Negative experience: What a waste of time, energy and money. Haybrooks have done nothing but let me down since day one of moving in. You can call and email, they either wont respond or “i’ll email it through to etc…”. There has been zero communication effort from Haybrook, i’ve been told multiple times i would be contacted and hear nothing. I’ve now lost 2 full days pay at work waiting for a “property visit” to be told no one is working in that department on the scheduled date. Even amending minor things the property was impossible, you can’t talk to the person that owns the house/flat so you’re such in an endless loop. Good Luck.

Negative experience: Worst agency ever! They’re scammers, they scammed by presenting different pictures while viewing, gave the wrong keys which had me to spend two days at the hotel at my own expense and didn’t reimburse me , the room was very dirty items from the previous tenants were not removed filled with insects, radiator was broken and had to sleep in the cold, the shower pressure was weak and there were moulds in the toilet. Was dealing with Amy and Sam and both had to throw the blame on each other

Fantastic experience: Amy has been amazing throughout. I found this beautiful property that I had short listed against 2 others. Haybrook were prompt, efficient and won me over with this great service from the word go. I was contacted immediately, allowed to view the property the same day and subsequently fell in love with it. Negative experience: Haybrook manage a flat that I'm the landlord of and NEVER answer the phone or answer emails. Repeatedly over 2 years they have done this and I'm still waiting for a new tenancy agreement to be completed for my tenant. Landlords can have a bad reputation - I wonder how much that can be linked back to estate agents who don't do their job, like Haybrook. Will be searching for a new estate agent to manage my property early 2026

Negative experience: Terrible Management As a fellow business owner, I do not like leaving negative reviews like this as I know how damaging they can be. However, I have been left with little choice as the lettings company barely acknowledges my existence, despite the fact I have been paying for a "fully managed" service for the past few years. I echo what many other reviewers have said. Nothing gets done unless you chase and chase. They have got me in trouble with my tenants and the local council for failing to manage the property as they should. Staff continually leave and there is never a hand-over it seems. Phones and emails are very rarely answered. I could go on but I have wasted far too much time with this company already. Suffice to say, if you are thinking of giving them your hard-earned money, I would seriously think again....

Negative experience: This review is to support Landlords wanting to use Haybrooks to let their property, I try and take time and effort to factually lay out experiences with companies and hope this supports decision making for those considering Haybrooks services in the future; Initially Haybrooks appeared to be a slick company, they opened up with a reasonable rental price for the area and quickly let the property. Communication was prompt and effective, thankfully little was required due to renovating before letting so all goods were new and the property was recently decorated. We first ran into issues when Haybrooks where they were required to do work on the property, or the tenants wished to have something replaced or checked. Responses could take over a week and Haybrooks team were often not answering to resolve these issues. Offering little assurance the tenants, they would contact myself and ask for things to be done having been ignored by Haybrooks or having been left without answers. There are a plethora of small frustrating problems to large and concerning issues that can be evidenced, here is a small sample below that we had; - A replacement dishwasher that was never ordered, took nearly 3 months to replace and they charged us without having done the work. We recovered the money and had to replace ourselves -They had to ask us if the tenants had moved out, and were not aware whether they were still in the property or not -Allowed the contract to lapse without reviewing, this ended with late payments (resolved) -Several late payments, longest being 8 days from the expected pay date -We have requested, with the most recent tenants, and what is contractually expected, that they complete onsite, in-person, checks on the property. They have been unable to send a single report or image back to me suggesting this work has been completed -Charging us for several services when changing tenants, stating it was done, not offering evidence, and much later only returning the money when I had requested review by the SpiceHart complaints team, who investigated and found the work not to have been completed -New smoke alarms were causing an issue, they would not go to view or sort them, these appear to be subsequently disconnected when I have gone to do other work in the property in the absence of a Haybrooks service manager Their care and attention is negligent at best. Their service team and managers do little to help and do not appear to communicate with each other. A good example of this is 6 months after the dishwasher issue, I was called to see if and when it was suitable to fit the dishwasher. This is 3 months after ringing and emailing them to return our money they had taken due to the work not having even been completed. They chronically say all the right things, but then offer no action. We have made multiple complaints to their branch managers and SpiceHart (their parent company) which ended with apologies, returned money and further promises. Again, the promises have not come to fruition. We have been told that these are caused by "staffing issues" and "they will perform the requested checks", but as aforementioned, they have not done as they have stated, and we have still had to pay the full fee for what they in particular have agreed throughout as inadequate services. (Emails sent to us and recorded conversations with SpiceHart complaints team). It has been more stressful dealing with Haybrooks than running the property myself. I am glad and genuinely relieved to have separated from them today as I feel that they have, since the start, only successfully managed to get tenants in quickly and frustratingly failed at every other management job and opportunity. On reflection, this is something you can pay a seperate company for without paying a monthly %. I’ve had a very poor experience with this service and their team. Their handling has been poor, unprofessional and not equitable to what I pay. I will continue to escalate my complaints. Landlords who care about their property and tenants’ wellbeing should avoid using Haybrooks.

