2 months ago Fantastic experience: People be cerfull with them , without telling you, there asking deposit but, if you fail for some reason there not return the deposit. You have to earn more then 36000 a year . Be honest who earn that monay? There west my time there west time of the landlord and there chargin you as well because there keep the deposit discosting and staff are arogant to.

3 months ago Fantastic experience: Reeds have been excellent throughout the entire process, and the team, in my view, went above and beyond. I have no hesitation in saying that. My concern sits more with the auction sales process itself. The Modern Method of Auction raises too many issues and feels disproportionately weighted in favour of the vendor. I think there is real scope for improvement in how the process flows, particularly around transparency and timing of key information. My sense is that this isn’t a reflection on Reeds, but rather on a system that has been overlaid onto a property market that, for decades, functioned far more cleanly and effectively.

The staff are very friendly and helpful and above all they do what they say they will do, they meet you on time with keys for the property they are going to show you and relevant background information to hand. If that sounds like just getting the basics right you would be surprised by how many agents fail that may meagre test. Reeds Rains Sheffield add a sense of really caring and a little bit of fun. I cannot recommend them highly enough. By the way they got my property let at excellent rents very promptly.

1 year ago Fantastic experience: Super easy to move in, no confusion on my next steps it was so straight forward and kept up to date with progress of moving too which was fab! Flat itself is so quiet and clean, couple corners with some dust but not a bother as it’s bound to happen. No complaints at all!

1 year ago Fantastic experience: Just started renting with Reeds Rains, and have had Augustine mainly sorting out my rental. He has been such an amazing help in my move which from the first call about the property to the move in date, was seven days. He’s super on the ball and very helpful. Highly recommend going with Reeds Rains, all the staff I came into contact with seemed absolutely lovely and personable, which is just what you need with such a stressful life event. They also respond very quickly when you have any questions or confusion about anything, really taking the weight off.

1 year ago Negative experience: Awful experience as a tenant with them. The "Lettings Manager" was rude, late to multiple appointments, and had absolutely awful communication - straight up ignoring emails for weeks. I'd been released from my contract early but was still liable and paying (so it was my flat to use) until the new tenant signed a contract. NO ONE TOLD ME that the new tenant had moved in. I still had some personal belongings there and still had a key - so I had access and was paying whilst someone else was moving in. Awful experience and felt like there was no management or communication. Very glad I don't need to rent again, if I ever do - avoiding them.

1 year ago Negative experience: Changed from five stars to one star for reasons of conscience. They asked me leave a five star review, I obliged. Then I travelled from my new place in Leeds specifically to clean up to a responsible standard, which took several hours. They then emailed me telling me that because I had not returned a key card that ordinarily costs £5 to replace, they would be keeping my £400 deposit. I said whatever because I was moving on and excited to be starting uni. Needed to rectify this. Couldn't leave those five stars up after one-starring my current letting agent for what is arguably a lesser reason to do so. Will attach pics of how the place looked after my clean-up job. Response to Reeds Rains: Do you think it's fair to declare that you'd be keeping £400 of my money because of a lost key card, which, once again costs £5 to replace? I gave my consent for you to keep the deposit because I couldn't be bothered to argue back and forth. You had already declared that you'd be keeping the deposit despite the thorough clean up job shown in the pics. Don't talk to me about fair.
Following on from your amended 5 star review originally dated 2022! Given the condition in which the property was handed back along with missing door entry fob and YOUR written confirmation to hand the deposit to the landlord, do you really think it fair to offer us a one star review?

1 year ago Fantastic experience: We reached out to Robyn with a property that needed work to get it to a renting standard again. Robyn put is in touch with a fantastic handyman who did every job that was needed. Robyn took time to explain details of what Reeds Rain can offer, was fully available to answer my questions about the terms and conditions. She was friendly and approachable throughout the whole process. We enquired with another letting agent and chose Robyn due to the extra lengths she went to for us. It took very little time for the property to be tenanted. We are delighted to be a few months into letting with tenants though Reeds Rain.

There has been various things that needed doing in the lettings process, and this has not always been simple due potential tenants not responding Robyn has understood this and has worked really hard to do everything possible to please all parties. 2 years ago Negative experience: One of the top worst agency I have seen in Sheffield. They are all fraudsters, they have a process to rob money from people and in the end they say that the money isn’t refundable. I had every single proof that my money 220£ were refundable but yet they argued about some proofless points which they never mentioned anywhere. If you go to this agency you are simply gonna loose your money. I would never ever suggest anyone, in fact it will be best if this agency shuts down. No business runs for long on Cheating and robbing.

As part of our commitment to ensuring a fair and transparent process for all parties involved, we require satisfactory financial affordability references and a valid guarantor for rental transactions. Unfortunately, in your case, despite our efforts and multiple attempts to assist, we were unable to obtain the necessary documentation to proceed with the rental agreement.
As a result, in accordance with our policy and to cover administrative costs, we regrettably had to retain the holding deposit. We understand your frustration, but it's essential to uphold standards to protect both tenants and landlords in rental agreements.
We genuinely regret any inconvenience this may have caused and encourage you to reach out if you have further concerns or if there's anything we can assist you with.

