Negative experience: AVOID – Extremely Disappointing Experience This has been the worst property buying experience I’ve ever encountered. To be fair, the Property Consultant team were genuinely lovely, and our initial dealings with C&K were positive. However, the company is severely let down by their Sales Progression Manager, Alison Paveley. Unless you're selling a property through C&K, she comes across as rude, unhelpful, and appears to operate by her own rules, with little regard for buyers. We were just one week from completion, with removals booked, when our buyer unexpectedly pulled out. We acted quickly, relisted our property, and secured a new buyer—first-time buyers—within two days. Despite this, we discovered that Alison had already contacted another interested party and sold our dream home to them within 24 hours, without any warning, communication, or grace period. I emailed both Alison and the owner of the company, Mark Caley, to express our concerns and disappointment. Sadly, the responses I received were sharp, unsympathetic, and showed no accountability or understanding of the stress and disruption this caused. This experience has left us deeply frustrated and disillusioned. Buying a home should be an exciting and supported journey, but C&K’s handling of our situation was anything but. I would strongly advise others to proceed with caution or look elsewhere.

Fantastic experience: We recently bought a house in Penkridge through Caley & Kulin and we’re super impressed with them in helping us get the sale through quickly and efficiently. Alison was a star in chasing up the solicitors and keeping us informed. They were excellent and I’d highly recommend.

Negative experience: Buyers Beware!! Conditional Selling Practices! I had an offer accepted and then was forced into speaking with their mortgage advisors BetterHomes. This was apparently to do an affordability check with no obligation to use them for my mortgage. I had already told C&K that I had a broker and an agreement in principle in place. I was told this was not acceptable and forced to use BetterHomes. When speaking to their mortgage/broker team, I was asked to provide proof of all income, which took 2 to 3 days to collate. In this period I sent my existing agreement in principle to C&K, which I believe is a legal document. Soon after doing this I was called to say they had now had a higher offer. Interestingly I was not given the opportunity to counter, which tells me they didn't specifically want to sell me the property. Subsequently I have read into the T&Cs and it looks as though C&K get a good commission from BetterHomes for selling a mortgage. I wont be using this agency again!

Fantastic experience: Many thanks to Caley & Kulin for our experience of selling our house, from the very beginning with our valuation with Mark who made us feel so comfortable, Lauren and Sarah who were so friendly helping us arrange viewings and following up with feedback, also Dan who helped us with our offers we had, but for us the star of the show was Alison! without Alison we could not have gotten through this experience she worked so hard to get it completed in time. I would recommend this company 10000% The only tiny very small issue we had was the lady who valued our house (sara) was going to undervalue it by 10,000 , but we stuck to our guns and left it at the price we wanted (and we sold it at the price we wanted) so this could of lost us significant money. Negative experience: All I can say is Lauren Kelly is a credit to her trade. She was efficient, knowledgeable and a very lovely person. This was our first experience purchasing our next home from Caley & Kulin and will definitely be the last. Be wary when you are awaiting your memo of sale,as the agency continue to view your hopefully forever home. Legally they can't stop offers but unlike other agencies who do a wait list while awaiting the memo, they don't wait. We had a call to say other viewers had offered and if finances checked out they will go with them even though our offer had been accepted. It took 5 days for our memo due to a delay down our chain, not a huge amount of time. So if your ducks are not fully in a row for your purchase don't bother offering, as it's not guaranteed to be yours. Saves lots of disappointment like we had.

Fantastic experience: Can’t recommend Caley & Kulin enough. Rapid sale and support from start to finish. Completion took less than 2 months which was a huge relief. They were professional, friendly and motivated in the work they do and helped with making sure viewings could still be done, even when I was working. I had a few valuations by other estate agents before deciding on who to go with, and felt Caley & Kulin were the most trusting and caring and were not pushy at all- which is one of the reasons I chose to go with them. I never struggled to get hold of anyone as they work till late and even on weekends, which really helped with me working shifts. Alison the Sales Progression Manager also went above and beyond when it came to an issue with agreeing a date of completion with the chain and managed to resolve the issue, even when the solicitors appeared to struggle to do so. She would also keep me updated at every step and took a lot of stress away from me. Shes extremely passionate and does not shy away from anything she can do to help- thank you!