Negative experience: I would not recommend at all, 3 years, nothing but problems, they don't pick up the phone, the tenant could rent get through to them, so they contacted the council, costing me over 10.000gbp in 2023, when it could have been resolved when they picked up the phone, they improved more recently but, there organisation is all over the place, they are apart of heart lettings group. More recently things for better, but previously a nightmare

Fantastic experience: Adil is the best here. He's so understanding and always takes the further step to help solve your issues. I already left the agency and I do hate it but Adil is very very very brilliant in getting things sorted so leaving five stars for him and for him only is the least I can do. Negative experience: The worst experience ever in the UK! I rented with Haybrook and ended my tenancy in mid-August. Since then, I’ve been chasing my 5-week deposit and 10 days’ rent, and I’m still waiting. Their staff are so tricky and not trustworthy—they keep making promises that the money will come, but nothing happens. It feels like they’re just playing games with tenants. Honestly, I wouldn’t recommend Haybrook to anyone. Please be careful if you’re thinking of renting through them—you’ll regret it like I do.

Negative experience: Useless company. Josh the letting agent completely lied to us in the process claiming he had made agreements about repairs and had been negotiating prices for us. After we had signed, the landlady told us that he had not once been in touch with her to discuss anything he said he had and that she didn’t even know we were moving in until the day before. They also signed a move in date with us then wouldn’t answer to give us the keys. The day AFTER our agreed move in date they told us the house failed its gas safety test and it would be at least another week (leaving us paying for storage and sofa surfing). When we finally managed to get the keys after another week and a bit of struggling to contact them, they only gave us (2tenants) 1 front door key and no other keys. We were told they would be in touch about more keys and now almost a month later they have provided no extra keys and continue to ignore us. Luckily the landlady has been very helpful and things are moving smoothly now we are in contact with her instead of Haybrook. Avoid this company at all costs if you are a tenant or landlord.

Negative experience: Haybrook Lettings—where professionalism goes to die and customer service exists only as a whispered legend, passed down like folklore by landlords who still foolishly believe in its existence. I pay full management fees for my property at Regent Court, expecting competence, only to receive a front-row seat to an elaborate farce. For four years, they knowingly ignored a failed electrical test, allowing tenants to live in conditions that could generously be described as ‘shocking’—quite literally. And all the while, they diligently collected rent like a particularly brazen highwayman, unconcerned with the minor detail of legal safety obligations. Attempts to contact them were met with the soothing indifference of their overflow service, which appears to be staffed entirely by ghosts. Even when exasperated tenants tried to arrange essential repairs themselves, they were met with the same eerie silence, as if Haybrook had collectively decided that ‘customer service’ was an outdated concept. And just when you think the incompetence has reached its peak—the entire office quits en masse. An exodus so dramatic it could have been set to Wagner’s Ride of the Valkyries. A lesser agency might have attempted to fix its mistakes. Haybrook? They simply packed up and legged it. But wait—there’s compensation! A whopping £100. Which, if we’re being generous, might just about cover the cost of the aspirin I needed to deal with this nonsense. It’s the letting agency equivalent of being mugged, only for the thief to kindly toss you a fiver on the way out. But fear not, for amidst this theatre of the absurd emerges a solitary figure: David. A beacon of competence in a sea of ineptitude, he stands alone, much like the solitary lettuce that managed to outlast a Prime Minister. One can't help but wonder if David possesses superhuman resilience or if he simply hasn’t yet located the nearest exit. Blink twice if you're in distress, David. You’ve got about the same odds of turning this circus into a functioning operation as a single spoon bailing out the Titanic. Moral of the Story? If you want actual property management, look elsewhere. If you’d like an expensive crash course in frustration, Haybrook Lettings will be delighted to take your money.

