Fantastic experience: This team are the most helpful and considerate agents I have worked with. Nothing is too much trouble and they work hard to find the home you want to rent. Reeds Rains are the only agent I would recommend personally, Lauren was fast, paperwork and checks all done and turned everything around in my timeframe without hesitation and the property was exactly what I wanted. They listen. Sharon is always there as manager to call upon if Lauren is on the phone or out at a viewing and always knows where your rental is up to, again, nothing is too much trouble, their focus is you, the customer. Negative experience: Over the past week we have spoken to Sophie Harwood via email and on the telephone from the Preston PMC team. Myself and my wife have been renting through Reeds Rains since January 29th 2021 and have been on rolling 12 month tenancy agreements. Every year the tenancy agreement has ended on the 28th of January and commenced on the 29th of January. In our current agreement and due to an admin error they issued the commencement date in the new agreement as the 1st March. We advised we wouldn’t be renewing as we have bought a property as we are having another child and need a bigger space. Reeds Rains has said we have to pay until March, which I argued we have been at the property for 5 years exactly, I was unsure why we had to pay until March as we moved into the property in the January of 2021- that would be 5 years and 1 month. Which does not align to yearly contracts… This now means we will have to pay 2 sets of bills at a time in which we are in a cost of living crisis and I feel Reeds Rains has a lack of understanding and empathy of our situation. I advised my wife is heavily pregnant and the stress this is causing isn’t ideal. Reeds Rains have accepted no fault and said the missing month between contracts is normal! If you are renting through reeds rains please be conscious of this tactic.

Negative experience: "I recently had a very disappointing experience with this company. They scheduled two property viewings only 30 minutes apart, at 11:30 AM and 12:00 PM. I informed them that, due to the distance between North Preston and South Preston, arriving on time for both viewings would be difficult. Despite this, I was assured that it would not be a problem and that they would accommodate our travel. On the day of the viewings, I arrived 18 minutes late for the second appointment. From 12:18 PM to 12:30 PM, I attempted to contact someone at the property, but received no response. I was later informed that the representative had waited until 12:20 PM, which contradicts my experience. Furthermore, the representative acted unprofessionally and made inappropriate comparisons between clients and staff. Based on this, I’ve decided not to pursue purchasing a property through this company. I advise potential clients to consider these issues before booking viewings, especially if travel between locations is involved, and to perhaps look for a more reliable company that values professionalism and respect in their client interactions."

Negative experience: Reeds Rains are completely uncommunicative. We rented for 2 and a half years through Reeds Rains. When we moved out we asked for confirmation of our notice period to which they never replied. We have now requested our deposit back and have asked for any information on our deposit, and they have not replied in over 4 weeks.

Negative experience: As a landlord who has been with Reeds Rains for a year and a half I am absolutely appalled by their poor service recently. They have just taken £170 out of my monthly rent payment for a contract renewal that is due in two months time. They have not renewed the contract with my tenant but taken the payment from me. They are ignoring my emails and have not replied to my voicemail. Nobody ever answers the phone from their side. If you are a landlord looking for an agent avoid them!

Fantastic experience: Gareth Chadwick of the property management team sorted me right out. I moved out my flat a day late so the Reeds Rains team had been pursuing me for a day of rent. I'd been chasing my landlord for some money for my curtains that I left behind. Ugly accusations were made of me that were related to the previous tenant (Take lots of pictures when you move in). I thought great the landlord can have the curtains instead of the day of rent. Everyone will be happyish. Landlord didn't like that idea, I was like fine give me curtains back and I'll pay the day of rent. He didn't like that idea either. In steps Gareth, queries the accusations of damage and proves my innocence. Miraculously gets everyone to see sense and returns my full deposit in exchange for the curtains to cover the day of rent. All hail King Gareth.

Fantastic experience: I simply had to leave this review of our experience so far with Reeds Rains and in particular Jake. Moving from one estate agent to another is always a daunting thought and given the previous shambolic experience we were already on edge. Jake is a credit to the business, from the initial contact, through to the valuation appointment he was professional and courteous. He is always is constant contact, providing updates were possible and steps regarding the next processes. The seller is an elderly family member and I can't thank him enough for being so understanding and taking the time to go through all the details, more times than once if needed. We are looking forward to continuing to work closely with Jake throughout this entire process and I'm confident that he will make the remaining part of the journey seamless and stress free. Positive experience: We were in a desperate position and needed to move due to our Landlord selling up and having a baby on the way. We contacted Reeds Rains and explained our situation to Lucy who did everything she could to find a suitable property for us to rent.
