Negative experience: Enquired about a property twice and was forwarded twice, over a two day period, to the front desk who said they would forward my enquiry to book a viewing on a property and receive a call back. This did not happen. My partner who rang was also put through to front desk and did receive a call back 10 minutes later. Avoid.

Negative experience: Highly disappointing experience having Paula from 2roost to value a property for me. She text saying she was running half a hour late , not a problem . But slightly frustrating when she turned up over a hour late. She didn’t take a single measurement , and openly admitted taking measurements off the previous sale listing even though the footprint of the property has changed . She said she was unable to give a guide price when she was on site as she needed to type it all into a app and it wasn’t a 5 minute job although estimated it between 240-290k , a margin that wide that it already made me think she really didn’t have any sort of idea as to what she was valuing. I was shocked when Paula sent the valuation in at 230k , £50,000 under the previous 4 estate agents valuations , of all who were within £10,000 of each other . I phone 2roost twice who informed me Paula would call me back within the hour. A day and half later , Paula finally got in touch. I asked for some evidence of what she bases this valuation off to which she said the price I paid for the property and the sqr footage. A really bizarre way to value A property. It appears that Paula maybe just ops to lean on Zupla for her valuations as a pose to looking at the local area , previous and current marked property’s and professional experience.

Fantastic experience: Outstanding. "Above and beyond" is thrown around a lot these days but the lengths the team went to when my solicitor ceased trading on completion day were worthy of note. Even before then however the service i received was always polite, friendly and efficient. If you are looking for an estate agent I honestly cannot recommend 2Roost highly enough.

Fantastic experience: I honestly can’t thank 2Roost enough for helping me through what turned into a very stressful 18 months selling my apartment. What should have been a straightforward sale became a long journey, with buyers pulling out and several unexpected hurdles along the way. Kim and the team at 2Roost never wavered. They stayed positive, proactive, and reassuring throughout the entire process. I always felt like they genuinely cared about getting the right outcome for me, not just closing a deal. After all the ups and downs, I’m so relieved to finally say we have now completed — and I truly believe I wouldn’t have got there without Kim’s persistence, professionalism, and support. Negative experience: We had a frustrating experience with 2roost. From the start, we were transparent about our financial position, explaining that our deposit depended on an auction sale. At no point were we told this would make us 'unproceedable.' ​After falling in love with a property and making an offer, we were forced to withdraw because the agent hadn't managed expectations on either side—resulting in the seller wanting us to move out before they had even found a new home and no end date in sight. ​The most disappointing part? After we moved on and sold our property elsewhere, 2roost reached out to see if we were still interested in the property. When we explained exactly why we chose not to use them again due to their poor communication, we were met with total silence. No follow-up, no apology. We’ve since found a much better experience elsewhere.

Fantastic experience: This is the first time we have used 2Roost for Lettings and the team have been very helpful and professional from start to finish. We have used other agencies in the past and can safely say that 2Roost have been head and shoulders above the others we have used.

Negative experience: If i could leave less than 1 star i would. Abysmal service.. abysmal comms...abysmal support...just left us high and dry.......far too expensive for lack of service provided!! Will NEVER use 2roost again...will NEVER recommend ... AVOID!!!

Negative experience: I don't normally write reviews but this is needed. My partner and I enquired about a property to rent with themselves the day it was listed due to hoping to move into a three bed property. Understandably the market has a lot of demand, but to be spoken to in such a rude manor both myself and my partner which our only aim was to look to book a viewing and place an application to be told we aren't able to do this due to waiting for permission from the landlord to allow us access. On the phone call I was told they would likely have access next week and they'll reach out, crazy times come though. Magically the property is now LET AGREED, by some crazy act. Which me and my partner haven't been made aware of and have had no further contact from the company. Truly terrible service, my partner was put off from her initial encounter with them on the phone. Due to working in the high paced demanding environment myself I thought give them a chance, but this tops it off. True disgrace to customer service and won't be looking to either buy or rent a property from this company. Finger crossed you train or support your staff on how to provide even a reasonable experience.

Negative experience: Not happy with Anton Chattoo at 2Roost in Sheffield S26, Swallownest. He lost the 2 remote controls to my garages. He failed compliance and forwarded incomplete legal documentation to Gemma, the new agent, at Key2Go, making tenant termination under Section 21 impossible. Anton's tenant then was evicted under section 8, for not paying rent. The tenant from hell then trashed my home! Book-keeping was not done with the required professional due diligence, rents paid by tenants were not credited to my bank account. Avoid this company

Negative experience: I highly do not recommend. I have agreed and made an offer and it was accepted. I have sent all the documentation they asked for. and I had money ready to pay but they sold it to someone else instead. The agen was Tanya Hatcher. It's very poorly done by them. She is very bad at communicating with and very rude.

From the initial interaction with Paula and Bradley getting the photos and valuation, to Kim and Natalie dealing with the sales enquiries, and then subsequent issues with solicitors, the team has been nothing short of brilliant. Nothing was too much trouble for them, and the service they provided far exceeded my expectations. If you need to sell a property, these guys are the best. Fantastic experience: Initially, it seemed to be very big decision regarding who to choose to sell our house. We had various estate agents round with vastly differing prices and many different approaches to selling houses. Eventually we decided to go with 2Roost. They were most competitively priced and knew the most about the local area (and it feels good to choose 'local')! I have no regrets choosing 2Roost. They did the job quickly and efficiently with great communication. What more can you ask?!

