Fantastic experience: I am a landlord and have a rental property within the M25 area of Greater London managed by Hamptons for the past 12 years. I have always found the service offered by Hamptons professional, courteous, thoughtful and personal. By professional I mean that they have been timeous in their notification and arrangements of the various annual certificates of electrical, gas inspection, boiler, detector, boiler service and so on. These have all been carried out promptly followed by the necessary report and certificate. By courteous I mean that on the few times I have needed their dealings with an awkward tenant, they have done so with sensitivity and politeness, keeping a professional relationship with tenant while representing myself, the landlord. By thoughtful I mean that there have been times when Hamptons have contacted me to ask me if I was aware of this or that, something that they felt that the landlord probably needed to know, but was unaware of, as I am not a UK resident. They were proactively acting in my best interest. By personal I mean that they initiated telephone conversations to discuss matters that needed a chat rather than an e-mail. For examples, renewing leases, increasing rentals, and explaining the implications of The Renters' Rights Act in England which will take effect on May 1, 2026. I have had a number of property managers over the years, and my current property manager, David Whiting of the St Albans office in Hertfordshire, more than encompasses all of the above. He has always been very willing and prompt to involve other Hamptons personnel from other divisions with relevant expertise and skills where and when appropriate. Fantastic experience: We used Hamptons to market our home a year ago and were extremely impressed with the service, communication, marketing and professionalism from all of the Staff at the St Albans office. The professional photos of our property and presentation brochure was top notch and I was really satisfied with the manner in which our cherished home was marketed. Fantastic experience: My wife and I have had quite a bit of interaction with Grant and his team this year. We bought a house that was being sold through Hamptons, and also sold the house we owned through them. I can’t speak highly enough of the experience we had on both sides. Grant has a wealth of knowledge of the market, the buying/selling process and negotiations. The communication was great, Grant and the team were on top of both sides, gently but firmly nudging the process along. We felt on both the buy and sell side that the flow of information was transparent, and timelines we were given at the outset were kept to. This is something that in my experience does not always happen. Overall, a professional and friendly team, that have made what could have been an extremely stressful period, far less so. Fantastic experience: This month, Hamptons helped us complete on the sale of our house and the purchase of another which they were also the agent for. I was particularly anxious about the whole process- the last time we’d bought and sold it had been a horrible nightmare from beginning to end and we really didn’t want a repeat. From the outset, each individual Hamptons team member has been outstanding- always approachable, honest, communicative and taking total accountability for their part of the process. Sujad was phenomenal at our viewings- knowledgeable, diligent and giving us helpful feedback. Grant played part-counsellor whilst skilfully negotiating the transactions on both sides of the chain. And Janine went above and beyond in the final stages to see the deal through, working beyond her hours to ensure timelines were met. Gary also offered great advice and spotted how right the new property was for us. They’re also all genuinely lovely people, who understood how much we loved the house we were selling, and how invested we were in our forever home we hoped to buy. House selling and buying is nerve-racking, with financially high-stakes, and for those very reasons I would absolutely recommend Hamptons as they really couldn’t have made the experience any smoother, or looked after us with more professionalism, kindness and skill.

Fantastic experience: I sold my property recently through Hamptons St Albans. Grant and the whole team made the process as simple as it could be. Love the fact that there was a dedicated person to make sure the whole conveyancing process was as smooth as possible. I was also thoughtful that my apartment had a higher than average service charge, but with Grant’s local knowledge and understanding of the charges, this was never an issue. So if you are selling in Napsbury Park, like I did, just speak to Grant, his knowledge of the development is second to none.. I was planning to go with another local agent on a dual agency, however this other agency in a rush to get my property on the market first, listed my property on Rightmove without it being signed off by me, and as such the details were riddled with mistakes. I withdrew my property from this agent and stuck with Hamptons, at least Hamptons are professional and follow the basic rules. The icing on the cake was selling my flat with just one viewing. Negative experience: For Sales, maybe. Stay away for property management. Only interested in collecting fees and making sure they have an easy life. Do not conduct genuine referencing of tenants and when problems arise offer no support despite collecting full managed services fees. Very, very disappointing personnel and service standards.

Negative experience: I rented a property in St Albans through Hamptons. The property suffers from system damp issues and Hamptons colluded with the landlord by covering up the damp and mould. They did this before I rented thr property and also have just done it again to the next poor tenants. It is Hamptons' handyman, who I talked to, who carries out the masking to hide the issue for a short period, after which it is too late for the tenant as they are locked into the tenancy. Hamptons St Albans did not deny that this was the practice they were undertaking, which is surprising for a premium agency such as them.

