Cavender Estate Agent Guildford Surrey

Negative experience: They do not care about their tenants. My elderly mother has been living in a flat with black mould all over the walls, every time it rains, water pools up from the floor as it is a ground flat, you're literally treading through water. It is completely unliveable and abhorrent that they are refusing to do anythibg. She spent over a year including a very cold winter completely without ANY hot water or heating. The oven has also never worked. She has reported this many times and they refuse to hold the landlord responsible or even to help move her into somewhere liveable. Absolutely appalling and I would discourage anyone from using their service. My mother should not be paying over £1,200 a month to live somewhere that's so harmful to health. I will be taking this further.

He was upfront about all the information and didn’t try and pretend to be fake or “upsell” any parts of the house. He showed us the property as it was and let us make our own decision. Helped massively with the documentation and had incredibly swift replies, even shifted a couple previous viewings for my own time convenience.

Negative experience: Where should I even start? Maybe by saying Cavender is hands down the worst estate agency I’ve ever dealt with!!! For context, I’ve been living in the UK for a few years now, and this is definitely not my first time renting through an agency. Two of my friends and I rented a property with Cavender (our agent was Tom) in August 2024, and I honestly cannot describe how awful their service was compared to other agencies, like Fox, who were miles more professional and responsive. From the very beginning, things went downhill. The viewing was rushed, we barely had time to properly check the property, and during the contract signing it was painfully clear they had no real understanding of rental laws, especially when dealing with international tenants. We all had non-UK passports, and they seemed completely confused about what to do. Once we moved in, things got worse. We had to chase them for weeks to get the inventory list, sent multiple emails that were ignored until we finally got a response. The house itself had numerous issues (many of which we only discovered later because of the poor information given by their agents). Unfortunately, since it was the start of the academic term, we had no choice but to stay. To make things worse, Tom repeatedly pressured me to leave a 5-star review for him so he could win some kind of monthly prize. He even messaged several times just to follow up about the review, while completely ignoring our messages about actual problems with the property. I felt like I had to do it at the time out of fear it would affect our tenancy. Now that we’ve moved out, I can finally say this: shame on Cavender. Absolutely unprofessional, unresponsive, and inconsiderate. I wouldn’t recommend them to anyone, even if you’re desperate for housing in Guildford. Save yourself the headache and go to literally any other agency.

It shows when you are using their services that it is collaborative and you are all trying to achieve the best possible outcome for their clients. I rented out a property through Cavendars after being let down by a big corporate Estate Agent in Guildford for MONTHS without any legitimate offers. However, Cavenders had the property rented within a WEEK of it being agreed to rent through them. They had clearly thought about who the property would be suitable for, which is a major issue I had with the other estate agent. Any issues with the maintenance, the team (in particular Sarah) were quick and communicated well as to what needed to be done. Josiah was also very helpful at the end of the tenancy and dealing with my many, MANY queries - thank you for being patient with me! When it came to selling the property, we had some difficulty with a buyer and there was a strong possibility that we were not going to complete. Aaron and the team were so proactive that within a FEW days of this issue arising, they had taken another potential buyer to the house and I had another offer on the table. I think it is important to note here that I hadn't asked for another viewing but Aaron saw a potential problem and solved it without me having to worry about it. To me, this is the best customer service and experience someone could have with any company. I highly recommend to anyone who is looking to buy, sell or rent (both landlords and tenants) in the area to please visit the team at Cavenders. They are better than any estate agent I have dealt with before and I know that should I need an estate agent again, I am calling Cavenders first. Thank you to everyone at Cavenders for your help in my property journey and I wish you all the best for the future.

Fantastic experience: I had an excellent experience finding a property to rent with Cavender. Tom gave me a call asap after I’d sent an email inquiring about properties, and just about an hour later he showed me a beautiful property that met all my needs, then helped me secure the property! Within only 4 hours I had chatted with Tom, viewed the perfect property, and got my offer on it accepted! Seriously an incredible experience, especially since the rental market can often be so difficult and take a lot of time and cause a lot stress. I will definitely be using Cavender again in the future.

Negative experience: Hey there, my name is Aryan, and I booked a house with Cavenders along with three other friends a month ago. We went with the guarantor route because there was some problem with our referencing just for the 3 of us as we were waiting for our new contracts to come. Our guarantor, an area manager at Taco Bell, gave all the necessary details, but Rightmove asked him to share the details of his employer, which seemed a little ironic considering he is an employer himself. Cavenders gave us until 4 p.m. today to resolve this, so I called RightMove and spoke with a representative who said that all the checks had been completed and that my guarantor only needed to call them back for the final verification. We notified our guarantor, who followed through, and when he called RightMove again, the representative told him that everything was finished and that he didn't need to call. This was the second time I called RightMove to inform them of the situation, and Laura again told me that the verification was not finished. In just 20 minutes, we learned three different answers, and when my broker called, they informed her that ourguarantor didn't provide the details needed. Being an international student, I'm not taking legal action since I'm extremely enraged. Rightmove thinks it's a joke, and as a result, we lost this house and now have to seek for another one with only one month remaining before our contract for the current one expires.

Fantastic experience: Tom was kind, clear, helpful and super efficient. Last minute search for a house to rent for my Masters, and with Tom’s incredible guidance and help, we managed to secure a property within 3 days.

Fantastic experience: Everyone at Cavender is lovely, very helpful and supportive. Tom was my first point of contact and took me around to viewings. He was very kind, supportive, and knowledgable. He provided great advice and insight into the properties, process and area, taking into consideration my wants and needs in a flat while helping me find the right one for me. Aaron was also amazing at communicating with both the landlord and I and sorting out the paperwork. Really great support and service.

Fantastic experience: Cavender estate agents really keep on top things, with daily updates and check-ins. They really have a great team: Emily went out of her way to fit us in for a last minute viewing and, on a particularly busy viewing day, Tom was very friendly and apologetic after having a double booking before our slot. Communication was great, both Emily and Tom were quick to get in touch or return our calls when unavailable. Thanks for everything.
