After a first viewing with Bourne we were more inclined to look at more of their listings. They provided excellent clarity and great communication. They were very accommodating for viewing times, they knew the properties inside out, they had clear answers to our questions. It made a big difference when looking for our house. Negative experience: I have a flat with them they failed to let. When I asked for another agent to join them in getting it let they told that I was tied in for 12 weeks! I feel duped because they never told me this but burried it in small print and its the lingest tie in any agency contract in Guildford. 3 months later and they have failed to find a tenant even though I reduced price to below market rate...£200 less that they said they would let it for. I do not trust Bourne Guildford Lettings and cant wait to put my flat with a different agency. I have other properties and know that other agents a better. Be warned.

Negative experience: I’ve dealt with many agencies internationally, but this was by far the least professional experience I’ve had. From day one of the listing, the process was mishandled. I inquired about the flat within the first few hours it was listed, I was told a video viewing would be sent to me — I chased this for almost a week before finally being told no video existed. A virtual viewing was then scheduled, but the agent forgot to call and no one attempted to rectify the situation except Sam. After rescheduling days later, I submitted my offer form immediately. Only then (nearly two weeks in) was I told that the landlord required a face-to-face viewing all along. After setting it up and having my uncle who lives 2 hours away head down for the viewing, I submitted my offer literally one minute later, I did not receive any email back for 2 days despite the countless emails to remind. Once I called for the 5th time I was informed that the agent has just now seen my offer due to my call, That additional delay now allowed another offer to come in. At the end of the day the whole profession is about sales and client satisfaction, the team I dealt with could not show a basic following of procedure with regards to this. Throughout the entire 2½ weeks, I never once received a call back despite being promised many times. Every update came only after I chased multiple times a day. Their own records would show I barely ever received a single proactive call without me constantly fighting for it. It took three different agents nearly three weeks to achieve less than the bare minimum. Clear communication with the landlord from the start would have secured this property, but instead the lack of organization, accountability, and urgency cost me the flat. Future tenants should be aware: if you expect professionalism, reliability, and timely communication, this may not be what you are greeted with.

She always kept me updated, answered all my questions quickly, and made the whole process of finding a flat so much less stressful. Negative experience: It has been over a month since our tenancy ended, and we still haven’t heard back from them regarding our deposit. They consistently side with the landlord, even when their client is clearly at fault. I wouldn’t recommend them unless absolutely necessary. Also, be very cautious during check-in—if you don’t thoroughly document the condition of the property, you risk being charged at check-out for damages you didn’t cause, possibly left by a previous tenant.

Fantastic experience: I live in West Sussex and having to sell a property in Guildford was not easy. Fortunately I was recommended to Bourne Estate Agents. I'm so pleased that I took this recommendation. The office in Guildford is welcoming and both my wife and I were warmly greeted by Alex Bulpitt. We explained that this was to be an executors sale and that we knew little of the procedures and what was to be expected. Alex immediately put us at ease and explained the whole process to us in detail. He said that he and his team would always be there for us and keep us updated on the sale progession. He kept his word. Alex and the team were exemplary. The sale progressed quite speedily and Alex achieved full asking price for us. Very highly recommended.

Negative experience: Absolutely unacceptable experience with this agency. They failed to inform us that the flat has pay-as-you-go meters, which turned out to be faulty and require replacement—something only the landlord can approve. On top of that, the water heater broke down twice within days of moving in and remains unusable. Despite raising these issues immediately, no proper action has been taken. Avoid this agency at all costs!

Negative experience: I must express my extreme dissatisfaction with the support and management provided by Bourne. As tenants, we were transferred from a different agency, only to find Bourne woefully inadequate in meeting even the most basic needs. For instance, we have been waiting for over three months for a damaged wall, a delay exacerbated by a previous leak. It seems we must constantly chase them for actions they should be proactively managing. When confronted about their delays, they are nothing short of deceptive. This lack of transparency is appalling. Their professionalism is severely lacking. I would strongly advise against renting from Bourne, as they will undoubtedly make your life difficult.

Negative experience: Rented a place through Bourne for a year and the house was given to us with cobwebs around, crumbs in the fridge, unwiped cabinets with some nasty non-slip silicon lining at the bottom, and a very mould-prone storage room (all stated in the check-in report). We never really complained about these things and then at the end when we moved out they raised all the existing issues with us and are still trying to deduct it all from our deposits. Additionally, we have repeatedly requested updates on the return of the deposits only to get ignored every time. It has already been over a month and we haven’t heard back from the landlord or the agents. I do not recommend at all. Stay away and save yourself the trouble.