Negative experience: If I didn’t have to, I wouldn’t give any stars!! Do not use this completely incompetent company. In January we rang numerous times and spoke to various people , to see if they were able to serve a section 21 notice to our tenant. We were repeatedly told ‘ of course’ even though we didn’t let the property through them anymore. ( they still have the tenants bond though!) We dealt with Sam who said, he would speak to the tenant & would serve the notice. At the start of February we still hadn’t had an invoice from Haybrooks for the service , so my husband rang Haybrooks & spoke to Sam to ask for an update. Sam told him , he had served the notice himself, had spoken to our tenant who said he would be moving out at the end of the month & that head office would be sending us the invoice. Last Wednesday, we received a text message from our tenant who said he hadn’t received any section 21 notice & that until he had one he wouldn’t be moving out. We still believed Sam had done it , how & why would someone completely make a story up About serving a notice if they hadn’t? I rang Haybrooks, repeatedly who never answered! I then got out through to head office who said they would sort it by the end of the day, they never rang back. So, the following day I rang again. I spoke to Alfie, he said Sam was on holiday but he would look into it . His computer crashed & said he would ring me back in five minutes! An hour and a half later I rang back, no answer so I emailed the Branch manager Sharon & asked her to get Alfie to call me . He rang back and said he needed to speak to Sam as on the notes it says he has done it but he didn’t know where he had put it, I will definitely ring you back by the end of the day. Again, I heard nothing! So the following day ( Friday) I rang again, I spoke to Alfie, who told me “ I have some bad news, the section21 hasn’t been done!” I explained that Sam said he had actually served the notice himself & said all about the tenant moving out . He apologised & said I can do it for you today. So I said ok, by the end of today I need it! We hadorganised removal vans as Sam told us the tenant would be out! Got to 5pm, I still hadn’t heard anything! So I rang Haybrooks, they said Alfie wasn’t in , by this point I knew they were all lying! This man didn’t answer my question he just put me straight through to David , a senior manager! Who told me, they weren’t able to do the section 21 & Sam shouldn’t have lied! So now, we are back to square one, I wouldn’t trust Haybrooks ever again with any house letting or sale. If they can make stories up like this, I dread to think what else they lie about!

Negative experience: AVOID LIKE THE PLAGUE!!!!! DO NOT USE THIS COMPANY UNDER ANY CIRCUMSTANCES!!! A shocking experience from beginning to end. The most incompetent, lazy, and frustrating letting agents I have ever dealt with. Was told shortly after moving in that they or the landlord are not responsible for curtain fittings in the property, which were all broken and in a state of disrepair. The first floor bathroom was in a severe state of damp and mould damage. Our requests to have this fixed were simply ignored. Calls to the office were also ignored and not acknowledged. The list of problems that arose during our tenancy was staggering, made worse by the fact Haybrook staunchly refused to acknowledge them. A particularly mind blowing piece of incompetence was when a gas engineer came to the property with no notice to inform us our gas safety certificate had expired the previous day and that he needed to check this immediately. This was emblematic of Haybrook’s utter incompetence and disregard for their customers safety and wellbeing. A leak from the upstairs bathroom also dripped into the kitchen light fitting and the cooking area. This was also routinely ignored despite the safety and hygiene risks that were apparent. What is perhaps most egregious is their practice of review gaging: employees like Sam Betson constantly asking for 5 star reviews in return for routine maintenance. Practices like this are unethical at best and downright dishonest and swindling at worst. Despite our requests for maintenance being regularly ignored and refused, we then found out nearly two months after moving out that we were being charged for damage to the property. From reading other reviews this seems very typical of Haybrook letting a Modus operandi. I will be filing a complaint with the housing ombudsman for how we have been treated by this shambolic disgrace of a letting agent. Pure incompetence from beginning to end- I wouldn’t trust them to boil a kettle let alone run manage a property. I shudder at the thought of them letting a property to a young family and the damage they could do with their utter lack of care and regard for safety. Just to top off our experience, when we left the property and were arranging for keys to be dropped off, an employee laughed and said “I bet you can’t wait to be getting out”. That sums it up really, a horrorshow of incompetent employees who have shown absolutely no professionalism or pride in their job.

