Negative experience: Having viewed properties for sale in the local area we settled on one in particular that was being advertised by Farrell Heyworth. We had already been to see one or two houses advertised by other agencies without any issue, which was all part of the process of searching for our new home. Our current property had sold very quickly, so we were keen to view as soon as possible. Unfortunately, on attempting to view the property we were interested in, we were told that it was unlikely as they didn’t believe that we would be able to afford the property. This was done in a very condescending and matter-of-fact way by the member of staff at Fulwood, without knowing or even asking about our situation or personal circumstances. The only information they had taken was my name and contact details, so they had obviously done some research themselves and seen that our old house had sold for £125k. The house we wanted to look at was on the market for £200k. Farrell Heyworth’s process of only allowing physical viewings once affordability has been verified isn’t communicated at all on their website and wasn’t even mentioned at the first point of contact regarding the property we wished to view. I fully understand the need to try to deter timewasters, but it was assumed from the outset that we fell into this category without any evidence, based on the sale price of our old house alone. Shortly after this we opted to buy a new build property for £230k. The experience has put me off even looking at Farrell Heyworth for a new home in future.

Fantastic experience: I put my property up for sale with Farrell and Heyworth (Fullwod,Preston branch) on Thursday, the photos and video were taken on Friday, the property went ‘live’ on the following Monday, I received a ‘phone call on Wednesday morning to say that an offer for the full asking price had been received from a viewing on Tuesday! Sold the day after it was put on the market, you just can’t get better than that! Thank you for the excellent marketing of my home and very helpful and knowledgeable staff.

Negative experience: All the staff I have come across are lovely and am sure they are fantastic Estate Agents. But I wouldn't recommend as a Landlord. The changeover of our current tenant from the old one has been messy and poorly managed(not all their fault though). I feel like we have been passed post to pillar amongst different people. We're always the ones that ask or updates, they don't update us. We asked them for quotes to have works done after the old tenants had gone. They gave a price list with a deposit, which we had to pay to commence work. Fine so we paid it, then get another call off them to say sorry it wasn't enough, pay more? Why put the original deposit then? We pay it, it was a large difference from the orginal deposit we paid. We are still in the dark about when these works will commence as I have had no updates off them and it's been a few weeks. I did also ask for one thing simple thing to be one a few months back. To arrange a time/date to view some issues ourselves whilst the tenant was living there, so we could get some much needed work done. This was never arranged by them, sadly. Even if the tenants didn't want us to, then a simple email or call stating this would've been fine. I guess this is what happens when there are multiple teams managing the letting of your property. We may have to look at an alternative management company once this tenancy finishes.

Negative experience: My friends had a highly disappointing experience with this agency, particularly with the agent Maya Lockwood. After completing all necessary background checks and being assured that they would be moving into a property by the second week of March, the move-in date was repeatedly postponed. Despite their patience and cooperation, they were informed on the very day they were supposed to move in that their tenancy had been canceled. When they asked for an explanation, they were told that the decision was based on a Google review they had previously left regarding the delays. Shockingly, they were then told that if they deleted the review, the agency would provide the keys. This unethical behavior left my friends in an extremely difficult situation, as they had already moved out of their previous home and had nowhere else to go. The experience caused them unnecessary stress and inconvenience. I strongly advise potential tenants to be cautious and ensure clear communication before committing to this agency.

Negative experience: AVOID AT ALL COST Forget about maintenance for minor repairs, you have to do it yourself For major and emergency repairs again do it yourself unfortunately, because they can leave you without a heater for all your stay in the house, i fixed the smart meter in the house myself. In particular , avoid PR2 2RT 4 Francis street, the house is full of mould , The house looks repainted when i got it, never knew it was full of mould, i got to know when i started seeing signs during winter, my health was in danger, i left my apartment to squat with a friend,i informed this agency , they said they will inform my landlord and nothing was done…only for my deposit to be deducted for redecoration after i left… Avoid at all cost, i read reviews , saw the negative result but I went ahead to give them a trial thinking i will have good things to say ….. They are the Worse if not Worst.. PS: i will keep dropping reviews anytime I remember how the said building affected me.

