considering this agency, I strongly urge you to reconsider. The lack of professionalism, compassion, and adherence to process is beyond disappointing. If you are currently dealing with this agency and have experienced similar treatment, you should first submit a formal complaint to the Branch Manager. If the issue is not properly addressed, you have the right to escalate the matter to The Property Ombudsman, which is where they are registered. UPDATE: In regards to their response: I never asked for an extension. The person on the phone pressured me to ask my parents or someone for help, so I asked for time to speak with them. He then suggested calling me back, likely on May 28th, but never did. It seems he noted that as a payment date instead. They claim they were just trying to understand the situation, but Nathan tried to "prove" NHS is free by saying, “So if someone walked in right now, they wouldn’t get help for free?” For context: NHS is only free for eligible people. I was treated, but later received a £4.8k invoice, clearly showing it’s not free for everyone. This is not someone that is trying to understand rather minimise my choice to return to Sweden. They only began handling my claim after I pressured them. When I first asked about the investigation, Habib simply said he had already apologized. I insisted they follow the TPO process and send me their complaints procedure, which they finally did after I followed up twice. They hadn’t even completed step one of their own process, so I immediately requested it be escalated to their complaints panel.

Fantastic experience: It has been my second year renting through Kingswood Estates Ltd and what a turnaround it was this year! I chose them again because they had the best properties in Preston, although I was not completely satisfied with their service last year. Big difference this year though! All the staff were impeccable, made the whole procedure as easy as possible and they even went the extra mile to be understanding and supportive while I was dealing with some personal circumstances. Absolutely perfect and utterly professional service, hats off gentlemen.

Negative experience: Extremely disappointed with Kingswood Properties. The house was given to me in terrible condition. The carpets were dirty, full of hair, and clearly not cleaned before handover. I had to clean everything myself while looking after two kids, which was exhausting and unfair. Now, despite all this, they are refusing to return my deposit. It is unacceptable to hand over a property in such a state and then withhold money that rightfully belongs to the tenant. Very unprofessional and stressful experience. I would strongly advise others to avoid this agency.

Negative experience: I wouldn't recommend kingswood. They are by far the worst estate agent i have rented through. They take ages to fix/resolve any issues, not helpful and one staff member is very rude and unprofessional sadly I don't know his name. A few months into our tenancy the fire alarm kept tripping, later found out the fire department deemed the building unsafe to live in. A few months further we had a major leak in our kitchen from waste pipes we continuously called, went into the shop and sent multiple emails informing them of the situation, they had a look seen that the whole kitchen wall and ceiling water was pouring out our floor was basically a paddling pool. Once they seen it nothing happened It was left for almost a month in this condition. They only rushed to fix the issue when I started contacting environmental health.There is one staff member who is unprofessional and is very rude.

Negative experience: do not rent from here no matter what they tell you..there flats or apartments will have many underlying issues once you move in which they dont bother to fix properly. my time in there flat located at 12-14 adelphi street, PR17BE was horrible with constant electricity tripping, mould in the flat, cracked walls and water leaking from the walls. plus they dont even have a laundry when they say all bills included. i had to live here with no electricity, food to cook as no electricity, spiders and feces everywhere. you ask them to fix it and they take 2-3 days to send someone to look into it and the problem is not sorted so you basically have to live there all the time without any electricity. because the flat itself has faulty electricity connection. i was basically stuck there as they have charged me 3 months rent and a 500 pound deposit upfront prior to moving in. i just needed a place to live quickly so i trusted them with the process and they provided me a very bad service. Even my friends that visited me were concerned how i was living in such conditions, looking at the state of this flat. I called there estate agents several times to report the issues and they were like we will send someone and then no one turns up until you call, email them like 10 times and when the person turns up they do some kind of repair which does not solve the problem and have to live with no electricity. i asked a person called jake that works for kingswood that i cannot stay like this without cooking food to eat as there is no electricity and then hes reply was buy from takeaways and eat. how can he say that when i pay my full rent. why does he think i should spend 20 pound a day/600 pound a month on takeaway foods while they are incompetent to repair the issues and provide a decent expected service for a tenant. Their estate agents are con masters who trick you into renting their sub standard filthy, disgusting flats by cleaning them right before you check them and move but after you move in the underlying issues become very apparent and they will hold your deposit and not give it back blaming those underlying issues on the tenant. dont believe a single word that comes out of their mouths. They will show their true colors once you get into their property and the tenant will suffer. avoid like a plague. Warning : Their main target are international people who are new to uk or preston whom they think they can fool easily taking advantage of their situation or desperation to find a home.