Fantastic experience: We recently bought a house where Hamptons was the sole selling agent. I found them very professional, responsive and easy to deal with. I think it's a very good idea that they have a sales progressor to help get sales over the line, whether it's liaising with solicitors or contractors, or between seller and buyer. Fantastic experience: From our first contact and viewing of the property a professional and comfortable relatioinship was established by Grant. During the offer period a transparent and informed negotiations were maintained by Grant. Grant also assisted us with establishing and resolving items of concerne with the vendor regarding issues with the property. I was so Impressed in so many ways by the amazing, kind , humane and professional way we were treated. Martin, promptly and expertly booked us a quick viewing. From that first conversation , which was both informative and imaginative , we already knew we were in the hands of a top outfit! Class! We were shown round the property by Susan and Mimi on different occasions and both, in their different styles yet equal natural warmth, made the viewing experience a total joy, never rushing us and explaining all the benefits of the property at great length. Grant, who oversaw the negotiations knew exactly how to to strike the right balance at the key moments of the process for all parties involved , showing an outstanding level of expertise on his field. Roni Rachi has been my contact throughout from my first call to them and has been unfailingly friendly and helpful, he has a real personal touch which has made a stressful process much easier- and when he wasn’t available (only once I think!) the staff who answered my calls in the office were also the same. I wouldn’t hesitate to recommend this estate agents I feel very pleased that they are also managing the property I am renting as they have made me feel really looked after.

Fantastic experience: In May we moved and sold our house through Hamptons St Albans branch. There really are not enough good words to say how phenomenal Grant, Janine and the team were. From our initial meeting with Grant who was friendly, helpful, charming and highly professional, it was a pleasure to deal with him. He was not pushy in the slightest, extremely knowledgeable about the local vicinity and other comparable properties for sale and has his finger on the pulse of the St Albans property market. Having previously had a bad experience with another agency in St Albans and being recommended to Grant instead they were absolutely right - Grant is THE man if want to sell or buy in St Albans! I literally drove Grant mad with a million questions and concerns all the way through and he was nothing other than lovely. He even helped me with concerns over other properties I was considering buying as I was looking at listed buildings (he is very knowledgeable about all aspects of types of properties and land ). He found us a buyer within a week (honestly!) as he knows exactly what type of property would appeal to and suit the buyers he has registered. Photos were barely taken and the house was under offer! We were very, very happy with the price Grant sold our property for. I was initially unhappy with a few of the photos taken by their photographer and Grant came straight over and took more photos himself, which were perfect! Once we were under offer and had our offer accepted Janice, their progresser, took over. Janine is literally the loveliest, kindest, hardest working and most patient person ever!! It was incredibly challenging to exchange and complete by end of May to meet the Stamp Duty Holiday deadline but by sheer hard work and determination Janine got us there!! Exchanging on the 29th and completing on the 30th! Janine is a truly amazing person ! This honestly has to be the most hard working, efficient and loveliest estate agency in St Albans! All the staff I had contact with were friendly and super efficient! They literally pull out all the stops for their sellers. Not one bad word to say about Hamptons St Albans. Fantastic experience: After an aborted attempt at marketing our property with another agent as we were badly advised, it was a breath of fresh air to meet with Martin (St Albans branch) who made the process rather painless to bring the house to market. A flurry of viewings and offers of which we accepted as a result of being given excellent advice as to who was in a strong position to actually be able to move within the stamp duty deadline of end of June. Despite our onward move being to an area that is a ridiculously strong market and many issues being uncovered, they kept everything in track with our buyers and special mention to Grant (managed the sale) and the simply marvellous Janine who kept the whole sale together and kept all in the loop and was very useful in dealing with the inevitable queries that came up. All completed and everyone moved before the end of June deadline which was far from easy but all worked professionally to the conclusion. Excellent service and highly recommended. They were good value too and you don’t say that about estate agents often LOL.

Grant secured a number of offers on the house and agreed the sale to a local purchaser that concluded the transaction. Grant was responsive and knowledgeable, ensuring timescales were met. He understands Napsbury Park and introduced us to the house we purchased, knowing the types of houses that worked for us and not viewing properties that are not suitable.