Negative experience: Update 15/02/24: been over a month now since tenancy ended 11/01/24 and they still haven't even gave me a figure for my deposit, trying to charge me for items that were already in the property, on top of that the garage at the property someone attempted to break into it last week and they ask me it's me and the owner had to change the lock, are you for real acusing me of being a criminal now!! Delay after delay after delay, excuse after excuse after excuse. I will be visiting your estate agent tomorrow and every single person that goes to walk in I will explain my story to them and let them decide if they want to use your services. This is by far the worst customer service I have ever experienced, the stress this is causing me too. If I made you wait over a month for rent you would not have been so relaxed. Just please give me my money back so I can just move on from this awful experience!! Worst experience I've ever had with an estate agent if you are renting please stay well far from these. The property was a mess when I first moved, bins were full of rubbish had to wait ages for the application to go through and they took no responsibility with this. Fridge and freezer didn't work had not been pat tested for years told by their engineer, went 2 weeks with no working fridge freezer. Now to top it off my tenancy has ended and they are ignoring me and not giving me my deposit back. So at the end of it all I am now having to seek legal advice to get my money back when I just want to finish this horrible experience. STAY WELL CLEAR!!!

I interacted with Katie during a renegotiation of my management agreement. Obviously, I cannot disclose the details of the agreement, but Katie was quite open and honest about what terms could apply, and offered them immediately and without quibble. They were better than my previous terms, so, to use the phrase I applied at the time “I bit off her hand.” That is only to give the bald facts, though. I can be a somewhat difficult and eccentric customer to deal with, but deal with me Katie did, displaying great enthusiasm, and a keen sense of humour. They were financial negotiations, which can, at worst, be grievous and wearing. However, I emerged feeling positively joyous and enthusiastic. I hope I haven’t created unrealistic expectations for anyone reading this review. I realise life does not always work out so smoothly, but when Katie asked me to provide this review, I was more than happy to relate my experience.

Negative experience: Worst agency ever I am renting for more than 3 years In Fulwood ,Preston with these people. I can give some advise if you rent through them. 1. Forget about maintenance for minor repairs, you have to do it yourself 2. For major and emergency repairs again do it yourself unfortunately, because they can leave you without a heater in January for minimum 3 weeks. (That’s what happened to me) with loads of emails and calls 3. They consider water leak is something normal. I have water in the kitchen ceiling for the 3 years. Nothing repaired 4. I advise to change the main house key. Because you can be sitting on your couch and you found a stranger in your living room saying I am agency representative Exactly what happened to me. Without even sending email or a call 5. I advise to put a sign “NOT FOR SALE” when they decided to sell the house then landlord changed his mind PLUS totally refusing to remove the advertisement from right move !!!!! Because whenever you open your door you will found people staring at your house. 6. They can raise the rent even without telling you. After paying the raise for couple of months ( when I became aware) they asked me that I should pay 200£ as arrears , assuming there’s a letter sent to me, which is never happened 7. Don’t call them if you have high blood pressure. Don’t ask for manger because they will not talk to you, I was waiting yesterday for a call from one of the managers but he didn’t ☹️☹️☹️

I have spent the last 12 months trying to purchase a property but with the fast moving market last year I was outbid several times. Negative experience: Look for somewhere else to sell your home. Other local estate agents are available and nation wide ones too. I have subsequently taken my house off the market due to the service we received from Farrell Heyworth. Prior to putting my house on the market we was given several assurances one which included viewers will be vetted to ensure they have the required funds or Mortgage in Principle. However, 4 of the 6 viewings we received within the first month did not have access to the required funds as they specified this to us and stated they'll either need to save up or approach family members or their bank. This was exceptionally frustrating as you do as seller want to make your house as appealing as possible and so much time has been wasted on viewers wanting a nosey without the adequate funds. The advertisement on Rightmove is incorrect the Street and Map View is not on our street which gives potential buyers inaccurate information. In the future I will use Strike or another company. Do not fall for the ( we know the area ploy, so does everyone else and their fees are alot less.) we still have to pay a marketing fee which is £199+ VAT but, I did know this from the start. *EDIT to Reply to your Reply* The potential buyers did not have enough funds. The specifically told me this. You may check that they have X amount of funds to buy a house, but letting the view houses outside their means is a waste of time for the seller.

Negative experience: Do not sign up with this agency!!!! Response for any issues you have inside house will be in years . I have been in a house through them for almost 3 years . In my first year my boiler broke it took them to come and fix it 6 months . Later same year , my electric shower broke , it took them weeks to come and fix it . If you email the agency and ask for help they will not do anything they will ask you to fill in a form on their maintenance website and go from there and wait weeks . NOW my meter broke I have no heat inside house , landlord doesn’t fo anything to fix it , it has been days since I am staying in cold I have emailed the agency telling them everything and I have been ignored and I am still ! I have complained about my issues with neighbours fighting all the time not being able to sleep , police is always on that street because of how bad they are !! It ‘rains’ inside house because of landlord not doing anything !! I have called the agency and raised this issue and they have said they will send a plumber to sort this out and nobody turned up ! By leaving this here I hope to get the attention of this agency and I will take this matter further !!

