Negative experience: My experience with Osbornes has been deeply disappointing and frustrating. Throughout my tenancy, the agency demonstrated a consistent lack of responsiveness and care toward tenant needs. Maintenance requests were either ignored or significantly delayed, regardless of urgency, and communication was often vague or non-existent. It was evident that once the lease was signed, tenant support was no longer a priority. There was minimal follow-up or proactive effort to ensure a safe and comfortable living environment. Basic responsibilities such as property upkeep and timely repairs were frequently overlooked. The most concerning aspect, however, came at the end of the tenancy. Despite leaving the property in good condition, the agency made excessive and unjustified deductions from the security deposit. Requests for a detailed breakdown or evidence to support these charges were met with vague explanations and little willingness to engage in fair dialogue. In my opinion, Osbornes prioritizes profit over tenant well-being and provides a level of service that falls far below industry standards. I would strongly advise prospective tenants to proceed with caution and document everything thoroughly if choosing to rent through this agency.

Fantastic experience: Though I didn’t complete the purchase due to a change of circumstances, Stephen Carne was instrumental in helping me throughout the buying process to achieve a great outcome for everyone involved, he’s a credit to the team and made my first time dealing with this side of life a lot more stress-free.

Negative experience: I had an extremely disappointing experience with the rental agency. I was a tenant with them for five years, during which they conducted quarterly inspections. On each visit, no significant issues were ever raised, and I was never informed of any major concerns regarding the condition of the property. However, at the end of my tenancy, they suddenly presented an excessive number of alleged issues and proceeded to deduct over £1,600 from my deposit — ultimately returning nothing at all. This was both shocking and deeply frustrating, particularly given the lack of prior complaints throughout my tenancy. The situation feels unfair and unjustified, especially after maintaining a long-term and seemingly trouble-free rental history with them.

Negative experience: I would strongly advise anyone to think twice before renting through Osborne’s. During the tenancy, they were fine to deal with, but the moment it came to moving out, everything turned into a money-making exercise. The manager became uncontactable, deliberately avoiding my calls, and the whole process was handled in an unprofessional and dismissive way. From my deposit, £755 was deducted. I admit I should have arranged a professional clean, but beyond that the property was in good condition. The deductions, however, were completely unreasonable. For example, they charged £90 to replace three small LED bulbs that cost around £6 for a pack — claiming “fitting costs” on top. No matter how much I disputed these unfair charges, they refused to negotiate. In the end, I had to give up because the time and effort it would take to fight them properly wasn’t worth the few hundred pounds they were unfairly keeping. They know this and rely on tenants giving in to the process, which makes the whole thing feel like a calculated scheme. On top of this, when I asked to be released from my tenancy early, I was told it would be looked into. I then received a message from a junior staff member saying a tenant had been found and would move in by the date I requested. Two weeks later, out of the blue, I was told that had “fallen through” and I’d now be liable for another month’s rent. The manager then blamed me, saying I should have known it wasn’t confirmed, despite me having clear written confirmation from their office that someone would be moving in. The office junior at least had the courtesy to apologise (he clearly hadn’t been trained properly), but the manager refused to take any responsibility and was dismissive throughout. I ended up paying an additional two weeks’ rent purely because of their incompetence. Overall, this company shows no integrity and no accountability. They make money by exploiting tenants at the end of contracts, and their management is rude, evasive, and unprofessional. Save yourself the stress and avoid Osborne’s at all costs. When you reply, with your waffle, I look forward to seeing how you try to justify £90 for three bulbs that cost £6. I also paid for maintenance to paint a wall that was barely marked — could that same maintenance person not have replaced three bulbs while already at the property? If you’re really paying someone £80 to spend two minutes changing bulbs while on-site, then that’s on you, not me. That’s the whole point: you can charge me £90 for bulbs, but you can’t justify it. Yes, you squeezed more money out of me — congratulations — but in the process you showed exactly how little you value your customers.