Negative experience: We rented a place from Bourne in December of 2023. All reference checks passed and rent paid on time every time with no issue all the way to the end of the contract. We would often be sent multiple emails about inspections and visits but again had no issue and they did not raise any issues also. At the end of the contract we were moving away. Again, multiple requests for viewings a few with less than 24 hours notice were sent our way. We did not cause trouble and allowed these. We left on the 14th of December 2024. To this day, they have been repeatedly ignoring our requests for the deposit to be returned (now over a month), when we were compliant. Instead, they were quick to carry out the exit inventory and class many surfaces as dirty and untidy, saying that deductions would be made. I sent them photos taken on the first day of check-in(also in the first inventory check) of the absolutely filthy appliances and surfaces that they left. A few photos attached and I even told Bourne I could show them the metadata so they can see when the photos were taken-they did not respond. They could not claim it from anyone else and now want to claim it from us, even though we had even left them in a better condition. I raised those points with Georgie and Jessica and also told them if they tried to help, I would not have to reach out here. It’s been a whole working week and no response at all, nor have they substantiated on any deductions. I would not go for them again. They expect you to jump through hoops for them and then choose not to carry out their own responsibility. If you want to go through this trouble to get your deposit back and have to clean after other tenants’ mess and then pay for it as well, go with them. Currently in the process of contacting the Deposits Agency for the dispute process.

Negative experience: This is probably one of the worst estate agents I have encountered in the UK over the past 12 years. My flat has major water leakage damage and blocked sink issues for over a month and they have been procrastinating without offering any solutions. They show a complete disregard for health and safety concerns. Their behavior is totally irresponsible and unprofessional. I would definitely not recommend their services.

Fantastic experience: We were recently looking for a flat to rent and Hannah, Elarose, and the team were extremely attentive and helpful. Every appropriate flat that became available they made sure to email and call us immediately to arrange viewings to give us the best chance of securing it. They also were able to provide video recordings of the flats which helped us decide if it was right for us and worth viewing. Negative experience: LOW INTEGRITY AGENTS POOR SERVICE DO NOT TRUST ANYTHING THEY SAY. Get everything in WRITING. They WILL LIE, and cheat you anytime they can. We rented a 4 bedroom house in Guildford through Bourne Estate Agents, for a two year lease, and were verbally told the garage was included. We were surprised to find out on check-in, that the garage was not included. Our agent, Katherine, LIED TO THE LANDLORD, saying that they negotiated a lower rent with us in exchange for excluding the garage from the Agreement. This is entirely false – there was never any discussion with us about a lower rent contingent on excluding the garage access. They just slipped it into the Agreement, and we sadly did not see it there, when signing. We also caught them lying on other points. We spoke with our agent, Katherine, one week before, and asked to move our check-in day from Monday to Tuesday. When Monday came, the agent lied to the landlord saying we just didn't show up. As a result, there was no plan to meet us at the property to check us in on Tuesday, and we had to fight to get someone to bring the keys on moving day, and let us into our new house! To top it off, they stopped answering my calls after I emailed them to complain about the issues. I will be reporting Bourne to the estate agent ombudsman, and will update this review as more information is available.

Fantastic experience: We are really happy with the rental process provided by Bourne Estate Agents. Kathryne is very helpful and reply our queries promptly. When we asked for updated video of the rental place, Kathryne kindly went to extra miles to take and send us an updated video. All the process was done through online including deposit payments as we were outside of UK at that time and everything went smoothly. We were able to secure to rent a nice place which met our requirements even before arriving to UK and was able to start moving in at the requested date after arrival. Thank you!

Fantastic experience: Renting a property in UK is not an easy task, especially if you try to do it remotely from abroad, as most agencies do not respond proactively or none at all. Bourne Estate Agents Guildford is different. Five-star service from start to finish; responsive, supportive, catering in details to customer's needs. Fantastic experience: The team at Bourne, particularly Jim, were excellent throughout the (long) process of selling my home. Jim was always quick to respond to phones calls and messages and was very proactive in dealing with the purchaser's mortgage broker and passing information on. I would definitely recommend them.