Negative experience: Con estate agent gave the house to another buyer even after my offer had been excepted and I had instructed solicitors paid for a survey and searches, because someone offered more 3 months later. They like to push the prices up creating a bidding war making thousands on peoples miseries. Lied to me time and time again. Stay clear.

Negative experience: Chose these estate agents because they're local and established, but extremely disappointed with the lack of customer service. We don't get updates on our house sale, feedback is minimal when we ask for it and we are fobbed off with 'I'll chase it next week' all the time. We are basically left in limbo with no information with regards to what is going on. When we ask for info we are told they will look into things in another week, so the cycle continues. Delay. Delay. Delay. We'll be glad when it's all done with so our stress levels can return to normal. We will never use them again. We regret choosing them as our estate agent. We would never recommend them. Update 1: I was contacted by the branch manager about my one star review and was asked if I'd change it. I said if he could get things moving and get me some info I might do. He didn't respond to me so I didn't amend my rating. Update 2. After finally completing and moving house we....heard absolutely nothing from Farrell Heyworth. No phone call or email. Nothing. The estate agent of the house we were buying kept us informed all morning and even gave us a card and a bottle of fizz, but our own estate agent Farrell Heyworth didn't even speak to us. It's like we didn't exist. Update 3. After completion this estate agent have been trying to say we haven't paid them the right amount of money. We paid them via our solicitor exactly what it says on the cost breakdown they provided. What an absolute joke. If you need a recommendation for a good estate agent try...ANY OTHER ONE JUST NOT THESE. Just check they will acknowledge your sale and that they know how much to charge you first!

Negative experience: You will need to provide proof of funding and mortgage in principle in order to be eligible for a physical viewing with Farrell Heyworth Fulwood. After you send them everything that is required, they can still not show you the property because it has been gone long ago - in my case, BEFORE my first call. They are just too busy to tell you this information but never forget to ask you for financial information in advance and recommend their mortgage advice service to you. I will highly recommend potential buyers to view properties advertised by Farrell Heyworth if you do not mind (a) wasting your time to prepare for all documents and (b) sharing your financial information with them for nothing.

I think it's valuable to outline what our procedures with regard to viewings are, and why we are continuing with these procedures when many agents seem to have returned to pre-Covid operating practices.
Our process is as follows:
All initial enquiries to view are provided with a virtual video tour which is received within minutes of the request.
The virtual viewing is followed up and feedback obtained, this is extremely valuable to the owner of the property.
If somebody wishes to then book a physical viewing we will ascertain if they are ready to proceed. A Mortgage agreement or financial qualification is then required to put the buyer in the best possible position to offer, along with acting solicitor details. The viewing can then be arranged.
Unfortunately, we still receive many requests to view properties from individuals who have no intention of buying said property. To keep our staff and customers safe we have chosen to continue with a process that will allow us to limit the amount of people that physically view to just genuine buyers.
If the person viewing the property wishes to make an offer we would require a proof of funds at this stage in any event.

Negative experience: Absolutely shocking company, I would not advise anyone to use them. What the person that come out to value says is not how they work at all. We had to do all the chasing up and they are just bad at communicating with client. They had property 4 weeks and one inappropriate viewing later we terminated our association with them. Negative experience: I tried to book a viewing for a property but they first told me i need to do an online viewing and see if we like the property. The online viewing comprised of a shoddy video made by amateurs and i would not really call it a viewing. Anyway, we were still interested in the property so i called the agent and asked if we could book a traditional viewing. I am a cash buyer and i was told that i cant view the property without showing proof that i have the cash ready. What a ridiculous notion!!! i have viewed several properties recently with other agents and not one has asked me for proof of funds, so why is Farrell Heyworth being so awkward. Moreover, why would i view a property if i know i cant afford it. Its simple maths, i either have the cash or i do not, its not like a mortgage where there is a chance it may be rejected. Absolute shocking service from these people and i would advise everyone to stay well away. In this difficult climate, they are making things tougher for buyers and i cannot believe they are turning potential buyers down. STAY WELL AWAY!!! NEW REVIEW: I had my second contact with this estate agent 2 weeks ago. i left an enquiry to purchase a flat and was told they will contact me to arrange a viewing. 2 weeks later i still didnt receive a call or email to arrange the viewing so i called them today. They told me that there was a block viewing last week and the property has now been sold. What a joke!. Nobody bothered to call me to view the property and now the seller was forced to accept an offer which was way lower than ours because he didnt even know we wanted to make an offer. Customer service at this company is non existent. Worst experience ive had with a estate agent and second time this has happened with them. So frustrating!

