Negative experience: I am providing a review as a buyer which may provide useful insights to buyers, and also to sellers’ to know what is affecting timelines on the other side of their sale. Unfortunately I have had a very stressful, time-consuming and overall negative experience of working with Brian Cox. Whilst all staff I engaged with were friendly, I found the actual service provided to be lacking in numerous areas. The exceptions were when I briefly got to work with Paul Budd and Rachel Jones who were both good. 1. Communication: As a buyer, there were some weeks where I was unable to get in contact with the team member that I needed to. This was because people were on annual leave or on their non working days (which is of course fair!) however other staff members were unaware that they were, and would still say that they would get them to phone me back that day. This of course caused issues. It would sometimes take speaking to multiple people to identify that the person was indeed off and could not action my request. Brian Cox would benefit from having a centralised calendar so that they are aware of who is working on what days and so they are able to inform buyers and sellers when trying to get in touch with their agent. Additionally, although I was informed that Brian Cox do use a task management system to log actions needed against different properties, it did not seem like this was utilised by all members of staff. This was problematic when an action was due to be completed by a staff member who was off and because they had not handed over the work/ an action was not logged on the system, a number of staff I worked with did not feel comfortable completing at action in the absence of this. Alongside this, only some members of staff have access to their internal portal and can carry out actions such as removing a property for sale from property websites. Therefore if one of the few people were on annual leave sellers’ properties (in my experience) was left on the website for longer than agreed between the buyer and seller. Another issue was a severe lack of responses to phone calls as agents are out doing viewings all day. This would not have been so much of an issue if emails were replied to. However I was informed by my agents that because they are so busy they don’t usually get to reply to these. It took me two months to get a reply to an email thread (which was from Paul Budd). My advice would be to not expect messages over email have been received and acted on and instead keep trying on the phone. Together, Brian Cox’ communication issues had negative consequences for me as a buyer, and as a result I came close to having to pull out of the purchase. 2. Completing actions: I found it quite misleading at times when members of staff would say they had done everything they could to resolve an issue and it could not be resolved for x reason. However, when Paul was available he was able to resolve the issue quite speedily. This raised concerns for me about the capability of the other agents. 3. Other contributing factors towards delays: I sense that the team’ s workload is greater than they can manage as on numerous occasions staff members informed me of how busy they were and that was why emails were left un responded to and actions were forgotten about. Overall, unfortunately the agents (aside from Paul and Rachel) lacked the skills and resources to provide a satisfactory service. As a buyer, be prepared to consistently chase and do a lot of handholding with the agents to progress the purchase and ensure Brian Cox are not causing preventable delays.

Negative experience: Very unprofessional, shocking staff lacking any form of training. Very poor for tenants as well as landlords. They charge landlords for not doing any job what so ever and tenants are just left with no help. By all means,please avoid!

Negative experience: Out of the 4 viewings we booked, they cancelled ALL OF THEM (one whilst we were at the location) due to "an agent running after a dog and spraining his ankle", which is the biggest load of tosh. Even when assured they had another agent to show us the property, we were let down again. Don't bother with them.

Negative experience: Don't really where to start from but this is a continuation from the previous tenant who left the review last year. I have been through a horrible experience dealing with this agency, they don't reply to your emails, calls after you have signed the contract. I think Caroline is the only one at Brian Cox who is professional but rest of the staff will keep ignoring you. The property had issues which were raised after I moved in but after chasing the agency I gave up as I was told that the landlady does not reply at all. After I moved out, I kept chasing the agency to get my deposit back but again I was told that the landlady is not replying, but annoying thing was that my checkout inventory had so many discrepancies as domestic cleaned flat at the time of move in, became professionally cleaned, and overall they tried to deduct about £350, for professional cleaning and damages. But I was never given the flat in a professionally cleaned state and the oven which was already broken before I moved in as also pointed out by the previous tenant "Laura Niepage" in her last year review but I was held responsible for this damage. Anyways, after 6 weeks of moving out when I did not get any reply or deposit back, I had to raise the dispute with TDS. I submitted all the evidence and this week the dispute was resolved and TDS dismissed the claim of cleaning and all the damages, and I finally got my deposit back after 4 months, I went through a lot of stress and frustrations as the landlady was not fair at all, and she won't resolve any issues, and tried to deduct the money by being so unfair. As you can see that me and the previous tenant had to go through the same kind of issues, and I am sure the current tenant who is living at the property will write a review next year too. I hope no one has to go through this, if anyone rents a flat from this agency, then I would say make sure to take all the pictures and raise all the issues when you move in as your check in and check out inventories will be done by two different companies and they will change the domestic cleaning to professionally cleaned sort of things, and then you will have to spend hours preparing your case and going through 70 pages of inventory. Be careful!!

Negative experience: Not helpful at all. They only sides with the landlords! We lost alot of money because they didn't help us, also we lived in appalling condition flat while they sided with the rogue landlord and keep charging us for the appalling flat that we lived in.

Negative experience: I consider it as one of the greatest mistakes that I did which is to let through them. Even after receiving my holding deposit they readvertised the property and finally I lost my initial deposit amount. I informed them prior that i am on maternity leave and I can pay 6 months rent in advance for safety if the landlord has any issues regarding rent payment. Later on they told me that my reference failed as I sm on maternity payment and they wanted 6 month rent in advance with rent payment on each month, which I refused as I lost the trust on them.Very disappointed with their service.

Negative experience: I don’t know where to begin, the staff are super unhelpful and they work with UNRELIABLE landlords. My one bed was fairly dated and had a few issues with some of them not being addressed because the landlady reckons the for example broke oven was always like that and worked fine. They just go with it and won’t go anywhere beyond this. Now finally moved out was the biggest joke of all time! Firstly they didn’t even know I vacated the property although I handed my key in on the date as arranged. Then I called to chase my deposit only to hear that they couldn’t find my check out report. I was promised to be called back every time I called but that never happened so it’s an endless chase. So now the biggest Fauxpas is that the landlady won’t respond to repay my deposit... and they wont do anything about it!! Ridiculous, moved out over three weeks ago and the landlady decides to not get in touch and I now have to pay money to sing a statutory declaration to get my money back. Avoid!! Better estate agencies than this one. Oh and I was told I owe them a days rent, when I challenged it I haven’t heard back from them, was asked in an email to make a payment of the outstanding amount. So disappointing! Staff are very unfriendly about everything

Positive experience: I've just let my property out with Brian Cox. The property was let out very quickly and the lettings manager Sakib did an excellent job. He was very professional and a pleasure to work with.

Negative experience: Discriminators, English it is not my first language , but Im many years in UK , maybe still some accent left, but every one understands me, but when called letting department to report some problem in my property, lady who answered my phone call pretended like she don't understand me, even I repeated same word to her five times, even spell it to her, avoid.