Fantastic experience: Following the sad and unexpected death of my brother last year I was left with the daunting task of selling his house which is over 2 hours away (108 miles). Fortunately, I was able to place this responsibility and my trust with a local estate agent Osbornes. the principal Stephen Carne and salesman Robbie provided a personal and highly professional service. They arranged everything – from completing the house sale in record time, recommended a house clearance company who were amazing, arranged for the garage door to be repaired, introduced an excellent Solicitor (Bakerlaw Farnham) and even provided metre readings on the day of completion. They were excellent – I would recommend without reservation – thank you Osbornes’

Fantastic experience: Osbornes are the rental agency for my apartment and have been very easy to interact with. They have been efficient in accommodating any requests.

Negative experience: Not supportive, not approachable, never pick calls, everything over emails, visits frequently to property check but at the end of checkout brings lots of problems. Don’t expect prompt reply, never address problems. Things to improve, we are paying 100s of pounds as rent, you are working for the tenants, give some respect and focus on tenants issues and needs, first you treat and serve tenants as per terms and then at the end while checkout bring all terms, anyways you hold our deposits you are not going to let us go without deducting most of the amount of it then let’s have smooth checkout, do not cause troubles.

Fantastic experience: I used Osbornes for my house sale this June. Rob and Stephen were outstanding throughout the entire process. They were both very understanding of my situation and my objectives. We lost our original buyer 1 week prior to exchange (through no fault of Osbornes). However, Rob and his team managed to find me a new Buyer within 1 week for a higher price. Osbornes also handled negotiations of price superbly and on two occasions (i.e with both buyers) returned to me with a price in excess of what I what I was happy to accept / expected. The service offered massively exceeded my expectations. To put it simply, they got my house sold quickly and for a price I was more than happy with. My opinion of Osbornes is that they are clearly a very experienced estate agent with an extensive contact list.

Negative experience: Did not like the flat

Fantastic experience: I had Robert Colman come round to do a valuation on the property, he showed a real interest in the property and spent time getting to know what my plans are. He wasn't put off by the fact it is a shared ownership property so has a time dependency for how long it must be advertised by the housing association first. I would certainly recommend Robert and Osbornes, as an independent estate agents you can tell they care about their clients its not just a number on a long list of properties.

Osbornes are the best, if you face any issues within the property, once the complaint is raised, they will immediately fix the issue. I have contacted many Estate Agents before but no one can come as close as Osbornes are in terms of service. We originally used a different local agent to sell but wished we went with Osbornes from the start, they also charged less in fees! Negative experience: After completing an application 3 weeks ago, I received no further communications whatsoever on the progress and updates of the property, even after chasing, and have had to find out myself online that another offer has now been accepted. Fine with the outcome but the lack of (none) communication is extremely poor.

Fantastic experience: I recently bought a new house through Osbornes and throughout the process, I dealt with a single person - Stephen Carnes, which meant continuity, context, support and sound advice throughout the sales process. The house requires a significant renovation work and required numerous visit to the property for design, inspections, measurements and so on before the exchange. Stephen was always supportive and accommodated all my requests, providing me with valuable advice on any concerns, references and help. Great agency to work with - highly recommended!

Fantastic experience: We recently sold my father in laws property through Osbornes. My father in law had recently gone into nursing care. We have had very little experience of selling through estate agents having been in our own property for over 30 years. My wife and sister in law interviewed 4 local estate agents and they felt that Stephen was the most suitable candidate for the job. He knows, lives in and understands the local area. Negative experience: Sadly when we rented a property we had to go through Osbornes. They were so unorganised and have very poor communication. Everything took a long time and we were never kept updated. Will not be using them again

