Negative experience: Pathetic service and a deeply disappointing tenancy checkout experience. After living in the property for three years and paying rent on time every single month, I am now forced to chase my own deposit repayment. Every follow-up is met with the same excuses — either my point of contact is “out of the office” or the landlord “has not yet responded.” This begs the question: what exactly do letting agents do if they cannot manage such a basic responsibility? Coordinating with the landlord and ensuring deposits are returned promptly is literally your job — not the tenant’s. Had I missed or delayed even one rent payment during the last three years, I would undoubtedly have been chased relentlessly. Yet when it comes to returning my money, there is zero urgency or accountability. Completely unprofessional and unacceptable service.

Negative experience: Long story, with multiple issues but If you’re a tenant considering Signature Estates, please read this. We rented a property from them for four years, and our experience went from frustrating to downright unbelievable. Over time, the flat had several issues, including a broken shower that left us without hot water for over a week, and electrical work that, according to a contractor, should never have passed inspection. Despite repeated requests, Signature Estates routinely delayed or ignored repairs. Still, we looked after the property diligently, paid rent on time, and met all our responsibilities. After four consecutive fixed-term contracts, we asked to continue on a rolling monthly basis. Instead of accommodating our request, they increased the rent by nearly 20%, openly trying to pressure us into signing another full-year agreement. When we finally left, we made a real effort to return the flat in better condition than when we moved in, (at the time we moved in, it wasn’t very clean) cleaning it thoroughly and taking care of small maintenance tasks. Despite that, they delayed communication for weeks and then tried to deduct hundreds of pounds from our deposit for exaggerated and unfair reasons, including claiming “missing” items that we never wanted, and had stored in the ceiling by the landlord’s own instructions. We tried to explain and provided evidence, but they ignored it and didn’t even check. Worse still, they encouraged us not to raise a dispute through the official deposit scheme, suggesting it would “take too long.” For tenants without savings, that kind of pressure can be incredibly damaging. We submitted the dispute anyway, and the independent adjudicator ruled in our favour, awarding us 95% of the deposit. The small amount we didn’t recover was only because we hadn’t taken photos at the start of the tenancy, something we never imagined we’d need, given how responsibly we treated the flat. This kind of agency should not be in business. They take advantage of tenants in a housing market already under pressure, and they operate without fairness or accountability.

Negative experience: Disappointing and unprofessional experience.

Negative experience: I won’t recommend Signature at all as a tenant. We had a terrible experience with them that ended well because of our resilience otherwise they would have taken an enormous amount from the deposit that wasn’t justified despite the house wasn’t exactly in ideal conditions (full of mould). The letting manager wasn’t ever available and it took us 2 months to get our deposit back. Worst experience ever!

Fantastic experience: Was sceptical about the speed promised to market our property but Glynn delivered. We met on Tuesday our home was live on the Thursday evening. We had our first viewings booked for the Saturday which resulted in the offer we accepted on the Monday. Glynn booked and carried out all viewings making selling our home much easier then we could’ve imagined. Throughout the process Glynn kept us updated and gave us feedback. He went above and beyond. We would definitely recommend using signature estates.

Negative experience: We had a very disappointing experience with Harrison Hobbs at Signature Estates. After viewing a property and expressing our interest immediately via email and in person, as instructed, we heard absolutely nothing back. Despite following up the next day by calling the office, we were told that the property had already been taken. Harrison had assured us on-site that he would send us the necessary forms via email, but we never received anything. When we spoke to him on the phone, he claimed he couldn’t find our name on the system and didn’t even offer an apology for the mistake. Instead, he dismissed it entirely, saying it wasn’t his fault. This level of unprofessionalism and lack of communication is unacceptable and ridiculous. We did everything asked of us, only to be let down by poor organisation and zero accountability. Based on our experience, we wouldn’t recommend Harrison Hobbs or Signature Estates to anyone looking for reliable and responsive service.