Negative experience: CAREFUL, THE OTHER REVIEWS LOOK FAKE! My experience: I was supposed to view a property on Mappin's Road on Friday 18/10/24, the agent just didn't show up! Called the office 4 times, each time being promised that someone would ring back urgently but nobody did. Waiting like an idiot for 45 minutes. Landlord probably missed out as I was prepared to offer over asking as I liked the location. This agency just can't be bothered.

It was by far, more stressful and complicated than anyone could have imagined but he remained professional throughout and handled everything really well. It took longer than expected to get to completion but Rob was very transparent and helped in everyway that he could in order to keep everyone happy and get things sorted. He helped and battled our corner far more than our own solicitor and estate agent! Definitely went the extra mile at every opportunity and in all honestly, if it had been anyone else dealing with it, it probably would have fell through. He was constantly in touch by phone or email to keep things moving and to help in any way he could. It provided much comfort in a situation like ours where it did take a long time to get to completion due to others in the chain outside of our control. Would certainly recommend 2Roost, especially Rob if you are wanting a trustworthy, transparent and honest estate agent.

Fantastic experience: My sistersandbi found 2 Roost very professional in selling our deceased mothers property. It took a long time but eventually the right buyer was found .

Negative experience: Terrible communication. When we sold our last property we rung a number of estate agents to get valuations to weight up who to go with. After three calls over a couple of weeks they never bothered to actually come to value the property. In fact we still technically waiting for a call back a couple of years on. After ours sold we contacted them about viewing a multitude of other properties yet no call back again to even go view. I understand there’s busy periods but my experience as both a buyer and seller was very poor.

From valuation through to completion 2Roost were in contact regularly to keep us appraised and very responsive to telephone calls and emails. Positive experience: Was met on arrival by Olive, who wanted me to rub her belly, she then sat on my lap. Olive by the way is a dog owned one of the girls in the office. All went well with what I needed to do regarding the purchase of a property, proof of identity and funds. Laura was the lady I dealt with and was very helpful.

Negative experience: 2Roost discriminated against my two children, who live with my partner, and the customer service received whilst trying to resolve the matter was atrocious. My partner complained to The Property Ombudsman, who upheld her complaint in full. TPO was incredibly scathing of the behaviour of 2Roost. My partner has never received an apology for the way she and the children was treated. Avoid this discriminatory agency at all costs.

Negative experience: Really bad experience as a buyer. Don't respond to messages or emails even when you say you want to put an offer in. Really difficult to get viewings due to their availability and the people they send to do the viewings don't know any details of the house. When they eventually rang me about me putting an offer in the house had already sold even though there were no offers on the house when I viewed it! I wouldn't want them selling my house as once they get their fee they don't care about selling the house at the best price.

He provided us a speedy response in viewing the same Again Zoe Bellamy who showed us around was superb ---- professional, thorough and friendly. A refreshing experience. Fantastic experience: I was sensible and arranged for 3 estate agents to view my mother-in-laws property. Helen was the second one and I knew as she left that 2Roost would be arranging the sale. Helen took her time when looking around and sat with me to explain everything. No one else did that. She priced it just right too, we got viewings straightaway and it wasn’t long before we had a buyer. Steph was there every step of the way too. Really pleased with them and if I was to need an estate agent again I’d go straight to 2Roost.

Fantastic experience: I would thoroughly recommend 2roost to anyone wishing to sell their home. From start to finish they have been very prompt in the sale of our property. From a friendly face in the valuer Zoe to the sales team in house, as well as the recommended companies to use that go along with selling a house e.g. solicitors etc. Very reasonably priced and extensive knowledge means that I wouldn't go anywhere else in the future.

I have been trying to book a viewing for a property to buy, and they have no idea what I am referring to despite an email and multiple telephone conversations. Then I get an email saying that I should contact them to view. They couldn't just send the information via email as I could never speak to the people from your sales team. It's a waste of time

Fantastic experience: Scrolling rightmove for a new home after being royally let down by gleesons, found a house listed with 2roost saturday morning arranged a viewing the same day!! Loved the house put an offer in on the monday accepted by tuesday!! I dealt with the best agents to help me with buying a property in my opinion, dealt with Rob who was always helpful and on hand when i needed support. Everyone i spoke with and dealt with over thw phone was amazing. If your wanting to buy a house and are very green with it all then i recommend you use 2roosr for the best service you will ever find. Negative experience: Trying to get a valuation on a property, was told they’d do a desktop one, still chasing for a response, shocking customer service. Promises of call back from Charlotte but never hear, apparently emails sent but nothing received and nothing in spam. Will not be using to market my property, first impressions last.

Fantastic experience: From start to finish Paula and the who team were absolutely fabulous they kept us informed constantly they sold our home in 3 days and it all went through very smoothly Charlotte was amazing at keeping in touch .