He did a brilliant job ensuring that I would get my new place in time for my move in date. Very professional and helpful throughout.

Negative experience: After waiting over a week for a callback I was promised from there manager to let know if the tenant they had was going to take the property went to pick up the keys and they refused to give them back. They have stolen my keys to the property causing new keys to now be cut and they all so were very rude over the phone to the new tenant and hang up on him. I have now had i get new a locksmith in to change the locks and will be taking them to the small claims court for the costs

Fantastic experience: Haadi showed us around a lovely little flat by the wharf. We were unfortunately a little late, but he was very courteous and polite. We were meant to be with with another agent originally, I think, but they rearranged in plenty of time.

Negative experience: The original review where I left a one star rating was called a fake/ mistake and that they can’t find me in their database. The review was based on my appalling chat with one of their agents via email while looking for properties. I just found their response while I was trying to negotiate as a first time investor rude and impolite. I hope this gets them to reconsider comms with inexperienced first time investors rather than get defensive with their replies here.

Negative experience: Awful customer service, we had numerous problems with the property from day one and hardly any were resolved. They would tell us time and time again that they had ordered items, had people who would come fix it etc, but months went by and barely anything was done. They also stung us with the deposit at the end of the term for items that were already falling apart when we arrived, and that we had already complained about. The property was filthy when we arrived, we mentioned this at the time, yet they even charged us for further cleaning when we left. Would not reccomend.

Negative experience: Terrible company, stay clear. They try to exploit you for wear and tear damages even when you have lived there for 4 years and been a loyal tenant. No accountability accepted whatsoever. They bumped up the cost by £180 because they could not get hold of me. Inconsistency around cost payments just to try and make money off me. Terrible customer service. Stay clear they only care about money.

Fantastic experience: I rented a studio from them and and it had a problem in the bathroom. I talked to Ashod and he was extremely helpful and made sure the repairs were all done. Prices are cheap compared to what you get and the room I got was cleaned before I took it and everything was in good shape except for the bathroom which was taken care of. Would definitely recommend!

Negative experience: There was so many problems before we moved into the house. The house was meant to be brand new so we were the first to enter but when we entered we had problems like: Floorboard sticking out, broken blinds, broken washing machine (which wasn’t fixed until nearly two months into living there). We also encountered rats when living there, however the worst thing was when telling Kingswood, they didn’t believe us and/or do anything and just ignored it for a month or two until they finally believed us and did eventually sort it. There was problems with the sewer/drains etc which needed fixing and when people came to fix it they even admitted they had done jobs for Kingswood and thought they aren’t good so as there are always problems. We are uni students so we don’t have loads of money and when staying at previous places we got provided things (kettles, microwaves etc). However, we didn’t get provided any microwave, kettle, toaster, vacuum, mirror (bathroom). So we had to go and spend a lot of money buying these ourselves so we can have these items in the house. Some of the agents were nice however some of them were not unfortunately, being rude and obnoxious sometimes which is not professional. I wouldn’t recommend them as for the amount we paid as uni students, we did not get a good experience.

Fantastic experience: Finding a suitable property can be gruelling we all can agree, however, Ashod at Kingswood has genuinely been a pleasure and has been very understanding in the application process. A true professional! Genuinely an excellent service

No task or ask was to big and he worked hard to find out out a property with all the aspects we desired. When in the office to sign the contracts all the staff were polite and helpful, would definitely recommend

Fantastic experience: Me and my friends were looking for a 3 bedroom property for next year, and thankfully we spoke to Ashod to assist with this. He was very professional, honest and extremely helpful in finding a range of properties for us to view! Couldn’t have been easier. He asked for our preferences, stayed in touch along the way and was easy to reach if we had any questions. He was able to arrange our viewings on a day best suited to us around our Uni schedules which was ideal. Safe to say we found one that we loved, met the landlord and he sorted it for us right away. Negative experience: I had an appalling experience with this estate agent. Initially I spoke to Colleen who was very helpful and I rang back the following day and spoke to another male who stated he had booked two viewings for 25/10/21. I didn’t hear anything ref the bookings but I did tell both persons I spoke to that I lived two hours away so it was imperative that I was updated ref the properties. On arrival I rang Kingswood and they had no record of any bookings and one of the properties had been taken off the market. I explained I was unhappy about this as I was told I couldn’t bid on any property without viewing. I had changed my plans bern on four trains changed at two different stations and completely wasted one day viewing just one property that I didn’t ask to view. Very disappointing.