2 years ago Negative experience: Worst agency ever, this agency operates in a very fraudulent manner, please avoid at all cost. when you register interest a staff called augustine will call you and make you feel like the property is going to be off the market if you do not pay your deposit and you eventually rush to do so, mind you THEY WILL NOT REFUND YOUR DEPOSIT EVEN IF YOU CHANGE YOUR MIND AND YOU DO NOT MOVE INTO THE PROPERTY please avoid this agency at all cost, block them if you can

I have checked our database and can see that you were referenced for a property with us however you decided not to proceed as your guarantor did not meet the reference criteria. In this instance then and as per your signed tenants holding deposit guide this would not become refundable. We are a professional letting agent and all tenants receive the same information in advance of making any enquiries to rent properties. We do not proceed until a tenants confirms that they are happy with the process.

2 years ago Negative experience: The worst agency I have come across. The house was in a total mess on the day we moved in. The cupboards were broken, rubbish all around, garbage not cleared, A TOTAL MESS! We were promised we would be supplied with two access cards (as it was obvious) with two of us moving into a two-bed flat. However, no additional key was supplied and no welcome letter was sent to us (the welcome letter normally entails all info about contact details in case of maintenance, etc.). We reached out to them for help, they asked us to return the only access card we had and got the house wiped for us in two days but had all the rubbish left in there and the cupboards were still broken. So we basically moved in three days after the move-in date. We tried contacting them via email and via call regarding the rubbish and other repairs but were ghosted (the rude receptionist wouldn’t transfer the call to Kieran (the guy who showed us this property and was responsible for our move-in). We were left helpless and hopeless! However, good news is that we will be reporting them to the council for unfair trading in 4 weeks time as per the council criteria. Worst service ever!
Good Morning, we are deeply upset to receive a review such as this on a public platform. I shall answer your queries however. You were advised at the outset that we are neither your landlord or managing agent and you were given the details of your landlord to contact for any concerns during the tenancy. We provided you with their email address and a contact telephone number. Sadly as an agent are unable to act on their behalf as they look after the management of the whole building.
We do not tolerate abusive telephone calls at Reeds Rains so your husband was asked multiple times to refrain from shouting and behaving in an aggressive manner. I would urge you to direct this complaint directly to your landlord and not to the agent who did everything professionally and in a timely manner to secure you a tenancy. I have sent your tenants welcome letter out to you again today by email that holds all of your landlords contact information.

It was refreshing to speak with Lisa and her team on all the many occasions, whilst she and her team were worked tirelessly to my flat. Given we were just out the other side of Covid and a difficult couple of years for the property market, I would like to say a huge-huge thanks to you Lisa and the team for everything they did for me, for all the great comms, for being readily available whenever I called and always being really helpful and supportive. I’m so glad I went with Reeds Rains in Sheffield to sell my flat! I would gladly work with them again and I highly recommend Lisa and her team!
2 years ago Negative experience: My experience with Reeds Rains Estate Agents has been nothing short of a nightmare. After moving into the flat we rented through them, we discovered numerous issues that should have been addressed before we even received the keys. The fridge was not working, the washing machine was out of service, and to top it off, we were only given one key for the entire flat, which is completely unacceptable. Despite reaching out to them multiple times, we have yet to receive any meaningful assistance. As a result, we've had to eat out for the past several days, incurring significant expenses due to the lack of a functioning fridge. Additionally, the inconvenience of having only one key led to my partner waiting for over 1.5 hours outside the main entrance yesterday. What's even more disheartening is the unprofessional response we received when my partner initially left a 4-star review before discovering these issues. Instead of addressing our concerns, the agent was more concerned about the rating. Furthermore, the agency has continuously deflected responsibility, pointing fingers at the landlord instead of taking ownership of the problems. It's clear that Reeds Rains Estate Agents failed to represent both the landlord and the tenants adequately. They had ample opportunity to ensure everything was in working order before handing over the keys, but they neglected to do so. This experience has left me extremely disappointed, and if a proper solution as soon as possible! Overall, I would strongly advise against using Reeds Rains Estate Agents if you expect a competent and professional service. Their lack of accountability and disregard for their tenants' well-being is utterly appalling.

2 years ago Fantastic experience: Reeds Rains were my first choice of Estate Agent as they have had huge success with properties in my area. "Sold" Boards went up very very quickly so it was an easy decision to call them. Having made contact with the local office through the website someone called me back to arrange a meeting to value my property. Lisa, the branch manager visited me within a couple of days. She was most polite, friendly, very knowledgeable and professional. To say she “knew her stuff" is an understatement. If my property goes on the market I would like Reeds Rains to deal with it. I have great confidence in Lisa and her brilliant team as their actions speak louder than words.

2 years ago Negative experience: No service at all sadly. I completed their online request for an agent to contact me. Their response was that I contact them, not the other way around, this despite me having supplied my mobile number. I eventually, after more than a week, received an email from a staff member, advising that they couldn't make international calls. Most businesses today operate on wattsapp calls so I don't buy this excuse for lack of service.
16/10/2023 We have tried to call you again this morning on the number supplied and this simply does not connect. We would respectfully as you remove this review as it is damaging to our business. If you would like to supply a number to us that we can reach you on then we will happily call you.
I am sorry to see your reply Alison and one star review, of course we can make international calls however sadly we do not all operate with WhatsApp. We have tried to contact you on the number supplied however this is not connecting, which we advised you of immediately via email. Sadly if we do not have a connecting
phone number we are unable to call you. If you can supply a number of course we can contact you.
My colleague has also supplied you with his own personal number to contact him on WhatsApp - I really do not see this as lack of service