Negative experience: Back in 2016, we rented a small flat in Watford through this agency. Everything was smooth until last year when we faced kitchen issues. The assigned workers were unprofessional, even snooping in areas they shouldn't. Despite our complaints, the agency, including these individuals named Sophie, Georgia, Lisa, and Bill (who was very ignorant as well!) ignored us and showed a lack of understanding of UK law. Feeling mistreated, we voiced our concerns but were unfairly evicted. When they handed over their petty letter of UNFAIR EVICTION, I was about to laugh in their faces! I did that after that woman left. Despite giving us a deadline for February using the landlord request excuse, we moved out within a week, prioritising our savings for a house instead of taking this way further as we could have done that very easily!!! We checked! But they were very lucky there thats all Im saying! If the landlord was aware of this SHAME ON YOU TOO! Fortunately, we found a better agency and are now proud homeowners. So thanks for this! Haha!! Despite the challenges with "Signature Estates," we won't forget their attitude and discrimination!! We won't recommend them to anyone and we will make sure to share this story everywhere and with everyone! Beware of their so-called professionalism— they care little for tenants as they only treat better people who own the properties aka landlords! Karma has its way, and we believe in it! A word of caution to all: exercise caution when dealing with them and don't hesitate to voice your concerns! Their competence is questionable, and their reliance on fancy suits for an 'impression' is misleading. I'll stop here, as I might not be allowed to express my full thoughts about them! Once again SHAME ON YOU ALL AND DONT FORGET WHAT GOES AROUND COMES AROUND FOLKS! I would give 0 stars if I could!!!!

Negative experience: Absolute waste of time. If you value your time, I’d suggest you approach other reliable real estate agencies. Horrible service, they will promise you a whole lot but will not actually deliver their promises. “Response within few hours after offer is given out”. That’s what I was told but those few hours turned to weeks with no updates whatsoever even after the properties were taken up. I’ve had to chase them for more than 2 weeks just to know that the requirements of a certain property were not met and other properties being taken up.

Negative experience: I have 2 appointments at the same property but at different rooms. They had no patience to wait until the appointment time and they left the property before the appointment time. Highly disappointed with their service

Negative experience: A highly disappointing and frustrating experience as a tenant. I currently feel quite helpless, especially because it's my first time trying to find accommodation on my own. Regrettably, they do not seem to be accommodating or student-friendly at all. I sincerely hope that no one else has to endure the same ordeal I am going through, which is why I am sharing this review. If you happen to be a student, I would advise against using this agent. After paying the holding deposit, it becomes a tool they use to pressure you for quick responses, including a referencing check that they likely know you won't pass. As time passes, they may even insist on a guarantor, while you continue to struggle to secure accommodation. Moreover, there have been concerning threats regarding the return of your deposit, which, in spite of their initial statement that it's non-refundable, should be refunded. As one review rightly pointed out, they often provide incomplete information. When inquiring about the requirements for the next steps, they frequently sidestep the question, focusing on immediate tasks and promising to address future steps later. Unfortunately, this delay could leave you without accommodation. p.s. I had to give it one star to leave a comment; otherwise, I wouldn't give it any stars at all.

Negative experience: Taking your deposit and listing the property again on the market just because the quarantor was on holiday and waited for his accountant to send a document that was needed. £ 300 lost as they are not giving full information to start with and cannot refund as "you signed for it". Disgusting and unprofessional. I will 100% avoid them.

The flat was maintained in an excellent condition by the agency through regular inspections and pest control and other safety checks visits.From the day of viewing till we got back our deposit the agency has been so kind and helpful. They dealt with all our concerns promptly and in a very friendly manner. Overall we are very pleased with their services and would recommend them to all.. Negative experience: My husband travelled from Milton Keynes to Watford , literally ran to be on time for the viewing at 11:30. Slot was fifteen minutes but when he asked the agent Louise at 11:40for a quick video call to family , she refused that her time is over and locked the house and left!! Is it professionally ethical? When we managed to travel for 2.5 hours to see the house than they should respect and give us the proper timewe habooked the slot.. Highly annoyed!