Fantastic experience: After getting into the property market throughout lockdown I was looking for a knowledgable, affable individual to take my property to market and get the most that I could yield in the current market. Oliver at Kingswood took my account and was the most understanding and professional young man I have met in the industry. Sorted my property out with no issues and took a lot of effort of the situation for myself. Would definitely suggest the services of Oliver and the team.

Fantastic experience: My experience with Kingswood has been absolutely amazing!! Im a student looking for a accommodation for next year and reached out to Kingswood after I found some properties on Rightmove. Ever since they have been amazing with their support and overall extremely professional. Our agent, Ashod Miah, showed my boyfriend and I some wonderful properties, all within budget (80-95pw), within walking distance of the uni, wearing masks and answering any questions we had. He even introduced us to the landlord of said property, who was extremely kind and compassionate. I have met with other agencies and businesses about properties in preston but this has been my best experience so far, which is why I decided to let with them. I know that if i had any doubts or concerns, or any issues with the property they would sort it immediately and answer quickly. No BS fees or contracts either, straight to the point. Overall, extremely friendly people and the best agents in town Special thank you to the employees at Kingswood and Ashod Miah :D

Negative experience: The Kingswood Properties is very unreliable and non-senses estate agent!!! I had send emails to kingswood notice that I going to move out before 2months ago. I have show the evidences of emails that I sent, they totally ignore and said that they haven’t received this. I have send couple of emails to Kingswood, because I don’t know which email they are using when lockdown the office was close. Anyway, It should be records of your KingWood email accounts. I have no responsibility to confirm that, the only thing that I ensure that I have sent. Most importantly, the email account of Kingswood is always active but they said not received and they don’t why. Next, they request to pay more 1 month rental fee, that is very nonsense with that, and the staff are rude and unfriendly. As they are not offer any support and feeling terrible. The second things: I got a notification by Kingswood mention that they have take care of my parcel, they didn’t sent any email and phone calling to notify that, and it is due to I wasn’t live at this prior time. consequently they miss it and haven’t deal with it, the caretaker have not responded, and got the name that somebody to sign by Kingswood staff. I have double check this parcel, it haven’t return at all. This is ridiculous. The kingwood have not apologized and guilty for that. Awful services of this letting company. What a impenetrable and unreasonable issue!!!! I said all above are the facts that happen. Today they calling me, said that if you not delete this review would sent the warning letter and push on court, so if you looking for flat or housing to sale or rent, please see this bad experiences as a tenant. If you are student like me, should be see more extra reviews of student said in this platform, I would said the university who have similar bad experiences of this letting agency, and this suffering and see what I said that for.

Fantastic experience: Ashod was incredible with us. He listened to what we liked and didn't like and never pushed us towards a property, he just sat back and listened to our needs and concerns. We finally found the perfect house and couldn't be happier with the service we have gotten the last few days from Ashod :)

Fantastic experience: As a Landlord was very impressed with the service provided by Ajay in renting out our 3 bed semi-detached in Ribbleton. In a week we had a choice of a few prospective tenants and Ajay with his local experience advised on the best tenants for us for my asking price. All safety certificates arranged very quickly, and very detailed inventory report compiled and sent to me before tenants moved in. Very organised, professional outfit is Kingswood Properties, and very reasonable fees for full management compared to others.

Negative experience: Awful company. When we first moved to our new flat, I was told that there is a parking spot for me, but was not told the number so I parked in the bay according to my flat number I was told nothing more until I received a parking ticket and was then told I needed a permit. After less then a month living in the flat we had a huge water leak that effected every room in the flat and we were left in it for 10 days sleeping in the front room because it was the least affected, our beds were soaked, mold started to grow in the water effected areas. We were finally moved to a new flat in the same building -still paying for bills and rent on the other flat- until we could move back. A week or so before we were due to move back to our original flat, after being updated that the flat was nearly ready, there was another water leak, meaning we couldn't move back their at all. We were told by Kingswood that because we had paid our £700 rent for that month we could have until the end of the month in the temp flat to find a new place to live and end the current contract. 1 day later the company that owned the temp flat called me and said that no one had told them about us staying until the end of the month and we needed to move out the next day. While this was happening Kingswood called us and revoked our parking permit and said we weren't allowed it, and we should have been paying the whole time even though we were told we had a free parking bay with the flat. A week or so before this Kingswood called us to change into a new parking bay because the one we had, had been sold, so they knew we had a permit for the parking bay the whole time. I now had to move my car and park in a pay to park. We received a new temp flat in a different place for the rest of the month because we had already paid £700 in rent for the month. Our 3rd flat in 2 months, we stayed for a week or so, all while i was paying to park my car. After finally finding a new place and ending the contracted, Kingswood tried to charge us £120, £50 for a check out fee even though we signed the tenancy after the 1st June 2019 making check out fee charges illegal the rest was cleaning fees on a flat that was having building work going on the whole time and when we left. This isn't even the full amount of information that happened there was so much more that happened during the time. Save yourself some money and hassle.