Negative experience: Avoid this letting agency! When we moved into our property, Chloe McKenzie assured us that curtains would be installed, and a blown window repaired. To our shock, Haybrook refused address these issues, claiming they were not obligated to provide tenants with curtains! Despite numerous emails the blown window remained unfixed. Throughout our one-year tenancy, only two issues were addressed, with many just being completely ignored. After finally fixing a bed 6 months into the contract, Sam Betson requested a five-star review for barely doing his job. After not giving him this, he stopped assisting us, typically ignoring emails. Given this request, I would be sceptical of any five-star review for this agency. It was nearly impossible to get in touch with Haybrook- phone calls were useless, often routing us to the Nottingham branch. A serious damp issue developed in the bathroom, which eventually led to a leak dripping into the kitchen, causing the downstairs lights to stop working. Despite out emails and calls, these issues were ignored. Even more concerning, they forgot to renew the gas safety certificate, leaving us at potential risk and sent potential buyers to the property without notifying us, wrongly assuming we had moved out. How can you be that bad at your job that you can’t check when a tenancy ends? Once again, avoid this agency if possible. They will ignore your emails and calls, refuse to fix critical issues, and pester you for five-star reviews.

Negative experience: I am taking back my last review. After 4 years of absolute rubbish service I thought things had changed and that the service was getting better with this company. What a fool I was. This company went straight back to their old way with a vengeance! ALL LANDLORDS PLEASE AVOID THIS COMPANY. I cannot wait for the tenancy to run out so can leave this company. Not only do they charge you extra to get repairers done, they also earn commition from the traders they use so this bumps up the price massively. When asking the staff to do something very simple it never and i repeat never gets done.I should have known that a leopard never changes its spots but being nieve I gave them another shot. PLEASE DONT MAKE THE SAME MISTAKE I DID AND RUN A MILE FROM THIS COMPANY

Positive experience: My water heater unfortunately broke 8 days ago and leaked all over my flat seeped through into the kitchen and made my place completely soaked which resulted in no water I managed to get in touch (finally) with David Hogg the property manager it finally got sorted today it has been quite a stressful time. David was in talks with the landlord to get me into a hotel so I can work managed to get 2 nights in a hotel and he contributed to my stay the reason for 4 stars is because it’s incredibly hard to get them to answer the phone. Overall thanks to David for getting it resolved

Fantastic experience: I dealt with someone at the branch called Josh Womack. He was extremely helpful throughout the whole experience. Unfortunately, the property I looked at didn’t suit what I’m looking for, however that is through no fault of Josh. He was extremely polite, friendly and easy to talk to and if/when I look for another property, I will be requesting him.

Negative experience: Avoid renting with Haybrook! We have been unable to get a reply from the agency for months. We were promised that the damp in the photos would be fixed before we moved in by Chloe McKenzie. Throughout the 12 months, the agency refused to fix the damp until the wall began cracking. Our calls and emails have been left ignored and a kitchen leak was left untreated for so long that the lights in the room have stopped working. Sam Betson in particular ignored numerous emails from tenants and has allowed the appalling condition of the house to materialise. Another highlight was when we arrived, the curtains had not been installed or were broken in 4 of the rooms. When raised to Haybrook, they claimed that the property did not have curtains and the ones left broken were unrelated to the property? A blatant falsehood but the incompetent agent refused to budge. Haybrook are a genuinely awful letting agents which leave tenants ignored and the housing conditions to worse. The agents pester tenants for 5 star Google reviews before they will approve repairs hence the positive reviews. Haybrook also forget to renew the gas safety, leaving tenants at risk. Please avoid this agency if you can.

Negative experience: If I could leave less than one star I would. Having seen all the other 1 star reviews when it comes to renting a property through these people, I am astounded that they are still in business. Shocking communication, never answer the phone, never respond to emails, disgusting attitudes on most of the individuals who work there, no keys when we moved in as they couldn't find them, letting out dirty houses with broken integrated appliances, highest turnover of staff I have ever known, just the worst 'property managers' we have ever, ever dealt with. If you can avoid them, do.