Fantastic experience: The service provided by Osbornes has been formidable in enabling me to have an offer accepted on a flat that I have recently been looking at. A particular mention has to go to Robert Colman who was excellent at providing advice whilst the viewing took place as well as enabling a fair deal between both purchaser and vendor. I always knew where I was in the process of making an offer due to Robert's excellent communication skills. The property was viewed even before it came onto the market with well known house selling sites. This was a testament to Stephen Carne who really knew the type of property that I was looking for and contacted me at such an early stage. More recently we brought a house which they were marketing It was a very stressful time and our agents who were selling our property were causing so many issues. I would call Stephen from Osbornes to find out questions that really I should have got elsewhere and at times with the stress I’m sure I was probably difficult to deal with. Stephen was very responsive and did a great job keeping everyone informed and up-to-date, in what was a difficult and lengthy transaction for legal reasons. Without their valuable input, our transaction would probably have fallen apart! We definitely recommend Osbornes, and we'd have no hesitation to work with them again in the future.

Negative experience: Contacted first yesterday to book a viewing ASAP on a property, spoke to a letting agent who pushed it for today, took my details and said they would send me all the details. At the end of yesterday I had received no information about the viewing so I called them again as zoopla was showing let agreed on ptoperty. I got told they were busy so I should be more patient and they would send it at the end of the day and that it was an error on zoopla side property still available. Fast forward to today I had no details yet so I had to call them again, to be told the person is out of office and the viewing was never booked in the first place as it was not on the calendar. All this followed swiftly by a text message saying property is not available anymore. Highly unprofessional throughout, can't keep a promise and a bunch of time wasters.

Negative experience: Best of a bad bunch. I rented a property through Osbornes between 2017 and 2019. The Good: Ultimately the team there were very nice, especially Rhiannon and Rachel who earn Osbornes a star each on this review. I also found Osbournes on par with - if not slightly better than - other letting agents in Farnborough. However, I'd caveat this with the points below. The Bad: Osbornes either do not read their contracts, or cannot properly write down what they want in them. This was the crux of the main issues between Osbornes and I. One example was that Osbornes demanded a second installment of 6 months' rent despite this not being agreed to, or written anywhere in the contract. Repeated demands resulted in me visiting Osbornes with contract in hand simply asking them to show me where this had been agreed which they could not provide. There was a similar issue when Osbornes demanded proof of receipt for professional cleaning. The actual wording was to the effect of being cleaned to the same standard as check in and turned somewhat farcical when I in turn asked for the last professional cleaning receipt from Osbornes which they wouldn't (or couldn't) provide. Whilst the above was ultimately no more than a nuisance for me, it does really annoy me to think that this pattern of behaviour and exploitation from Osbornes will cause many old or vulnerable tenants a great deal of anxiety and loss. Having said that, Osbornes definitely aren't alone in being far from the most ethical of letting agents.

Fantastic experience: Having recently completed the sale of a house in North Camp, I cannot speak highly enough of Stephen and his team at Osbornes. The courteous advice and assistance I received throughout the process was invaluable, as was their management of necessary incidentals, saving me several lengthy journeys in the process. A thoroughly professional operation which I can recommend without reservation.

Fantastic experience: Outstanding service from Osborne Estate Agents throughout the whole process. Stephen has excellent knowledge of North Camp and surrounding areas and was able to advise a very accurate and realistic market price for the property that I sold. I had many viewings weekly for the property that I had on the market during August to October last year, for each of the viewings I recieved honest and genuine feedback via Stephen which was really useful. Stephen and the team were always very considerate when booking people in to come and view my property that was for sale and quickly became aware of my preferred times and it was never a problem if a proposed time was inconvenient. Then when it came to buying a property, again through Osbornes, the whole team were fabulous at booking in the viewings for the properties that we wanted to see, and always knowledgeable about the properties and the areas that we were looking! Absolutely - 100% recommend their services, and would definitely use Osbornes again in the future..... not that that will be anytime soon, as we love our new home! Negative experience: Really nice to you as long as you never move out. They were really nice until I moved out, then became difficult, and then just became a joke. I am now currently going through the DPS and the ADR route to get my deposit back after the letting agency is trying to claim all of the deposit back and overtime i reject the claim they just put it through again. totally unprofessional in this day and age, would not recommend them to anyone
