We struggled for 3 terrible winter months in a cold, damp and moldy flat with no support from the agency or landlord. The one time I was locked inside the house on a Sunday due to a faulty lock, the out of hours emergency service team didn’t work and we had to pay the replacement out of pocket. It’s been 2 months since we moved out, and we are still waiting for a compensation payment that was promised to us due to the hardships we faced! Seriously consider if you want to rent a property with this agency, as you will have absolutely no support if something goes awry and they have no qualms with leaving their tenants suffering appalling conditions while collecting the full rent. I only wish I had the financial resources to sue.

Negative experience: LANDLORDS BEWARE. Leaders have now missed 2/2 of our viewings, both of which were confirmed. There was no communication to let us know that they wouldn't be able to make it. We called the office, they apologised and offered another viewing, which we accepted. No confirmation ever came, and that viewing didn't happen either! I can see that a property we enquired about that Leaders missed a viewing for was reduced in price even when we were trying to rearrange another viewing with them - to no success. This is clearly a terribly managed organisation.

Negative experience: Zero out of 5 would be too kind I rented one apartment over 4 years with leaders St Albans. They were the least responsive, least helpful agency I’ve dealt with. Systems don’t work. People turnover is high and nothing ever got fixed. They’ve now culminated the entire experience by taking over 3 weeks (to date) to pay back a deposit they said they would pay back as it had been approved. No one answers the phones, the guy who was my contact has left and honestly I think this sums up my entire experience.

Negative experience: We were forced to pay six months’ rent upfront, and from the very first day the problems started. There has been a leak under the sink, we are currently three weeks without a working washing machine, and several of the windows are broken and won’t shut properly, leaving the property insecure and freezing. Trying to get anything resolved is impossible. You call, leave messages, and nobody calls you back. Communication is non-existent, and any issues are ignored for weeks at a time. Honestly, avoid dealing with this company at all costs. If we could end our tenancy early, we absolutely would. This has been one of the worst renting experiences we’ve ever had.

The leaders appear to engage in fraudulent practices — they take deposits, fail to follow through with the promised process, and ultimately do not deliver what was agreed upon. Instead of acting professionally, they hold onto your money and make excuses. My experience has been nothing but a waste of time and money. Avoid them at all costs.

Negative experience: Rental tenant. They are terrible with communication and getting response is near impossible, even after you explain your disability. The landlord is money grabbing, which is only supported by this estate agent, the property was down run, in desperate need of modernization, which they won't do, yet will increase the rent approximately by 15% each year, even though the contract states 5%. When you leave they will keep chunks of the deposit without providing an actual reason with evidence. Any renter's, please avoid, find a better estate agent. You can be a good tenant, but this estate agent will only screw you over.

Negative experience: Hi all, Wanted to share our rental with Leaders, firstly set up was pretty straightforward and provided us with a lot of detail, was an easy move in the end, however things started to go a bit downhill with them 3-4 months into the move, we couldn't really get a reply for maintenance issues for a while, Once we had a maintenance issue which was not fixed at all even though we had tried to get in contact numerous times with them, Finally we had to leave our flat within a month or 2 of being told that our tenancy was ending, we haven't had any contact with them at all about the moving out process and it has felt like we have been left to fight on our own for this whole time, Would recommend but be wary that they do only care for the landlords and that the tenants are left to fight for themselves

Negative experience: Posting this via my personal account to avoid being harassed by their org. I recently wanted to a rent a place in Hertforshire with them and it seemed to me that they care ONLY for the landlords and treat tenants like a commodity to be thrown around and shuffled. Their service is very dismissive and rude and you need to chase them for 4 weeks to elicit a single sentence response from them on the status of your offer. They keep you hanging by a thread during your renting process, and totally discard you if refuse to opt for their silly "protection scheme" where they try to mint an additional £2000/per year and covertly threaten you that "landlord won't accept the offer without this scheme". Their staff comprises of highly entitled individuals who have 0 social skills and make me wonder how they ended up in an industry where hospitality skills matter so much. I suggest to everyone in St Albans to choose ANY other letting agency besides this one.