Negative experience: Had the misfortune to rent a house through this estate agency. Unfortunately of course if you want to rent a particular property you have no option but to go with the relevant agent. Seven weeks after the end of my tenancy and I'm still waiting for the return of my security deposit, or even a notice of any deductions that they think should be applied. Which tbh I'd be really annoyed about if they tried to do so as I did lots of small routine maintenance myself. Numerous emails have gone unanswered, trying to get hold of someone on the phone is nigh on impossible. When I do get through I'm informed there's a 'bottleneck' and they're dealing with it. 10 months into the 12 month rental period they arranged a 'mid-term' inspection - 5pm on a Friday afternoon. I took the afternoon off work to ensure I'd be back (I work all round the north of England), then they cancelled (via text, not even a phone call) with less than 2 hours notice. No further communication to reschedule the visit. Totally unprofessional. In between myself moving out and the tenancy officially ending someone entered the property and removed a bunch of keys. I was not warned that anyone would be visiting, despite being told I would be given 24 hours notice of any visit as required by law. I've now raised a complaint with the Tenancy Deposit Scheme but still haven't heard anything from Haybrook. EDIT: It's now been 9 weeks since the end of my tenancy and still no communication from Haybrook as to the return of my security deposit. The house I rented has been re-let and seems to have been occupied for a few weeks now. The four week period Haybrook has to respond to a 'deposit allocation proposal' from the Tenancy Deposit has now passed, with once again no communication from Haybrook. EDIT #2. Twelve weeks since the end of my tenancy and still no reply as to the returning of my deposit, and apparently Haybrooks have also failed to reply to the Tenancy Deposit Scheme regarding the matter. I'm beginning to think the company is in financial difficulties and trying to hold on to people's security deposits to help their cash flow. I've also noted that they only respond to positive reviews, not negative ones. Wonder why that is??

Negative experience: NEVER USE THIS COMPANY! Absolutely joke of a company, the lack of communication and transparency should be illegal. They lied on multiple occasions about the work that was required to make the house comply with regulation. The work was never invoiced and ‘completed’ without consent. They have never sent a copy of any paperwork including the inventory list for a fully finished property and three months later I’m still fighting with accounts on when the rent will be paid to myself Edit! 7 months on and I’m still faced with the same issue and lack of communication and proof of work completed. They still won’t issue me a statement regarding the recuperation of payment for work

Fantastic experience: The estate agent used to be very good. We have been renting with them for 10 years. I see some bad reviews posted recently. Yes recently we also had difficulties getting through to them. We hope this is temporary though. Our boiler broke down and we had to manage without hot water or heating for sometime. This was more to do with the insurance company and the landlord getting the quotes. Sam was really helpful in trying as much as it was possible to sort it out. Once the insurance payment and the heating engineers were agreed on Sam managed to book them straight away. The boiler is very good quality and the installers were efficient, clean and polite. We are very pleased with everything and hope to continue renting for the next 10 years.

Negative experience: I have rented a property through haybrook Sheffield branch. The experience with them throughout the processing was awful. They didn't respond to my emails or phone call in a timely manner. They were simply waisting our time by delaying to upload the information and documents I had given to them. If zero star was possible, I would rate that.

Fantastic experience: This review is based on the advisor Sam Betson. Initially, nothing short of a shocking service from Haybrooks, however, once Sam was made aware and took over the management of my property he has been absolutely fantastic. Early days but hopefully moving forward with the support and professionalism of Sam we will have no further issues. He is punctual, keeps me updated and does what he says. Negative experience: Edit: since writing my review they have now also failed to do the check-out inventory despite charging me! I’ve been left to fork out for all repairs. . A joke of a company. Do NOT let your house with this company. Speaking as a landlord with experience: The property management is none existent. In fact the Sheffield branch is currently empty at time of writing this review! All calls go to a branch in Lincoln! My tenants had to write to me for help in the end because after 8 months they had still been unable to get through to anyone. Quotes kept getting lost and jobs not done. You phone and email and no one gets back to you! They failed to do anything at the end of the tenants fixed term contract, so my house was left empty! They then didn’t tell me the new tenants wanted to delay the start by a week and just agreed without my knowledge, meaning I lost yet more rental income. Honestly, for ‘stress free’ fully managed property I’ve never had a more stressful experience. Words cannot express how awful they are.

Fantastic experience: Just a few days after he starts working at the agency (or the branch of the agency), David Hogg has been working hard to see that the maintenance issues I raised about a year now are sorted. Before now, all I kept hearing was "we will get across to the landlord and get back to you," but I have noticed changes since David took up the issue. I got a call from him just a few days after he joined the branch, I explained everything to him and he has taken it upon himself to see the issues through. He assigned a contractor already, and I have been receiving calls and emails from him and the contractor to ensure everything is sorted. I am certain he'll get everything sorted the way he's moving. Kudos to you, David. I appreciate your efforts
