Negative experience: I have seen evidence that Collinson is potentially behaving illegally, namely continuing to advertise rental properties and arrange viewings once someone has paid a holding deposit on said property. They were not receptive to attempts to notify them that their actions are in violation of the Tenants Fees Act 2019 and resolve amicably. I would not recommend this estate agent if you would like to have a hassle free and anxiety free rental experience

Negative experience: I don't suggest renting a property from this company. When we first viewed the property, they told us we could keep whatever we wanted (i.e. the dryer). When we first moved in there was no dryer and they argued that it was advertised as unfurnished. The property had mould coming out from every corner which shows that it was not well insulated. A year later, when we were moving out at the end of tenancy, mind you it was in the contract and we were fully transparent that we had a dog. We were charged over £400 for cleaning particularly because there was pet hair on the carpet. Do not advertise properties at pet friendly when you will be charged for the fact that you have a dog. The house was left in a cleaner condition at end tenancy then it was given to us in the beginning of tenancy.

Negative experience: A Renter’s Nightmare My nightmare began just six months into my tenancy agreement. What started as a small roof leak, which I immediately reported to the landlord as per my agreement, quickly escalated due to multiple failed attempts at repairs. The landlord’s repeated "bodge" jobs made the situation progressively worse, eventually rendering the property uninhabitable. I was forced to leave, as it became unsafe to stay. After trying to resolve the issue directly with the landlord, I decided to involve the property management team and informed Cristina about the situation. Unfortunately, her first response was a threat of re-renting fees, rather than offering any real assistance or addressing my concerns. By mid-December, just before Christmas, I was left without Roof windows in the property. Cristina sent one email in December apologizing for the situation, but there were no follow-ups or escalation, which I would have expected from a professional property manager. I found her handling of the situation to be unprofessional, and her actions seemed to favor the landlord’s neglect rather than the tenant’s safety and comfort. I would not recommend this company to anyone seeking a professional rental experience.

Negative experience: Communication needs some work. 3 phone calls, 3 different people told me they’d look into the return of our deposit and get back to me. None of them did. 4th time of calling was then told it was nothing to do with them and needed to speak to landlord direct. He was just as useless at communication and so our deposit return went way over the 30 days stated in our contract. A simple task of returning our deposit took 7 weeks!

Negative experience: I'm a tenant in a property being sold by my landlord through Collinson Hall's sales team. Over the past year I have found communication to be extremely poor. Appointments to access the property have been cancelled last minute on several occasions. Viewings have been booked in but not confirmed with me (I've had to call to confirm and they seem surprised when I ask which of the offered times they have chosen), agents have arrived late to viewings or to unannounced viewings with lackluster apologies and excuses of being told someone should have rung me - they didn't. I've complained privately many times and received apologies but they now just seem meaningless as the same issues arise again and again. When my time is being wasted preparing for viewings that may or may not happen, and being left feeling disrespected as a tenant, I don't think I am being unfair by now choosing to make my displeasure public.

Negative experience: Pre-scheduled a viewing which was cancelled, after pleading with the agent to view as I travelled 3 hours they let me view I proposed the offer before arriving not wanting to waste time. Which by the way was 3 months in advance plus deposit. Already showed all relevant documents of income/ savings. Was false promises when I would be told the outcome Which after chasing multiple times was told rejected. Not sure if they treat all their potential tenants like this but this was a very bad experience and I would not recommend!