Negative experience: Desperately incompetent. After almost six months of waiting to change over from an NDO to a deposit, these guys simply cannot get back in touch to organise a deposit payment. Instead, I've been chasing them as further NDO charges mount up. Now I'm receiving letters from debt collectors informing me of a third NDO fee being added. From Lily to Hannah, to Simon, to Ben, to jack then to Mark. They have all told me they would be back in contact and i've waited, called back and got through to another person because they're all on maternity leave, unwell and on breaks. They must be busy. We're quite literally trying to give them our money for a deposit and they're taking such a glacial pace getting back, more charges are mounting up. Professional negligence is the word to describe this lot. I will be taking this further and paying them a personal visit too, as calling and emails just dont work. Stay well away from this company if you can

Negative experience: It is hard to believe that the five star reviews are genuine. Although the viewings are smooth and the branch agents are friendly. That all turns on its head once you’ve signed the contract. Emails are seldom responded to, and the responses rarely relate to the questions asked. And I had a dubious pleasure of sending near-daily emails for about a month at a time to have anything sorted out. And there were multiple issues needing sorting out. When you do receive a response, it often comes with a threat of a standard £300 fee, seemingly featured in the tenancy agreement. It is all over now. The last nail in the coffin was waiting way over a month for the deposit to be returned. Apparently, it got lost in the system. Stay away, if you can.

Negative experience: Terrible Experience - Avoid at All Costs! I had an absolutely awful experience with Leaders in St Albans. For seven weeks, I was repeatedly reassured over multiple calls and emails that everything was in order with my rental property, that contracts had been signed, and that I would receive all final documents on the check-in day. They seemed confident, so I trusted them. However, less than 48 hours before I was supposed to collect the keys and move in, I received a call informing me that the landlord had pulled out and never signed anything. This left me in an incredibly stressful situation, basically homeless with no place to go. They claimed they would help me find another property, but only offered one unsuitable option in Watford. To make matters worse, it took them almost a week to return my funds, and after that, I never heard from them again. The lack of communication, professionalism, and empathy was shocking. If you value your time, money, and peace of mind, avoid this agency at all costs.

Negative experience: Update - if I could give zero I would. Possibly the worst estate agent around. I have had a broken oven for 6 months, a broken fence and the bathroom door is unnatached and is a genuine death trap. I have reported all of this multiple times. Then, to make the situation worse, instead of fixing the issues they have raised my rent 250% above inflation, which wasn't agreed mid contract.

Negative experience: Terrible letting agents - for both tenants and landlords. They rented us a house in absolute dire state, providing strategic (and almost certainly doctored pictures) that didn’t show the actual state of the property, and then refusing to take responsibility when we showed them the real state. We were shunted around a viewing in 5 minutes because the current tenants were providing issues. We then asked for pictures showing the current state, and were sent “perfect” doctored images (we can prove that the actual state of the property didn’t match the pictures we were sent). Leaders’ argument is that the landlord is managing the property; they were only paid to find tenants. They therefore were only interested in misleading us, and selling us a faulty product (the house breaks about 10 tenancy laws, including uncontrollable ventilation on 3 broken windows), so that they can find another set of tenants less than a year later. Here is the flaw in the system - they have no incentive to provide a suitable house to suitable tenants. They’ll happily force tenants into an unfit home so that they can get the “finding fee” less than a year later, evidenced by the fact that we’re the third set of tenants in 3 years to live in our house. They’re taking the landlord for a ride, and providing a terrible, and illegal, tenant experience. Would recommend not using these cowboys if you’re a landlord (I have 3 rental properties for which I’ll be steering clear), or a tenant. Fantastic experience: I reached Leaders via the email option on Right Move app. They got back to me pretty quickly. Hannah from Leaders St Albans office was really helpful. Negative experience: Terrible agency! I strongly advise against renting accommodation through them. It's been a month, and we still haven't received our deposit back. They ignore letters and messages, and calling them is futile – they seem clueless. The landlord couldn’t help, as they control the deposit. Save yourself the stress and money. We're considering legal action to resolve this frustrating situation.

Negative experience: I was looking for a rental property in St Albans and I was initially impressed with Leaders Estate Agents' website and their consistent 5-star reviews. However, my actual experience with them was completely different. The reviews on their website are all very generic and they don't seem to be from real people. They all say the same thing, which is that Leaders Estate Agents are "professional, efficient, and helpful." But when I contacted them, I was met with a very different experience. The agent I spoke to was rude and unhelpful. He didn't seem to listen to my needs and he didn't seem to care about finding me a good rental property. He just wanted to get me to sign a contract as quickly as possible. I also found it strange that all of the reviews on their website are 5 stars. Most businesses have a mix of positive and negative reviews, but Leaders Estate Agents only has positive reviews. This makes me think that they are fake. I would not recommend Leaders Estate Agents to anyone. They are a dishonest and unprofessional company. I would advise anyone considering using them to tread carefully and make sure they are getting genuine assistance.