Negative experience: Goodness knows how this company has 5-star reviews, as the service I've received on behalf of my 81-year-old mother has been beyond appalling. My mother’s fridge freezer broke between Christmas and new year. I reported the issue via the online reporting system and was informed the office was closed as it was still the Christmas holidays. I finally received a call from a member of the lettings team on the 30th December to say their contractor wasn’t available until after new year as he was on holiday. Obviously, we weren’t happy about with the situation, but nothing could be done, so we had to accept it. The contractor eventually visited the property the week later, informing my mother that new parts were needed. Days drifted by with no update as to when these parts would arrive, so I chased FH to see what was happening. I was informed the landlord had authorized a new fridge freezer as the parts were difficult to obtain and that the contractor would place an order straight away for delivery asap. That was 2 weeks ago and we’re still waiting. I have now been promised the appliance will be with my mother tomorrow (Thursday) but I’m not sure if I can believe this as she has already been let down 3 times and every time the date has changed, tomorrows date being the 4th. This complete debacle would be frustrating enough for anyone, but my mother is 81 next month: she lives alone: has arthritis in her hands and feet - along with having had part of her lung removed last year, following a diagnosis of cancer - and suffers from COPD. The regular trips that she has had to make to the shops, for nearly a month, have been extremely tiring, stressful and mentally draining for her, not to mention the extra money she’s had to spend - I don’t live near my mother, so am unable to help regularly and when I call to hear her crying, saying she can’t cope, it is most frustrating and upsetting. It is unfortunate that I have had to resort to expressing myself online, but I have now sent 2 emails to FH, firstly to ask for some kind of compensation from the landlord for the extra expense my mother has incurred because of the delay, and secondly to voice my utter dissatisfaction with the lack of customer service, care or consideration given to my mother and her situation. It should be a matter of priority for FH to ensure they have efficient contractors that are able to address tenants needs as quickly as possible, and that certainly has not been the case with this issue. I could have ordered and arranged for Curry’s to fit a new fridge freezer in a matter of days, so why this contractor couldn’t purchase the same sooner is completely beyond me. The service my mother has received from yourselves and the contractor is utterly appalling and not acceptable. Please don't insult me any more by saying you're sorry the experience I received warranted a 1 star review and that feedback is important to you, It doesn't wash and just confirms your lack of care by confirming it's an automated response!

Negative experience: Phoned up to book a viewing and they didn’t get back to me. TWICE. So I’ve just been round to the house to tell the seller that they should probably use a different estate agent. The lady actually told me that she hadn’t been told at all. Negative experience: I can't understand why they are demanding details of our finances before we even view a property - any property!! They claim it's a Covid precaution - yet it gives them an unfair amount of information to enable them to push you to higher levels of offer - very very unethical..... Jeremy Collins, I can't reply to your response so I've edited my review to address your points. You say: 'Unfortunately we still receive many requests to view properties from individuals who have no intentioned of buying....' So, you have just admitted that you are using a medical situation to screen finances? And it is false to say that agents require proof of funds at the point of offer - this is usually required once an offer is accepted. You also do not offer any reassurance (unequivocal committment) that you do not pass on details of a viewer's finances to your customer so they can misuse that information. This is all highly unethical and I think the ICO would be interested in your inappropriate gathering of financial information (in pretence that this relates to health in some way) and your potential misuse of this, and lack of guarantees around the use to which it will be put.

I think it's valuable to outline what our procedures with regard to viewings are, and why we are continuing with these procedures when many agents seem to have returned to pre-Covid operating practices.
Our process is as follows:
All initial enquiries to view are provided with a virtual video tour which is received within minutes of the request.
The virtual viewing is followed up and feedback obtained, this is extremely valuable to the owner of the property.
If somebody wishes to then book a physical viewing we will ascertain if they are ready to proceed. A Mortgage agreement or financial qualification is then required to put the buyer in the best possible position to offer, along with acting solicitor details. The viewing can then be arranged.
Unfortunately, we still receive many requests to view properties from individuals who have no intention of buying said property. To keep our staff and customers safe we have chosen to continue with a process that will allow us to limit the amount of people that physically view to just genuine buyers.
If the person viewing the property wishes to make an offer we would require a proof of funds at this stage in any event.