Fantastic experience: Service with a smile. I would recommend going into the office if possible and the estate agents are more than happy to look after you. My Estate Agent was Sam who took extra care in making my letting go smoothly. Arranging viewings was also very easy and the company was incredibly helpful with regular updates on properties. Would recommend.

Negative experience: My son and partner rented from this organisation. On removal day, they found that the house had not been cleaned. There was a layer of grease on the kitchen surfaces, the floors had not been hoovered, the oven didn't work, the dish washer smelled and there was human EXCREMENT in the washing machine. I was there to help them move and the state of the place was absolutely disgusting! The company claimed that it had been cleaned! Eventually, the place was cleaned, oven replaced etc. During the autumn when there was heavy rains, the water poured into the house, the walls were soaked. Both, during a time when they should have been studying, were sick and had to stay with me for a while. Really would not recommend.

They discussed our preferences and location choice and found an property that was ideal for all 3 of our taste and that was an ideal location for personal and educational travel. i would highly recommend their service.

Fantastic experience: I was with Kingswood for seven years. During my time with Kingswood the services and guidance I received were second to non. Excellent guidance given with transparency. When I decided to sell the house, I was advised appropriately, with Kingswood keeping my best interest at heart. The sales team never pressured me, and gave me clear guidance and direction. Once my property was sold, again excellent professional, timely management was given. If I were to invest in another property, I would have no hesitation going back to Kingswood.

Fantastic experience: I let my 2 properties with Kingswood and can't recommend them highly enough. Shoyab the managing director is incredibly dynamic and always steps in if I need anything. He sorts out any problem very quickly. Habib is my key contact and he is such a help. Professional, goes the extra mile and like Shoyab fixes issues quickly. Nothing is too much trouble and I am very grateful for the excellent service they provide. This is what you need when letting as costs are rising for all the time. He makes the experience very smooth and it if wasn't for Habib (and of course Shoyab) I may have now sold my rentals by now. Ultimately you feel there is excellent leadership from Shoyab and that he is developing his team in the same management style of efficiency and professionalism. A special mention to Louise aswell who again is helpful, approachable and just lovely. All in all they are a great team and you feel you are in very safe hands. Fantastic experience: After having no success with a number of 'student specific' letting agents I stumbled across Kingswood via Google who seemed to have the capacity to manage all tenant sectors. I was put in touch with Jordan Bamber who told me that he would be specifically managing my property going forward. Jordan showed genuine care for the property as if it was his own and rather than renting it out to the first tenants that came along waited until the right group presented themselves to best suit the property. I would highly recommend using Kingswood if you are a live out landlord with a property to let.

Fantastic experience: Throughout my experience at Kingswood City Centre, I dealt with Louise. I looked at many properties with her until I found the perfect flat to live in for my 3rd year at university. Louise helped me every step of the way- from providing transport to the properties to giving me all the information I need. Louise went above and beyond for me and provided excellent customer service. I can still contact Louise with any queries I may have about my flat and she always provides a helpful reply. She has been amazing, thank you !

Positive experience: Although I didn't eventually find a property with Kingswood, I felt the need to leave a good review due to the above and beyond efforts of one of the staff, Graham. I went into the office after several other estate agents had cancelled the viewings we had booked that day. With very short notice, Kingswood were able to accommodate us within the hour and show us round 4 different properties. Graham skipped lunch in order to do this and was incredibly helpful whilst showing us around, even running down the street for us on a hot day just to save a bit of time! Out of the properties that were picked out for us we were particularly drawn to one of them, of which Graham accommodated a second viewing for the next day. Although we've decided not to go for this property in the end (down to the limited parking) we were massively impressed by the customer service given to us! Negative experience: Always had issues with Kingswood from day 1. From the initial viewing they had added walls to segregate the flat and failed to inform me. All issues with the place took in excess of 3weeks to get fixed. Mould issues affecting my health took 3 months. Without an oven for 4weeks. These guys are beyond a joke as they will always promise you a call back and will never receive one and always make false promises. Stay well clear of these failed estate agents!!!