Negative experience: I'm writing to warn potential renters about Leaders Estate Agents in St. Albans. I had a terrible experience with them, and I don't want anyone else to go through what I did. The staff was unprofessional and incompetent. They were rude, dismissive, and didn't seem to know what they were doing. They mishandled situations, and gave me incorrect information. When things went wrong, no one took responsibility. They just passed the buck around, and I never got any answers. I felt like I was being blown off, and I was never able to get anything resolved. I would strongly advise anyone considering using Leaders Estate Agents to look elsewhere. They are unprofessional, incompetent, and have no accountability. You're better off finding an agency that will treat you with respect and give you the service you deserve.

Negative experience: Had a very negative experience with Leaders, paid the holding deposit then without being told the flat when back up on right move again. I am starting a job in 3 months and don't have an official start date yet, was told this is the reason why at about 5 pm in the evening. Was too late for me to contact anyone at my new company and the ad for the flat had already been put up, just left disgusted at the lack of communication. I guess they feel like they can just treat people however they like because of the renting crisis currently

Fantastic experience: Mollie has been our allocated agent for the last year. We’ve rented through Leaders for almost three years and have had an ‘up and down’ experience after various issues with the condition of the property and responsiveness of the Landlord. Negative experience: DO NOT TAKE THE NO DEPOSIT OPTION Leaders country-wide are prolifically conning renters into the no deposit option by lying that landlord will not agree to the tenancy without it. Leaders then pocket all the money and there is no benefit to the renter or to the landlord. Ross Kelsey of the St Albans branch misled me on this, and Scott Flanagan did not take my complaint seriously whatsoever despite my presentation of the emails with the lie stated explicitly, obviously because all of Leaders' staff are doing this in all branches of the UK. Both men have been highly unprofessional and untrustworthy and I'm overall very disappointed with the service by the St Albans branch.

Negative experience: I would not rent with them ever again and lucky I will not have too. They are charging me to remove kettle, chopping board and toaster. Other hidden charges they do not ever tell you about. If I could give zero score I would. I would also watch out if you are renting with them and if they send someone to fix something at property as they might charge you for that too. Took 4 weeks to get back to me about when i will get my deposit back as they were trying to make sure they charge as little as possible.

Fantastic experience: I have recently moved out of a property that was found by Leaders and later was fully managed by Leaders. Over the 5 years or so, I found Leaders to be very responsive, typically excellent with communicating and always very easy to reach. Moving out was a bit of a pain because I was going to a new build but Helen in the property management team helped to coordinate everything and kept me in the loop. When I needed some help or flexibility it was always there and if I requested an invoice or change at any point, it was easy to have that conversation. I’m really happy with the interactions over the years and want to shout out Helen Gorringe-Smith in particular for being stellar.

Negative experience: Very Very Poor Discriminative.. rented through leaders had countless repairs that needed doing to stop the flat being in such a run down condition. I within the payments I made I paid for a parking space and I was continually harassed by leaders because I was supposedly trying to run a business by fixing my car. I also was told I’m not allowed to park my own car that I had stolen from me that was involved in a crash. In said car park because it isn’t “road worthy” It’s also apparently classed as running a business for me to sell my cars that I’ve fixed, (which I am apparently not allowed to do either) in turn to make profit to fix the car they complain is not road worthy. No respect for tenants at all everything you do is watched. I do not recommend anybody use these people especially if you’re planning to have a quiet peaceful tenancy as they will not leave you alone. I have boldly been accused of using drugs tried bargaining me with the concept of the flat in dis-repair, by asking if I’d like to cancel my tenancy agreement and move elsewhere so the landlord may “sort the flat out “ Disgusting behaviour my mental health has deteriorated severely since being here. I’ve never had as much anxiety from just simply living. Than what I have had from being here. DO NOT RECOMMEND

Positive experience: Excellent customer service. Very helpful staff guiding customers step by step from start to end during the renting process. This is undoubtedly extemely important for customers not being very familiar with the property market. I would definately recommend Leaders to anyone seeking to buy or rent.

Fantastic experience: Leaders, in particular Ross, have been incredibly helpful with guiding my wife and I through the process of renting our first property in the UK. Ross was very professional throughout and always kept to the deadlines he gave us. He made it feel like he was trying to work with us rather than drag us into a bidding war with other prospective tenants which was refreshing. All in all I cannot speak highly enough of Ross and Leaders.
