Fantastic experience: What a team they are at Guildhall!! Our house was listed for 2 weeks, we had 15 viewings, 7 offers and ended up selling for 25k above asking price! A dream outcome for us. We researched for ages to decide which estate agents to go with - the fact that they answered our call EVERY time we rang, we were never placed on hold, or had to deal with an automated AI system, gave us all the reassurance we needed that our potential buyers would always be able to get through to the team. The price, quality of images/videos, speed, communication - everything, was just hands down excellent. We spoke with Megan and Abbie in the office who stayed in touch regularly, were SO nice on the phone, just such a pleasure to deal with. Charlie and Charles made an amazing team, always giving us feedback after every viewing, and you could tell they really cared about making sure we got the best out of our sale. We were kept up to date throughout the process, and didn't have to chase anything at all. The fact that they were all rooting for us just made the experience fun and exciting as opposed to stressful. Abbie and Megan would be so excited for us every time they rang us with a new offer. They didn't put any pressure on us at all, they gave us time to make decisions and made us feel in control of the process. If you're reading the reviews and questioning which estate agent to go with in Preston, I can say without reservation that we strongly recommend the team at Guildhall, 5* service all around!!!

Fantastic experience: Can’t recommend Guildhall more, they were absolutely excellent throughout our whole selling process and costs to sell were some of the most competitive we found locally. Charlie originally valued our property back in March 2025, we were happy with the suggested asking price outlined and there was never any pressure in terms of timeframes to get on market (but occasional check-ins which were helpful). When we found our next home in October Guildhall managed to get our photos taken and listing up on Rightmove within a week and we sold in just 3 days with multiple offers on the table and ultimately achieved £5k over our asking price. Megan and Abbie were especially helpful throughout and we were in regular communication at all times (much better service than the National estate agent on our buying side who were difficult to contact and slow in responding). Would absolutely use again in future and thank you again to all of the team who supported us.

Fantastic experience: Guildhall estates were the most efficient, timely and effective estate agents who I dealt with over the valuation of my late husband’s fire damaged property. I was actively listened to and treated with respect at all times. I was particularly impressed by the speed and efficiency in gaining the valuation. The valuation was realistic and I appreciated the timely response. I am not progressing the sale with Guildhall because I have received a much higher offer from another cash buyer. In all my dealings the staff were professional, friendly and an absolute pleasure to deal with at what was for me a difficult time. They were very communicative, responsive and reassuring. It was easy to contact them and I could often get the same person. Their fees were competitive and the ability of their agent Callum Thompson to secure the best price for our property (while other agents quoted far below that figure) was second to none, selling it for very nearly what they valued and listed it at. Would recommend.

Negative experience: Cancelled a viewing twice on a property I showed ultimate interest in as a 1st time buyer with no chain and didn’t even give chance for a competitive offer. Do not engage unless you enjoy having your time wasted. Disorganised. Disinterested. Disrespectful.

Fantastic experience: All staff were really receptive and responsive to ideas and questions. Having Becky help with the final part was very good value for money, she chased solicitors and the purchaser in a way which we couldn't and consequently we completed earlier than we would have done without her help. Guildhall were much cheaper than any of the other companies we got quotes from but their professionalism was 5*.

The path definitely wasn't smooth for our purchase through Guildhall (a leasehold issue, nothing to do with the agent), but Becky was brilliant at keeping us updated and chasing the relevant parties. They came out the following day to value and take photos and later that day had already posted it online. Negative experience: Landlords, contractors and tenants beware. It's no longer Guildhall lettings and the lettings side isn't even based in Preston. This review will be buried beneath the fake reviews from staff and family/friends that have popped up since the takeover. No Guildhall staff left, only Keenan's. It would be nice if they would actually bother to respond to requests for outstanding invoices to be paid months after work has been completed, but instead they just tell lies or ignore you.

I met a lady called Abbie Wilson to originally view the property i am purchasing and I have found her to be very professional , and very helpful and understanding throughout the process which has made the arduous process of purchasing a new property much easier. Fantastic experience: Thank you for the fantastic service in selling my mum's bungalow. The solicitor advised that Abbie chased the sale regularly, which is what matters in keeping a sale on track. Online agents might offer a cheaper price, but you get what you pay for. You need the agent to keep pushing the sale through to completion, which is what Abbie did, keeping us informed every step of the way. All viewings were accompanied for no extra charge, and the online booking portal made everything so easy! I believe Chris was a very friendly agent who showed viewers around. Fantastic experience: we have used guilghall lettings on and off for many years now and found them to be very knowledgeable and easy to deal with. both gillian and lauren have been there forever, so you can rely on familiarity which is very reassuring. every tenant they have found us have been spot on, and we haven't had any problems ( touch wood ! ) would highly recommend them for lettings, and will definitely use the new sales department when the time comes ! Negative experience: Awful from start to finish. - gave me flat completely full of dust, clutter and stained dark brown with nicotine. Landlord painted over all the windows sealing them shut. - boiler broke, took 6 months to repair correctly. Mirian did not chase contractors so i had to. - got stolen from, then the night after my window lock just fell out of the window like dropping a used ammo clip. So the window wouldnt lock, right next to where the guy rooting through my stuff was crouching the night before. Took Gillian a week to get it sorted, yet again not checking or chasing pending maintenance work. - property got horrific structural damp, wet walls etc, we were told by contractors that the front door nor back door were fitted to the property correctly so this will happen every winter despite ventilating. Gillian blamed us for not ventilating & having a closed lid fish tank ‍♂️. She assured us the damp would be rectified before putting the property on the market then bam, its right back on the market a week after we leave. - we wanted to leave because the flat and our agent was a total mess and gave our notice. - Gillian advised us that it needs to be a full month from our payday “. I countered that the property want suitable for habitation. I gave them a full 3wks notice to vacate. Gillain came and did a pre checkout on that date so SHE KNEW that was our last date. I handed the keys to her in hand which reliquishes responsibility of the property then she charged us for an additional 1.5 weeks rent and council tax because “thats not how it works” which shows these guys are likely not ARLA trained so dont know the actual way it works. We requested on 18/01/23 under freedom of information for all system notes and comms regarding our tenancy be released to is for evidence. Gillain advised “we dont have system notes etc” youre an estate agent. How do you not have system notes and function at all. Blatant lies. Said she would sent them too is and ignored us ever since. Incompetent, shady, snakey do not care about tenants only their landlords and their money because of the “assured rent scheme” I highly request the new MD’s contact me about this as i have no way to contact them. I was nothing but easy going and open the whole time and still got shafted. Should have used my rights and squatted without paying rent. Awful team. The sales team are absolutely lovely to talk to though.

Fantastic experience: I rented a property through Guildhall previously and they were always great at dealing with any issues, fast action and no fuss. Currently going through the process of renting another property with them at the moment and they've been really good to deal with every step of the way. They've acted quickly to arrange the initial viewing, were very helpful in explaining the process at every stage, and I'm now looking forward to moving in (again) next week! We use their guaranteed income scheme, which ensures our rent goes into our bank each month, even if the tenant doesn’t pay. Anytime there’s been a problem at the property with maintenance or anything else, Guildhall Lettings have been superb at getting it sorted straight away. They’ll organize local tradesmen for you and liaise with us, the tradesmen & tenant, and get the maintenance done hassle free, there’s absolutely nothing we need to do ourselves at our property. Fantastic experience: We had Guildhall come to price up our property and they were very professional, respectfull of the house and our circumstances. Ultimately we ended up taking a PX from a new build developer but hey came to check in after the house being up for a few weeks and provided a little goody bag and advent calendar which was very thoughtfull.