Fantastic experience: I have been dealing with Signature Estates in Watford for 4 years now. As a landlord I bought a buy to let property that Signature Estates were marketing and have subsequently let it out via Signature Estates with various new tenants. During this time I have dealt with Ciara from the Lettings team. She is a warm, friendly and extremely efficient member of the team who goes out of her way to provide a great service. As a busy landlord she is invaluable to me and the reason why Signature Estates continue to receive my business four years on. Please don't ever leave Ciara!

Fantastic experience: Alan and his team are brilliant. We recently sold our flat with them, after having previously listed it with a more ‘corporate’ local agency. I am SO happy we switched— I really felt I could trust Alan. He treated me with respect and talked honestly with me throughout every stage of the sale (which he got us after a couple of weeks, compared with several months with the other agency). These things might sound obvious, but are really not the norm in my experience. I recommend anyone who wants to sell their house with minimal stress and nonsense to choose signature estates.

Negative experience: Worst experience in my entire life . The agent who dealt with us told us we will be living in a studio flat with 'a lovely polish couple upstairs ' , in fact the 'lovely polish couple' were 8-9 noisy people living upstairs and none of them polish .To ad the fact that one night they start fighting with each other and I had to call the police and discovered that police was after one of them for long time . The flat at the begging wasn't great but we thought we will make it better but in time we discovered water infiltration ,dump and a collapsing ceiling . Every time when it was raining the water stains on the wall was showing up and they were moving all over the wall ,from the bedroom to the kitchen and next to two electric sockets . After we have reported this issues to Signature agent we got a reply stating that the landlord is responsible for all maintenance work . We got in touch with a guy called Vincent Hall and someone turned up saying he is in behalf of the landlord ,later on proved that the small Indian guy is the landlord .We showed to the so called 'in behalf of the landlord ' all the mold we were getting and all the walls getting wet every time was raining but he kept saying that they have fixed the problem ,they never did . We had to inhale a very steamy air and the bed sheets seemed all the time wet .We had to live in a bedroom without no ceiling light for last 3 months until the end of tenancy as the builders sent by 'in behalf of the landlord ' never had time to finish off their job ,also they pulled the gas detector away from the ceiling and left the wires to short to connect back the gas detector . I could go on and on about this and other issues we have found at this property rented by Signature Estates . Avoid or be extremely careful so you dont have to go trough my hell . Last update - the landlord has decided not to give the deposit back .What else can I say .... :)

Fantastic experience: Signature estates helped us out enormously. Their service far exceeded what we had anticipated, and exceeds the obligations and expectations of any letting agency by far. 5 stars do not cover the story, hencewhy the appendix: Before our acquaintanceship with Signature Estates, we lived in a shared house with a neglectful landlord, who did not carry out repairs, charged for friends staying over, and overcrowded the house. After the council had been involved, we were given two months notice, three months from the enddate of our stay in England, and two weeks from our vacation to the Netherlands. We knew how hard it is for a couple to find a room for two months in such a short time. We requested several viewings from different agemcies, of which Signature Estates replied the earliest; Tam called me the very next day, upon which we arranged a viewing the selfsame day. After we explained our situation during the viewing, Tam suggested a shared house, managed by them, for which they could allow a two month's contract (which is against normal agency regulations) The next day, they offered us two rooms in stead of one (because of legal, overcrowding issues), at a reduced rate for the two of us. But yet, their service did not stop there: They carried out the credibility check by themselves without charging us anything and passed us (which would not have happened through a bureau) They allowed us to move all of our personal belongings in before our vacation, even though we had not paid rent for that month, and on top of that Tam helped us with moving everything.

Fantastic experience: I was very impressed with the team at the new Abbots Langley office. The employees were very professional and friendly and provided great customer service. They helped to process my sale very quickly (far quicker than I thought possible) and kept me informed at all points along the way. I would definitely recommend them to anyone moving in the Garston & Abbots Langley areas and they would be my 'point of call' when I next consider moving.
