Negative experience: Northwood were very unhelpful at our end of tenancy check out. We left a couple of helpful item for the next tenants at the end of our tenancy and they charged us £25 to remove this, despite us explain it was a gift! They were also rude in their emails about this issue and did not acknowledge the fact that the £25 was never explained to us or made clear. Be careful when using Northwood at the end of the tenancy.

As my parents are now very elderly and no longer able to manage their own affairs easily, the team at Northwood have been extremely helpful. Northwood's Guaranteed Rent scheme provides regular income. But it offers a lot more: Northwood offers sensible advice, meets obligations willingly, finds good contractors at a fair price, completes admin accurately and promptly etc. All the things that a landlord working at some distance from the estate needs, the team at Northwood supplies. Negative experience: *Warning: Northwood St Albans' Deposit Handling* I'm sharing my experience with Northwood St Albans to caution future tenants. I rented an apartment from them (April 2024 - September 2025) and had a nightmare getting my deposit back. They claimed £1200 from my deposit for unjustified and, in most cases, completely fabricated reasons. The claims were not backed by any evidence or data, and it was clear they were trying to exploit me. Complete disregard for check in and check out reports. After lengthy negotiations with the agent, I managed to get the claim reduced to £400, but I strongly believe I would have gotten a further deduction if I had pursued a formal dispute. However, considering the lengthy and arduous process involved, I decided not to follow through. *Key Takeaways:* - *Dispute everything*: Don't hesitate to raise a formal dispute, even if it seems daunting. Northwood's claims may be exaggerated or fabricated (lies in my case), and you will most likely get a more favorable outcome. - *Don't trust their claims*: They may make baseless claims without evidence. Be prepared to challenge them and provide your own documentation. - *Document everything*: Ensure you have evidence to support your claims, as Northwood seems to disregard check-in reports and tries to exploit tenants. Negative experience: I would never rent with Northwood again. The staff were consistently unhelpful when we raised issues, and no part of our experience with them was smooth or straightforward. Throughout our tenancy, it felt as though they were more focused on extracting as much money as possible rather than providing a fair or supportive service. We repeatedly had to challenge and dispute their claims, which was stressful and time-consuming. Overall, this has been one of the worst letting agencies I’ve dealt with. I strongly recommend saving yourself the trouble and looking elsewhere.

Negative experience: Terrible experience with Northwood as a tenant. They are absolutely charming when showing properties and getting you on their books, then treat you like dog poo once you're locked in. Verbal agreement to resolve issues then denial. Unprofessional conduct then denial. Absurd rent hikes and attempting to deduct deposit for issues that were evidenced at the start of the tenancy. Avoid! There are plenty of other local agents (eg. Leaders, Ashtons) who actually treat tenants like human beings.

Negative experience: Extremely Unprofessional and Disappointing Experience with Northwood St.albans I was due to move into a new property managed by Northwood in just four days when, quite out of the blue, one of my housemates received a call informing us that we would no longer be given the house. The only explanation we were initially given was that there was “some trouble with the property.” This last-minute cancellation left all six of us — who were fully prepared to move in — suddenly without accommodation and desperately searching for somewhere else to stay. Their initial response amounted to little more than an apology, with no meaningful effort to assist us or offer an alternative. Although our holding deposit was returned, the stress and uncertainty during that period were significant. After leaving my review, the manager did contact me personally to discuss what had happened. I appreciated this gesture, as it showed that at least someone within the team recognised the seriousness of the situation. He asked about our current circumstances and provided additional reasons for the cancellation — information we had not been given at the time we were refused the property. This follow-up communication was certainly a step in the right direction and is worth acknowledging. However, better communication from the outset could have prevented a great deal of unnecessary distress. I would still urge prospective tenants to proceed with caution, as our experience was far more chaotic than it needed to be. Anyways, Goodluck for their business and thanks for enquiring about the current situation.

Fantastic experience: Lenka was my go-to... from the viewing to the agreement to the actual move! She did everything she could to make sure it was a seamless transition. Highly recommend this estate agents, Sam as support, was invaluable too. Don't hesitate to use Lenka, Sam & Northwood Estate Agents!

Negative experience: A tenant for several years. Mostly with good correspondence and cooperation with Northwood, with exception of one person on check-out. Had to deal with a "senior" admin whose conduct was unprofessional. Non-stop guilting on her end to get me to part with my deposit, knowing it was a reach. One angry email demanded to know who's responsibility it was to pay the cleaning for "fingerprints on doors". Other ridiculous assertions that insisted on repayment included floor entrance into the unit being visibly worn (the property was lived in for seven years, did they expect me to float into the living room?), a detached carpet that was caused by their maintenance and a "missing curtain" which was photographed on the floor in the same reference it was claimed to be missing. Case escalated to TDS's resolution service who instructed Northwood to receive 10% of the deposit for some cleaning as opposed to the 65% they argued for - at one point I was told "there's no two ways about" paying such an amount. The tone and nature of the admin's emails caused stress. Her final attempt to try and avoid the case escalating claimed I should think about her proposed amount for non-missing curtains and cleaning of fingerprints to avoid "the stress and uncertainty" of going through TDS's resolution service. Mighty glad I did and encourage any tenants in the unfortunate situation of corresponding with the same person to pursue their own case. This person would stop at nothing to get the majority of the deposit to the point of suggesting to avoid TDS's resolution service. She's been with the company a long time and knew the game she was playing. Awful practice on her end and did leave me stressed for weeks. For everyone else I spoke with there, mostly great. Only other disappointment was highlighting a brothel was in operation very close to the unit and a lot of suspect characters come in and out the hallway at night. I argued this in defence of increasing the rent 12% during an annual contract review, claiming it's not that fantastic a place to live as a tenant in fact and could we meet in the middle at 5%? This was completely ignored. Hence what they considered fair game for arguing as means of keeping the deposit, some of it was hilarious. I imagine other letting agents could be worse on balance. But I wouldn't know.

Fantastic experience: I feel so fortunate that I meet Elizabeth Smyth (Property Management Team), It was a chance meeting where Elizabeth would come into my place of work as a customer and we would strike up a conversation and i instantly liked her! They took everything into control and made it so simple for them and within 3-4 weeks the property was being rented!
